What do you like best about DoorLoop?
After my father died, and my mom was isolated for two years after COVID, we were tasked with managing their properties from another state. We had tried a friend of the family managing the properties and a property management company and neither worked out. The friends lacked the discipline to handle our renter's needs and the property manager and the property management company did very little, racked up fees without following through simple projects, uploaded videos or our remodeling work as their own and grifted.
When we found DoorLoop it seemed to have all the features we needed without the complication of a project management system that was overly complex to use. We manage 10 properties, 7 condos, 1 short term rental, my parents original home (updated for sale) and my mother's current home.
With this many houses, and many ongoing project as well as regular maintenance, there is a lot going on. But the project management portion, actually couldn't be easier with DoorLoop. We can track every project, we can track what has been done and not completed, we can assign point persons and we can manage all the bills. It holds people accountable. This Project Management feature is the very best feature.
With this many units (which is not a lot for many but a lot for someone that is trying to have their own life too) it's easy to purchase materials for projects, say at Home Depot, upload the order, upload the shipping date, double check everything has been delivered to the appropriate unit, have conversations with the contractor - that are captured in the system - with no need of the she said he said that often happens.
In cases of removing a tenant - you can also keep track of conversations by uploading screen shots of text messages, letters, emails, etc - so when you go to evict, all the hard work has already happened and just needs to be downloaded.
This is the perfect software for an independent landlords with a small (I can't speak to large) rental portfolio. Review collected by and hosted on G2.com.
What do you dislike about DoorLoop?
Initially you may find the cost of the software to be high. But believe me, after you have gone through the "friend of the family," and a property management firm* - it is money well spent.
*Note there might be very many reputable firms out there. But make you check the costs and mark-ups - and keep in mind, no one is going to care as much as you do - and with a smaller portfolio like ours, the margins just are not there. Review collected by and hosted on G2.com.
