A little background first - which makes the DoorLoop service more meaningful to a landlord with a smaller portfolio similar to us.
After my father died, and my mom was isolated for two years after COVID, we were tasked with managing their properties in another state. Initially we hired a property management company and then a friend of the family. The property management company was highly disorganized, did not even secure entry in eight months, racked up fees but did not follow through with even simple projects and had the audacity to take videos of remodeling work of our own doing as their own and advertised on their social media channel without permission. Our well meaning friends lacked discipline so projects were all half started, none finished. And text updates are overwhelming. Hard to follow when you have multiple projects going on at once.
When we found DoorLoop it seemed to have all the project management features we needed that wasn't overly complex to use. We wanted a simple interface and not a big headache like the latest iPhone update.
We manage 10 properties, 7 condos, 1 short term rental, my parents original home (updated for sale) and my mother's current home where we moved her to be closer to family. At the time we signed onto DoorLoop, we were still in the midst of updating some of the condos. My father had congestive heart failure and just stopped maintaining but unwilling to let go of control. Consequently - lots of moving parts, several properties under renovation, regular maintenance and tenant issues.
Once we onboarded with DoorLoop it was like taking a deep breath. First, they onboard you and second - you have the use of what I feel is their best feature - the project management system. They onboarded us quickly - it took almost no time to set everything up (and they have great customer service - they answer quickly when you're freaking out and frustrated). Right away, we could:
- track every project:
- see at a glance - what was done and what was not completed
- assign the team, the conversation thread and decisions
- see snapshots of the project in process
You can upload all your invoices instead of them getting crumpled in your wallet. Just take a photo with your phone and upload.
For us, we had to place orders with Home Depot and Lowes for pick up (in another state). So easy. We just took snapshots of the order - so our subs knew what to pick up and when. And the thing is - they had to just sign into DoorLoop not weed through a million texts.
Need to evict - like our tenants with five pets, when we had a no pet policy and who let the animals defecate all over the floor and NEVER clean? Keep track of conversations by uploading screen shots of text messages, photos, letters, emails, etc - so when you go to evict, the timeline is already done.
It is the perfect software for an independent landlords with a small (I can't speak to large) rental portfolio. It is a lifesaver. Review collected by and hosted on G2.com.
This isn't so much a dislike. This is more of a sticker shock with the pricing. For a small landlord like us - it's not cheap. It's a deal when you compare it to other project management software - but it is not nominal.
