It has numerous features to utilize and offers great technical support as well. We have compared it to other systems who just don't stand up to it. **What do you dislike about Rent Manager?** There are several things that our company owner wishes that RM would improve, but as I stated before, its competitors have not been able to steal us away. As well, the support team is great to work with. There is very manageable wait-times when I need their help. They can get the issue resolved pretty quickly. Our business depends on Rent Manager. I have been using it for almost a year, and there are still many other helpful features to be explored. It is easy, the provide resources for training, and we like the customer service we receive from tech support and the premier team. **What do you dislike about Rent Manager?** The rmExpress version is hard to work with. It's nice in a pinch or on the fly but to operate a business you have to use the desktop version which isn't ideal for someone like myself that is traveling between properties all day. It handles marketing, leasing, collections, payables, and much more. At this moment we have 100% accountability of our tenant payments and in 2021 we'll be able to start strictly enforcing late fees. 2. 95% of all tenant communication is now captured in Rent Manager through either texts, emails, voice mails, call recordings. This has allowed us to keep the facts straight and assisted greatly in following up with tenants. 3. Since rent payments are tracked already in Rent Manager I have started to use it maintain my books within the accounting software of Rent Manager. This has greatly assisted in general tracking of expenses but also for Annual Bank requirements where a balance sheet or profit and loss statement is required. 4. In that time frame, I have watched London Computer Systems continually expand and develop this software to suit the needs of not just our industry but also those in apartment, single family, sheds, storage, and parking rentals--just to name a few. The ability to customize the software to meet our individual needs is a huge asset. **What do you dislike about Rent Manager?** While the concept of the Phone Broadcast feature is great, the actual use of it is less than stellar. We have received calls from residents complaining that there is no recording or the recording kicks in halfway through the call. In addition, there is no report for Phone Broadcasts that shows which property used the feature and give totals for those sent versus those answered. **Recommendations to others considering Rent Manager:** Rent Manager is a very comprehensive software that will help you monitor your finances, schedule necessary maintenance, document interactions, accept payments online, and give you increased collection ability using letter templates, phone broadcasts, Tenant Web Access, and 2-way texting. It is a very user-friendly software that is simple to learn and LCS has even gone so far as to create Rent Manager University to help you learn all that the program has to offer. **What problems is Rent Manager solving and how is that benefiting you?** Summary Rent Roll, Budget Comparison, Aged Receivables, Move-In/Move-Out, General Ledger and other reports are invaluable tools our Property Managers use when performing their end of the month closeout. Documentation of prospect, resident and vendor interactions is efficiently accomplished through History/Notes tab. The Project Manager module helps keep staff organized and ensures follow-through on the move-in and move-out process as well as the construction management aspect of setting new units. The Chart of Accounts is a helpful search engine that aids staff in accurately coding invoices and receipts. ### 44. Also, customer service is fast and efficient. Whenever there's a problem with the system, the technician was able to resolve it all the time. **What do you dislike about Rent Manager?** For some reason, one day the system works perfectly and one day the system is down for a while. The team does random updates or system check in the middle of the day when the system should be running in order to run the business. Also, the uploads are very slow and you need to be patient. Wish they could update the speed when uploading files. **What problems is Rent Manager solving and how is that benefiting you?** Uploading speed and easy navigation.
