**What do you like best about Yardi Breeze?**

Breeze is very user-friendly. Even if you’re new to using it, you can quickly figure out each process. If you do run into any confusion, the chat feature makes it one of the best software applications I’ve used in my 18 years in the industry. Having quick access to a helpful Yardi representative is priceless. The software’s performance is dependable, and the pricing is fantastic. With the available integrations, Yardi is a full service software.

**What do you dislike about Yardi Breeze?**

I haven't enjoyed the additional step of the YardiOne Dashboard. I prefer to avoid extra steps throughout the day. I understand two-step verification in the world we live in, but the Dashboard seems like an unnecessary step.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Keeping track of data in such an organized way is the key reason I love Breeze. From scheduled charges that handle rent escalations, to maintenance requests, and even the layout of the financial statements, everything feels clean, clear, and concise.

**What do you like best about Yardi Breeze?**

It's probably the most user friendly software I've ever used.  It is great of of the box but can be customized to suit the needs of the business.  And the continuous software improvements / updates are great!  Love how it integrates with Commercial Cafe.  We have only scratched the surface with the new AI features but that is going to be a game changer for us to improve our operational performance..

**What do you dislike about Yardi Breeze?**

There are some features that don't work like you expect or may have experience with in another software package.  The upside to this downside is the feedback tool where you can highlight what you like or don't like and offer suggestions.  I'm happy to say that several of my suggestions have made it into software updates over the last 4 years.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Commercial Cafe saves us time by applying the cash receipts automatically for us.  The communication tools for the tenants and vendors saves hours of work.  Once we start using the AI payables feature, we anticipate even more time savings.

**What do you like best about Yardi Breeze?**

The interface is simple and extremely user-friendly. I’m able to integrate it with my payroll system, which makes it easy to create payroll entries. I’ve never had any issues with Yardi not working correctly or causing errors in my reporting. Chat support is also one of my favorite features, since I can quickly get answers to any questions that come up.

**What do you dislike about Yardi Breeze?**

One drawback to Yardi Breeze is the cost per unit.  As a non-profit organization the increase from last year has been steep and may cause us to reconsider our usage of Breeze moving forward.

**What problems is Yardi Breeze solving and how is that benefiting you?**

The tracking of resident security deposits and changes to rent based on subsidies is great and allows us to accurately bill residents.

Improved our workflow and made it more efficient.  The support portal has abundant answers and FAQs without always having to ask someone.   Virtuoso is super intuitive

On occasion when there are updates, it affects other areas that I actually liked and then feel disappointed that they are no longer in use

**What problems is Yardi Breeze solving and how is that benefiting you?**

Hopeful our members are onboard to use the Rent Cafe to submit maintenance requests / that will free up time that was previously spent answering the phone, writing down the request, inputting to Yardi and so forth.   As well as reducing paper output and input by residents and office being able to communicate and upload electronically.

**What do you like best about Yardi Breeze?**

Yardi Breeze has been a great fit for managing all of our assets because it’s user-friendly, cloud-based, and integrates key property management functions in one platform. I like how intuitive it is — it makes handling leases, rent collection, maintenance requests, and accounting much simpler for our team.

The tenant and owner portals are a big plus. They make communication seamless and allow residents and commercial tenants to pay rent or submit work orders online, which really improves the overall experience.

For our type of portfolio, which includes residential, retail, and office spaces, Breeze provides solid flexibility and efficiency without requiring a large learning curve or heavy customization

**What do you dislike about Yardi Breeze?**

The only drawbacks are that reporting and integration options are somewhat limited, especially if you need deeper analytics or want to connect with third-party systems. But for small to mid-sized portfolios or new developments, it strikes the right balance of simplicity and capability.

Instead of having separate tools for residential, retail, office, and common-area/green spaces, Breeze supports multiple property types (residential and commercial) in one platform. Tasks like rent collection, lease execution, maintenance requests and vendor management get simplified and automated. For example: online rent payments, electronic leases, maintenance workflows. With resident/tenant portals and owner tools built-in, Breeze gives better visibility and service

**What do you like best about Yardi Breeze?**

Yardi Breeze handles day-to-day accounting tasks well. Navigation is intuitive and moving between properties and functions is quick and straightforward. Financial reports are easy to run and export, which saves time when preparing client deliverables. Solid platform for property accounting work.

**What do you dislike about Yardi Breeze?**

Ledger sorting is limited within the system and you have to export to Excel to sort vendor or tenant ledgers, which adds unnecessary steps. Invoice searching is also lacking with no easy way to look up an invoice directly in the system, which can slow things down during reconciliations or audits.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Vendor categorization has been an area of improvement. Yardi Breeze is launching a custom vendor categorization list in May, which will make it easier to organize and track vendors in a way that fits our workflow. This is a welcome addition that should streamline vendor management and reduce manual workarounds.

**What do you like best about Yardi Breeze?**

We’ve been using Yardi Breeze for over a year now, and I love how easy it makes it to locate AP/AR information. For example, I can quickly pull up past paid invoices to confirm that we did, in fact, pay them.

**What do you dislike about Yardi Breeze?**

After a year of using Yardi, there’s really nothing I don’t like about it. It’s been a lot easier to use than our previous software, and overall it’s made things simpler for me.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Yardi is solving several issues related to AP and AR.  for AP, it is simplifying how vendors get paid, by sending the invoices directly to the platform instead of a third party.  For AR, it allows tenants to create an online account and pay their rent online, instead of having to mail a check in!

What I like best about Yardi Breeze  is how it brings all core property management tasks into one intuitive, cloud-based platform. It’s very user-friendly and easy to navigate, which cuts down on training time and everyday hassle. The system centralizes leasing, rent collection, maintenance tracking, and accounting in one place, so I don’t have to switch between multiple tools and that truly streamlines daily work.

I like that Yardi Breeze keeps the company organized and brings it into the digital world. I appreciate the tenant communication feature, especially being able to know when there are issues at a property with the touch of a button. Seeing tenant feedback through RentCafe is also very helpful.

Invoice scanning can only be done one at a time. With no API, it's hard to work with other companies. I heard the initial setup was not easy and took a long time.

**What do you like best about Yardi Breeze?**

It's like the user-friendly, intuitive version of Yardi Voyager but without all of the noise. Like Yardi Voyager Lite. The landing page is so easy to use; you've got your open maintenance tickets, your open accounts receivable, your vacancies, and your open accounts payable for your entire portfolio. Then there's the activity calendar which will show you your tasks for the week or the month. You're able to communicate with residents via email or text message individually or building or even portfolio wide. You are able to set up specific building access for your team so maintenance or leasing  will only be able to access features they need. I used Yardi Breeze every day for core tasks like managing tenants, tracking rent, handling accounting, and running reports. Everything is centralized and easy to navigate, which helps keep operations organized and efficient. Another major positive was the support. From the beginning, we had a dedicated customer support representative and implementation manager who guided us through onboarding, answered questions, and helped ensure the system was configured correctly for our needs. That level of hands-on support made the transition smooth and gave me confidence in using the platform long-term.

**What do you dislike about Yardi Breeze?**

While it’s great for day-to-day property management, some advanced features and custom reporting options aren’t as robust as what you’d find in more enterprise-level platforms.The system also has limited customization and integrations, which can be frustrating if you rely on third-party tools or have more complex workflows. In some cases, tasks require workarounds rather than native solutions. Additionally, while the interface is generally easy to use, certain accounting or reporting functions aren’t always intuitive and may require extra guidance or support to fully understand.

**What problems is Yardi Breeze solving and how is that benefiting you?**

We tested and used it as our primary property management software. It was where we tracked maintenance, accounting, resident announcements and communications, vacancies, prospects. Pretty much everything. The main benefit is it is MUCH more affordable than many other solutions available today.

I love how easy it is to work with Yardi Breeze and the quick response we get when we need help. I am able to keep track of accounts and accounting as needed for accounts payable, making it a valuable tool for property management.

PDFs are causing errors when uploaded by a third party. The customer service was not great but as a team we transitioned well.

We use Breeze on a daily basis. It's nice to have all of our facilities under one hub. We also depend on Breeze to be the platform in which we process online rentals.

It's not always clear why we can't find certain things such as various reports.

I like Yardi Breeze because it is very user-friendly and makes the work easy. It takes no time to train anyone to use it. The ease of using it saves us a lot of time and effort. The setup was very easy, and we had no problems, even though we expected it to be hard. I appreciate that each tenant can deposit their checks electronically, so we don't have to process any checks in the office. Sending out statements electronically has also been a big help.

I like the RentCafe portal options in Yardi Breeze that allow residents to pay their fees directly or via autopay. It's great that they can also submit work orders and track their payments and info in real time. The setup was very easy, especially since I have used Yardi Voyager in the past.

The initial setup was straightforward with the support of Yardi's team, which made the transition smooth. Furthermore, my satisfaction with the platform is so high that I would rate my likelihood to recommend Yardi Breeze a perfect 100 out of 10, highlighting my confidence in its value and performance.

I think bill pay reports need to be sent when a payment wasn't able to process. It's frustrating because unless I actually go to the payment, I can't see it. It would be helpful to have a special place to see the bill pay that didn't go through.

**What do you like best about Yardi Breeze?**

I find Yardi Breeze truly amazing for managing apartments and keeping track of finances effortlessly. It organizes all the money coming in from tenants and handles invoices, making everything more efficient. Before, I relied on Excel sheets and various folders, but now I can manage everything with ease, like uploading rental agreements and forms for tenants to sign, and sending invoices through the app. This feature makes everything incredibly organized and allows me to manage apartments better than before. I love the ability to create different profiles for tenants, keeping their individual documents separated, which simplifies retrieving and sharing necessary documents, such as rental agreements, whenever needed. It's very easy to set up and can be done quickly and efficiently, which I appreciate greatly. The app is incredibly helpful, and I would definitely recommend it to others. Moreover, I am able to resolve any minor issues by watching the helpful tutorial videos provided, which answers my questions and concerns promptly. Overall, the product works very well for my needs, and I don't see any areas needing improvement at the moment. On a scale of one to ten, I would definitely rate Yardi Breeze a solid ten for its functionality and ease of use.

I have been using Yardi Breeze for over four years, and I find it extremely beneficial for managing all aspects of property management. I appreciate how it handles all our accounting needs, including the ability to process invoices through the accounts payable feature. I love the online rent payment feature, as it simplifies the collection process and provides a seamless experience. I also value how Yardi Breeze assists us with managing and organizing tenant maintenance requests, making it easier to supervise, monitor, and make notes on various maintenance tasks. The integration of all these features brings significant organization to our operations, allowing for streamlined processes and efficient management of our properties. Additionally, I find having organized financial records invaluable. The capability to process financial reports for the properties we manage helps us greatly in keeping track of financial health. I find the interface of Yardi Breeze somewhat complicated and clunky, which makes it challenging for both property managers and tenants. I like that all of our properties are accessible in one place. You don't have to login to a different company file due to each property being its own LLC. I like that we upload our invoice copies and they are saved in the system. It makes research much easier for everyone. I also appreciate that Yardi issues our payments via check and EFT for us. That is a big time saver on our end.

**What do you dislike about Yardi Breeze?**

Sometimes, you can really tell that the programmers are not talking to accountants when they set things up. I don't like that GL accounts that have been made inactive still show up everywhere so you have to sort through them along with the active GL accounts to find the ones you want. If you make them inactive, they should go away unless you click a box to show inactive accounts. Their customer service chat seems to be unavailable  more and more lately. You are stuck sending an email or trying to catch someone when they are available. It also seems like some of the team members are not very knowledgeable  in the software. I don't like that you can't create invoices in the system for someone who is not a tenant. We sometimes have to bill a vendor for something and I have to do a separate invoice outside of the system and that makes it harder to track and remember that it is still outstanding. I don't like that you can't set up multiple versions of financial reports. I have to choose to either have my P&L look good for multifamily, or have it look good for commercial real estate. I haven't been able to find a way or find someone who can help me set up differing formats for the 2 separate types of entities.

All of our properties are housed in one software and under one login.  That saves time so you aren't logging in and out of different entities all the time. Yardi handling check and EFT payments on our behalf saves us time.

Rather difficult to initially set up and use, rentcafe has issues with accepting tenant payments more often than we would like. The new passwordless login should go longer than 7 days- it is very inconvenient to have to verify weekly when using Yardi daily.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Can consolidate all rental properties into one place, tenant online payments and maintenance requests and keeping track of both.

Support is usually chat only and sometimes the chat people are not available. Email support is almost non-existant. I find that if you don't get a chat person you generally don't get support at all. There should be a phone number you can also call to get someone in addition to chat.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Making it easier to track leases, properties, vendors, payments, rent, etc. Accounting and reporting are critical for us and Yardi is instrumental in it.

This tool is user-friendly and excellent for generating reports. It is easy to train others on, and has proven to be very helpful in allowing us to manage our tasks without hassle. Customer support is always available for help. We use it on a day to basis.

Needs more detailed reports. Also when searching from the search bar being able to look up phone numbers or emails would be great.

The customer support team is always available through the online chat, and they resolve all my issues immediately.

**What do you dislike about Yardi Breeze?**

When you create a case number for an issue that can't be resolved in the chat, it takes too long to get a response. However, as I mentioned, about 98% of the issues are solved immediately by the customer support team.

**What problems is Yardi Breeze solving and how is that benefiting you?**

Most of the support I received was focused on guiding me through the process of adding or removing tenants. The only issue I encountered was a missing payment for one of the tenants.

Once a payment is charged there is no way of deleting an entry and you have to enter a negative entry to cancel it out.
