We were informed within 24hours the apartment was not available/already rented. We did not inquire further, received no further service from Apartments.com, and informed them we had secured an apartment through another rental agency. We were charged by Apartments.com $29.00 x2 for both my daughter as an individual applicant and parent as a co-sign applicant. We were told that this site operates as a self managed listing platform and they cannot ensure that all of the properties on the network are currently available. They employ an Ad Freshness period to ensure that ads will not stay up indefinitely. The “Price and availability are subject to change” linage. Meanwhile you are paying for a site that may offer you nothing regardless of your time and efforts to apply and provide them business. Lucky for us, sites like Goldman Property Group, ZG rentals, and a few others all did refund our initial applications in our search for an apartment. Apartments.com on the other hand, even when so far as to offer us 9 additional submissions over 30 days to hunt for apartments after we told them we had committed to a lease already for a year with another rental agency. We have found with our building that almost 100% of our leads are generated from them. In addition, it integrates with Yardi (the property management software we use for the building). With this integration, our apartments.com listing is automatically updated with any openings we have - once a tenant gives notice, the apartment will show as available on Apartments.com. This is vital to keeping our vacancies low. **What do you dislike about Apartments.com?** Definitely feel like they have a monopoly in the industry. As a result, we are at their mercy for pricing increases. Using Apartments.com is not cheap and while there are always options to decrease the package that you have with them, you may no longer be listed as high on their website any longer. Therefore if prices go up, you feel pretty stuck. **What problems is Apartments.com solving and how is that benefiting you?** Apartments.com helps us fill our apartment - there is no question on the benefit that it provides. In my position, we utilize Apartments.com for advertising our available apartment homes. In addition to this feature, Apartments.com allows those interested to communicate with us directly by sending messages, applying, etc. On the backside of their website, as a manager, we have tools we can use to communicate with both prospects and our current residents. Apartments.com offers what they call their "My Media Library" feature. This feature centralizes our prospects in one area that have expressed interest through Apartments.com. This feature also provides our office with several templates for different notices that apply to our residents. You can even create newsletters! **What do you dislike about Apartments.com?** So far, I've not run across anything that I dislike. If Apartments.com had a way to integrate our residential management software into their My Media Library, that would be helpful. To connect with your residents, you must upload an excel spreadsheet of your residents before they show in the My Media tool. **What problems is Apartments.com solving and how is that benefiting you?** As stated above, Apartments.com significantly affects our occupancy. I can search in any region or any neighborhood in the country and get numerous options for apartments. You can filter down to what you are specifically looking for and it is accurate. The interface is easy to use and navigate and I have never had a problem finding what I am looking for. **What do you dislike about Apartments.com?** Sometimes the pictures for the apartments are minimal. There should be a minimal requirement for what photos are required for each apartment such as bathroom, kitchen, bedroom etc. Sometimes I will only see a photo of the outside of the building and that's it. It looks like apartments.com does a good job in marking which listings are spam but the pictures I have run into a few times. **What problems is Apartments.com solving and how is that benefiting you?** Looking for my next apartment. I want to live in a different apartment and apartments.com is always the first option. I am able to see where rents are in different markets in real time, especially in my neighborhood. There is also very little monitoring of what gets put onto a paid listing. I'm mainly looking for something that has current listings, not rental property that isn't available any more. They have focused a lot of their dollars on SEO spend to help improve experience for both the user and the advertisers. I have definitely seen some positive steps in the right direction. **What do you dislike about Apartments.com?** Apartments.com had many syndication issues within it's newly released backend management system. It is supposed to integrate with your software management system but isn't always accurate. This also created a lot of man hours to fix and update. Slowly the kinks are being worked out. **Recommendations to others considering Apartments.com:** They only allow you to sign a yearly contract as an advertiser which can create a burden on those that do not want to lock into a 12 month contract. Otherwise the product really is increasing in quality and usability. **What problems is Apartments.com solving and how is that benefiting you?** They definitely have improved their quality of renters. We are finding a lower volume of traffic for each of our communities, but the leads are much more qualified so that really helps improve the return on investment. ### 30.
