The payments are made through e-check which can bounce, so it's a little concerning while we wait for the payment to process for 3 days before seeing that it has successfully processed. Also the background check can be improved. We had an issue where out tenant was receiving an invoice of an overdue payment. It was not clear where the invoice was coming from. Even customer support on the phone was not sure because there was no invoice number. I reassured our tenant numerous times that no invoice from us was overdue. Appfolio is solving the problem of clutter. We have saved so many resources and paper when using appfolio. Its centralized database style allows information to be shared amongst all the managers when updating the records. CoStar Real Estate Manager helps streamline the management of all active leases by centralizing both the approval workflows and accounting processes into a single platform. Entrata is a great platform overall, but the mobile app can sometimes be slow and require refreshing before updates appear. Finding certain settings or work order details can also take more clicks than necessary. Entrata solves the challenge of keeping property management, maintenance, and resident communication organized in one platform. Finquery does a great job at understanding customer needs and then roadmapping them for future improvements. It would be nice to have the approval workflow go through multiple levels of review. This is important to me because we have regional teams that handle day to day lease accounting, but I am the final reviewer of all leases that get entered into the system. Leasequery has allowed us to consolidate a lease accounting system and lease administration system into one tool. Our facilities teams leverage the lease system to store all contracts and agreements. I dislike the fact that the web creators continue to change things that DO NOT NEED TO BE CHANGED. The automated options are nice but make for sloppy bookkeeping and the Reconciliation box has been shortened to accommodate the automated functions. We need the recon box to be bigger so we can see items in question. STOP trying to make ResMan into Yardi or any other software the web designers are getting ideas from. Leave it alone already. I don't know what problems are being solved, so I have no opinion on the matter. All I know is that admin needs to stop trying to fix it. Before everything was scattered across calls, text, spreadsheets. It also gives me a messaging platform so i can communicate with my tenants without using my personal email. Since I am still in the launch and onboarding phase, I have not used Rentvine long enough with live properties to give a full critique. The main downside so far is that there is a learning curve because the platform has many settings, templates, integrations, and workflows to configure correctly. For a new property management business, it can feel like a lot at first, and some areas require careful review to make sure everything is set up properly. Rentvine is helping me bring several important property management workflows into one organized system. As a new property management business, I need a platform that can support applications, screening, identity verification, income verification, property setup, accounting settings, owner/tenant records, and integrations with other tools. We have hundreds of leases and subleases across 14 companies which was very difficult to manage, time consuming to account and report on and prone to errors. Black Owl allowed us to fully automate the leasing process. We've eliminated hours of work every month and quarter across our portfolio. LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. I wish that it was easier to select a specific location when using occupier. As of now, you must search the store number or the exact address in order for that store to pull up. Once you put in your search criteria, if your mouse is not hovering over the selection area, or you click something else on your page, your search disappears. Our company operates over 40 fast food locations. It can be difficult to manage that many leases at once. It is hard to know when rent increases or when a lease is going to expire when you do not have them organized. Occupier helps us to organize all of our leases as well as manage any updates/expirations with ease. It takes out the organization aspect as well as the human error aspect. We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel. While I think Yardi Breeze is a strong platform for small real estate operators, there are a couple of limitations that stand out compared to QuickBooks Online. The lack of automated bank feeds creates additional manual work, and I wish there were a dedicated Transfer Funds feature that would allow users to easily move money between cash accounts without having to record journal entries or offsetting transactions. Those enhancements would significantly improve the user experience, particularly for organizations transitioning from QBO and accustomed to a more streamlined cash management process. I definitely think the maintenance portal needs improvement. Our tradies find that the work orders are very small font, have very limited input, and there's no live work order feature. This makes it difficult for them to report back when there's an issue and ends up making it a bit of a three-way communication with us and the tenants. I would like it to work more like Tapi does in residential. Also, the initial setup was quite hard because we didn't have a lot of training videos, and we had to rely mostly on Re-Leased's training videos, which, thankfully, are much better now.
