**What do you like best about AppWork?**

I like that AppWork separates work orders into categories, making it more organized and easier to find a work order. I really like the variety of tools they have, like the analysis tool that helps me see how things are progressing. I really love the make ready tool for empty apartments, which helps me keep repairs organized and scheduled. The app team is always there to help if I have any questions or concerns. Kelley Sosa from the app team is particularly helpful. Also, the initial setup was really easy.

**What do you dislike about AppWork?**

The only thing is that sometimes when a work order is made through another application, it does not allow assigning to maintenance in AppWork. As far as I know it something they are working on it.

**What problems is AppWork solving and how is that benefiting you?**

I like that AppWork organizes work orders by problem category, making them easier to find. The make ready tool helps me remember and schedule repairs for empty apartments, and the analysis tool shows progress and work order closure rates. The support team is also very helpful.

**What do you like best about AppWork?**

I am a property manager using AppWork for our high rise apartment complex in Philly, and it's been a total gamechanger for me. My favorite part is how it places the responsibility on the maintenance team to complete work orders and communicate with tenants. In the past, all of this was up to me, but now I can see in real time if my team is making efforts to contact tenants and any hold-ups they might be having. It's fantastic. The team at AppWork is very kind and easy to work with. I like the ability to see the communication between the maintenance team and tenants, which means I'm no longer the middleman. This frees up a lot of my time. Also, the initial setup of AppWork was easy.

nothing - i know the team is constantly improving it as well

**What do you like best about AppWork?**

I like the ability to see the resident reply and hold my team accountable, which is key. I appreciate that if a work order was completed, it can be reopened, and if a resident stated the work wasn't done, maintenance can display proof through the portal. I also like the point system for positive recognition, which adds a nice touch. Additionally, entering my techs was very easy, which made the setup a breeze.

**What do you dislike about AppWork?**

The team doesn't understand how some staff have thousands of coins in a few days while they feel here they are working hard. Maybe if how each person received their coins was displayed, that would help.

**What problems is AppWork solving and how is that benefiting you?**

AppWork lets my maintenance team see open work and assign it themselves, add work orders if they see issues, and show before/after photos for disputes. It helps hold the team accountable and ensures residents can see completed work.

**What do you like best about AppWork?**

I use AppWorks for maintenance inspections, make readies, and work orders, and it really streamlines the process. The amount of support during the transition phase is incredible. It holds maintenance accountable for their performance and calculates exactly how long a work order is open, which is phenomenal for both maintenance technicians and vendors. The app is so easy to use that even a child could do it. The training required is minimal, and the support is superb when there are questions. I love that we were able to replace two apps with one, and it's extremely user-friendly.

**What do you dislike about AppWork?**

Nothing has gone wrong with the app specifically it’s when we request changes in the app and we have to be taught how to navigate those changes.

**What problems is AppWork solving and how is that benefiting you?**

AppWork streamlines maintenance inspections, holds maintenance accountable, tracks work order duration, and identifies unresponsive vendors, all of which we couldn't do before.

**What do you like best about AppWork?**

I use AppWork to receive, manage, and complete work orders at a student living property with 1400 units. It allows me to effortlessly assign multiple work orders to multiple techs with just a few clicks, saving me a lot of time and allowing me to work efficiently. The feature I love most about AppWork is the ability to attach photos to completed work orders, which lets the tenant visually see that their work order has been completed. AppWork allows us to keep a better record of completed work orders compared to our previous product, Entrata. The initial setup of AppWork was very easy.

**What do you dislike about AppWork?**

There is nothing about AppWork that I dislike.

**What problems is AppWork solving and how is that benefiting you?**

I use AppWork to manage work orders efficiently across 1400 units, saving time by assigning tasks with a few clicks. It helps keep better records and allows tenants to visually confirm completed work orders.

**What do you like best about AppWork?**

I use AppWork for submitting work orders for residents, and I love the ease and simplicity of it. It categorizes the work order so I don't have to think about it; I just type in what the issue is, and AppWork does the rest. I just need to write whatever the resident reports as the issue. AppWork categorizes the work order and determines if it's an emergency. I also get the option to assign the work order at the same time. The initial setup was very easy. Overall, it works great, and I wouldn't change anything.

**What do you dislike about AppWork?**

So far, I haven't found anything that I dislike.

**What problems is AppWork solving and how is that benefiting you?**

I use AppWork to submit work orders for residents. It categorizes and determines emergencies automatically, so I just type the issue, and it handles the rest. I also love the simplicity, allowing me to assign work orders easily.

**What do you like best about AppWork?**

I appreciate AppWork for how it efficiently manages work orders for our property. I like that it gets work orders promptly over to our maintenance staff. It's great that it hides personal phone numbers while still allowing phone calls from tech to tenants. The details provided in the work orders, like information about pets and permissions to enter, are particularly valuable and helpful. I also enjoy that it allows for a paperless workflow.

**What do you dislike about AppWork?**

I find it challenging that I can't add multiple tenants to choose from when creating a work order. Sometimes, other tenants submit the work order, but we are only able to call the head of household.

**What problems is AppWork solving and how is that benefiting you?**

AppWork helps us get work orders to our maintenance staff quickly and allows phone calls without sharing personal numbers. It provides detailed work orders, covering pets and entry permissions, and keeps everything paperless.

**What do you like best about AppWork?**

I like that once a resident or office staff submits a work order, maintenance can then assign it to themselves in the app and complete it. I also like that they can upload notes and photos of work straight from the app, which streamlines the process. The app eliminates the previous need for maintenance techs to return to the office to close out work orders and receive new tasks, making everything more efficient for staff and residents. It's also very easy to set up, and I appreciate that it's integrated with our Yardi system.

There's nothing I dislike about AppWork.

I appreciate AppWork because I can use it on the app, allowing me not to be tied to my computer. I like how it connects with our existing CRM. Another feature I enjoy is the ability to make calls to residents directly from the app. Additionally, the initial setup of AppWork was very easy for our team.

**What do you dislike about AppWork?**

Sometimes there is a delay between the completion of the work orders and the AI Alice we use. We close the work order on AppWork, and then the next day or later in the day, it sends the completion message, which confuses our 55 and older community at times.

**What problems is AppWork solving and how is that benefiting you?**

I use AppWork for maintenance tasks; it lets me handle work orders on the go, not just at my computer. It connects with our CRM, and I can make direct calls to residents from it.

**What do you like best about AppWork?**

I find AppWork extremely beneficial for quickly pulling reports and getting insights on what's happening onsite. It's super easy to use and cellphone friendly, which is great for tracking and communicating with my technicians. Our residents really love it because they can see the real-time status of their work orders. As someone always on the go, it's helpful to enter work orders during site visits, and the teams love it too. The initial setup was extremely easy since it's compatible with Yardi and the in-person onboarding was great.

I think some sites have issues with uploading pictures on incident reports. It could be an issue with how they are downloading them.

I use AppWork for work orders and monitoring workflows. It's easy to use, cellphone friendly, and improves tracking and communication with technicians. I can quickly access reports, enhancing site oversight, while residents benefit from real-time updates on orders.

I find the communication feature of AppWork super helpful! It helps keep the residents informed about the work orders being done in their apartments. Additionally, it benefits our maintenance team by making it easier to reopen work orders when necessary. The fact that AppWork is connected with Yardi is also beneficial. Finally, the ease of the initial setup process was very impressive.

Timing. When work orders are placed in the evening, it is showing being placed earlier in the day. Fix the timing on when work orders are placed, so that our maintenance team can get them done in a timely manner.

I love the make ready board and that I can assign a work order to a specific maintenance technician. Having a digital version of the make ready board that I can access at all times in the app is wonderful, especially since I manage multiple properties, and keeping up with a physical board at multiple sites can be difficult. They have also been quick and amazing to work with in fixing any issues we've had since onboarding.

I do not have any functions I do not like at this time.

I like that AppWork is easy to navigate and easy to use. It makes it easier for tenants to communicate with our maintenance staff and removes extra work from the management team. I also appreciate being able to track each work order and see if we are missing a part, which helps me keep track of what I need to order to complete the work. Setting up AppWork was really easy; I just needed to provide my phone number.

I would like to be able to edit the work orders, just in case if I forgot to include something.

I like that the office staff can assign jobs to a specific person directly, which is much more efficient than having to radio a technician. Additionally, the initial setup of AppWork was pretty simple.

There is not a selection after entering the time of inspection without having to complete the entire inspection process of pictures, etc. I just need to input the information into the system.

AppWork consolidates everything into one application, making work orders and inspections easier. It enhances the maintenance team's efficiency by allowing office staff to assign jobs directly to specific people without needing radios.

I believe the AI tool could use some enhancement- the way it twists some of the work orders verbiage and categorizes it a bit funky can sometimes be alarming to the residents. The training video was an hour and a half and very hard to follow.

I love using AppWork because it has significantly streamlined the process of conducting inspections during move-ins and move-outs, especially since we now need to document everything with photos. The app's ease of use stands out tremendously, making our daily operations far simpler and more efficient. Additionally, the customer service provided by AppWork is exemplary, with a team that is not only responsive but also continuously working on improving the software with regular updates. I particularly value the reporting capabilities as they allow me as an executive to easily track and monitor the activities of our maintenance teams. The seamless integration with other tools like Yardi further enhances its utility. The initial setup was remarkably straightforward and painless. Overall, the combination of its user-friendly interface, excellent support, effective tracking features, and competitive pricing is what made my team switch from Yardi's maintenance app. I am so satisfied with AppWork that I am very likely to recommend it to others, rating it a 9 out of 10 for recommendation.

**What do you like best about AppWork?**

I like how user-friendly AppWork is for my employees, including both maintenance technicians and office administrators. This ease of use significantly contributes to efficient day-to-day operations. I have found the ability to communicate creation, hold, and completion notes to the residents all through the app to be extremely helpful in maintaining a high level of resident satisfaction. The app sends notifications to residents for any new work orders as well as updates on the status of existing ones. This feature has been pivotal in reducing miscommunication and providing residents with immediate, up-to-date information without the need to call the office, wait for office staff to contact maintenance, and then relay information back. Additionally, the initial setup of AppWork was very easy, which facilitated a smooth transition from our previous product. I also thoroughly enjoy the responsiveness of the AppWork team, which adds to the product's overall reliability and efficacy in supporting our needs.

**What do you dislike about AppWork?**

I understand that the AI is learning, but every time a resident puts in a request for pest control, it autocorrects it to Roaches. This has caused multiple issues with pest control spraying for roaches instead of wasps, spiders, beetles, etc. Make ready calendar could use some improvement. I schedule in advance, and it populates to my technician same day. This has now flooded his task list with over 30 tasks that do not have the date that I listed on the make ready board. I wish there was a 'Scheduled for this date' option for the technicians to view. I wish there was an ability to add technicians to inspections. I don't know a lot about how the point system works, but it feels that the same 2 people are at the top each month when my techs have a high number of points and are not listed on the leaderboard. This could be user error, but just something to mention!

I use AppWork for work order tracking and categorization, enhancing resident satisfaction by reducing miscommunication through real-time updates. Its user-friendly interface simplifies tasks for my maintenance team and office staff.
