What do you like best about AppFolio?

I like that AppFolio is widely used in the industry, which makes it a dependable and scalable platform. They consistently roll out new features and improvements, so the system keeps evolving with operational needs. It’s very user-friendly for both tenants and owners, which reduces confusion, cuts down on back-and-forth, and helps streamline communication, payments, and maintenance requests. From an operations standpoint, it centralizes accounting, reporting, and property management functions in one place, which improves efficiency and visibility. Their customer service is also a major advantage, responsive, knowledgeable, and genuinely helpful when troubleshooting issues or navigating more complex workflows. What do you dislike about AppFolio?

One of the biggest downsides we’ve experienced with AppFolio is the lack of safeguards and recovery options for accounting data. We followed incorrect guidance from their AI chatbot on an accounting fix, which resulted in the permanent loss of about three weeks’ worth of accounts payable work. Unfortunately, there was no way to restore a prior version or recover the data, and everything had to be manually re-entered. That lack of version control or rollback capability is a significant risk.

Additionally, integration with other systems like QuickBooks Online is limited, which makes it harder to create a more flexible or redundant accounting workflow. Expanding integrations and improving data recovery options would make a big difference. Review collected by and hosted on G2.com.

We use AppFolio to centralize and streamline all aspects of property management. It solves the challenge of tracking detailed property, tenant, and financial data in one place, which improves accuracy and visibility across our portfolio. So far, it has simplified my life immensely. I’ve been able to automate a lot of what I was previously doing manually across 6 properties. My team can access the calendar for all bookings, so nothing gets missed, and they can immediately see if someone cancels. Nothing negative so far. It’s fairly simple to use overall, although I did need a bit of help setting up the website because that part is a little more complicated. I was managing six properties that aren’t even in the same town, let alone the same country. What do you like best about Building Engines?

I really enjoy the transparency in tenant communication that Building Engines offers. Anyone who uses the platform can communicate with tenants and maintain a historical record of those conversations for future reference, which is especially helpful for billable charges and reoccurring events. Our tenants and staff are able to submit work orders via the app or desktop and track, in real time, completions and updates. That visibility makes follow-up much easier and helps ensure tenant satisfaction stays a priority.

Building Engines has also solved time management issues for us. The ability to create an invoice directly from a work order is a great feature; before the software, all invoicing was done manually in Excel. Now the information is streamlined and organized in a way that substantially reduces human error, and it has increased our tenant service revenue. the Invoices look very professional and can be designed to include any background information relevant to the request. The initial setup was fairly easy, and the support we received was exceptional, which made the process feel seamless overall. I appreciate that there are many service modules to choose from based on your operational needs and it's all for a reasonable cost, considering it includes 24/7 customer support if ever needed. TurboTenat I log in almost everyday to check payments and requests, and it’s been really helpful for staying on top of notifications and communications.

The maintenance request feature is something I didn’t expect to rely on so much, but now it feels essential.

Tenants can submit issues directly there, and I am able to track everything in one place without depending on what’sApp messages or phone calls. What do you like best about Lodgify?

The two best aspects of using Lodgify are their customer service and the speed/frequency of platform improvements.

Over my 2.5 years of using their software, I've contacted Lodgify customer service a dozen or more times; the representatives have always been responsive, professional, and knowledgeable. No phone trees. No AI chat bots. Just real humans who have been able to solve every issues I have brought to them.

They are also constantly making bug fixes and platform improvements. Their software is by no means perfect, but when there is an issue, they fix it quickly. They do seem to listen to customer feedback and incorporate it into each new feature. Review collected by and hosted on G2.com.

What do you dislike about Lodgify?

Lodgify's software doesn't quite have the polish or reliability of a market leading PMS.

There are times when they are behind their competition in terms of necessary features. For example, when I first started using the tool there was no way to send an automated message to a guest immediately after they made their booking. You could only do automated messages for check in and check out. To their credit, this has since been remedied.

There are also commonly bugs/issues that impact my operations. Recently, there was a bug where the messaging tab did not display the name of the guest or any of the message history. What do you like best about Property Matrix?

Property Matrix is web-based so it is easy to take it on the go or access it virtually from anywhere. There are many ways that Property Matrix makes process leases and payments a breeze. There is also automated built in document signing, automated email and text to new tenants to sign up Property Matrix tenant portal. The tenant portal makes it very easy for tenant to view and sign documents, make payments and upload maintenance requests along with pictures. There are many positive features to mention here. What do you dislike about Property Matrix?

Like many software there some always going to be downsides. In the case of Property Matrix, it is web-based so if their server is down things can run a little slowly or no access at all. However, so far with my 1-year experience with PM, the server was a non-issue. Review collected by and hosted on G2.com.

What problems is Property Matrix solving and how is that benefiting you?

“Streamlined and efficient”
What do you like best about TenantCloud?

I've been using Tenantcloud for over a year now and have come to really enjoy the ability to do everything, all in one place. Previously, I was having to manage properties in one platform, advertise in another, and store documents in the cloud. With Tenantcloud, I can do it all in one place. Additionally, I can invite tenants directly from the app when I am mobile, or work from the desktop if I am in the office. As a midsize property management company, I get the efficiency and streamlined ease of use without paying through the roof! Review collected by and hosted on G2.com.

What do you dislike about TenantCloud?

While the accounting is a perk and works (yes, it works), it could use a lot of work. For example, you have to process fees/payments one at a time rather than being able to process all at once by "selecting all". While this may seem minimal, it is a literal time killer having to process each transfer individually once a month. Additionally, the reconciliation tab isn't a huge help, so it would be nice to hide it all together. Review collected by and hosted on G2.com.

What problems is TenantCloud solving and how is that benefiting you?

Managing all properties all in one place alongside account tracking, payments, and on demand user statements. I was having to do all that individually and reconcile each month individually prior to moving over to TenantCloud. Review collected by and hosted on G2.com.

What do you like best about HandyTrac?

Organization and management of our properties' key system. It allows all keys to be where they are supposed to be at any given time. If they are not, it is so simple to look up and find who checked out keys with a date and time stamp. What do you dislike about HandyTrac?

I have found that switching out key tags or replacing key tags is not user friendly. Maybe the newer versions of the system have made this easier, however, with our current model I would like to be able to switch key tag numbers/unit numbers via the online system instead of directly on the machine. What problems is HandyTrac solving and how is that benefiting you?

HandyTrac helps keep our key system safe and secure. As the property manager, it takes away the headache of having the key box in my office under my control of having to allow access and keep track by hand of who has check out specific keys, etc. It streamlined a process that was once very time consuming.
