It’s highly customizable, so you can tailor it to your company’s needs without too much coding.
It helps large organizations centralize data and improve decision-making.
Recent updates, like Esri ArcGIS integration, make facility mapping and visualization much better.

The user interface feels a bit outdated and can be clunky at times.
Performance can lag when dealing with large datasets.

It's an integrated platform with various modules for IWMS purpose helpful for a business to manage all thier proccessess like real estate, constrction projects, space management, operations & asset management. It's a self sufficient application which do not require any external suit/app/coding language for customiztion. And it can be integration with any external application. And also it's user friendly and easy to be setup and implemented.

Due to some performance issues when hosted in external cloud other than IBM cloud.

I'm IBM TRIRIGA Application developer. Since, it's a self sufficent app where we can do the customizations requested by the client within the app itself using TRIRIGA application builder.

Though the initial setup seems challenging but the long term benefit of running efficient oprations and optimising the resouse utilisation outweigh the drawbacks.

I have been using IBM Tririga for the last 6 years and it is a robust system that caters our real estate database requirements. Its innovative layout is so easy for any end user who likes to keep their homepage concise. Its versions caters to the most up to date financial applications requirements nowadays.

Tririga should add some aesthetics/displays on changing the layout or customizations  like font, font style to change the scenery some time.

**Recommendations to others considering IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA):**

IBM Tririga is recommended for database management of corporate real estate leases in Manulife. This is based on hands on experience during the last 6 years. Firat it started as a lease administration tool for Manulife, and simultaneously for real estate database requirements. With the IFRS 16 implementation, Tririga adapted to changes by adding lease accounting to ts core uses.

Problems with Tririga I have encountered are more of local business requirements like the customized layouts for example, mixed mode of payments (quarterly with monthly payments) for IFRS 16 reporting which makes the Finance Schedule more complicated for review.
The benefits I may have realized is that I do get to customize my own reports using the Community Tab and knowing some algorithms to come up with specialized reports, with the help of Technical Team.

Tririga was excellent for managing the property portfolio from a tenant and an accounting perspective.  The organisation had over 2900 properties leased with a vast range of agreements globally and these were all handled within the tool.
The tool was easy to use.
It enabled us remove the large number of spreadsheets we used and replace them with one tool.  It meant all reporting for the global property portfolio was all held in one location which drastically cut down processing and reporting.  It was easy to train the staff on the tool and we introduced some new roles to manage the process from end to end - i.e. the loading of leases to the final accounting calculations.

We had challenges initially with reporting but with support from IBM and our consultants there issued were worked out.
We only found upsides compared to downsides.

If you have a large and global range of properties in your portfolio you need to assess Tririga as a support tool.

It will cover all properties and lease type - we had a number of very complex leases and it dealt with these.

The properties are all documented in one tool and we we were bale to apply both local and global accounting standards cutting down on this work and any potential errors.

All relevant departments from the property team, procurement, accounts payable and the financial accountants use the tool making it end to end for the organisation.

The ability to hold a lot of information including tracking all of your workflow. I can use it on the customer side and create requests along with manage my own work on the admin side.

The pop up boxes that appear each time you check you navigate to another area. It would be better to remove shift to the new area without creating a new window each time.

I wish the tool was more intuitive and steamined. Would love for the work flow when working with a team to flow seamlessly. There are certain things I can't see that are sent to the customer. Would like to see a copy of it. There are other areas that I don't receive an email when an update is made on the work task, and things like that. It isn't perfect, but works.

Solving facility request work tasks and space management. Tririga makes it easy to do all of this using the same system.

Tririga has the ability to craft multiple workflows based on sub-groups/departments. This way various teams running multiple tasks like HVAC, carpentry, plumbing etc would have the ability to create custom workflows that also gives them the ability to track the cost back to those respective groups

It would be good to have a stronger analytics features especially in terms of predictive maintenance based on potential failure points. I would also like to see elements of visual design can give it a significant leap in terms of space optimization in offices where there could be hoteling

**What problems is IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA) solving and how is that benefiting you?**

The key aspect is to get a complete view of the entities - people as well as assets along with the full list of inventory items. Once these are mapped, we can look at crafting workflows & approvals at multiple levels based on permissions/role/hierarchy etc. Apart from maintenance management, this would also help  in integrating various other aspects like indirect procurement of spares, receiving, inventory mangement and control etc. Apart from this, from a task completion perspective, the product can do employee management, skills repository, tools issue and various other people-related activities around work order management

The project that I was on was for tririga to solve IWMS challenges for a large real estate owner. The project focused on realestate building and asset management & property management with energy tracking. Maintenance was in Maximo. It is a good tool but the implementation took almost 2 years.

Tririga is very nicely developed to manage all Lease relatives activities, capital projects related activities. And it has very nice user experience as well

In some cases, it gets slow and some sections in the page take more time to load and UI is not that pleasant

The version I used was limited to using antiquated Operating systems and web servers. The only way we could work in the system was using Windows OS and Internet Explorer

There are a multitude of products out there: Salesforce and Accruent are both systems that do similar work

Through Analysis of all the requirements from End users need to considered. Lot of day to day functions that the user presently have in an existing ERP may not be available in Tririga.

Property Management and Facility Management modules are very well designed and is effective in Managing clients with large number of Warehouses, Retail outlets, etc.

I love the easy at which developers and build customizable forms and process flows for their business user. It's simply to navigate through, since the TRIRIGA layout can also be customize per user's security/template.

**What do you dislike about IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA)?**

I dislike how IBM TRIRIGA has yet to modernize its look. I feel that it would be most beneficial if an improved UI were put into action. Although simple in concept, I recognize that redesigning can be costly and for something that fits with an enterprise resource planning and integrated workplace management realm, often times the need for fanciful design goes unheard. I think that nowadays that platforms of all market varieties are heading towards a sort of beautiful design that keeps up with the online fashion standards of today. I think that IBM TRIRIGA should follow this trend.

Tririga itself is a IWMS... meaning it has all the module right from inventory to maintenance, leasing to construction all can be done at one place. Also tririga is now available in UX by IBM with cool UI and features. The API from tririga allow user to connect it with SAP, PEOPLE SOFT also data can be pulled to Mobile app  and all the modules of TRIRIGA can be developed on Mobile app.

Traditional UI and technical concept of workflow when multiple workflow trigger at a same moment it takes time but that is very intermittent.

I would like to recommend to use tririga as it can be implemented easily, can accommodate most of the customisation, easy for end use to understand the product. We can also develope mobile application easily with 2 tier or 3 tier architecture which can be very much handy all the time.

Don't do it!  It is too unstable and FULL of glitches.  Terrible product!

Completely broken UI. High potential for data integrity issues due to lack of relational data design in favor of user-declared entity relationships. I understand why this was done, but it does represent a risk if not configured/defined properly.

Make sure you are fully committed the endeavor in the business and technology and operations support areas. Well understood business process is 80% of the work. If you don't sort this out before attempting to implement Tririga, you will have a difficult time.

Just finished up Q1 for 2019 with the TRIRIGA product.  We are very happy with the software.  This was our first quarter to use the Reports.

1. Need to be able to modify payment streams that are not included in amortization without having to flow back through Accounting.  Thus, to revise the lease and not have it flow to Accounting to activate.  This will cut down on all the pass through items in Accounting as it has no accounting impact.  
2.  Also, the reports need to have all the activity for the terminated and expired leases for the timeperiod.

Easily customized.and able to perform many aspects of the Facilities Maintenance needs.  We are currently running on an old application and platform but upgrading to get new more powerful application.  This will improve our customer satisfaction with increased productivity are realiability.  I also like the SVG coding as well as the ease of creating queries and reports.

Too difficult to access specific out of the box functionality - how is it supposed to work? Do I have a bug or is it in need of future development to address issues encountered. Need SMEs that are equally versed in the product/technology as well as the business usage.

Good system. Takes work to get implemented optimally

Very very busy the last few years trying to go live with portfolio and lease and adopt ASC 842 standard

Enables robust capture of lease data.  Populating the data itself is time consuming, but the ability to manage leases once active is excellent.

Reporting is not very user friendly and data entry is too time consuming.

Lease accounting compliance, lease admin uses such as managing expirations and lease restrictions.

Fairly easy to learn. I appreciate the partnership we have with our IBM collaborators

**What do you dislike about IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA)?**

Some of the performance issues related to user caching issues.  
In the 3.6 platform upgrade we have noticed some defects around leading spaces in reports which can cause issues in the data.  We need to ability to provide better versioning and locking of OM packages to avoid promoting incorrect or incomplete packages to environments.  
More automation around OM package movement needed.

We use Tririga for Lease Management, Facilities Management and Capital Projects

I like that IBM TRIRIGA does partner with many technology companies to assist with your implementation and follow-on support.   Many of the companies are very good at what they do.

**What do you dislike about IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA)?**

We were not so fortunate to have one of those skilled companies on our implementation.  We were actually served by IBM's Professional Services team and we did NOT have skilled/experienced resources for our implementation and we are still paying the price for that.

**Recommendations to others considering IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA):**

MAke sure that you have enough Senior Mgmt buy-in as well as resources to assist with Requirements, Design, Testing,, etc.  Try to enlist both strong Business Unit/Program  (Requirements, Design, Change Management) and Technical Support during the implementation.

**What problems is IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA) solving and how is that benefiting you?**

We are attempting to get a handle on our Real Estate Portfolio inventory to ensure we are using our real property in the best way possible.  We want to utilize the information to potentially reduce our real property footprint thereby saving revenue for our organization..
