What I like best about DoorLoop is that it keeps everything organized in one place — from rent collection and leases to maintenance requests and reports — so I’m not juggling spreadsheets or multiple apps. The online rent payments with automatic reminders save me a ton of time, and the built-in accounting makes it easy to see exactly how each property is performing. The main downside I’ve noticed with DoorLoop is that, since it packs in so many features, it can feel a little overwhelming at first and takes some time to get comfortable with everything. The pricing can also add up if you’re managing a smaller portfolio, especially if you don’t need all the bells and whistles. And while the software keeps improving, there are still little things here and there that could be smoother, like certain customization options or reports that I wish were more flexible. DoorLoop really has it all. From a property management standpoint you can upload and have all the leases, rent balance in one place. For a service provider it's additionally great cause we can use the same platform to add notes, lease violation and just general photos of each visit we conduct. There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. Doorloop is really great to keep all of our tasks organized, including: units, property inofrmation, repairs, and more. It's easy to upload photos and to keep a track of work being done, which is very useful to me working as a property manager who manages roughly 200+ units on a daily basis. I also like how I am able to have multiple logins, and see who has done which work, as I have two assistants working with me and several other employees who also make changes. I have been using DoorLoop for 9 months and I am very happy with the software. It is very easy to use with many great features. The implementation went smoothly. I love the accounting portion of the software along with the link to the bank accounts. It is so easy to check your bank balances. I am able to keep track of all tenant information with good accounting reports all in one program. Customer support was great with the implementain process. Honestly, I have not had any problems or concerns since then and have not had to contact customer support. I use the help feature in the software if I have any questions and find my answers there. I really liked the sales expirence as well as onboarding They were with me every step of the way. Their AI chat tool makes it easy to find things that I am having an issue with. They also were very responsive whenever I had a problem. I appreciate how simple they make the onboarding and the extensive features around accounting make it easy to manage my properties. Not dislike but didnt love. They say they have an integration with zillow bur every time I reach out to zillow per their instructions they dont ever help me get it setup. I also wish they had more integrations to post my property to Facebook Marketplace I think that would be amazing. Also it is alittle strange that the link to templates for my listing contracts takes me to a page that asks for my email and acts like a marketing website where they want to sell me the product. Doorloop is great. I have used it almost every day since I began full time "landlording" in 2022. It makes rent collection a breeze and there are a lot of automations and suggestions as you are doing something to make it easy. My accountant found it easy to pull reports and reconcile my accounts.
