It's easy to use, easy to get started, and takes work off my hands.

So far the only thing that might be a problem is integrating the Furnished Finder calendar into my other platforms, but I'm still working on getting it set up.

**What do you like best about Hospitable.com?**

Hospitable has been a wonderful platform for helping me with my property management business. Having 9 properties is tough to manage with the help of one other person on my team. However, being able to send automatic messages to guests, using the Suggested AI replies, and keeping each of my properties' information and guests organized has been a dream. It is super easy to use and add new properties we acquire for a quick and easy setup. My team and I use Hospitable every single day and love the new updates and Town Hall meetings that they put on for us users. Hospitable is a platform that actually listens and wants to help make the platform better by listening to users' suggestions on things we would like to see.

**What do you dislike about Hospitable.com?**

As with any software, there is always room for improvement. One thing I would love to see is a platform for Owner Dashboards where my owners are able to see things like metrics, calendars, etc. Another feature I would love to see is more customizations for direct booking websites. I like having a website built out by Hospitable but I would love to see sub-pages added like an 'about us', 'contact us', or 'hire us as your property manager' type pages.

Mostly sending out information to my guests and assisting with suggested AI responses using local recommendations and information about the property.

I've been using Hospitable for years. The software keeps getting better and they keep adding features based off user feedback. I like the metrics reporting dashboard and am happy they've added direct booking functionality. The core PMS functionality has improved over time and gotten very reliable. My team members rely on Hospitable every day to run our 7-figure / year portfolio and look forward to scaling with it and seeing it get even better.

I have added two properties from scratch upon signing up on the hospitable platform.  From A-Z I needed the help documents, the chat feature, and leaving an email contact to learn my way.  It is an intuitive platform, with lots of bells and whistles

**What do you dislike about Hospitable.com?**

It is a powerful platform that can be overwhelming for a newbie.  I did appreciate two- 30 min onboarding calls, when I know only one is offered normally.  There are plenty of help videos, rewatching town halls and other best practices, but you still have to take the time to make sure all items are set up correctly on the platform, and that Hospitable is "talking" to the other booking sites, like AirBnB, VRBO, etc.

Intergrating smart home products into the platform to manage.  Automated locks, cameras and other smart home products are continuing to be added and intergrated into the platform.

I love using Hospitable. Not only is it simple to use, they are constantly adding new features as a result of host feedback. They host calls where you can listen in on changes and new features on the horizon and then give feedback on existing features. It's is easy on the eyes unlike some other property management software that is ugly and difficult to use. Hospitable is also easy to set up and integrate with Airbnb and VRBO.

I can't really think of anything. Any issues I ever have I bring up to their team and they add it to their feedback to roll out and in their next iterations.

Automating all of my guest messages has saved me so much time.  I use the automated message list as a way to see what is coming up in my rentals.

The support is top notch, if I ever have an issue they are there to make sure everything is fixed and I understand.  Very much appreciate the town halls too.

**What do you dislike about Hospitable.com?**

Currently their Direct Booking doesn't have a guest portal but they are in the process of making one.  Excited for that to come out

Messaging/guest management so I do not have to create messages for guests.  I appreciate how customizable they all are.  Calendars for all properties in one place and connecting all listings per property together.  It was easy to connect pricelabs to do pricing.  Works really well as an all in one solution to managing different aspects of rentals.

The platform is easy to use, straight forward. They have great customer service and assist you through the entire process of integrating your listings on all platforms.

•	Perhaps a Dashboard That Can Tell Me Listing Ranking - Integrate RankBreeze or Buy Them Out
•	A Dashboard that can help recommend listing opportunities to me – Did I optimize the listing, Should I lower the minimum night stay, should I allow pets, is there more than 20 pictures
•	Faster Integrations with other companies – Beyond Pricing, WheelHouse, TripAdvisor, Houfy, Facebook Marketplace, Booking.com, etc. 
•	More Manual AI Question Detection – Such as do you have a balcony, are there resort fees, how to use spa, how to use pool, etc.  This is a very IMPORTANT feature that reduces my time that I have to spend responding to guests with the same questions.

•	All of the messaging is automated from start of the booking process, all the way to check-in, check-ups, check-out, asking for a review, and guest retainment.  I am very busy and I have realized significant time savings by using the platform.  
•	Artificial Intelligence (AI) Questions – This is one of my most used features of the platform.  It is very helpful in saving me time when guests don’t always read the instructions. 
•	I use the SmartBnb Desktop app (non smartphone) to message guests versus Airbnb.com.  It is much easier and I use automated templates where I can click a button and the template is displayed to the guest.

I like that I can see all my properties calendars in one screen so it's easier to see what's going on each day. Also love that it automates messaging on VRBO! And since they added the direct booking option, that helps integrate even more options for hosts / owners. Overall I'm very happy with Hospitable! It's also very affordable!!

Customer service can be a little challenging if I have a specific question on my account.

**What do you like best about Hospitable.com?**

Hospitable makes it incredibly easy to manage my listings across VRBO, AirBnb, and my direct booking site all in one place. I can manage a single calendar for each listing, and any changes or updates are pushed to all the booking sites automatically. Direct integration with PriceLabs is a breeze.

For those who work on custom integrations, Hospitable provides a free API which I use to send reservation data to my custom booking site. The documentation is absolutely fantastic and easy to understand.

There's also a mobile app that is surprisingly well built. If I get a message from a guest, I get a push notification and can respond immediately.

**What do you dislike about Hospitable.com?**

The connection with VRBO is unstable at times. The issue is on VRBO's end, and Hospitable does a great job communicating when there is downtime and when things will be resolved, but it's a consequence of using a management platform.

Hospitable helps manage my properties all in one place. I previously used an excel spreadsheet, but it quickly became a hassle when I had to constantly update calendars to reflect new reservations, cancellations, etc.

**What do you like best about Hospitable.com?**

As a software developer for an automation team, I am super focused on creating systems that allow the computers to do what they are good at, and the humans to do what they are good at. Hospitable excels in this area! 

I can tell that the developers at Hospitable have put a lot of thought into their implementation of automation rules. As an example, nested "Custom Codes" are supported. What this means is that I can build rules for things like check in / check out messaging that react to a large set of variables. How long is the guest staying? How long before check-in did they book? How many people are in the party? Is the property booked the night before or after a new reservation?  I can customize my messages based on all these criteria while also not having to duplicate my human effort. Using the support for nested "Custom codes" means that when I update my messaging, I don't have to update it in several places. I can have a single source of truth for the main body of my messages and then create custom additions to the start or end of the message based on the variables I am evaluating. 

Getting to the "focus on the human" part, Hospitable has many useful suggestions for improving the guest experience and profitability. For example, they have a suggested workflow for notifying guests that the nights after their check-out are available and how to offer that they extend their stay for an additional fee. I had not thought about that option, and I've been experimenting with implementing it. 

Another thing I like is their development transparency and the responsiveness of their customer support. When I discover an area that I think could use improvement, they either show me that they already have it on the feature request list and let me "watch" the progress, or they add it to a feature request list that is viewable by the platform user. Very cool. The customer support team is also very knowledgeable and has the ability to view screenshots and videos that I upload - to help demonstrate an issue or request. 

Lastly, I like the UI. It's clean, clear, intuitive, and easy to use on Desktop and Mobile.

**What do you dislike about Hospitable.com?**

The auto-save feature is both convenient and frustrating. Sometimes, I am just experimenting with changing my messaging, and I am not ready for it to save. The auto-save feature will save my updates as I am experimenting with them. I want the ability to toggle this feature off. I made this suggestion, and the support team added it to the "Feature Request" catalog! 

There are also some inconsistencies in their automation rules when it comes to "less than X days" or "more than X days". Some rules are inclusive of the day, and some are not. A "less than or equal to" condition might solve this issue. Again, support was very comprehensive when investigating this and provided workarounds that are not elegant but do solve the problem. I'd like to see this area improved.

Sometimes, the automated messages bury questions that guests have asked me, and I miss them. I'd love a feature that reminds me of a message I missed or have not yet replied to from a guest!

**What do you like best about Hospitable.com?**

Setup is far easier than expected, and will save you time starting on day 1.  I also love the fact that it always runs smoothly.  I've been using Hospitable for my 1 rental property for about 16 months, and have had no outages or issues.  Connections to booking platforms were easy to establish and work well. Outside of a few times needing to reconnect accounts (which probably had more to do with Airbnb and VRBO than anything) it has worked perfectly.  Hospital also integrates easily with my smart walk and makes managing passcodes easy.  I haven't needed customer support much, but when I have contacted them, they have been very helpful and very quick to respond.

**What do you dislike about Hospitable.com?**

The included direct booking website could be more customizable.  I would like the ability to add custom pages and or information to the direct booking website. With only one rental property in my portfolio, I am limited on what third-party applications I can use for a direct booking website, and though this one is limited it is still the best option if you only have 1 rental proerty.

Managing Smart locks and creating custom entry codes.  Customer communication.  Managing reservations

Hospitable's support staff is amazing, responsive and always finds a way to solve any issues I have.  The platform itself is very easy to get around once you've done it a couple times.  It was also very easy to integrate all the different OTA's and my own direct website.  Hospitable is also constantly adding new features that are relevant to how I run my business.

There are always new features coming out and it is a bit hard to keep up.  The weekly townhalls definitely help!

The changes in the direct booking is very confusing and I am using another option outside of Hospitable. Also, the integration with VRBO and constant disconncected accounts, but I am not sure if that is because VRBO interfacing is horrible or if it is on the hospitable side.

Hospitable has made my life so much easier as an STR host! I especially like the intergration of AI in the messaging system. Another great intergration is with my Schlage lock. I no longer have to send guests their codes for my door lock or set access times. I reccomend Hospitable as a Channel Manager to anyone that asks me about which Channel Manager to use.

I haven't found a downside yet to Hospitable. They are very innovative and always adding new things.

They save me time responding to guests by using AI intergration. I no longer have to write out responses for the most part. Generally the AI responses are spot on. The most time saving feature is the automation with my Schlage lock. I no longer have to remember to send door codes!

I like the straightforward UI and the functionalities given e. g. the message automation and the APIs to useful tools. Also I like that turno is for free inclueded in the hospitable subscription.
We also use the direct website, which looks nice and is really easy to setup.
Also the integration of Airbnb and VRBO is super easy to handle.
Also I really like the support. Helped me really fast in every matter and in a very friendly way.
I use Hospitable almost daily for improvements of the business while the software communicates with our guests.

Challenging is the booking.com integration. I needed the support team to get everthing in. Also the managing of the properties e. g. the data providing for the direct website ou of Airbnb is sometimes not accurate. But overall its a great software for STR!

- auto messages for frequent questions like pets, stairs, early check in, pre approvals expiring, upsells from previous or after night if open before a week or any time I want, etc ✉️
- sends my cleaning crew a text msg w all details for new bookings- I can see the picture, full name, location, phone number of Airbnb requests before its confirmed. As long as its on their profile I see it- keeps record of customer's email. I request guest email on my booking confirmation msg and once customer sends it, it auto saves it under customer name for easy finding 🎊
- auto reviews for Airbnb guests, and one of my favorites delaying the review until the last day for a bad review. Or waiting to post reviews until after I get superhost. I was there on the line w 4.82 and I didn't want to take a chance lol

Hospitable has its bugs here and there, like booking .com msgs not coming in, or vrbo not syncing. Wish these didn't happen but oh well. For $25 a month (only 1 property) the time savings is worth it.

Would like to have a flat rate that I can bill owners at once a year. I prefer yearly payments over many monthly payments. Not seeing inquiries in the inbox (but that might be a setting)

Hospitable seems to always be there for me.  It's tempting to try other programs but why leave when it geniunely seems like they want you to be successful.  Plus, whatever Hospital is missing, they are working on getting.  The customer service was excellent and friendly.

In the short term rental space, Hospitable seems to be less recognized than other programs but I see it changing.  Thanksfully, Hospitable's main functions allow me to contiunue to operate my short term rental very well.

Hospitable.com is the perfect companion software for running multiple short term rentals. The messaging system is my favorite feature. Is it easily automate one of the most time-consuming tasks of hosting. And the pricing is extremely reasonable for the tools and resources you get.

Not every aspectof Hospitable.com is intuitive. It's also missing a couple of features I would have expected, such as a reservation list for you, outside of the inbox, and more flexibility within the website templates for direct booking.

I've used other softwares (even much more expensive ones) to manage my short term rentals and Hospitable is by far the best. They are incredibly user friendly and easy to get set up. Their customer support is AMAZING. I recommend them to all short term rental hosts for its ease of use, amazing pricing, and beautiful interface.

Hospitable works perfect for most people. The only downside is their integrations. They are quickly adding more and more integrations however and already integrate with most widely used softwares in the industry so it is not a huge issue. Again they are the best for most small hosts and even most mid size businesses

Hospitable is able to sync my calendars across all travel platforms I use and they save me a ton of time by streamlining my messages to guests. On top of that they make scheduling cleanings easier, working with my team, writing guest reviews, pulling data and metrics, and so much more!

It's SUPER easy to use, has just the right amount features, without anything I don't really need.

There's nothing I necessarily dislike, although it would be nice if there was a simple way to create owner statements through the tool.

I have a lot of auto messages that get delivered directly to the guests in their Airbnb and VRBO app, and I'm able to store my canned responses, which makes all communication super easy.  I'm able to minimize or completely prevent double bookings.  I'm able to view all listings (have 17 now) and a good amount of reservations on the same screen, so checking availability or occupancy is easy, and I click on a reservation and jump straight into the conversation easy as well. I'm able to export all reservation and revenue data easily into one spreadsheet without needing to adjust column filters.

It's very flexible and was built with STR hosts real needs in mind. The built-in templates are great but I have built a few new ones which was easy too!

The iOS app does log me out pretty regularly, but it is compatible with the saved passwords in iOS so getting in again is easy. I don't like having to wait until a guest checks out to mark as a bad review, I usually have to set a reminder to myself so I don't forget.

Communication with guests before, during, and after a stay is critical to avoid confusion, unnecessary questions, and reassure guests about our high level of customer service. I'm a busy person with ADHD and relying on my memory to send messages is a recipe for disaster, Hospitable takes that burden off my back and lets me focus on the exceptions when my attention really is needed.

A couple of items:

VRBO and Booking.com connections are not the best. Our market is not big for booking.com so I have just stopped trying.

The direct booking website configuration lacks what others provide, especially the payment feature.

Auto updating PIN code locks, auto messaging, direct booking websites, connecting multiple OTA logins into one platform

I like the automated text mesages that confirm cleanings and the automated responses.

**What do you dislike about Hospitable.com?**

The app was difficult to download. It was not available on the app store for a while so I was only able to use the desktop - very annoying.

**What problems is Hospitable.com solving and how is that benefiting you?**

Automation! Ever since we got Hospitable, I have spent less time managing my rental.

**What do you like best about Hospitable.com?**

The ease of use of the interface is amazing! The helpful prepopulated scripts help to get you started and the customer service is responsive when needed. All at an affordable price.

**What do you dislike about Hospitable.com?**

The only issues I have had with the platform is issues syncing with VRBO and integration which evolves all the time.

**What problems is Hospitable.com solving and how is that benefiting you?**

Hospitable allows us to rssonds to clients in a timely professional manner automatically. This allows us to manage more properties without being overwhelmed with tasks.
