From a property management standpoint you can upload and have all the leases, rent balance in one place. For a service provider it's additionally great cause we can use the same platform to add notes, lease violation and just general photos of each visit we conduct. Super easy and accessible via my phone! **What do you dislike about DoorLoop?** There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. It's so efficient with displaying rent payments, any other tenant issues. Also regarding the legal side - I can take notes and those notes are stored and documented. ### 2. Honestly, I have not had any problems or concerns since then and have not had to contact customer support. They say they have an integration with zillow bur every time I reach out to zillow per their instructions they dont ever help me get it setup. Also it is alittle strange that the link to templates for my listing contracts takes me to a page that asks for my email and acts like a marketing website where they want to sell me the product. Like any software, there is a learning curve, however there isnt anything we've ran into yet that caused us any issues. The only minor dislike is the speed of payment processing. I love how seemlessly you can implement your data into the software and get setup. I went from manually tracking my properties (100+ by myself) to easily integrating my workflow into DoorLoop and it saves me so much time and has allowed me to focus more on the business and less on the day to day tasks. I have found the software to be easy to learn and the customer support is always available and very helpful when needed. I never feel like I have to wait days to get a response, they're quick, friendly, professional and very helpful. **What do you dislike about DoorLoop?** The only downside for my curcumstances that I have found thus far is not having the ability to run my full business financials through DoorLoop. You can't track general operations expense/income through the financial system as everything is attached at the unit level. I also wish they had an all inclusive pricing structure vs charging per signature request and text message sent. Of those property types I lease Commercial Office Space, Office/Warehouse Flex space and Storage Units. With DoorLoop offering residential and commercial options this was best suited for my diverse needs. We have been using Quickbooks Desktop since the 90's and with the world we live in now it simply was not suiting our needs any longer. I chose DoorLoop because of the ease of use and well laid out landscape of the software. There are so many features in DoorLoop and more coming every month! Another huge benefit to using the software is the customer support. Every interaction I have had with any DoorLoop representative from demo stage to onboarding, and continuing onto standard customer support has been outstanding! If you want a software that comes with EXCELLENT customer support and communication - I would highly suggest DoorLoop. I use DoorLoop 5+ hours daily. I use every feature they have to offer with more on the way! I love the Tenant Portal, ability to create your own website, texting tenants, tracking expenses, work orders, and ability to utilize their robust accounting reporting, just to name a few. Finally, their pricing is transparent, their onboarding is wonderful with one on one support, the company also has a DL University to allow you to walk through most features yourself should you choose. Their use of videos and training has been extremely benefitial to my staff - it has taken the burden off of me to hold their hand through the software. Highly Reccommend! **What do you dislike about DoorLoop?** DoorLoop is a relatively new PMS solution, appearing to come on the scene in 2019. I have noticed within my time using the software that there are some features that they are working still to adopt (especially in the commercial side of management systems) to keep pace with other systems that have been around since 2012 or longer. If you need a strict commercial PMS software then DoorLoop may not be the best software for you at this time. That being said, there will be some growing pains and adjustments - but no software is perfect! Their constant committment to customer feedback and feature requests help to remedy any gaps in competition, and quickly! We see updates once or twice a month! Since I have been with DoorLoop the software has added so many cool features in just a few short months! With DoorLoop it is not a matter of "if" the software can do something - it is simply a matter of "when". **What problems is DoorLoop solving and how is that benefiting you?** We are a small family owner/manager of commercial offices, warehouses, and storage units. We have used Excel Spreadsheets, Quickbooks Desktop and a slew of other systems to keep our company operational. I chose DoorLoop to solve my issue of having too many systems, and not the correct PMS systems in place to allow for an efficient work environment. DoorLoop has provided me with the ability to automate TONS of daily tasks, accounting and more! I used to manually input rent charges, emails, late fees, lease documents, and so much more. After an easy onboarding, DoorLoop allows all of that to be one click, or even automated! Having things like a tenant portal for property management is a HUGE benefit not only for managers, but also for tenants. It allows for tracking of communications, file storage, and accountability. Also, if you manage properties for owners other than yourself you can easily set up property level accounting and the Owner has their own "Owner Portal" too! The support AI bot is pretty expansive so it hasn't been an issue for us, but if you were to encounter an issue after-hours and hoped for immediate live support, you'd have to wait for business hours. Even still, our concern was addressed as soon as business hours began. The user interface is one of, if not the best that I have used. I have experience with AppFolio and Rent Manager, and DoorLoop is much better in my opinion. The ease of the owner's portal and all the documents they need are at their fingertips(eliminates some simple questions before they come up.) Tenants can set up their portal and request maintenance, pay their rent/fees, set up auto pay, supply renters insurance. I'm not saying you are wrong for using another software, but you might be wrong. Customer support is top notch as they will keep reaching out to make sure you are good before closing a support ticket. **What do you dislike about DoorLoop?** It may be a me problem, but I don't like how owners are set up. Would be nice to have a way to compbine multiple owners into a single entity. There are a few other minor issues that I don't like and the workaround is just not there yet. They are improving on a software that is already great so I have confidence they will make this even better. I messed up and had to skip my orientation and I think that might have set us back. It has eliminated simple questions and task from my everyday. Tenant set up and portal are great. The tenant can do everything on their own and it seems simple for them. ### 50.
