The Entrata dashbord provides an all-in solution to organizing our on-site team's day-to-day and helping our corporate team have a great snapshot of what is going on at the property and how to best aid our teams. At first, we found it inconvenient that the system used the American date format (month/day/year) instead of the English format (day/month/year). After we brought this up, FinQuery responded quickly and, within a month, introduced an option to select the preferred date format. We were very impressed by this responsiveness. Occasionally, the system experiences minor lag, but this has not been a significant problem for us. One feature we would find particularly helpful is a modelling 'play pit,' as we are frequently asked to model various lease scenarios to support decision-making at the senior level. Previously, our audit of financial leases was both costly and time-consuming because we relied on Excel. However, this year-end audit was completed much more efficiently in the finance lease area, and we avoided the extra fees we incurred last year when auditors had to review a manual spreadsheet. The only problems I’ve had with Costar in 3 years of use were the times when the system was slow, but it soon returned to normal. And this year, has a time when Costar was out for days, however this happened only once during 3 years of use and it was sent a daily email to let us know what was happen and how they are working to resolve. With Costar, I can have a comprehensive view of everything that is released for the client, including dates, values, comments, and who released it. The visualization of reports downloaded from Costar is also excellent and greatly facilitates my work. Additionally, when we need to schedule something, it is also simple and quick. And with this, we can always provide the correct information to the client, and everyone in the team or even the client can access and see what we are doing, which prevents errors and misunderstandings. Leasecake helps us manage leases, files and permits. We use the tasks: swim lanes and we are able to track permits and whether they are valid, about to expire or expired. This helps us view what needs more attention and whether we have time to act on it. There are not many things I dislike about ResMan, but there is room for growth. One area that could be improved is the waiting list functionality. For example, when managing a parking waitlist, it is difficult to adjust the order fairly when someone needs to be moved up. Even if a person receives a spot earlier, the list numbering does not automatically update for the remaining residents. ResMan helps solve the challenge of managing recertifications in affordable housing. In our property, residents’ incomes often need to be reviewed outside of the annual cycle through interim recertifications. ResMan makes this process more flexible and organized by allowing us to create, and update income changes accurately when they occur. There is an urgent need for greater transparency and stronger protections when it comes to payment disputes. I have witnessed serious situations where, if a tenant initiates a chargeback, the platform removes funds—sometimes amounting to thousands of dollars—from the landlord’s account without any warning or immediate chance to respond, leaving the entire process in the hands of the payment processor (Stripe). While the accounting features have seen some improvement, they still come across as a temporary fix rather than a comprehensive solution. TurboTenant effectively addresses the issue of 'inexperience paralysis.' Its intuitive interface makes it possible for even a first-time landlord to list a property, screen applicants, and sign a state-specific legal lease all within a single afternoon. On the downside, though, it introduces financial friction for tenants, who are required to pay application fees that can reach up to $55. In a competitive rental market, this fee may deter strong applicants who are unwilling to pay such an amount before knowing whether they are even being seriously considered for the property. What I dislike the most about Visual Lease is when a lease comes to an end, VL admin automatically changes its status from Active to Historical and as soon as the status has been changed to Historical, you cannot run any modifications to the captured lease. If a modification needs to be run on a lease with a Historical status, you need to recapture that lease which will remain Active for 24 hours (even if the lease end date has passed) but that allows you to capture the modification. The lease accounting was a very manual process prior to implementing Visual Lease, which is prone to error. Visual Lease provides us with the lease schedule as well as lease journals for the whole lease term in the form of reports that are easily integrated into our monthly reporting. Within seconds, we are able to generate a consolidated FASB report of all leases that we require on a quarterly basis for the leases note in the financials, and that saves us alot of time. I wish that it was easier to select a specific location when using occupier. As of now, you must search the store number or the exact address in order for that store to pull up. Once you put in your search criteria, if your mouse is not hovering over the selection area, or you click something else on your page, your search disappears. Our company operates over 40 fast food locations. It can be difficult to manage that many leases at once. It is hard to know when rent increases or when a lease is going to expire when you do not have them organized. Occupier helps us to organize all of our leases as well as manage any updates/expirations with ease. It takes out the organization aspect as well as the human error aspect. LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. It is solving the issue of complying with IFRS 16 and automating the calculations and centralising my lease data in one place. Rent Manager has significantly enhanced our maintenance efficiency through its Services tool. Additionally, the ability to email tenants simultaneously is a fantastic feature that saves us a great deal of time. We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel.
