I explored about 5 different STR management tools and they had everything I needed and the best price, and their customer support is the best, I recommend Hospitable to all the STR groups I am part of.

Hospitable.com has essentially automated all of the customer email correspondence I was manually doing. This has translated into a massive time saver!

**What do you like best about Hospitable.com?**

I like how I can keep track of my short-term rental calendar all in one place, even when advertising and receiving bookings from multiple listing platforms.

**What do you dislike about Hospitable.com?**

I would like to use this tool more for how I schedule my cleaners, but at this point I arrange my business in a way that doesn't fit well with how SmartBnb arranges its communication and scheduling. For instance, SmartBnb groups all my cleaners into a "cleaning team" but for me I don't have a team of people who work together and coordinate their plans together. I just hire a few separate house cleaners, and they do not know each other. I just have more than one to make sure I can keep the schedule covered.

I also wish I could send a cleaning request to my preferred cleaner and have them submit a response to either decline or claim the cleaning job. At that point it would be great if that automatically generated a new cleaning request to my second-choice cleaner, and so on.

**What problems is Hospitable.com solving and how is that benefiting you?**

I use it to...
1. Keep one calendar with multiple listing platforms
2. Automatically send cleaning requests to my main cleaner
3. Automatically send messages to my guests at certain times throughout the booking process (Airbnb already does this but using SmartBnb means the messages will still go out even if they book on another platform)
4. Automatically send myself a text alert in the morning that tells me who is checking in that day and where they're from, in case I run in to them and want to say hello and call them by name.

I have fully automated 12 (all) of my messages to guests, and they go out at precisely the correct time. I love the custom codes I can substitute dynamic text, answers to common questions (like discounts, wifi, A/C). All of this value, and it's only $18/month! I highly recommend this service to all my fellow STVR hosts!

I haven't found anything that I dislike - everything I need it to do just works :)

Easy to set up new messages or edit existing ones. Smartbnb takes an enormous amount of stress out of communication involved with managing an Airbnb rental property. It makes it easy for me to manage multiple properties.

Not really anything I don't like and I use many of the features.

Use the templates offered by Smarbnb to build your necessary communication for guests. Review often and update or add more scheduled messages as your needs change or you add listings. Don't be afraid to go in and edit scheduled messages to customize guest communication.

Consistent, reliable communication with my guests. The benefit is great reviews, problems resolved and future business. My stress is greatly reduced knowing that consistent communication is happening while I'm not tending to it.

Time saving with scheduled messages. We have 18 properties, but would use with just 1. Customer service is quick. Lots of how to documentation available. Product is reliable.

Smart autoresponder isn't that robust. Has potential though.

Take your time to set it up and slowly increase the features you use.

I love love love Smartbnb. I can't imagine how I can manage my 14 properties by myself on airbnb & vrbo without the most awesome tool like Smartbnb.  I can go on doing my other things throughout the day, and Smartbnb manages all my messaging, calendar & now pricing too.  I only have to manually reply to guests if theie question is random or unusual. Otherwise, Smartbnb does it all.

Smartbnb could improve on the sync & handling of cancelled & altered reservations better.

The GUI can be a little sexier ... ie fancier & more user friendly like airbnb.

I don't like how the calendar has Sundays at the end of a line. That's not how any other calendar has it. It's also clunky for letting cleaners etc see the schedule. A guest access would be great so cleaners and handymen can login and see the schedule. Sometimes the igms doesn't always load externally for my cleaners.

As of yet, nothing to dislike. I guess it would be nice to have some more accounting features.

I hired someone to help answer messages for my 7 listings. Instead of having them log into each of my platform accounts, this consolidates all conversations with details and contacts so all my helper has to do is log into my account. None of the other platforms I've tried had push notifications for messages, or proper message integration of messages with VRBO the way this one does.

I love how easy it is to set up.  It saves so much time.  I used to copy and paste the messages to guests to keep them as accurate as possible.  It was a pain going back and forth from airbnb and vrbo.  And, if I got busy, I would forget to send a message to a guest.  This was a huge problem.  But with smartbnb, I never miss sending out guest messages!  And the reviews about communication with the guests are great!

It would be great if smartbnb would work with tripadviser and booking.com.

I am solving the issues that I had with guests when I was slow to respond to a question.  With smartbnb, the responses to my guests are quick and accurate, which leaves me the freedom to enjoy life at home with my family.  And, the benefits of 5 star reviews has been amazing!  Smartbnb sets us up to ask for a review, which guests have been good about giving.

**What do you like best about Hospitable.com?**

Smartbnb saves me so much time and totally streamlines the online hosting experience. My guests get a confirmation email when they book, which includes all check-in details, then 3 days after they check out, they are sent a reminder to post a review if they haven't done so already. I receive a reminder email with a draft of a prewritten review after they leave, and I can approve that review or edit it as needed. Once I do that, it's automatically posted. The time and energy this app has saved me is impossible to quantify. And I know I could do much more (like set it to automatically answer common questions) if I just took the time to figure it out.

**What do you dislike about Hospitable.com?**

I do wish it was a little easier and more intuitive to set auto-responses, but I have to admit I have no patience for that kind of thing and didn't spend a lot of time trying to figure it out before I gave up.

Just do it! You will love how much time it saves you,and for a really reasonable price!

I love the fact that I was able to create a ton of email templates for guests like checkin instructions, directions, and check out instructions. In addition a really big thing is the ability to have a bad review posted at the last minute on Airbnb as that way the guest can't see when they can still respond.

**What do you dislike about Hospitable.com?**

I have some integrations that are not possible since I have already integrated my accounts with Lodgify which is my website provider. I would love to have emails go out to booking.com guests but doesn't work due to how many softwares I use.

Saves a huge amount of time on sending out similar emails.  Many times before having Smartbnb I would forget to welcome a guest and this has now allowed this issue to go away.

I have been using SmartBnB for a while now as an Airbnb property manager and it has completely streamlined my business!! Being able to do everything for multiple accounts all in one place makes my life so much easier!! The customer service is outstanding and they are always quick to help with anything i need!! I would absolutely recommend SmartBnb!!!

There really arent any downsides, although I would like to be able to send pictures in messaging to my guests. That is the only thing i still have to sign into airbnb for.

I used to have to constantly sigh in and out of 4 different airbnb accounts to manage all my properties! Now I only have to sign into smartbnb! It has saved me so many hours of time wasted!

Honestly, at this stage, with all the properties we manage... I could not operate our business without Smartbnb. It helps our communication stay consistent but also personable. Based on their replies, it's clear that 99.9% of our guests have no clue we're utilizing autoresponders. 


Also, the Smartbnb support team is absolutely incredible!

Had no problems but needs a little getting used to.
Has enabled me to remotely managed 2 Holiday rentals on different sides of the globe (12 hour time differences) with the customers consistently giving me highest marks for Communication.
Initial enquiries are handled with clever autoanswers and ongoing messaging (ie pre-arrival, during stay, pre-departure). Even reviews are automated!

Smartbnb is a must have. For the price, you save literally hours every week not having to worry about sending guests check-in instructions, etc in a timely manner. It’s already scheduled for you & sends out automatically, with the ability to customize it to your business. And the smart answers to common questions is a life saver! 

You can also automate your reviews which saves a lot of time in itself and lets you create as many review templates as possible that it chooses from so it’s never the same review if you don’t want that. 

Smartbnb has helped us upsell orphan nights by sending an automated message out to let guests know if they would like to extend their stay for a discount, it truly does pay for itself!

Nothing, it saves so much time and has helped boost our business to the next level.

**What do you like best about Hospitable.com?**

Their constant willingness to improve their product, their partnership with customers during the pandemic, and their availability. Getting the support needed is like no other. The data they provide is useful, imperative, and necessary. The user interface is logical, easy to use, and easy to understand. Anyone can use their platform, including me. The variety of data they provide is like no other. I can really get granular with my bookings and sites to make adjustments and improvements. Without them, I'm lost in the dark.

**What do you dislike about Hospitable.com?**

A limited number of platforms they currently sync with and they are currently working on integrations. Their smart bot and accuracy sometimes will need some tweaking. I have noticed that every now and then it will randomly respond to something that does not apply. However, when that I happens, I point it out to Smartbnb and they immediately look into it, resolve it for future instances, and respond back to me with the resolution. Very few companies respond back with the result of the resolution.

They offer a referral code, so find someone to support. They have videos to show you how to start, even if you get stuck and they're always upgrading their site. If you see a need, let them know. They are reachable via chat on their site or their email.

**What problems is Hospitable.com solving and how is that benefiting you?**

Whenever there is an automation issue, either an automatic response being sent when it's not supposed to or when something does not get generated. I send the issue over their chat and someone will respond and look into it.

Smartbnb allows me to respond to guests anytime! It allows me to send recommendations on a schedule based on the guests reservation and request a review (and capture the review for us!)  This platform has increased our revenue even during covid. We have more repeat guests, have a over 90% occupancy on our 3 active listings and have retained out superhost status with the support of this platform. I highly recommend.

This platform, like any platform, requires some learning on the users part. I spend time learning by doing monthly. I highly suggest you use the personalization features and test the communication with your guests to see how you can improve their experience through suggestions for activities, updated take out recommendations and more. Don't just use the auto/canned responder!

We have been hosting for 3 years now and ever since we started using Smartbnb it has been a complete game changer in our business. The smart automatic messaging saves so much time for us (literally hours every week) while also answering your guest’s questions and giving them information right away! I have guests rave about how much we communicate which with Smartbnb it’s a breeze too! Plus the automatic reviews also saves you so much time but still gives you the option to edit any reviews before it’s sent out! This has allowed us to grow our existing units into some of the top in our market as well as give us more time to expand to host more units.

For me, this is the key tool to use, and making sure you spend time on the things that matter.

We're able to manage many rentals at the same time without having to worry about who has recieved what. We've used it to send welcome emails, thank you emails, review follow ups, and more. HIGHLY RECOMMEND!

I'd love an integration with booking.com, vrbo, glamping hub, etc. We'd also love something with integrated booking solution. We would have used this software to manage our team, but there wasn't enough ability to make custom rules (ie assign specific people certain days of the week automatically).

If you are looking for an easy, VERY affordable way to scale and automate your business. THIS IS IT! Worth every penny because of the time it saves, and the customer satisfaction it creates. 10/10 would recommend to a friend!

I love SmartBnB, I've been using the service for three years. I use it to automate my communication with 4 AirBnB listings. I have 5.0 Communication Ratings across the board! I don't attempt to hide the automated nature of my communication -- what SmartBnB allows me to do is provide an answer to every question under the sun, up front, so that during the reservation I can focus on acknowledging the personal experience of my guests. The service has changed my life by releasing me from micromanaging my reservations throughout the day. I have 100% confidence that my system will always run smoothly. I can travel, go out of cell range, live my life!

**What do you dislike about Hospitable.com?**

There isn't anything to dislike. The service does exactly what I need it to. When I figured out I could send a picture with my message, I really solved problems! No more guests parking in the wrong spot, no more guests trying to enter the wrong door!

I took a lot of time on the front end to craft messages for tons of scenarios (Instant Book, Pre Approval, Inquiry, Arrival morning, Check-in time). My guests LOVE the information. They mention it in their reviews -- that their host was very informative and helpful... even from grumpy guests, they can't help but thank me for my communication. Brilliant, I tell you!  SmartBnB is the best.

A big time saver that provides a professional and consistent level of service to all my customers. Imagine not needing to reply to customers messaging you from all across the globe and at very different time zones. That as well as the efficiency of sending the most suitable message to a guest based on when they are coming, what number of persons they are coming with, whether they have children, etc.

**What do you dislike about Hospitable.com?**

I wish it worked with Booking.com as well. There are really no issues with Smartbnb, as most of the time errors from the Airbnb platform itself are the cause of problems in the integration with Smartbnb, but that is not common or frequent enough to really complain about.

Make this your first tool to manage Airbnb, as of all tools I've tried it was the most value for money ever.
The increased customer satisfaction and the prompt level of service you provide by using Smartbnb, as well as the efficiency and simplicity provided in using the tool eventually provide you with peace of mind and efficient utilization of your time.

Smartbnb will take care of replying to guest inquiries, allowing guests to book, and providing them with the necessary check-in/checkout information in a timely and highly customizable manner.

It fees like you've programmed the system yourself without being a programmer, that's how customizable it is for your business.

Smartbnb enables me to get rid of the headache that is caused by thinking about the messages or inquiry can reach my email anytime and I need to be there to answer. It is the answer to that. It keeps my communication with my guests seamless and perfect. Smartbnb enables me to answer every single question a guest can ask, I even can get it written upfront. So all in all it saves me a lot of hardwork and time which I can spend doing research stuff regarding expanding my business. I love Smartbnb and highly recommend it to my fellow hosts.
