I have been using AppFolio Property Manager for 4 years, primarily for leasing purposes. One of the features I truly appreciate is how it facilitates communication with tenants and prospects, making this aspect of property management significantly smoother. It is a complete software package that provides us with end to end management of the homes in our portfolio. This includes easy management of our trust accounts along with maintenance, tenant and owner management plus it has robust reporting. Customer service has been easy and great for us as well. I would like to see a little more openness when it comes to integrating with other software without charging a fee. I think AppFolio needs to make some better investments in improving the maintenance piece to better compete with some of the other 3rd party maintenance software companies. What I like best about AppFolio Property Manager is how seamlessly it streamlines our day-to-day operations. While AppFolio is a powerful platform, one downside is the limited customization in certain areas—such as reporting and some automated communications. It would also be helpful if there were more flexibility in how some tasks are structured or filtered, especially for larger portfolios. Least helpful would be the fact that owner's portals don't show information in real time and that communicating with them about current balances requires specific communication rather than an easy spot for them to find within the portal. I dislike that we lost our ability to talk to one CSM specifically and that we lost the ability to spend time with a CSM during the AppFolio conference. We have been long time customers of AF and we feel we are being punished for not choosing to pay the higher subscription fee - so much so that we are considering leaving AppFolio. I think AppFolio offers the easiest to use PMS with the best ability to get the most for your dollars. It makes my teams job extremely easy, it makes things really simple and to me simple is better. Review collected by and hosted on G2.com.

I sometimes have a hard time with some of the accounting features for example when a tenant accidentally pays for a Deposit versus Rent. Sometimes the system automatically creates entries that I'm unaware of. The other thing that I sometimes wish was different is a bit of a more rudimentary version of the owner statement for owners who aren't financially literate (meaning the itemization confuses them because they are not used to looking at reports like these). I still really like the software. But as our company grows, there are things we need to fine-tune how we do things and some features of Appfolio slow us down. For example, when using SmartBill, it would be nice to assign a property to a bill and save that without processing the bill. We have multiple property managers and each has their own portfolio. If one sees a bill is not theirs, it would be great if they mark what property is belongs to so another manager can come in later and see it's theirs to process. Right now, multiple people are opening the same invoice multiple times just to see it's not theirs to process. Another example is we want certain tenants to get a monthly statement and others not.
