**What do you like best about Hospitable.com?**

I love the features where there are set reminders. The daily reminders and day before reminders of cleans and tasks are very important in this industry as things are changing all of the time.

**What do you dislike about Hospitable.com?**

Sometimes the reminders do not come through on my email, but access to the calendars is vital. Suppose a client does not set up there. Cards for recurring payments it will freeze my access to other customers.

**What problems is Hospitable.com solving and how is that benefiting you?**

They are working on their communications approach and makimg sure all communication with owners and their bookings are well and clearly transferred to me to adjust schedules.

Hospitable.com is very user friendly and has everything a Vacation Rental business needs to manage the business and keep guests happy.

**What do you dislike about Hospitable.com?**

Having to reconnect to VRBO often gets a little annoying but after a minute or 2 it takes to reconnect we completely forget that it even happened and enjoy all the info the platform provides.

**What problems is Hospitable.com solving and how is that benefiting you?**

Hospitable.com keeps me on top of my messaging to guests and notifying me of calendar events such as check ins and outs. There are some many features I haven't beed able to try yet that will make my life so much easier. I have a very busy and demanding W2 job so anything I can automate with the Vacation Rental business is a blessing.

The automated messages and the direct booking website are the best parts of hospitable. I especially like the automated messages that go directly to my cleaning team that way i know a cleaning update is not missed! I also appreciate the integration with the schlage door lock where is generates and deletes door codes per guest.

**What do you dislike about Hospitable.com?**

I have not found a feature i do not like about hospitable at this time.

It helps me get back a few hours of my day  by automating my messages about 50% of the time.

I love that I can "set it and forget it!" I invested the work to set up all of my resources for my STR and now it runs like clockwork!

**What do you dislike about Hospitable.com?**

The only thing I dislike is my VRBO calendar being disconnected. I'm not sure if its a Hospitable issue or a VRBO issue, but it's easy to fix.

Hospitable allows me to communicate with all the guests in one location rather than having to log in on different platforms.

I think the least helpful is when it glitches and the other platforms aren't synced to the calendar.

They are almost always available whenever you need them and they also have an answer to your question before you have to ask.

Hospitable makes it easier to manage my VRBO/Airbnb accounts in one place. The guest experiences tab allows me to carefully craft all of my automatic messages. 

The best part is adding my cleaning team as a cohost, so they're able to schedule cleans without me lifting a finger.

**What do you dislike about Hospitable.com?**

There were a couple issues at times syncing with pricelabs and vrbo due to app updates, but they were quickly resolved and everything is running smoothly now. No complaints.

**What problems is Hospitable.com solving and how is that benefiting you?**

Blocking out my Airbnb or VRBO dates automatically when a new booking comes through, automatically reviewing and messaging guests, automatically scheduling all of my cleans!

**What do you like best about Hospitable.com?**

Hospitable is like an additional employee in our business. If it were a person, they would be a hard-working "can do" personality. They send hundreds of emails a month on time and at the same time every day, week in and week out. They never fail to acknowledge a new booking and get the guest reviews done four us. 

Support has been excellent when required. 

A nice additional touch is having webinars offered by Hospitable to further improve my business. This tells me they are serious about helping me to succeed. 

Highly recommended to other hosts - both big and small (we have 4 properties @ August 2022)

**What do you dislike about Hospitable.com?**

Have not found a downside to Hospitable. Would like to have their Direct booking website up and running right now but it's in development and getting closer every day. I'm just impatient to see it given how good their software is and how much we rely on it now.

Hospitable does a LOT of repetitive work keeping guests informed and feeling we are attending to their needs. We are a lot more productive now with this software. Could not run our business without it.

**What do you like best about Hospitable.com?**

Hospitable is the most user-friend, cleanest user interface of any STR tech platform I have looked at. The automated messaging throughout the life of the booking is table stakes (all competitors have it) but where Hospitable differentiates is conditional messages (a "why did you book" message if far out), conditional text within messages (add a bullet if a group is bringing kids), and day of the week messages to give guests a heads up on things like trash pick-up or maintenance.

**What do you dislike about Hospitable.com?**

This is not a knock but it is important to know that Hospitable is not a property management platform - the reporting & data is not great, you cannot do signed rental agreements, and the operations workflows are limited.

**Recommendations to others considering Hospitable.com:**

If you see communication as a way to differentiate and / or you are an owner-operator with less than five listings and looking at implementing some automation, Hospitable is the tool for you.

Messaging and communication is one of the single most important aspects of short-term rental operations and Hospitable has a best in class solution for it.

**What do you like best about Hospitable.com?**

My experience with Hospitable has changed my working practice with Airbnb. I run three Airbnb and the automatic responder has intervened so many times with the recurrent questions that my guests have. Often guests think that it is me that is writing back and they thank me! I am sure it has elevated my communication stats within the Airbnb ecosystem.

**What do you dislike about Hospitable.com?**

The app doesn't really help me much. I find myself relying on the Airbnb for personal comms.

I work full time so I need prompts to remind me what to do as well.

Hospitable automates my day. I have text messages that I receive on the day that the guests check out that reminds me that I need to do changeovers.

Guests have gentle reminders of access information as well as what to do when checking out. With these being automatic I rarely have to talk about this to them directly.

The messaging features are what set Hospitable apart from all of the other PMS providers.  Scheduling messages and being able to craft each message in a way that's personalized for guests through their custom codes is amazing.

When support is needed unfortunately it can take a day or two for them to respond sometimes.

Love Hospitable - Great interface, simple tools, and solves the problem of managing a property across multiple sites.

**What do you dislike about Hospitable.com?**

Main thing I don't love is the api for VRBO will break often, but that's not necessarily Hospitable's fault. 

The auto replies are also not always populated and don't allow for custom triggers.

The automated messaging facilities leave my customers smiling and promptly served.  We get glowing communication reviews with every visit!  I love having a single place to manage my prices across all platforms.

**What do you dislike about Hospitable.com?**

I wish the questions emails to customers were a bit more developed -- and that staff at Hospitable would stop falsely asserting that they can handle multiple questions in one email response.  Every few months I also have to reset my connection to VRBO.

**What problems is Hospitable.com solving and how is that benefiting you?**

When I've made suggestions, they've usually been adopted (particularly with the calendar) -- and the team has always been prompt to respond!  I wouldn't trade my Hospitable service for anything.

**What do you like best about Hospitable.com?**

I enjoy the "one-stop-shop" aspect of Hospitable.  The automated messaging is of course the main reason I looked into Hospitable.  However, I also like the efficiency of being able to sync to AirBnB (and VRBO, etc if used) so I can manage most aspects of my listing via Hospitable as well as integrate with smart pricing such as Price Labs.

**What do you dislike about Hospitable.com?**

Currently, the support for direct bookings isnt overly robust.  However, the Hospitable team seems committed to substantially improving their feature set for those who want to manage their direct booking business from the Hospitable website.

**What problems is Hospitable.com solving and how is that benefiting you?**

Hospitable allows me to go to one website where I can manage my messaging, calendar & pricing.  I have experienced a saving in both time and energy and believe that I am also managing my business at a higher level with financial benefit.

The auto response system saves me! The auto reviews are a big favorite. But the best part of Hospitable is the employees! They CARE about my success and my customers.

**What do you dislike about Hospitable.com?**

Only  drawback I see is they haven't set up payments for the direct booking BUT they are working one it and I am super excited about it. I am going to have a website and channel manager with ZERO double bookings! Yay me!

It's the best thing you can do for your company and your guests!

I am suceptiable to burnout, the redundancy of questions guests have  and reviewing each guest for my busy properties is a big time Bandit , but with Hospitable I hardly ever even message my guests   ( but they think I do ) 

I had a glitchy channel manager before that plagued me with the dreaded double bookings, I don't worry about that with Hospitable at the wheel!

**What do you like best about Hospitable.com?**

Everything is planned to help hosts and automatically be in contact 24/7 with your guests and it will be a big plus when you receive the review. Follow you in almost all your steps from inquiry to booking and then during the stay you can plan a couple of messages for exemple, first morning, day before departure with checkout instructions. All of this without you need to login to your account.
Customize as much you can and then relax and enjoy some of your time in family without interruptions. Simple the best tool for hosting.

**What do you dislike about Hospitable.com?**

One thing I use to request was a phone app and now they lunch it and it’s great. They are improving all the time and they value your opinion. I’m in smartbnb for 4 years and they get much better every year.

**Recommendations to others considering Hospitable.com:**

Try it, give some time to look around and configure, use the templates available in the app. Don’t try to configure everything at the same time, teste every step, and go from there. When you more comfortable with the app apply more effort to detailed messages and gain some time in your life, it's amazing. Use the support team if you need, they normally answer in a few hours.

I use to stay all the time in my phone worried to answer to hall requests and now the majority of my interaction are scheduled and the automatic message works fine in instructions, and everything you need to repeat all the time. You will feel more in control of your tasks and your guest will love it since they will have all information just when they needed.

Hospitable has been such a great tool for managing my short term rentals. I've saved so much time by preloading my automated messages and responses to guest questions. Their intelligence tool for recognizing key words and helping you set up auto responders is top notch. The product is consistently being updated and improved and the team is very responsive and open to requests.

**What do you dislike about Hospitable.com?**

The only downside is that the integration is more well rounded with Airbnb than Vrbo, but I believe this is due to some limitations imposed by Vrbo on third party applications.

Be well versed in the short codes and custom codes to truly enhance your automated messages.

With Hospitable, I feel so confident in the automated messages that I'm very comfortable only periodically checking in on my listing messages. Even when I do I find that most of the automation I've set up has already addressed a guest's needs. The beauty of it is that the guests consistently leave me 5-star reviews in the communication category for responding so quickly.

Hospitable has been an outstanding and easy product to use while managing my short term rental property. If you enjoy your free time and not worrying if your guests are receiving the information, this is a great product for you. From automated communication, scheduling, booking, pricing, through guest checkout, Hospitable has made operating my short term rental a breeze and stress free. Hands down one of the best products I have purchased.

Hospitable does not offer a way that I am aware of to offer a section for adding a pet fee or additional charge for such thing as firewood, rentals items or charcoal.

Work time will become much shorter with the ease of this products performance.

Not only do they offer a lot of features for a good price, they usually respond to all questions in under an hour! I left a different platform due to poor customer service and am so happy I did.

I couldn't live without the automation in messaging and calendar syncing. It allows me to sync new prices into both systems effortlessly and the communication with guests is above par. I attribute my 5-star accounts to the help of Hospitality.

**What do you like best about Hospitable.com?**

It is simple to use, visually appealing, and customer service response is very quick!  The thing I like best is the ease of use of custom codes for automated messaging.

**What do you dislike about Hospitable.com?**

There is one thing I do not like, and that is the financial reporting under Metrics.  I think it really needs more options to customize reporting to give the host the ability to analyze the property performance at a deeper level. It will be very helpful to pull revenue paid out to the host for a specific period regardless the day they checked out. If I want to pull the exact revenue for the month of April and I have a reservation that started on the 29th April and ended on 2nd of May, I would like to see the revenue for April 29 and 30 on that report, not including any of the days of May.  Having blank fields to fill out other expenses we have to get a better financial feature would be nice too.  Another things is that when you are in the calendar and click on any reservation, the amount to be paid out does not match the payout by the booking platform.  I think it does not take into account the fee charged by the platforms. I would be nice to have the actual paid out number showing there.

The most helpful thing about Hospitable is the ease of communication with the guests.  I also really appreciate the day-before check-in reminders that go out to the cleaner.

There isn't much to dislike actually... it's pretty easy to use and does the job it's supposed to.  I guess it could be cheaper, even though $20/mo is pretty reasonable.

Just do it, you won't regret it.  You might ask yourself why you hadn't done it sooner.

I'm able to run my short-term rental listing with much more ease and it requires less time.  This has allowed us to buy another property, which we will be listing as a short term rental

I really like having the ability to sync up my listings across multiple booking sites in one platform. Hospitable brings in message from all those places and let's me manage it just in one place.

The learning curve was a little steep for me, since I first joined just to have a look around. By time I actually needed to use it, the trail and tour was over and I have to kind of find my way around.

My biggest problem that Hospitable is helping me with is communicating to my guests across multiple platforms before bookings, before check-ins and during stays. It's been really helpful.

It is so easy to communicate with automated messages to my guests. I have gotten more reviews than I would have ever had if I didn't use their automated system. I am also able to stay on top of the schedule and my cleaners using this resource.

The only downside I see is working through new API connections, such as with the Schlade Encode. There have been a few issues with that. Of course I want those connections, so it's just a hassle I have to deal with, as I would with anything that is new.

I am able to save a lot of time using automated messages. I have loved having an easy connection to the guests without working hard to have that connection. I am not wasting energy fretting over the schedule anymore and being ready to send messages at the right time, or even having to think about what to say. Most of it is already set for me through Hospitable.

There are so many awesome features, that it can take a bit of work to customize the system to work for your needs. But the initial setup is super easy, and the system works great even without any major customizing.  But the customizing brings it up a level!

I tried multiple similar services and stuck with Hospitable due to the complete nature of the services and the great support and reasonable pricing.

Has made my growth from one to eight units manageable.  I gained at least one to two hours back in my life using the program.  The app is fantastic too, and I love the calendar feature for quick updating.

For someone who is terrified of technology, this was an incredibly intuitive platform to set up and everything was easily findable.  No to mention the world-class support and quick responses were helpful.  The templates were a great add-on too, to be able to quickly jump in and not have to reinvent proven talk tracks/sequences for messaging guests.  Integrations were also fantastic and love that they have added on direct booking integration!

I was sad about the friction of the iOS conundrum.  Glad it was fixed, but hope that the company has a better pulse on getting out in front of future issues like this

I appreciate the fast service and support. They always helped me out whenever I needed help. Software updates happen regularly. Service was always reliable, so indeed I enjoy all the automated messages as it helps to stay organized.

There is not much to dislike, to be honest. Once in a while, some technical issues came from Airbnb itself, but they fix them very fast and update users on that.

From my experience,  it seems that pricing, reviews, and response time are super important for getting your listing at the top of the search results on Airbnb. I have great reviews so if my listing is priced right, at least one of my listings shows up at the top of the results. Smartbnb made that possible by significantly improving my response time and sending my autoresponse to all inquiries within about 1 minute. Smartbnb also saves me countless hours of time in sending automatic messages for every step of the process: inquiry, booking, travel tips, check-in message, check-out message, and review request. I also have my listings on VRBO/HomeAway and Smartbnb integrates seamlessly with both platforms. It is super valuable and I'm so grateful to have software that has boosted my listing to the top of search engine results and saves me so much time in messaging throughout the booking process.

Smartbnb works beautifully so nothing really. Whenever I have an issue, their support team has been phenomenal.

What I love most about Hospitable is that it saves me hours every week. The auto-messaging across platforms is alone worth the cost. Once the Schlage integration is complete, I won't have to worry about setting up door codes for my guests either and my vacation rental business will be 95% automated.

**What do you dislike about Hospitable.com?**

It's a hard question because I feel like Hospitable is pretty awesome for anyone managing short-term rentals. The one thing I would truly love to see is more calendar control. We're planning on utilizing another channel manager on top of Hospitable solely because it can control our calendar to make orphan nights during the busy season impossible. It would be nice if we had this function inside Hospitable itself, but it's hard for one tool to do everything!

Communicating with guests efficiently is the big one. Guests always rave about how responsive and accomodating we are and I laugh because most of the time they are only interacting with automated messages from Hospitable. I love that I can provide great service while not having to do the work on a day to day basis myself. Using Hospitable ensures I don't miss sending guests important info and has freed up a lot of time for me.

We like the automation with auto-response messages to our guests and being able to adjust pricing in one place and have that reflected on our other platforms.  We also like that all messages are in one place.

We have not encountered too many downsides yet.  We would like there to be a way to assign cleaning tasks to different cleaners on different days of the week since we have a weekday cleaning team and a weekend cleaning team.

This software program is easy to learn and helps streamline booking for short-term rentals.  The customer support is excellent and their response time is so fast, and they answer questions thoroughly.

I love the automated guest messaging functions (pre-check-in, auto-reviews, etc) and also the ability to change pricing fairly easily. I've never had an issue with guest communication, and it's been flawless for me. I also really like showing my owners their own calendar with financials showing so they can see projected amounts and future reservations without having to share iCal info, etc.

**What do you dislike about Hospitable.com?**

I would like to customize a message such as a specific day for trash take out, etc. I also don't love the calendar viewing ability. I want to be able to view the entire month of one single property instead of days at a time for all properties only. I tried using the team tasks, but it's been a little complicated, although I do like being able to auto-send emails when a booking has been cancelled to my cleaners. Having more integrated pricing features would be nice (automated price increases, pricing rules, weekend rules, etc) but right now the pricing and calendar tool is not quite very user friendly so I prefer to go into the actual Airbnb or VRBO platforms to do so which is counterintuitive.

I currently manage 4 propertie so it's been really nice having one centralized location to do just about everything I need with Airbnb and VRBO. I hardly ever have to login to the accounts manually as SmartBNB does pretty much everything I need it to do. It saves me so much time for having to communicate with my guests with auto-messages.

Improve guest communication, especially for repetitive tasks.  I manage 7 apartments and estimate a savings of at least 20 man/hours a week of guest communication time.  

For messages which I don't want to fully automate as I prefer to use a personal touch, it allows for a templatized approach, leaving me with 90% of the message ready to be sent.

Plus, it allows me to answer guests when I am not awake!

I wish there was a bit more separation for team communications.  For example if one cleaner cannot do a clean then it would be nice to have an auto message sent to the next cleaner in line instead of only sending it all or none.
