There are many ways that Property Matrix makes process leases and payments a breeze. There is also automated built in document signing, automated email and text to new tenants to sign up Property Matrix tenant portal. The tenant portal makes it very easy for tenant to view and sign documents, make payments and upload maintenance requests along with pictures. There are many positive features to mention here. **What do you dislike about Property Matrix?** Like many software there some always going to be downsides. In the case of Property Matrix, it is web-based so if their server is down things can run a little slowly or no access at all. However, so far with my 1-year experience with PM, the server was a non-issue. **What problems is Property Matrix solving and how is that benefiting you?** Property Matrix helps to streamline leases and tenant connection. In other words, everything lease, such as rent, lease signing and tenant communication in one package. ### 2. It's extremely easy to correct mistakes or make changes. Their service and support team are top notch with quick responses. **What do you dislike about Property Matrix?** The only disadvantage so far is that we cannot drill down on numbers which the team is currently working on. I believe that the input from their customers is welcomed and helps them to create an even better program that fits everyone's needs and requirements. **What problems is Property Matrix solving and how is that benefiting you?** The tenant portal saves a lot of time by not having to breakdown charges and payments for tenants since they can now see this information; tenants paying directly on the portal eliminates our using another software program to collect the rent. Our old program no longer offered any support and the program they recommended took three steps to complete what we can do in one step on Property Matrix. ### 3. They answer within the hour and are well versed and knowledgeable about the software. 10/10! **What do you dislike about Property Matrix?** I still struggle a tad with the "Reports" section. It can get confusing and I don't always get what I need. What they do offer, though, is templated well. **What problems is Property Matrix solving and how is that benefiting you?** We are able to streamline all of our leases and property management tasks into one software. Before we were using multiple softwares to accomplish this task, not we can get it all in one place. ### 4. So easy to find and verify payments receied or sent. **What do you dislike about Property Matrix?** We would have loved for the AP/Vendor feature to be able to send Checks through their system versus us having to print the check. We did not utilize the printing checks feature because we prefer everything done electronically. Would have been great as well for any easier system to send ACH payments through the software. **What problems is Property Matrix solving and how is that benefiting you?** Creating a better texting platform will be extremely helpful in doing away with our external texting app we use company wide. ### 5. We can essentially run our entire rental business from this site! From accounting to marketing to maintenance. The reports are great as well! We are able to run tenant reports that show their individual transactions to help us understand their account. Tenants are also able to go online and make payments as well as submit maintenance tickets. These maintenance tickets are very easy for us to track and keep on top of. We have our maintenance team set up as a vendor so they only have limited access to any unnecessary information. The marketing aspect of Property Matrix is amazing! If you have pictures of your open units you can post to 7 different advertising websites including apartments.com and zillow, all with a click of a button! This helps cut down on my time to go to each site and manually post and update these. **What do you dislike about Property Matrix?** Customer service could be more timely with their responses. They advertise custom reports but are not always eager to help you build them. We are currently working with them on customizing the online application to mirror what we have on paper. **Recommendations to others considering Property Matrix:** Ask questions! When PM replies they are very helpful. Always willing to customize your site to your liking! **What problems is Property Matrix solving and how is that benefiting you?** Property Matrix really helps keep me organized with our properties. I can stay on top of leases expiring and renewing them in a timely manner. ### 7. Their customer service/support team is outstanding! Implementation of a new software is always troublesome, but their team broke it down, so it wasn't so overwhelming. They are available to answer our plethora of questions via chat, email or phone and have a great set of articles for self-guided help that answer many questions. **What do you dislike about Property Matrix?** There are a few minor nuances that are odd, but they take customer feedback very seriously and are currently constructing an update that will remove those oddities. Again, their customer service/support team is outstanding! **Recommendations to others considering Property Matrix:** If you have questions, utilize their support team. They are there to help and they do a fabulous job! **What problems is Property Matrix solving and how is that benefiting you?** The classic problems of time management, accessing data whenever and wherever we need it, and fear of data loss due to a computer failure. We were using an old property management software that only lived on an old computer and took a long time to load each screen. By switching to Property Matrix, we have the benefit of a cloud-based service that allows us to access the program anywhere and loads quickly. We are also not beholden to one specific computer and can utilize our new hardware without fear of the computer crashing and mass data loss. ### 11. The best rental software I have ever used. Easy to learn and customer service is the best. If there is not a report that you need, customer service will set one up for you. If you need customized field for data, they will also set those up. **What do you dislike about Property Matrix?** Only con I have found is that if you run a report on the screen and leave the report section, you will have to totally rerun the report rather than just refresh . **Recommendations to others considering Property Matrix:** The staff will make the switch painless. Just send them the requested reports or files and they do all the work. Just be sure to check the results as sometime conversions can have a problem. **What problems is Property Matrix solving and how is that benefiting you?** We are now able to replace old out of date computers. The best part is that it is extremely user-friendly. Communicating with tenants and owners all through the site is awesome. **What do you dislike about Property Matrix?** The price. Unless you're utilizing this at a high level (many units) the price would be staggering. If you're managing multiple units (at least 20 I would say) you could justify this price. $240 a month is really high if you're only casually managing properties. **Recommendations to others considering Property Matrix:** Make sure you look at the price before you switch completely. I can now prepare and post vacancy listings, print flyers, receive and follow-up on leads all from one convenient dashboard. I no longer need multiple programs to advertise my properties, and best of all, the cloud-based software allows me to manage everything from any location and any device. **What do you dislike about Property Matrix?** I really am quite pleased with the overall programming available. The only thing I would improve upon is the background customization. It's a little difficult to read when you select a darker background image. **Recommendations to others considering Property Matrix:** The Property Matrix support staff has provided excellent service with both implementation and customization. I've always found it challenging to know what and where to post listings for maximum visibility and response.
