I use Innago for every aspect of rental management. It stores leases, handles payments with tenant reminders, and implements late fees automatically. One of the biggest downsides we’ve experienced with AppFolio is the lack of safeguards and recovery options for accounting data. We followed incorrect guidance from their AI chatbot on an accounting fix, which resulted in the permanent loss of about three weeks’ worth of accounts payable work. Unfortunately, there was no way to restore a prior version or recover the data, and everything had to be manually re-entered. That lack of version control or rollback capability is a significant risk.

CoStar Real Estate Manager helps streamline the management of all active leases by centralizing both the approval workflows and accounting processes into a single platform. Entrata is a great platform overall, but the mobile app can sometimes be slow and require refreshing before updates appear. Finding certain settings or work order details can also take more clicks than necessary. Entrata solves the challenge of keeping property management, maintenance, and resident communication organized in one platform. It helps me receive and complete work orders faster, document repairs with photos and notes, track progress in real time, and communicate better with the office. Finquery does a great job at understanding customer needs and then roadmapping them for future improvements. It would be nice to have the approval workflow go through multiple levels of review. This is important to me because we have regional teams that handle day to day lease accounting, but I am the final reviewer of all leases that get entered into the system. Leasequery has allowed us to consolidate a lease accounting system and lease administration system into one tool. Our facilities teams leverage the lease system to store all contracts and agreements. Leasequery also allows for reporting for both financial and lease administration, it is easily to develop your own report to build many details of your lease portfolio. ResMan has been a helpful and organized platform for property management. The UI/UX is fairly easy to navigate once you become familiar with the system, and it makes it simple to access resident information, applications, ledgers, work orders, and reports.

The integrations are useful because they help connect important areas like leasing, payments, maintenance, resident communication, and reporting. Performance has been reliable overall, and the system helps streamline daily tasks.

From a pricing and ROI standpoint, ResMan can be a good investment when the team is properly trained and uses the system consistently. The support and onboarding process are important because there are many features to learn, but with proper guidance, the platform becomes easier to use.

Getting started with turbo tenant was very easy and it made the onboarding process feel smooth and straightforward from the beginning . I honestly haven’t found anything to dislike about TurboTenant. Review collected by and hosted on G2.com.

Before everything was scattered across calls, text, spreadsheets. It also gives me a messaging platform so i can communicate with my tenants without using my personal email. When a tenant submits a task or warranty claim in DoorLoop, we’re notified immediately. We can respond right away and file the home warranty claim without delay. Without DoorLoop, I don’t believe our warranty claims would be handled as effectively. Review collected by and hosted on G2.com.

We have no downsides to note about Black Owl - We were one of the early adopters of the platform and from day one we've been impressed with the ease of implementation, the software itself and the excellent customer service from Greg, Derek and team. Review collected by and hosted on G2.com.

We have hundreds of leases and subleases across 14 companies which was very difficult to manage, time consuming to account and report on and prone to errors. Black Owl allowed us to fully automate the leasing process. We've eliminated hours of work every month and quarter across our portfolio. We can now feel confident in the integrity of our data and the push button reporting allows us to easily populate financial statement notes and proactively monitor maturity dates. While the accounting is a perk and works (yes, it works), it could use a lot of work. For example, you have to process fees/payments one at a time rather than being able to process all at once by "selecting all". While this may seem minimal, it is a literal time killer having to process each transfer individually once a month. It can be a bit tricky to navigate and interact with the UI, especially for new users. It takes time and training to become comfortable with it. Accessing and navigating archived data is also difficult. I have been using the software for about 2 years and am still learning everyday. I would like to see the system navigation sped up, it is a bit slow currently (although we have over 1000 leases currently in system). Review collected by and hosted on G2.com.

LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. I wish that it was easier to select a specific location when using occupier. As of now, you must search the store number or the exact address in order for that store to pull up. Once you put in your search criteria, if your mouse is not hovering over the selection area, or you click something else on your page, your search disappears. Our company operates over 40 fast food locations. It can be difficult to manage that many leases at once. It is hard to know when rent increases or when a lease is going to expire when you do not have them organized. Occupier helps us to organize all of our leases as well as manage any updates/expirations with ease. It takes out the organization aspect as well as the human error aspect. Make the amendment button a little bit easier to find, that feature is very valuable and save time but it’s a little bit difficult to get to if you’re not very familiar with avail from the beginning Review collected by and hosted on G2.com.

Avail a solving a problem of me having to seek out rental payment from my tenants, we having to communicate about repairs, and we also having to produce a lease for my client to sign. Everything was done through the website. Review collected by and hosted on G2.com.

We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel. I definitely think the maintenance portal needs improvement. Our tradies find that the work orders are very small font, have very limited input, and there's no live work order feature. This makes it difficult for them to report back when there's an issue and ends up making it a bit of a three-way communication with us and the tenants. I would like it to work more like Tapi does in residential. Also, the initial setup was quite hard because we didn't have a lot of training videos, and we had to rely mostly on Re-Leased's training videos, which, thankfully, are much better now. Re-Leased helps us manage time efficiently and handles expenses, lease input, and tenant management, which is crucial in managing over 160 properties. Review collected by and hosted on G2.com.

Two things about Buildium that could improve.... First, I need to manually enter my water charges for 158 units. I have used a program called Appfolio for another client, and they have a feature that allows their users to upload a template, which posts all charges to the accounts for their property manager users with the click of a button.

Second, I email and mail my all of tenant statements, but I only mail my statements to 30 of the 158 units. Buildium used to print the tenant statements for me to a PDF file separated by property and in order by unit. Now, it seems they are printed in order of a lease number that is automatically generated by Buildium. I had to create a Google Sheet in order for me to "find" the 30 statements that I need for mailing easier. My Google Sheet has the property and unit number and what page they can be found in the document. I highlighted the 30 pages that I need to print in my Google Sheet and manually print from the PDF file the pages that I need to mail each month. The Google Sheet does need to be manually updated periodically as tenants leave and new tenants take over the unit. Review collected by and hosted on G2.com.
