Like any software, they are improving things. I like this way better than Guesty, but one of my main reasons for changing was the improved API integration with Airbnb which allows the selection of who the message sender is in Airbnb when sending messages from Hostaway. This is not perfect as you cannot set a default sender, which I didn't know. However, I raised this concern and got a very nice email from the development team letting me know they will actively work on this. They are even leaving my ticket open to let me know once it has been completed. This is such a far cry above the service level of Guesty, I can't even begin to tell you. Like any good STR PMS - this helps me manage all of my calendars, communications, and automations in one place for all my distribution channels. This software is just much easier to use than the previous one I was on (Guesty). One of my chief complaints with Guesty is that you cannot call in for support, and their software is unnecessarily complicated. Nothing is intuitive, not even setting names. Many times when I got stuck, I would spend more than an hour on instant message with support trying to resolve a problem, only for them to say they couldn't resolve it because they were on the wrong team and needed to escalate it, which meant it wouldn't get solved for several more business days, and would have to be resolved by email. Even then, many times, they didn't correctly understand my problem for whatever reason. Hostaway solves this by using intuitive user-friendly UX, and they have support members who speak great English, and are 24/7 available and ready to help solve your problems. In email campaigns, Entrata has an AI feature to help with mass emails. However, the AI doesn’t use Entrata’s merge fields so you need to delete the AI attempts at merge fields and replace with Entrata’s, creating concern over using AI at all until fixed as it hurts the brand to miss an edit Review collected by and hosted on G2.com.

The Entrata dashbord provides an all-in solution to organizing our on-site team's day-to-day and helping our corporate team have a great snapshot of what is going on at the property and how to best aid our teams. The accounting aspect for service providers still lacks visibility and clarity. Cleaning agents do not have access to a summary dashboard with their completed, uncompleted tasks, and the associated amounts. As a result, they frequently send me invoices that do not always match the RentalReady schedule, which leads to unnecessary manual checks. RentalReady allows me to solve several recurring issues in my business: managing booking flows, coordinating between owners, travelers, cleaning and maintenance teams, as well as centralizing information. I save time, avoid human errors, have a clear view of schedules, and my travelers automatically receive essential information, which greatly improves my satisfaction rate and overall rating. There are not many things I dislike about ResMan, but there is room for growth. One area that could be improved is the waiting list functionality. For example, when managing a parking waitlist, it is difficult to adjust the order fairly when someone needs to be moved up. Even if a person receives a spot earlier, the list numbering does not automatically update for the remaining residents. ResMan helps solve the challenge of managing recertifications in affordable housing. In our property, residents’ incomes often need to be reviewed outside of the annual cycle through interim recertifications. ResMan makes this process more flexible and organized by allowing us to create, and update income changes accurately when they occur. There is an urgent need for greater transparency and stronger protections when it comes to payment disputes. I have witnessed serious situations where, if a tenant initiates a chargeback, the platform removes funds—sometimes amounting to thousands of dollars—from the landlord’s account without any warning or immediate chance to respond, leaving the entire process in the hands of the payment processor (Stripe). While the accounting features have seen some improvement, they still come across as a temporary fix rather than a comprehensive solution. TurboTenant effectively addresses the issue of 'inexperience paralysis.' Its intuitive interface makes it possible for even a first-time landlord to list a property, screen applicants, and sign a state-specific legal lease all within a single afternoon. On the downside, though, it introduces financial friction for tenants, who are required to pay application fees that can reach up to $55. In a competitive rental market, this fee may deter strong applicants who are unwilling to pay such an amount before knowing whether they are even being seriously considered for the property. If I had to pick something least helpful, I’d say the system can be a little buggy with uploading or viewing pictures, and it would be great if the conversation feature with residents was tied directly to work orders. Review collected by and hosted on G2.com.

I would say one of the biggest downsides in Prism is not knowing where to look for certain actions. Different actions can be selected from the checkboxes on the left, the three dots on the right, the actions tab at the top of the screen, and within the workorders/PMs themselves. This makes is confusing know where to look for specific actions.

Building Engines allows us to automate the process of entering work order requests from tenants which is a huge consolidation of time. As an overall system it holds a wide variety of property specific information in one place including tenants, equipment, work orders, communications, COI's and contracts. Like many software there some always going to be downsides. In the case of Property Matrix, it is web-based so if their server is down things can run a little slowly or no access at all. While Ciirus offers a variety of self-help resources, I often find that they don’t quite get me to the finish line. More often than not, I end up reaching out to a Ciirus rep for guidance—and honestly, that’s where the real value is. Their team is always helpful, knowledgeable, and quick to get me back on track. One of the biggest benefits for me is having all our reservation information in one place. It makes things so much easier—no more jumping between systems or digging through emails. Rent Manager has significantly enhanced our maintenance efficiency through its Services tool. Additionally, the ability to email tenants simultaneously is a fantastic feature that saves us a great deal of time.
