I love the mobility of Appfolio. I can do my work while I am out on the property. I can check balances at move-in, prior to releasing keys. I can check the status of who lives where when I am walking the property. I can basically work from anywhere and that has freed up my time for important issues when they arise. It helps tremendously with a resident uploading their insurance and making sure it is correct. It helps me remember when I need to do a renewal. As a leasing agent who uses Entrata every day, it can sometimes feel a little slow or require more clicks than necessary to complete simple tasks. It also takes time to fully learn where everything is located, so there’s a learning curve for new team members. What do you like best about Innago?

First of all, It is free.

As a property manager, saving an operational cost means saving landlord's expenses and lower the tenant's expenses.

I didn't expect too much of customer service at first, however, I was wrong. very responsive and willing to help their customers! I know there are some glitches and hiccups but none of them are perfect. some of my issues has been resolved very quickly, others are not but it is not the end of the world. I would feel bad if my issues were not treated with paid services. I've been using Innago.com for several years and it made my job much easier.

I've also tried other free services, but Innago.com is way better than other free services. Hope they don't start charging subscription fees because many of users like me will be very disappointed. Star as you are! I will stay in here! Review collected by and hosted on G2.com.

sometimes, the site is being laggy. Also recent site update was not as I expected..Wish they can give individual user to choose original version vs newer updated version.

There are not many things I dislike about ResMan, but there is room for growth. One area that could be improved is the waiting list functionality. For example, when managing a parking waitlist, it is difficult to adjust the order fairly when someone needs to be moved up. Even if a person receives a spot earlier, the list numbering does not automatically update for the remaining residents. I can now control multiple door locks for a property if you have multiple smart locks. Financial reporting has gotten much better over the last few years with a nice dashboard on top of exporting to csv.

What do you dislike about Hospitable.com?

Come on in, the water is fine. If you want, you can run Hospitable on top of another PMS that is API connected like I did at first, but then hospitable worked so well I just use them now. Review collected by and hosted on G2.com.

What problems is Hospitable.com solving and how is that benefiting you?

Hosptiable solved cross platform communications for me, and cross platform booking calendars for myself and the cleaners. Automated messaging also frees up alot of time and effort and with Hospitibale the guest communications seem easy.

Hospitible is working out a few bugs with the door lock integration and so that has been going better (new feature within the last few months, so it wasn't going to be perfect).

TurboTenat I log in almost everyday to check payments and requests, and it’s been really helpful for staying on top of notifications and communications.

The maintenance request feature is something I didn’t expect to rely on so much, but now it feels essential.

Tenants can submit issues directly there, and I am able to track everything in one place without depending on what’sApp messages or phone calls. What do you like best about DoorLoop?

A little background first - which makes the DoorLoop service more meaningful to a landlord with a smaller portfolio similar to us.

After my father died, and my mom was isolated for two years after COVID, we were tasked with managing their properties in another state. Initially we hired a property management company and then a friend of the family. The property management company was highly disorganized, did not even secure entry in eight months, racked up fees but did not follow through with even simple projects and had the audacity to take videos of remodeling work of our own doing as their own and advertised on their social media channel without permission. Our well meaning friends lacked discipline so projects were all half started, none finished. And text updates are overwhelming. Hard to follow when you have multiple projects going on at once.

When we found DoorLoop it seemed to have all the project management features we needed that wasn't overly complex to use. We wanted a simple interface and not a big headache like the latest iPhone update.

We manage 10 properties, 7 condos, 1 short term rental, my parents original home (updated for sale) and my mother's current home where we moved her to be closer to family. At the time we signed onto DoorLoop, we were still in the midst of updating some of the condos. My father had congestive heart failure and just stopped maintaining but unwilling to let go of control. Consequently - lots of moving parts, several properties under renovation, regular maintenance and tenant issues.

Once we onboarded with DoorLoop it was like taking a deep breath. First, they onboard you and second - you have the use of what I feel is their best feature - the project management system. They onboarded us quickly - it took almost no time to set everything up (and they have great customer service - they answer quickly when you're freaking out and frustrated). Right away, we could:

- track every project:

- see at a glance - what was done and what was not completed

- assign the team, the conversation thread and decisions

- see snapshots of the project in process

You can upload all your invoices instead of them getting crumpled in your wallet. Just take a photo with your phone and upload.

For us, we had to place orders with Home Depot and Lowes for pick up (in another state). So easy. We just took snapshots of the order - so our subs knew what to pick up and when. And the thing is - they had to just sign into DoorLoop not weed through a million texts.

Need to evict - like our tenants with five pets, when we had a no pet policy and who let the animals defecate all over the floor and NEVER clean? Keep track of conversations by uploading screen shots of text messages, photos, letters, emails, etc - so when you go to evict, the timeline is already done.

It is the perfect software for an independent landlords with a small (I can't speak to large) rental portfolio. It is a lifesaver. Review collected by and hosted on G2.com.

What do you dislike about DoorLoop?

This isn't so much a dislike. This is more of a sticker shock with the pricing. For a small landlord like us - it's not cheap. It's a deal when you compare it to other project management software - but it is not nominal.

1. Keeping track of multiple projects - allowing you to easily, at a glance see the status.

2. Linear conversations. You see the timeline thread of what was said by whom and when. Eliminates he said she said. Forces you to own up to your own mistakes and everyone else.

3. Allows DoorLoop take care of organizing all the little details so you can start thinking bigger picture - vs - did the faucet arrive.

4. Keeps everyone accountable.

What do you like best about Rentvine?

I use Rentvine all day every day to manage residential properties. Rentvine is mostly a solid platform and when bugs do arise, they are pretty quick to make updates and fix things. They are fairly open to feedback and are continuously making changes to improve user experience so it feels more intuitive, and to make processes flow better for more effectiveness. When customer support is contacted, they are fairly quick to respond and provide detailed instructions on how to complete what you need done, or to explain workarounds if you can't do what you're requesting. I like that some fields are integrated with LeadSimple - there is a lot that could be done to add functionality there but that's on LeadSimple as well. The new "Update Move-in Date" feature works smoothly, as well as the rent increase function - I just wish it worked more in tandem with the lease renewal process, in the same box. What do you dislike about Rentvine?

Rentvine can be buggy sometimes, with windows popping up when they shouldn't, etc. I hate the 2-factor authentication - so irritating and unnecessary. I don't like that the reports pages don't have the main logo to make it easy to get back to the dashboard. I also think there needs to be better visual cues when there is a NOTE on an item- make it red or add a number bubble that shows how many notes there are or something. What do you like best about TenantCloud?

I appreciate the integrations with TenantCloud from listing my apartment units when they are available to the ease in accepting applications and doing background checks. Review collected by and hosted on G2.com.

What do you dislike about TenantCloud?

What problems is TenantCloud solving and how is that benefiting you?

Tenant Cloud provides a single platform for landlords to allow tenants to do everything required when renting a property to filing an application, background checks, signing a lease, an opening a maintenance requests. As a landlord, it helps me connect quickly with my tenants and vendor providers to schedule maintenance and pest control services effectively. As a landlord that does not reside near the rental units, it allows me to manage the property remotely, removing the physical paperwork by using digital signatures and leases, payment acceptance, bookkeeping, expense management and managing maintenance requests and approvals. There are some areas where the UX could be refined:

- Coordinating automated messaging across different platforms (it's a bit tricky to see how these all come together)

- Integrating with Google Search so that specific dates and rates for available bookings appear in search results

What problems is Lodgify solving and how is that benefiting you?

Lodgify has allowed us to move from manual processes for bookings to a more fully automated set of systems. It integrates our calendar, rates, and reservations across Airbnb, Booking.com and our website into one place, which in turn has allowed us to optimise pricing, inventory and bookings.

What do you like best about Guesty?

We recently completed a migration to Guesty and currently manage around 100 short term rental properties on the platform. The system is robust and clearly built with professional property managers in mind.

Guesty brings a lot of functionality into one place, including channel distribution, messaging, automation, and integrations with other systems in our tech stack. The API connections and integrations have been solid so far and allow us to connect several operational tools that we rely on.

Our onboarding team, particularly Aarti and Enjoli, were very helpful throughout the migration process. Migrating a portfolio of homes between systems can be complex, but the onboarding team made the transition much smoother than expected. They were responsive and patient while we worked through setup questions and configuration issues.

Managing a portfolio of roughly 100 properties requires systems that are reliable and scalable, and Guesty provides a strong operational backbone for companies working at that level.

After more than 20 years in the vacation rental industry and experience with several PMS platforms, Guesty stands out as a powerful system for companies operating at scale. As we continue scaling our portfolio, we are looking forward to seeing Guesty continue expanding automation and reporting capabilities for professional managers. Guesty is a powerful platform, but it comes with a learning curve and requires careful configuration to fully leverage its capabilities. For companies managing larger portfolios, consistency in how taxes, fees, and reporting structures are set up becomes very important.

Some workflows that managers rely on, particularly around reporting and financial reconciliation, could benefit from additional automation and clearer documentation.
