There are not many things I dislike about ResMan, but there is room for growth. One area that could be improved is the waiting list functionality. For example, when managing a parking waitlist, it is difficult to adjust the order fairly when someone needs to be moved up. Even if a person receives a spot earlier, the list numbering does not automatically update for the remaining residents. ResMan helps solve the challenge of managing recertifications in affordable housing. In our property, residents’ incomes often need to be reviewed outside of the annual cycle through interim recertifications. ResMan makes this process more flexible and organized by allowing us to create, and update income changes accurately when they occur. When a lease ends before the contract term is complete, we are unable to recalculate without impacting the balances from the previous periods when the lease was still active. Additionally, we encounter problems with the calendar feature. Our company operates on a unique fiscal calendar, which causes a catch-up period in the VL calendar that eventually becomes misaligned with our actual fiscal dates. This isn't so much a dislike. This is more of a sticker shock with the pricing. For a small landlord like us - it's not cheap. It's a deal when you compare it to other project management software - but it is not nominal.

2. Linear conversations. You see the timeline thread of what was said by whom and when. Eliminates he said she said. Forces you to own up to your own mistakes and everyone else.

3. Allows DoorLoop take care of organizing all the little details so you can start thinking bigger picture - vs - did the faucet arrive.

4. Keeps everyone accountable.

Rentvine can be buggy sometimes, with windows popping up when they shouldn't, etc. I hate the 2-factor authentication - so irritating and unnecessary. I don't like that the reports pages don't have the main logo to make it easy to get back to the dashboard. I also think there needs to be better visual cues when there is a NOTE on an item- make it red or add a number bubble that shows how many notes there are or something. I wish that it was easier to select a specific location when using occupier. As of now, you must search the store number or the exact address in order for that store to pull up. Once you put in your search criteria, if your mouse is not hovering over the selection area, or you click something else on your page, your search disappears. Our company operates over 40 fast food locations. It can be difficult to manage that many leases at once. It is hard to know when rent increases or when a lease is going to expire when you do not have them organized. Occupier helps us to organize all of our leases as well as manage any updates/expirations with ease. It takes out the organization aspect as well as the human error aspect. We can track expiring leases, sq footage, all base rents, additional rents, future rent payments, etc. Financial reporting is easy to access and is all in a single location. We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel.
