What do you like best about Innago?

The best thing about Innago for me is the "one-stop-shopping." That is, instead of my semi-organized record keeping system, Innago keeps my rental business organized for me. Previously I recorded and deposited rent checks, and then my daughter took over when we moved out of state. Now all of that is automatic! Innago handles the checks, and keeps me informed by email of any late payments, etc. Previously maintenance issues were also a bit haphazard. I'd get a text or email and respond. Then when tax time came, I'd pull out the receipts and try to make sense of them. It was messy and tedious. But now I use Innago as the central resource, where tenants make "formal" requests, which compels me to formally respond, keeping track of expenses for individual properties in a timely manner in Innago's expense module. I am truly enjoying having one consistent, reliable place for almost all rental matters to be handled. Yes, I could continue keeping records with my own spreadsheets etc. But Innago makes it more professional, not just for me but also the tenants. And it's pretty easy to use. Lastly, we're just a mom-and-pop landlord and tenants have our address, phone number and email addresses. But Innago offers the ability to be anonymous, where tenants don't need to know any of that. I'm realizing that anonymity can be important for multiple reasons.

We only have 6 rental units (3 duplexes) so Innago more than handles the job, so that most of the time I hardly give the rentals a thought. I have had a couple of questions and was reasonably pleased with Customer support which seems to be staffed with courteous, friendly, and knowledgeable people. What do you dislike about Innago?

I've only been using Innago for about 9 months so any criticisms I have may be due to my inexperience. But I sometimes have a difficult time finding certain information. It's all there, but not always intuitive to my way of thinking. For example, when I think about rentals, I tend to think in terms of the Tenant and their corresponding property as the focal point. For example, if a tenant Mary is due for a rent increase, and I want to comment on a maintenance request that Mary opened, and I need to issue an invoice for something Mary broke that I fixed, I'd expect to go to Mary's Tenant page and take care of all of that AT ONE SPOT clicking on various links as needed. But Innago does not really think of the tenant as the focal point. Instead, to increase Mary's rent I need to go to the "Lease and Files" page, setup a filter to select Mary, and then make the change, Then I'd need to go to the "Maintenance" page, setup a filter to select Mary, and then make the change, And then go to the "Income" page, setup a filter to select Mary, and create the invoice. It is tedious to always have to go to separate <action> pages and every time need to setup a filter to select the tenant you want. I think it would be an improvement for us tenant-centric thinkers to simply be able go to the page of a specific tenant, and have tabs or something where you can take care of everything related to that tenant FROM their tenant page, rather than have to go to separate <action> pages. To be fair, there are some actions where the Innago information strategy is perfect for the job. For example, if I want to raise rent on all properties, I don't want to have to go to a bunch of tenant pages. Rather I'd just go to the "Leases and Files" and make all the changes there. For our mom-and-pop operation, instead of tenants dealing directly with us, Innago puts a professional face on things. Tenants seem to respect the online presence, and take it more seriously. I like that AppFolio is widely used in the industry, which makes it a dependable and scalable platform. It’s very user-friendly for both tenants and owners, which reduces confusion, cuts down on back-and-forth, and helps streamline communication, payments, and maintenance requests. From an operations standpoint, it centralizes accounting, reporting, and property management functions in one place, which improves efficiency and visibility. Their customer service is also a major advantage, responsive, knowledgeable, and genuinely helpful when troubleshooting issues or navigating more complex workflows. What do you dislike about AppFolio?

One of the biggest downsides we’ve experienced with AppFolio is the lack of safeguards and recovery options for accounting data. We followed incorrect guidance from their AI chatbot on an accounting fix, which resulted in the permanent loss of about three weeks’ worth of accounts payable work. Unfortunately, there was no way to restore a prior version or recover the data, and everything had to be manually re-entered. That lack of version control or rollback capability is a significant risk.

Additionally, integration with other systems like QuickBooks Online is limited, which makes it harder to create a more flexible or redundant accounting workflow. Expanding integrations and improving data recovery options would make a big difference. Review collected by and hosted on G2.com.

We use AppFolio to centralize and streamline all aspects of property management. It solves the challenge of tracking detailed property, tenant, and financial data in one place, which improves accuracy and visibility across our portfolio. What do you like best about Entrata?

I find Entrata to be a robust platform with a ton of native reporting available, which is really useful. I really like that residents can pay rent directly, place work orders, see and sign documents through it. The capabilities it offers, such as the reporting, are exactly what we wanted to see, and it had been a major factor in our decision to switch from Appfolio. As it's grown, it has gotten a tad byzantine. It's hard to find any one person at Entrata that can answer questions, and the help desk platform, while much improved, still leaves a lot to be desired. It's often hard to find support articles for specific questions. For example, I once wanted to find out where to upload our company logo, and in what format/size, etc., and it took me months to find someone that could help me, as there was no support for it, and several staffers I asked couldn't tell me. Turbotenant has been great for day to day use and covers a lot in dashboard: listing syndication, applicant tracking, screening, lease signing, rent collection and even maintenance requests. Because listings, screening and rent collection are all in a turbotenant dashboard. I don’t have to juggle five different apps just to stay on top of things. I also like that tenants can submit everything digitally and I can review it fastest without extra back and forth. The ability to search through lease documents for specific phrases has been huge...the addition of AI to assist with summaries and searches is also key. The ability to sort all leases by renewal notification date and create a report would be something useful for me. It is likely already possible, but I am unfamiliar with how to complete the task. LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. What do you like best about Occupier?

The most helpful aspect of occupier in my experience has been that it helps manage lease expirations as well as helps you to set up tasks related to leases such as permit expirations, franchise agreement expirations, etc., so that you keep on track of everything within your company in relation to leases. It is very easy to set up tasks and you can even set up email reminders when your tasks are close to being due. Customer service is also very responsive and helpful. What do you dislike about Occupier?

I wish that it was easier to select a specific location when using occupier. As of now, you must search the store number or the exact address in order for that store to pull up. Once you put in your search criteria, if your mouse is not hovering over the selection area, or you click something else on your page, your search disappears. What problems is Occupier solving and how is that benefiting you?

Our company operates over 40 fast food locations. It can be difficult to manage that many leases at once. It is hard to know when rent increases or when a lease is going to expire when you do not have them organized. Occupier helps us to organize all of our leases as well as manage any updates/expirations with ease. It takes out the organization aspect as well as the human error aspect. What do you like best about Avail, by Realtor.com?

I love how Avail, by Realtor.com makes listing syndication a breeze, saving me countless hours by posting my listing to multiple websites like Zillow and Realtor within seconds with just one upload. The automated rent payment collection is a huge plus, eliminating the hassle of chasing people for checks and having the funds directly deposited into my bank account through ACH. I find the software's automated reminders and management of late fees very convenient, as it keeps the business side professional and relieves me of having to remind tenants about payments. The user experience is smooth; it's pretty easy to use, not rocket science, and the step-by-step setup wizard was mostly straightforward. Even exporting data for my year-end bookkeeping is efficient as it only takes minutes due to Avail's organized export feature. What do you dislike about Avail, by Realtor.com?

Speed in payment processing is an area that needs improvement. If you do not have an 'Unlimited Plus' subscription, the rent payment will take 3 to 5 days to reach our bank account. Tenants are also charged fees on ACH payments through the free plan, and I believe the fees should either be waived or reduced without requiring payment of a premium subscription. What do you like best about NetLease by Netgain?

We got an audit comment about tracking the significant number of leases we had in excel and the risks related to manually maintaining calculations. As we switched to NetSuite, we looked for solutions and NetLease was an amazing purchase. Matt Siepert was an awesome implementation specialist who was knowledgeable and felt like a team member rather than a consultant. What do you dislike about NetLease by Netgain?

We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel.
