**What do you like best about Enumerate?**

It’s very easy to handle accounting, financials, and reporting in a way that’s truly user-friendly. We also love how smoothly we can work within the Engage portal and other integrated apps. While there are some minor flaws in performance, overall the system allows for quick searches and data changes. Pricing is just right. Onboarding was great, but I do wish there was better support at times. We use a few of the smart AI or intelligence tools yet, but hopefully we will use more in the future.

**What do you dislike about Enumerate?**

My biggest gripes with the system are the inability to automatically filter out previous owners on reports and e-blast communications, restriction on reports that do not allow for all contact information to be displayed on one report.

**What do you like best about Enumerate?**

Reports are very easy to pull and share with board members, and they include all the necessary information for them to disseminate. Accessing accounts and reviewing information, uploading files, and handling similar tasks are also great attributes.

**What do you dislike about Enumerate?**

It feels like Enumerate isn’t working diligently enough to keep refining the product and to keep up with the new standards competitors are setting. AI solutions and website integrations, without charging extra, are the kinds of tools that could make the system easier for managers to use.

**What problems is Enumerate solving and how is that benefiting you?**

I’m not really sure how Enumerate is supposed to be working to solve the issues that affect our company. It seems like whenever there’s an update of some kind, it ends up creating new problems instead of fixing the existing ones.

Some of the items if posted the wrong account or GL cannot be corrected they need to be deleted and redone totally and you can't always do that if it is part of a bigger batch or you are in a different month when the issue is discovered.

helps log account payable and receivable for the community. Provides with past due statements, and reports for board members and shareholders.

I use Enumerate for organization and it provides easy access to work orders and forms, which is helpful for our residents and any issues they have. During the training phase, the one-on-one personal training is amazing. I appreciate the transparency and easy access Enumerate offers. The initial setup was extremely easy, thanks to all the help and guidance from their staff.

There is nothing that I dislike about Enumerate as of yet.

I can daily get the menu from our pub.  I can see the things people are selling, and things people have to say about different things...also love learning what is happening in my commuity.  I also have lost the emails and customer support has been fantastic.  I like that I can easily find forms I need and find out who is in charge of what

**What do you dislike about Enumerate?**

Just that if I LIKE something or think it is great I cannot just give thumbs up without posting a whole post.

Just helping me find information I need.  Ease of use for me, however there are some that just do not understand.  I think another class would be beneficial where people could learn how to use Enumerate.

Waiting and not receiving an eta on an outstanding request leaving the resident in limbo for more than a week.

**What do you like best about Enumerate?**

Presently - it seems that Enumerate is making great strides to help managers with their daily tasks and providing the training and tools to make their businesses successful.  The customer service has greatly improved and it is nice to see that training opportunities seem to be increasing.

**What do you dislike about Enumerate?**

The costs associated for members to pay their dues assessments.  It is unfortunate that a company the size of Enumerate cannot find a way to provide free ACH payments by members in their platform.  I am a very small business and I have had to find a way for members to have access to FREE ACH payment options. I eat a small portion of the cost, but it is ABSOLUTELY worth it to retain happy clients.  I wish that Enumerate would collaborate with their financial partners to find a way to make this happen.

readily available anywhere. The engage software is new and seems to be more user friendly. Enumerate has everything we need as HOA manager, if it is functioning properly.

**What do you dislike about Enumerate?**

software will switch between communities while performing a task, throwing you off until you realize you're on a different community. When sending messages to the Owners, if you need to revise you cannot. You have to start all the way over, and I reported this a while back. No resolution has been provided and recreating the messages when you see an error can be very time consuming.

I have not received a resolution for tickets to problems I am experiencing.

It is not a dislike as I believe this is an area currently being addressed/updated - Engage Support Videos.  I look forward to the addition of overview/training videos designed specifically for Homeowners and/or Board use on the Engage website product.

Enumerate's Engage product enables us to offer our associations a professional online presence that assists with communication amongst homeowners.

I like that fact that everything is automated.  We love using Engage for all of our properties.  Ease of integration and use.

That there are certain things that do not sync back to Engage right now.

the user interface is smooth and easy to use. What it may lack in detail/customization is made up for in ease of use. Also integrates with other systems we utilize.

**What do you dislike about Enumerate?**

While I admit that I'm not our company's point of contact with Enumerate, but I get the feeling it is cumbersome to have additional features added, or to tailor to our specific needs. It certainly works, but would be nice if end users could tweak setup/tools to match needs.

**What do you like best about Enumerate?**

What I like the best of Enumerate is the global search, ability to link multiple properties for one owner, love the ability to right click to open multiple windows, and ability to provide restrictions for roles.

**What do you dislike about Enumerate?**

I find it challenging that simple edits and voids aren't as flexible from an accounting standpoint. Tracking sent emails via Central could be improved with better reporting. Editing a single check within a batch isn't as seamless as it could be, and support response times can sometimes take up to a week.

We have been working diligently to work on solutions and trainings. The customer service from that perspective is fine. We have multiple suggestion for future development.

You can get all the information you need either on the bookkeepers side or as a CAM.  You can send out violation notices, eblasts notifications all in the program.  I am positive there are things that I do not know how to use as well.....still learning.

I do not like how some of the drop down menus are repetitive in Engage.

Ease of violation notices, looking up accounts, address changes etc....

The customer rep that helped me, literally helped me out in the best way he could. The task provided seem impossible to even us but he really did do everything he could and gave us all his time .

TOPS ONE is user-friendly; I love it compared to Pro.  Our team with One is very informative, helps in any way and is there for any questions we have.

**What do you dislike about Enumerate?**

The only thing I have found that I don't like is specific areas; the cursor doesn't land on the following line, meaning I have to use the cursor to add what I need.

It makes JE much easier and you can Edit if you have a date wrong or any other issues.  You can always go back and change it.

**What do you like best about Enumerate?**

The only thing I like about TOPS one is the ability to have a custom chart of accounts for each association. However, this can also create a lot of confusion if made too custom.

**What do you dislike about Enumerate?**

TOPS One support is terrible. They're very slow and usually unhelpful. TOPS pay is confusing and hard to reconcile. Lack of reports and customization of reports. The software is not intuitive at all.

**What problems is Enumerate solving and how is that benefiting you?**

None - we switched off the platform to Appfolio for many reasons. Appfolio is much more user-friendly, support is exponentially better, and it created a much better experience for our homeowners and board members.

**What do you like best about Enumerate?**

Owner Access and communication is easy to access and utilize. Financial Reports are detailed a specific, easy to read for everyone.

**What do you dislike about Enumerate?**

I would have to say not being able to go back I have to constantly open up a 2nd page to access information when doing deposits. Not being able to go back to original page with filters that were set. When calling support they have very little knowledge on the accounting aspect and provide incorrect information and it makes it hard for our bookkeeper to adjust things on their end for tax purposes.

**Recommendations to others considering Enumerate:**

It has everything that is needed for Property Management of HOAs and owners have a pretty positive experience with only a few having issues utilizing the owner portals.

Help with notifying owners when maintenance has been updated or completed. I have figured it out with help from support and am all set. I allocated an owner payment wrong and needed to post it to the correct owner account and it was giving an error when post dating the check to when it was deposited into the bank. When this occurred the support team member had no idea what it meant and guided me to post it anyways for the current date and leave a transaction note stated the problem. According to our bookkeeper that was not correct and it needed to adjust the pre paid codes in their transaction ledger first in order to allocate the check to post date it to the correct date. They need more training on financials and cash receipts with making adjustments when payments are entered incorrectly and already have been posted before realizing it.

Financial reports:  These can be customized and the ease of downloading multiple reports in one package.

**What do you dislike about Enumerate?**

The GL code and description are in one column on the yearly spreadsheet.  As such the number of characters to name the GL accounts is limited. Descriptions must be spelled out rather than abbreviated for clarity to the Board of Directors.  Descriptions carried over to another line cause one-page reports to become unnecessarily multiple pages. There is another column containing the GL codes and so my recommendation would be to eliminate including the GL code in the description column.  This is the case in Tops Pro.

**What problems is Enumerate solving and how is that benefiting you?**

I like the quick ease of uploading pictures for CC&Rs violation letters.  It is great that this can be accomplished while in the field and saves time.  However, for communities with 500+ homes, the problem I have is that the CC&Rs short report includes the CC&R code and is not necessary.  With Tops Pro we can run a one-line report and this works for us with a community of 100+ violations to check up on.

It took some time to really learn the new program however LINDSAY ZEILSTRA has been an awesome help and source of information.   Tops continues to add features that are very helpful and save myself and our company time.

More information needed prior to the change from Tops Pro to TopsOne so we were fully aware of what it would take to be ready for the switch.   Many of the areas that were lacking have been upgraded and continue to be.  Our homeowners would like to see one email logins for all their accounts on the owner portal.

Get as much training as you can before implementation and contact your customer success manager as much as you need to work out all the details

Going automated is the biggest benefit and time saver for us.  Also being able to work from anywhere including the car.  Many processes are being streamline using Tops One which again saves time and allows up to put additional time into our communities that we manage.

The TOPS support and staff actually take ideas from our company and implement them into the TOPS software. It has become our one-stop-shop for all of our work! I have been able to streamline almost all work items. The advanced portal has empowered our homeowners and has reduced the overall administrative workload. The ability to quickly navigate, create custom reports, run those reports, and present them to the board in a timely manner has been invaluable to us!

**What do you dislike about Enumerate?**

There are a few features I still wish we could tailor a little more to our companies needs, but that doesn't outweigh the tremendous benefits of this software. I also think that the advanced portal should allow board members to send blast emails, but we love it!

**What problems is Enumerate solving and how is that benefiting you?**

Increased productivity, less busy work, a complete load taken off of our admin and accounting staff, and built-in redundancy. It has really empowered the homeowners so they have access to all the documents they need and we have been able to take care of a lot of email traffic simply because the homeowners now have a place they can go to access anything they need. Truly invaluable.

Take the time to read/view TOPS extensive collection of videos, tips and tutorials, especially those related to program features/functions most important to you or your organization. 

I have used earlier versions of TOPS software (TOPS Pro) for many years and the company has a good reputation for continually improving it's products. TOPS [ONE] is a major advance compared to TOPS Pro, but lacks a few features that Pro users are accustomed to.  I expect this will change as TOPS continues to refine and expand the functionality of TOPS [ONE].

Saves hours of staff time, improves member communication and allows self-help for members via owner's portal.

**What do you like best about Enumerate?**

It's hard to pick one favorite feature. One of the most helpful features of Tops One is the global accessibility to information within the system. Using the Global Search field anything can be easily located. Also, the ability to move between tasks is very streamlined, it's really very easy to move from taking payments, to posting payables, to accessing homeowners' accounts, with almost no lag. What I like most is its cross device functionality. I do most of my work on a PC, but in or out of the field tablets and smartphones can get things done. Owner Access is another great feature. It allow owners to view their accounts and make payments. Then finally is Tops Pay. The is seriously going to change our receivable process, making payment process (credit cards and ACH) integrate seamlessly from Owner Access to Tops One.

**What do you dislike about Enumerate?**

What I dislike about Tops One is role assignment for users. Not everyone is going to have the same accessibility, and I like that, but when assign what can and cannot be done by someone, there's not a good way to see what they see or really know what they can do until they try it out and and let me know. One thing that I both love and dislike is that the product is web based. Which is takes courage to get used to. There's no locally accessible program, so if the internet at the office goes out, there's no access to Tops One.  There's no app to down to anything. no inter, no Tops. But realistically, it's a minor concern for us because we do have pretty reliable internet at the office. And I don't think I've ever had an outage at home, the two places where I do most of my work.

**Recommendations to others considering Enumerate:**

Tops One is a complete property management tool. The more I use it the more intuitive it feels. With features like Tops Pay and Owner Access, this product can easily handle your management needs.

**What problems is Enumerate solving and how is that benefiting you?**

We are definitely solving the flow of information problem. We were using Tops Pro, and only accounting had access to it. Anyone needing an owner balance or mailing labels for example had to go through the accounting depart to get what they need. Now, that information is there for everyone to access from where ever they are one whatever internet enabled device they're using. We're realizing this is empowering people, allowing them to better help clients, making information seem like less of a "secret" and building a foundation for better teamwork.

I wouldn't say I like when it switched over to a different community, and the system doesn't allow me to change it over to the right one. I want to do a simple switch without having to delete the "post" and start over.

The cloud platform allows our managers to work from anywhere. Their service department is always "on top" of things (get it?). We are constantly approached by competing software companies and I choose not to waste their time by accepting a phone call.

Sometimes the platform has issues with third party integration (bill processing and bank check recs for example). However, whenever we uncover an issue or challenge, they investigate and take action.

The Technical Support has always assisted with issues and or directives, they are very helpful.  It also has many directives that can be used when you have a question, before submitting a Request for Assistance.

The one issue I have is the response time when a Request has been submitted.  It is generally 24 hours, but when you working with numbers/accounting this can hold you up.
