What do you like best about Yardi Breeze?

Yardi Breeze has been a great fit for managing all of our assets because it’s user-friendly, cloud-based, and integrates key property management functions in one platform. I like how intuitive it is — it makes handling leases, rent collection, maintenance requests, and accounting much simpler for our team.

The tenant and owner portals are a big plus. They make communication seamless and allow residents and commercial tenants to pay rent or submit work orders online, which really improves the overall experience.

It’s very user-friendly and easy to navigate, which cuts down on training time and everyday hassle. What do you like best about Yardi Breeze?

It's like the user-friendly, intuitive version of Yardi Voyager but without all of the noise. Like Yardi Voyager Lite. The landing page is so easy to use; you've got your open maintenance tickets, your open accounts receivable, your vacancies, and your open accounts payable for your entire portfolio. Then there's the activity calendar which will show you your tasks for the week or the month. You're able to communicate with residents via email or text message individually or building or even portfolio wide. You are able to set up specific building access for your team so maintenance or leasing will only be able to access features they need. I used Yardi Breeze every day for core tasks like managing tenants, tracking rent, handling accounting, and running reports. Everything is centralized and easy to navigate, which helps keep operations organized and efficient. Another major positive was the support. From the beginning, we had a dedicated customer support representative and implementation manager who guided us through onboarding, answered questions, and helped ensure the system was configured correctly for our needs. While it’s great for day-to-day property management, some advanced features and custom reporting options aren’t as robust as what you’d find in more enterprise-level platforms.The system also has limited customization and integrations, which can be frustrating if you rely on third-party tools or have more complex workflows. What do you like best about Yardi Breeze?

I like Yardi Breeze because it is very user-friendly and makes the work easy. It takes no time to train anyone to use it. The ease of using it saves us a lot of time and effort. The setup was very easy, and we had no problems, even though we expected it to be hard. I appreciate that each tenant can deposit their checks electronically, so we don't have to process any checks in the office. Sending out statements electronically has also been a big help. What do you like best about Yardi Breeze?

I find Yardi Breeze truly amazing for managing apartments and keeping track of finances effortlessly. It organizes all the money coming in from tenants and handles invoices, making everything more efficient. Before, I relied on Excel sheets and various folders, but now I can manage everything with ease, like uploading rental agreements and forms for tenants to sign, and sending invoices through the app. This feature makes everything incredibly organized and allows me to manage apartments better than before. I love the ability to create different profiles for tenants, keeping their individual documents separated, which simplifies retrieving and sharing necessary documents, such as rental agreements, whenever needed. It's very easy to set up and can be done quickly and efficiently, which I appreciate greatly. The app is incredibly helpful, and I would definitely recommend it to others. Moreover, I am able to resolve any minor issues by watching the helpful tutorial videos provided, which answers my questions and concerns promptly. Overall, the product works very well for my needs, and I don't see any areas needing improvement at the moment. I have been using Yardi Breeze for over four years, and I find it extremely beneficial for managing all aspects of property management. I appreciate how it handles all our accounting needs, including the ability to process invoices through the accounts payable feature. I love the online rent payment feature, as it simplifies the collection process and provides a seamless experience. I also value how Yardi Breeze assists us with managing and organizing tenant maintenance requests, making it easier to supervise, monitor, and make notes on various maintenance tasks. The integration of all these features brings significant organization to our operations, allowing for streamlined processes and efficient management of our properties. Additionally, I find having organized financial records invaluable. The capability to process financial reports for the properties we manage helps us greatly in keeping track of financial health. What do you like best about Yardi Breeze?

I like that all of our properties are accessible in one place. You don't have to login to a different company file due to each property being its own LLC. I like that we upload our invoice copies and they are saved in the system. It makes research much easier for everyone. I also appreciate that Yardi issues our payments via check and EFT for us. What do you dislike about Yardi Breeze?

Sometimes, you can really tell that the programmers are not talking to accountants when they set things up. I don't like that GL accounts that have been made inactive still show up everywhere so you have to sort through them along with the active GL accounts to find the ones you want. If you make them inactive, they should go away unless you click a box to show inactive accounts. Their customer service chat seems to be unavailable more and more lately. You are stuck sending an email or trying to catch someone when they are available. It also seems like some of the team members are not very knowledgeable in the software. I don't like that you can't create invoices in the system for someone who is not a tenant. We sometimes have to bill a vendor for something and I have to do a separate invoice outside of the system and that makes it harder to track and remember that it is still outstanding. I don't like that you can't set up multiple versions of financial reports. I have to choose to either have my P&L look good for multifamily, or have it look good for commercial real estate. I haven't been able to find a way or find someone who can help me set up differing formats for the 2 separate types of entities. Review collected by and hosted on G2.com.

Furthermore, I think the software's accounting functionality could be improved by adding more features specific to accounting. I also dislike the 'post month' feature, and I would prefer if it were removed. My ability to decide on using Yardi Breeze again is not personally motivated, as I do not hold the power to make such choices; it seems to be influenced more by my boss's decision.
