What do you like best about Innago?

I really like how Innago is a one-stop shop. I appreciate the breadth of the product, allowing me to do everything I need in one centralized location. We only have one property that we rent out, so we didn't need a product with a ton of complexity that was clunky or hard to use. Innago fits that need perfectly, keeping everything super user-friendly, simple, and easy to navigate. It does everything we need all in one location, from maintenance requests to lease management and renewals, and even tenant screening. What do you like best about AppFolio?

I like that AppFolio is widely used in the industry, which makes it a dependable and scalable platform. They consistently roll out new features and improvements, so the system keeps evolving with operational needs. It’s very user-friendly for both tenants and owners, which reduces confusion, cuts down on back-and-forth, and helps streamline communication, payments, and maintenance requests. From an operations standpoint, it centralizes accounting, reporting, and property management functions in one place, which improves efficiency and visibility. Their customer service is also a major advantage, responsive, knowledgeable, and genuinely helpful when troubleshooting issues or navigating more complex workflows. What do you dislike about AppFolio?

One of the biggest downsides we’ve experienced with AppFolio is the lack of safeguards and recovery options for accounting data. We followed incorrect guidance from their AI chatbot on an accounting fix, which resulted in the permanent loss of about three weeks’ worth of accounts payable work. Unfortunately, there was no way to restore a prior version or recover the data, and everything had to be manually re-entered. That lack of version control or rollback capability is a significant risk.

Additionally, integration with other systems like QuickBooks Online is limited, which makes it harder to create a more flexible or redundant accounting workflow. Expanding integrations and improving data recovery options would make a big difference. Review collected by and hosted on G2.com.

We use AppFolio to centralize and streamline all aspects of property management. TurboTenat I log in almost everyday to check payments and requests, and it’s been really helpful for staying on top of notifications and communications.

The maintenance request feature is something I didn’t expect to rely on so much, but now it feels essential.

Tenants can submit issues directly there, and I am able to track everything in one place without depending on what’sApp messages or phone calls. What do you like best about TenantCloud?

I've been using Tenantcloud for over a year now and have come to really enjoy the ability to do everything, all in one place. Previously, I was having to manage properties in one platform, advertise in another, and store documents in the cloud. With Tenantcloud, I can do it all in one place. Additionally, I can invite tenants directly from the app when I am mobile, or work from the desktop if I am in the office. What do you dislike about TenantCloud?

While the accounting is a perk and works (yes, it works), it could use a lot of work. For example, you have to process fees/payments one at a time rather than being able to process all at once by "selecting all". While this may seem minimal, it is a literal time killer having to process each transfer individually once a month. LeaseCalcs is a global repository for all of our leases (Real Estate, Equipment, Vehicles, etc). What do you like best about Occupier?

The most helpful aspect of occupier in my experience has been that it helps manage lease expirations as well as helps you to set up tasks related to leases such as permit expirations, franchise agreement expirations, etc., so that you keep on track of everything within your company in relation to leases. It is very easy to set up tasks and you can even set up email reminders when your tasks are close to being due. Customer service is also very responsive and helpful. What do you dislike about Occupier?

I wish that it was easier to select a specific location when using occupier. As of now, you must search the store number or the exact address in order for that store to pull up. Once you put in your search criteria, if your mouse is not hovering over the selection area, or you click something else on your page, your search disappears. Our company operates over 40 fast food locations. It can be difficult to manage that many leases at once. It is hard to know when rent increases or when a lease is going to expire when you do not have them organized. Occupier helps us to organize all of our leases as well as manage any updates/expirations with ease. It takes out the organization aspect as well as the human error aspect. What do you like best about Avail, by Realtor.com?

Honestly, when it comes to creation of vowels unmatched, you can go in and customize your lease so that it meets all the state specifications and add your own addendum as well. What do you like best about NetLease by Netgain?

We got an audit comment about tracking the significant number of leases we had in excel and the risks related to manually maintaining calculations. As we switched to NetSuite, we looked for solutions and NetLease was an amazing purchase. Matt Siepert was an awesome implementation specialist who was knowledgeable and felt like a team member rather than a consultant. He went above and beyond, even meeting with our auditors to determine proper treatment and system setup was in accordance with their expectations. Review collected by and hosted on G2.com.

What do you dislike about NetLease by Netgain?

We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel. What do you like best about Re-Leased?

I like that Re-Leased does everything needed for property management, including inputting expenses, lease, and tenant management, along with all the other tasks that come with property management. Review collected by and hosted on G2.com.

What do you dislike about Re-Leased?

I definitely think the maintenance portal needs improvement. Our tradies find that the work orders are very small font, have very limited input, and there's no live work order feature. This makes it difficult for them to report back when there's an issue and ends up making it a bit of a three-way communication with us and the tenants. I would like it to work more like Tapi does in residential. Also, the initial setup was quite hard because we didn't have a lot of training videos, and we had to rely mostly on Re-Leased's training videos, which, thankfully, are much better now. What do you like best about Buildium?

The most helpful thing about Buildium is that I can have everything related to the property, unit, and tenant together in one place. I don't need to have different programs to save important information, it is right at my finger tips. It is a valuable piece of software for property managers. What do you dislike about Buildium?

Two things about Buildium that could improve.... First, I need to manually enter my water charges for 158 units. I have used a program called Appfolio for another client, and they have a feature that allows their users to upload a template, which posts all charges to the accounts for their property manager users with the click of a button.

Second, I email and mail my all of tenant statements, but I only mail my statements to 30 of the 158 units. Buildium used to print the tenant statements for me to a PDF file separated by property and in order by unit. Now, it seems they are printed in order of a lease number that is automatically generated by Buildium. I had to create a Google Sheet in order for me to "find" the 30 statements that I need for mailing easier. My Google Sheet has the property and unit number and what page they can be found in the document. I highlighted the 30 pages that I need to print in my Google Sheet and manually print from the PDF file the pages that I need to mail each month. The Google Sheet does need to be manually updated periodically as tenants leave and new tenants take over the unit. Review collected by and hosted on G2.com.
