Jobkore is estimating, invoicing, and payment software for construction contractors — built by a licensed general contractor for solo operators and small crews who need to quote a job from the truck, get it signed, and get paid, without first learning an enterprise field service platform.
Most tools aimed at contractors go one of two ways: a generic invoice app that has never heard of a change order, or a field service suite with dispatch boards, seat-based pricing, and a $99/month QuickBooks add-on. Jobkore is the middle: real construction documents, one flat price, and an AI assistant that does the part contractors actually hate.
WHAT YOU CAN DO
Estimates — Build line-item estimates with photos attached to individual lines, private cost and markup the client never sees, and client-visible line notes for the details that matter. Send a shareable link, collect an e-signature, and know the moment it's viewed and accepted.
Change orders — Change orders are their own documents in Jobkore: separately approved, separately signed, separately invoiced, with an AIA G701-style contract reconciliation block on the PDF showing original contract value, prior change orders, and the new total. A change order amends whichever document struck the contract, so it works whether the job started from an accepted estimate or straight from an invoice. Most tools at this price either skip change orders or gate them behind a higher tier.
Invoices and payments — Generate invoices from an approved estimate, and bill a job across as many as it takes: deposit, progress draws, final balance. Track partial payments, send automatic overdue reminders. Clients pay online by credit card or ACH through Stripe, plus Apple Pay and Google Pay where supported. Jobkore adds zero markup on processing — you pay Stripe's published rate directly (2.9% + $0.30 card, 0.8% capped at $5 ACH).
Hank AI — Hank turns a walkthrough into a document. Talk through a job as a voice memo, snap photos, jot notes, and Hank drafts the estimate as line items — priced from your own catalog first and your default rate second. He also edits estimates, invoices, and change orders live by chat: add and price lines, build sections, set allowances, add clients, adjust due dates. Anything destructive arrives as an Apply/Keep card instead of silently changing the form, and you review every number before it goes out. Hank remembers up to 20 standing rules per contractor, answers in-app questions, and works in English or Spanish across every trade Jobkore supports.
Field notes — Capture a job by text, voice memo (up to 15 minutes, auto-transcribed with a construction-aware glossary), or photo and PDF text extraction. Turn any of it into a document later.
Works with no signal — Field notes, voice memos, attachments, and document edits are captured offline in a basement, a crawlspace, or a dead zone, and sent the next time you open the app.
QuickBooks Online — One-way sync from Jobkore to QuickBooks, included in the base price rather than sold as an add-on. Sent and accepted estimates, invoices, and payments carry over automatically.
Projects — Optional job grouping that rolls up contract value, invoiced, collected, unbilled, and outstanding, with job status resolved from the underlying documents automatically.
Subcontractor tracking — One running balance per subcontractor per job, spanning the estimate, its change orders, and every invoice, so you always know what you owe. A subcontractor's identity never appears on a client-facing document.
Clients and catalog — Contacts, service locations, notes, and revenue history per client. A reusable price catalog with 14 trade-specific starter packs so you're not building from an empty list.
Dashboard and reporting — Monthly revenue chart by calendar year, CSV export, and a Monday morning performance recap email: payments collected, closing ratio, estimates and invoices sent, year to date.
Fully bilingual — Complete English and Spanish, not a partial translation. The app, estimates, invoices, PDFs, and every client-facing email.
Security — Passwords are bcrypt hashed, sessions use httpOnly cookies on a fixed 7-day window, uploaded files stay private behind signed URLs, and QuickBooks tokens are AES-256 encrypted. Stripe handles all card data; Jobkore never stores it. Signing in from an unrecognized browser emails you a 6-digit code, and a verified device skips it for 90 days.

Jobkore is a web app that installs to your phone's home screen as a Progressive Web App on iOS and Android. Nothing to download from an app store, nothing to update, and the same account works from a laptop at the desk and a phone on the jobsite.
