Not only can I take many photos but we can also write notes. I like that we can also flag anything based on importance and urgency. It is very easy to use and efficient and it implements organization. As a property management company that has many building in the Los Angeles are, we use it on a daily basis, multiple times a day. **What do you dislike about zInspector?** Sometimes when searching for a specific property or unit, it redirects you to another one. **What problems is zInspector solving and how is that benefiting you?** It assists with time management because of how easy it is to use on any cell phone. ### 2. It takes you step by step through each property to quickly do an inspection that will automatically upload to AppFolio when it is completed for tracking purposes. **What do you dislike about zInspector?** The price has increased lately, but everything seems to be getting more expensive. I would not change based on price alone, though, as there is not other comparable software for what you get. **What problems is zInspector solving and how is that benefiting you?** Efficiently documenting the condition of a house before a new tenancy starts. This enables us to have the documentation we need at move out to properly disposition the security deposit and show the condition the tenants got the house when they moved in. ### 4. Easy to attach/take photos with and write comments. Complete house areas and can modify areas when needed. The tenants have no complaints about using it. **What do you dislike about zInspector?** I don't think there's to dislike, really. It's just a matter of utilizing zinspector properly and making sure that the tenants use it as well when moving in and also prior to move out. **What problems is zInspector solving and how is that benefiting you?** Getting our inspections done and being able to synced with AppFolio and making sure we can have it uploaded on each of the property and/or tenant's profiles. It's really good to use. ### 5. It has thorough options for evaluating all our units upon turnover, from our smallest and most basic efficiencies to massive 6 bedroom single-family homes. We are able to modify things to meet our needs and the mobile app functions consistently well. **What do you dislike about zInspector?** Sometimes it is difficult to denote certain specific details in the field. Occasionally need to invent workarounds for certain tasks. For example, we are working on a way to indicate whether damage to a specific item is the responsibility of the tenant or the owner to pay, but the system doesn't let you proceed unless you input a specific action in the damages field. **Recommendations to others considering zInspector:** Try it out and see what you think. A lot of times things are customizable--any issues can be resolved with their support team. **What problems is zInspector solving and how is that benefiting you?** We need clear and specific documentation of every damage and need for improvement in each of our managed properties. This problem is solved using zInspector. I am also able to communicate issues effectively with my owner clients, which allows me to plan and manage accordingly. The move out/move in process is much smoother with zInspector documenting every turn. ### 6.
