What do you like best about Hostaway?

The best thing about Hostaway is the support. They are easy to get a hold of, very knowledgeable, and always helpful. I had complicated PMS setting and automations that took a lot of work to migrate over from Guesty, and Gabriel spent a lot of time with me getting all the settings just right. Also, in between on-boarding sessions when I was stuck on something, their 24/7 call support was ready and willing to help. Even joining google meet sessions with screen share to resolve problems and walk me through features I was unfamiliar with. Overall I'm super glad to get away from Guesty and on to HostAway. What do you dislike about Hostaway?

Like any software, they are improving things. I like this way better than Guesty, but one of my main reasons for changing was the improved API integration with Airbnb which allows the selection of who the message sender is in Airbnb when sending messages from Hostaway. This is not perfect as you cannot set a default sender, which I didn't know. However, I raised this concern and got a very nice email from the development team letting me know they will actively work on this. They are even leaving my ticket open to let me know once it has been completed. This is such a far cry above the service level of Guesty, I can't even begin to tell you. What problems is Hostaway solving and how is that benefiting you?

Like any good STR PMS - this helps me manage all of my calendars, communications, and automations in one place for all my distribution channels. This software is just much easier to use than the previous one I was on (Guesty). One of my chief complaints with Guesty is that you cannot call in for support, and their software is unnecessarily complicated. Nothing is intuitive, not even setting names. Many times when I got stuck, I would spend more than an hour on instant message with support trying to resolve a problem, only for them to say they couldn't resolve it because they were on the wrong team and needed to escalate it, which meant it wouldn't get solved for several more business days, and would have to be resolved by email. Even then, many times, they didn't correctly understand my problem for whatever reason. Hostaway solves this by using intuitive user-friendly UX, and they have support members who speak great English, and are 24/7 available and ready to help solve your problems. I like that Innago is a great universal tool that's free for landlords to start with. It's user-friendly on both ends, being tenant-friendly and also landlord-friendly. You can maneuver throughout the tabs to locate what you need. It's a great tool for landlord professionals. ResMan has been very helpful for our property, especially because it is well designed for Section 8 management. The system is very detailed, particularly when it comes to resident information, which makes daily work more accurate and organized. There are not many things I dislike about ResMan, but there is room for growth. One area that could be improved is the waiting list functionality. For example, when managing a parking waitlist, it is difficult to adjust the order fairly when someone needs to be moved up. Even if a person receives a spot earlier, the list numbering does not automatically update for the remaining residents. What do you dislike about Hospitable.com?

I need to tell how their customer service is TERRIBLE and, even though I used them for years, I probably won't any longer because they don't take care of their customers. Customer service and billing discretion need SIGNIFICANT improvement. They take a LONG time to even address issues and, a same-day payment issue caused by a card change was resolved within approximately one hour (of my learning of it), yet resulted in permanent loss of a legacy rate with no escalation path or discretion applied. The ticket was later closed due to a holiday without resolution (both instances happened over holidays - Christmas and New Year respectively - not during working hours). This wasn't a product failure- it was a customer experience failure. Policies were enforced rigidly without consideration of timing, intent, or customer tenure (I'd been using them for years). What do you like best about Condo Control?

I find the most helpful aspect of Condo Control is the support it provides for managing records and handling the daily activities of both management and staff in a condominium setting. As I use the application and website every day, I continue to discover new features, making it a continuous learning experience. The amenity booking system, along with the flexibility to revise bookings or process authorized refunds for late cancellations, simplifies things for residents and is also connected to our accounting department, which makes tracking any activity straightforward. Mistakes with records can happen, but being able to recover them from the unit's archive is a real relief. Generating packages to notify residents when their store purchases are ready for pickup has also saved time for both management and the Concierge. We recently transferred from Building Engines to Prism. In comparison, I really like all the search and filtering features of Prism. As a company with 90+ properties in the system it is really helpful to be able to create your own layouts for filtering and customization.

What do you dislike about Building Engines?

I would say one of the biggest downsides in Prism is not knowing where to look for certain actions. Different actions can be selected from the checkboxes on the left, the three dots on the right, the actions tab at the top of the screen, and within the workorders/PMs themselves. This makes is confusing know where to look for specific actions.

Building Engines allows us to automate the process of entering work order requests from tenants which is a huge consolidation of time. Time.

In the past I would inspect a property taking a ton of notes and photos, then go back to the office and spend approximately 4-5 hours creating a report that would be user-friendly to my client.

Now after I do the inspection, I spend maybe 30 minutes editing the report and correcting my spelling errors then it’s done.

What do you like best about TenantCloud?

I've been using Tenantcloud for over 6 months now and have come to really enjoy the ability to do everything, all in one place. Previously, I was having to manage properties in one platform, advertise in another, and store documents in the cloud. With Tenantcloud, I can do it all in one place. Additionally, I can invite tenants directly from the app when I am mobile, or work from the desktop if I am in the office. As a midsize property management company, I get the efficiency and streamlined ease of use without paying through the roof! Review collected by and hosted on G2.com.

What do you dislike about TenantCloud?

While the accounting is a perk and works (yes, it works), it could use a lot of work. For example, you have to process fees/payments one at a time rather than being able to process all at once by "selecting all". While this may seem minimal, it is a literal time killer having to process each transfer individually once a month. Additionally, the reconciliation tab isn't a huge help, so it would be nice to hide it all together. Review collected by and hosted on G2.com.

What problems is TenantCloud solving and how is that benefiting you?

Managing all properties all in one place alongside account tracking, payments, and on demand user statements. I was having to do all that individually and reconcile each month individually prior to moving over to TenantCloud. Review collected by and hosted on G2.com.
