Customer resolution is completely unresponsive. I have been trying to get an issue resolved and have had an active case open since October 2020. I have been told each time by customer success reps that "I can't believe no one has called you back yet, I will leave a message for the manager right now and you will get a call back today." I purchased the company from my broker. I have a new tax ID number and therefore need a new Appfolio account open and all of the accounts downloaded to the new company. Sometimes get slow or doesnt work correctly, you have to wait a long time to save the changes. There is other error about the balances because sometimes resman delete them and if someone else want to check the balance is in 0. Some weeks ago we have an error with the properties, when you tried to change to a different property Resman returned the page to an especific property, if you dont realized about it, you enter transactions wrongly. If you are going to use Resman for Purchase Orders, you have to only approved the POs that have a document to proceed with the register in the platform, also, as a tip in the reconciliation, you can show the future transactions choosing the chart. Review collected by and hosted on G2.com.

I definitely think Rent Manager is a vast program with a lot of functions I've yet to learn about. The more you learn and use it the better it becomes in helping streamline the work. The call-in help line is fantastic and has helped me figure out many different user errors. The functionality and the support are definitely reasons to consider this program. Learning how to set up project manager is great - with several properties due for inspections and license renewals, project manager has really helped group all those properties together for easier 'at a glance' updates. There were two platforms (as Building Engines was updating) and it was confusing when trying to explain problems or help our tenants if they were having problems putting in work orders. Review collected by and hosted on G2.com.

There are still more features on OwnerRez than I actually use. This is not a 'con', but it is critically important to take the time to understand how you are supposed to do what you are trying to do when using OwnerRez. The vast flexibility of the program means there is plenty of room for user error. In most cases a warning will present if you create a clear conflict. But if you make an error in your rates and don't catch it, you may be giving a lucky guest a great deal without knowing it.

OwnerRez has done a great job of providing well written, easy to follow help articles. My technique for making sure I don't create problems for myself is to search the help archive for articles regarding what-ever it is I want to do and read them carefully before diving into my project.

There is one area I'd like to see improved: Currently the financial reports provide great information and flexibility. However, they have no way to capture the credit card processing fee's I pay through my merchant account. Providing an integration with merchant accounts which allows credit card processing fees to be captured would bring this area of reporting up to the outstanding standard OwnerRez has already set. A little over a year before VRBO was purchased by Expedia I had ventured into the vacation rental market with just one property. At that time 95% of my bookings came via VRBO, with the remaining 5% coming from Airbnb. The first year was very good. When ownership of VRBO transferred, my business dropped by nearly 70% and customer support became essentially non-existent. In my frustration with being subject to the whim of large corporations, I was determined to create a simple way for guests to book directly with me. I knew this would mean I needed a way to manage my calendar, present rates and allow online booking. For nearly a week I researched various vacation rental management platforms before deciding OwnerRez was the best fit.

OwnerRez was fantastic, they gave me all kinds of tips on how to build my website, how to set-up a merchant account and how to configure OwnerRez to accurately reflect my intentions. Since onboarding with them I have watched them continually improve their platform, adding more capabilities, simplifying processes and generally adapting to the evolving vacation rental marketplace. Through it all, their interface has remained about the same and their amazing customer support hasn't changed a bit.

Thanks to OwnerRez, my vacation rental is no longer dependent on large booking sites, though I do still take bookings via Airbnb and VRBO. More than 50% of my business comes directly through my website.

somewhat of a process to for tenants and landlords to setup their ACH mechanisms. Of course that leads to better faith in the security of the process. But perhaps use a middleware banking API for people to verify their banking information to speed up the authentication process. It seems that the calendar is working well--I'm still going back and forth to the Airbnb app, but I think that will lessen over time. I'm still checking in with the cleaning people by text to make sure they are on top of it, but once I know they are checking as they should I can ease up.

Just not a system that is tenant friendly. Was designed largely for small apartment complexes with limited staff. But because there are so many bugs in the system, it leads to even more work. Definitely not worth it! Their help desk is a joke. You can open a case, but they will not follow-up on it. Once a tenant in an area looks at one apartment, his/her information is shared with other apartments that use the Rent Cafe system - that is both wrong and illegal. The migration from Windows 7 (Internet Explorer only!) into modern browsers and W10 has been rocky, slow, and many functions still aren't working correctly outside of Internet Explorer, which is increasingly becoming a security issue (as well as a compatibility issue). There are also frequent outages and end users aren't aware, so the IT Department ends up fielding a lot of tickets only to tell end users that there's an outage. Communication could be better. Tier 1 support often gives end users completely incorrect information and results in more work for us (and them) down the road. Review collected by and hosted on G2.com.

I think the platform is good and heading in the right direction, but I think their company structure probably needs revision, better support teams (esp t1) and if you adopt Realpage you'll need to be prepared for a lot of things to not work as expected right away. RealPage makes it so new equipment rollout is largely a non-issue and users are able to pick back up almost immediately. Once they learn the system, it works across all our portfolio. The new Unified Login is also a smoother experience--when it works. Review collected by and hosted on G2.com.
