To search for tenants, you need to know a name. When you have 500 tenants, that's impossible. It has one main help bar called Command Launch and you can access so many things from this space. Start typing in a word for what you want to do, and it will help get you where you need to go. Additionally, we have found the contacts we have for Rent Manager have been very responsive. Quick to help us find solutiosn when we couldn't figure it out on our own and very detailed in their training. I felt like I had great accounting solutions for small business needs by the time training was finished. They make it easy to implement. They provide forms that you can fill out with all of your tenants' and vendors' information, and they will put it right in the system for you. If you have to add items to that, it's easy to add and input yourself as well later. **What do you dislike about Rent Manager?** For those with actual accoutning background, this probably wouldn't be a big deal, but I found it too easy to charge an invoice to an income GL rather than a debit GL. I've been using it for over 10 years and have been extremely satisfied. I've found it to be VERY reliable and the product support is fantastic. I use several of the integration products as well. I think the program is laid out in a user friendly manner that makes sense. **What do you dislike about Rent Manager?** Very few complaints. There are a few tweaks here and there that would be nice, but for the sheer broadness of what this software does, that is expected. **What problems is Rent Manager solving and how is that benefiting you?** I manage 500+ self owned units on Rent Manager, along with the accounting for the ownership entities. We have everything from manufactured housing, multi family, commerical, storage, industrial & SFH. The diversity of the ways you can us RM for every different property type is very convienient. We also submeter hundreds of meters and bill tenants and RMs ability to do that is why I chose them over a decade ago. One of the best aspects of the program is all persons in the office can access all the information at the same time so any notes or issues that are created can be viewed across the whole building as to keep everyone on the same page with the comings and goings of all owners and tenants that we deal with. Another thing that is great is how simple it is to use. Entering a new tenant or owner is so quick and easy and we have all the pertinent information at the click of a button. **What do you dislike about Rent Manager?** After using Rent Manager for almost 3 years, I can truly say that there is nothing that I dislike about it. There is a lot of the interface that is super intuitive. Also, if there is something that Rent Manager does not have, it is easy to add through their customization options. One thing I know for people coming from other programs is that they were always so scared to make a mistake because it was really hard to fix. But with Rent Manager, that anxiety is gone because you can fix mistakes with ease. I would also love to shout out all the support teams because I have called them numerous times and they are always a great help! **What do you dislike about Rent Manager?** The only thing I don't love about Rent Manager at this time is sometimes integrations are hard to get set up. However, having the right people in place to guide you through and teach you how to use this grand machine is super important and Rent Manager has accomplished just that! Everytime I call for assistance they are extremely helpful and kind. Rent Manager University is one of my favorite tools to use to help navigate and grow my knowledge with this program andn it is so user friendly! **What do you dislike about Rent Manager?** Rent Manager is honesly great. The rmSuitePro could be a little more user friendly when creating a service ticket and wnating to connect it to a tenant but I eventually figured it out. This software will only post recurring charges once a month, insteading of posting each charge on the day it's due. Likewise, it would be a nightmare to set up late fees and Accounts Receivable automations based on different due days; you would need a separate automation for every day of the month for each task. To circumvent this problem, we have to adjust all of the tenants to the same rent due date and prorate rent at both move-in and move-out.
