Our business depends on Rent Manager. I have been using it for almost a year, and there are still many other helpful features to be explored. It's nice in a pinch or on the fly but to operate a business you have to use the desktop version which isn't ideal for someone like myself that is traveling between properties all day. It is the worst PM software I have ever used, except for Yardi. They will lie to you about upgrades, and launch new features that aren't fully designed or usable. They will nickel and dime you for everything, including thousands for upgrades and intergrations that they will then turn around and sell to thier other clients. Do yourself a favor and use anything else. We spend a fortune to look incompetent because we use this software. This has allowed many tenants the ability to pay online, which is more convenient for them. **What do you dislike about Rent Manager?** It does not have a way to track gas usage for the tenants, which is not helpful. We continue to have to use another billing company in addition to Rent Manager. A little costly on our end. **Recommendations to others considering Rent Manager:** Make sure it does everything you need and if you have an MHP, then make sure you don't need it to do gas usage because it does not work. **What problems is Rent Manager solving and how is that benefiting you?** The problem we are solving is allowing our tenants to pay online, as many of the new tenants have asked. Our tenants have many options, from paying online to paying with a check or money order. ### 22. It is hard sometimes to find and create all the end-of-year accounting forms needed; W-9s, 1099s, etc. We always used a second software to finish the accounting. **What problems is Rent Manager solving and how is that benefiting you?** Having the ability to complete inspections and upload inspection images right from my phone to the desktop version has been excellent. As I learn more about it, it truly is an amazing tool. **What do you dislike about Rent Manager?** It is a bit clunky and crashes and I would like to be able to copy and paste text/phone numbers from the texting feature. **Recommendations to others considering Rent Manager:** I definitely think Rent Manager is a vast program with a lot of functions I've yet to learn about. The more you learn and use it the better it becomes in helping streamline the work. The call-in help line is fantastic and has helped me figure out many different user errors. Additionally, the integrations such as RMvoip, texting, RM app, has really added a whole new element to how we operate.. **What do you dislike about Rent Manager?** Rent Manager is a truly robust platform and it is daunting task to get past the initial learning curve, however, once you put in the initial time it becomes second nature. **What problems is Rent Manager solving and how is that benefiting you?** The biggest things that I've started to tackle with Rent Manger are: Tracking Tenant Payments, Tenant Communication, Accounting, and Maintenance. 1. At this moment we have 100% accountability of our tenant payments and in 2021 we'll be able to start strictly enforcing late fees. 2. 95% of all of tenant communication is now captured in Rent Manger through either texts, emails, voice mails, call recordings. This has allowed us to keep the facts straight and assisted greatly in following up with tenants. 3. Since rent payments are tracked already in Rent Manager I have started to use it maintain my books within the accounting software of Rent Manager. This has greatly assisted in general tracking of expenses but also for Annual Bank requirements where a balance sheet or profit and loss statement is required. 4. One of the biggest benefits to using Rent Manager is the ability to customize the applications to suit how we manage our day-to-day business. **What do you dislike about Rent Manager?** We have had some sporadic down time issues related to server activity on the back-end of the application - but those times have been very minimal and we find the support team extremely responsive when there is an issue. **Recommendations to others considering Rent Manager:** Take advantage of all of the online training resources that are available via Rent Manager University and establish a good working relationship with your Account Manager - as they will be a valuable resource to you as you roll out new applications or integrations. **What problems is Rent Manager solving and how is that benefiting you?** We use Rent Manager to support the life cycle management of our prospective and current tenants (lease application, screening, inspections, maintenance/service management, and billing).
