"A Lifesaver for Small Landlords: Simple Setup, Powerful Project Tracking"
What do you like best about DoorLoop?

A little background first - which makes the DoorLoop service more meaningful to a landlord with a smaller portfolio similar to us.

After my father died, and my mom was isolated for two years after COVID, we were tasked with managing their properties in another state. Initially we hired a property management company and then a friend of the family. The property management company was highly disorganized, did not even secure entry in eight months, racked up fees but did not follow through with even simple projects and had the audacity to take videos of remodeling work of our own doing as their own and advertised on their social media channel without permission. Our well meaning friends lacked discipline so projects were all half started, none finished. And text updates are overwhelming. Hard to follow when you have multiple projects going on at once.

When we found DoorLoop it seemed to have all the project management features we needed that wasn't overly complex to use. We wanted a simple interface and not a big headache like the latest iPhone update.

We manage 10 properties, 7 condos, 1 short term rental, my parents original home (updated for sale) and my mother's current home where we moved her to be closer to family. At the time we signed onto DoorLoop, we were still in the midst of updating some of the condos. My father had congestive heart failure and just stopped maintaining but unwilling to let go of control. Consequently - lots of moving parts, several properties under renovation, regular maintenance and tenant issues.

Once we onboarded with DoorLoop it was like taking a deep breath. First, they onboard you and second - you have the use of what I feel is their best feature - the project management system. They onboarded us quickly - it took almost no time to set everything up (and they have great customer service - they answer quickly when you're freaking out and frustrated). Right away, we could:

- track every project:

- see at a glance - what was done and what was not completed

- assign the team, the conversation thread and decisions

- see snapshots of the project in process

You can upload all your invoices instead of them getting crumpled in your wallet. Just take a photo with your phone and upload.

For us, we had to place orders with Home Depot and Lowes for pick up (in another state). So easy. We just took snapshots of the order - so our subs knew what to pick up and when. And the thing is - they had to just sign into DoorLoop not weed through a million texts.

Need to evict - like our tenants with five pets, when we had a no pet policy and who let the animals defecate all over the floor and NEVER clean? Keep track of conversations by uploading screen shots of text messages, photos, letters, emails, etc - so when you go to evict, the timeline is already done.

It is the perfect software for an independent landlords with a small (I can't speak to large) rental portfolio. It is a lifesaver. Review collected by and hosted on G2.com.

What do you dislike about DoorLoop?

This isn't so much a dislike. This is more of a sticker shock with the pricing. For a small landlord like us - it's not cheap. It's a deal when you compare it to other project management software - but it is not nominal.

What do you like best about DoorLoop?

I like how easy it is to manage a large number of properties. It takes care of the tedious work like rent collections and applications so I can focus on the rest of my tasks. What do you like best about DoorLoop?

I like that DoorLoop calculates rents due, rent reports, late fees, and tenant ledgers in a very organized way. It's easily accessible and easy to understand and filter through for specific results. I find the automatic system very convenient as it automatically charges rent and late fees when applicable. Also, the initial setup was very easy. Review collected by and hosted on G2.com.

What do you dislike about DoorLoop?

I do wish that we could take credit card payments outside of a tenant's app. If manual credit card entry was possible to receive a payment, that would be extremely helpful. There are times that tenants need rent assistance and will seek outside resources for help. When they call me, I cannot accept a credit card payment as we do not have the option to do a manual entry for cards to input into the system. Review collected by and hosted on G2.com.

What do you like best about DoorLoop?

I like that DoorLoop is very easy to use. The payment feature is great, and if a resident has a maintenance request, we can send notifications to them, which is wonderful. I really appreciate the team at DoorLoop; their training sessions are great and the onboarding was wonderful. They have a chat feature where you can ask questions at any time of the day, and the chatbot will get back to you, which I find really helpful. I've also had team members from DoorLoop reach out as well, which I really appreciate. It saves me time because everything is all in one place. I also like that I can save documents and upload photos in DoorLoop. When we have an applicant that's interested, we can just send them the link to apply, which makes everything easy overall. Additionally, setting everything up was actually really simple; we had two or three sessions with the onboarding team at DoorLoop, and it was very simple and easy. What do you dislike about DoorLoop?

I think that if they could have a lease specific to California, that would be awesome. The lease in DoorLoop is only seven pages, while we're used to seeing leases that are 20-plus pages here in California. "Effortless Platform with Exceptional Support"
What do you like best about DoorLoop?

I love the absolute ease of the DoorLoop platform. My teenager can work through it with zero issues, and everything is explained in a way I can understand. I enjoy that if I have a question about where something is, or need to edit or change something, I can type the question into the chat and get multiple responses and directions on how to fix it. I appreciate not having to pick up the phone to call a representative and wait on hold or for a return email; it's quick and easy. The initial setup was extremely easy, and the reps were very thorough in training. We're saving a lot of time with the app as everything we need is in one location instead of multiple platforms, eliminating dual entry. Review collected by and hosted on G2.com.

What do you dislike about DoorLoop?

I only wish there was an option to have the text come to my phone instead of through the app. I wish the tenants had the option to call the SMS number and it ring my phone without giving them my personal number. Review collected by and hosted on G2.com.

What do you like best about DoorLoop?

We had tried a friend of the family managing the properties and a property management company and neither worked out. The friends lacked the discipline to handle our renter's needs and the property manager and the property management company did very little, racked up fees without following through simple projects, uploaded videos or our remodeling work as their own and grifted.

When we found DoorLoop it seemed to have all the features we needed without the complication of a project management system that was overly complex to use. We manage 10 properties, 7 condos, 1 short term rental, my parents original home (updated for sale) and my mother's current home.

With this many houses, and many ongoing project as well as regular maintenance, there is a lot going on. But the project management portion, actually couldn't be easier with DoorLoop. We can track every project, we can track what has been done and not completed, we can assign point persons and we can manage all the bills. It holds people accountable. This Project Management feature is the very best feature.

With this many units (which is not a lot for many but a lot for someone that is trying to have their own life too) it's easy to purchase materials for projects, say at Home Depot, upload the order, upload the shipping date, double check everything has been delivered to the appropriate unit, have conversations with the contractor - that are captured in the system - with no need of the she said he said that often happens.

In cases of removing a tenant - you can also keep track of conversations by uploading screen shots of text messages, letters, emails, etc - so when you go to evict, all the hard work has already happened and just needs to be downloaded.

This is the perfect software for an independent landlords with a small (I can't speak to large) rental portfolio. Review collected by and hosted on G2.com.

What do you dislike about DoorLoop?

Initially you may find the cost of the software to be high. But believe me, after you have gone through the "friend of the family," and a property management firm* - it is money well spent.

*Note there might be very many reputable firms out there. But make you check the costs and mark-ups - and keep in mind, no one is going to care as much as you do - and with a smaller portfolio like ours, the margins just are not there. Review collected by and hosted on G2.com.

What do you like best about DoorLoop?

I love the features of DoorLoop and everything it has to offer. Since I've been using it, the process has become so much easier and it takes less time when managing my property services. The accounting process is something I really enjoy, as it helps keep records and books in order. I appreciate the way it notifies both tenants and landlords about rental payments, and how it tracks and keeps records of everything. It's an all-in-one system, so I don't need any other software. I also like the end-of-year feature to get 1099s done for landlords. Plus, if I have any issues, I can easily speak to a representative by chat. It's easy to use, which I really appreciate. What do you like best about DoorLoop?

I use DoorLoop for receiving payments for our tenants, managing tenant information, and the rent roll, and I find it very easy to maneuver. If a mistake is made, like putting someone's rent on another account, DoorLoop makes it easy to switch it. I like the way the platform is set up, especially the setup on the left side that has many different features that are easy to access. When I want to look in a tenant's profile, I can just click on 'people' and then 'tenants', which shows how easy it is to find things. The initial setup of DoorLoop was very easy, and I think it's the best platform for a property manager to use. Review collected by and hosted on G2.com.

What do you like best about DoorLoop?

I like DoorLoop because of its ease of use; it behaves like a checkbook, which is less intimidating since everyone has used one before, making it familiar. The reports are intuitive, easy to build, and can be customized to conform to what CPAs are looking for. I also find that it's better than our previous software, Rent Manager. What do you dislike about DoorLoop?

Ohhhhh - that was a BIG headache. We were told before we signed on that we would be able to upload the Rent Manager historical data directly into DoorLoop. That turned out NOT to be true. What do you like best about DoorLoop?

I use DoorLoop for my rental properties and it really helps by doing all the work for me in emailing about rent due and when it is late. I like that the renters have access to their account and can pay through it. The setup was very easy to learn, and when I had any questions, I just asked in the chat and got an answer promptly.
