What do you like best about Innago?

I like that Innago is a great universal tool that's free for landlords to start with. It's user-friendly on both ends, being tenant-friendly and also landlord-friendly. Compared to other programs I've used in the past, like OneSite and Yardi, Innago stands out for its user-friendliness. The dashboard is soft on the eye and easy to understand. You can maneuver throughout the tabs to locate what you need. It's a great tool for landlord professionals. In email campaigns, Entrata has an AI feature to help with mass emails. FinQuery’s built-in AI automatically extracts information from lease documents and prepopulates key data fields, which not only saves time but also improves accuracy. The amortisation schedules are extremely useful, as they detail the monthly lease payments, interest, liabilities, ROU asset values, and depreciation. These schedules also make it easier to reconcile figures with the balance sheet and income and expenditure accounts. The ability to assign different access levels to users was essential for us and met one of our top requirements. This feature creates a clear audit trail for all entries and approvals, ensuring that a senior team member reviews and authorises any additions or changes before they go live. The Auditor responsibility feature is another valuable addition, and our auditors made good use of it during our most recent external audit.

At first, we found it inconvenient that the system used the American date format (month/day/year) instead of the English format (day/month/year). After we brought this up, FinQuery responded quickly and, within a month, introduced an option to select the preferred date format. We were very impressed by this responsiveness. Occasionally, the system experiences minor lag, but this has not been a significant problem for us. One feature we would find particularly helpful is a modelling 'play pit,' as we are frequently asked to model various lease scenarios to support decision-making at the senior level. Previously, our audit of financial leases was both costly and time-consuming because we relied on Excel. What I like most about Costar is that it is a very easy-to-use platform, which greatly facilitates daily work. I find it very interactive and practical. I have never had any difficulty finding what I needed, and I think everything is organized and clear, making it simple and quick. Even for those who are learning to use the system, I see that the way things are presented in Costar makes it much easier. The only problems I’ve had with Costar in 3 years of use were the times when the system was slow, but it soon returned to normal. With Costar, I can have a comprehensive view of everything that is released for the client, including dates, values, comments, and who released it. There are not many things I dislike about ResMan, but there is room for growth. One area that could be improved is the waiting list functionality. For example, when managing a parking waitlist, it is difficult to adjust the order fairly when someone needs to be moved up. Even if a person receives a spot earlier, the list numbering does not automatically update for the remaining residents. While the accounting features have seen some improvement, they still come across as a temporary fix rather than a comprehensive solution. There are a number of things that I like about Visual lease. I really like and find very useful the FASB report that gets generated for purposes of the leases note in the financials. What do you dislike about Visual Lease?

What I dislike the most about Visual Lease is when a lease comes to an end, VL admin automatically changes its status from Active to Historical and as soon as the status has been changed to Historical, you cannot run any modifications to the captured lease. If a modification needs to be run on a lease with a Historical status, you need to recapture that lease which will remain Active for 24 hours (even if the lease end date has passed) but that allows you to capture the modification. What problems is Visual Lease solving and how is that benefiting you?

The lease accounting was a very manual process prior to implementing Visual Lease, which is prone to error. Visual Lease provides us with the lease schedule as well as lease journals for the whole lease term in the form of reports that are easily integrated into our monthly reporting. Within seconds, we are able to generate a consolidated FASB report of all leases that we require on a quarterly basis for the leases note in the financials, and that saves us alot of time. The most helpful aspect of occupier in my experience has been that it helps manage lease expirations as well as helps you to set up tasks related to leases such as permit expirations, franchise agreement expirations, etc., so that you keep on track of everything within your company in relation to leases. It is very easy to set up tasks and you can even set up email reminders when your tasks are close to being due. Customer service is also very responsive and helpful. I wish that it was easier to select a specific location when using occupier. As of now, you must search the store number or the exact address in order for that store to pull up. Once you put in your search criteria, if your mouse is not hovering over the selection area, or you click something else on your page, your search disappears. Our company operates over 40 fast food locations. It can be difficult to manage that many leases at once. It is hard to know when rent increases or when a lease is going to expire when you do not have them organized. What do you like best about TenantCloud?

This has been an effortless website for my wife to run our rental properties from. It has an app and can be used to instant message tenants. Before we signed up for TenantCloud she had a time with a lot of what comes with property management, but after TenantCloud she's happy and nothing is too difficult. Tenants make payments through it and it reminds them when rent is due. It reminds my wife and I when leases need to be renewed soon too. It pretty much handles everything except the leaky pipe. What do you like best about NetLease by Netgain?

We got an audit comment about tracking the significant number of leases we had in excel and the risks related to manually maintaining calculations. As we switched to NetSuite, we looked for solutions and NetLease was an amazing purchase. Matt Siepert was an awesome implementation specialist who was knowledgeable and felt like a team member rather than a consultant. What do you dislike about NetLease by Netgain?

We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel.
