
I like that RentCafe allows users to list their available units across RentCafe.com and their syndication partners (Apartments.com, RentalBeast, StreetEasy, etc) and that this particular workflow is automatic. If you take the time to get it set up correctly, it will dynamically update the pricing. RentCafe allows property managers to host online applications which is by far the preferred way for renters to apply. RentCafe hosts the lease signing process and allows digital signatures. I love the CRM IQ, it's where you manage and track your leads from inquiry to lease. Chat IQ is the beginning of a cool product - its the automated chat/text/email feature for communicating with your prospects. Again, Chat IQ takes some setting up but when it's done right, it can cut out a lot of repetitive work that can sometimes feel like a waste of time (when a prospect drops off). RentCafe also has built in ID verification and applicant screening to help leasing professionals process applications. RentCafe is also how we communicate with our residents and manage their rent payments and ledgers. Residents use the same app to submit maintenance requests, renew or access their lease, complete their move-in checklists, packages, community board and there's even a rent rewards program your company can use. The analytics and performance metrics offered are very robust. We have used RentCafe to communicate with the entire community via SMS and those instances have all gone off without a hitch. It should be fairly obvious that we used the software every day. We had a dedicated account manager that would oversee any requests we sent to customer support. The custom property websites are great but they are a bit prescriptive and if you've got a lot of properties they can start to look like the sites are not unique and in our experience the community website should really show prospects the vibe and should be specific. Additionally, the SEO & lead conversion tools aren't as useful for us but it's very likely that our set up is just not optimized to pull a lot of value there. Aside from the dashboard being easy to navigate, there is a huge learning curve with the software for new users. There was a significant need for training for the team to perform basic leasing tasks confidently. With the syndication partners, you don't always know where your listings are going or why something isn't showing up on a partner site. Troubleshooting those issues is often frustrating. Finally, the interface feels dated and cluttered. Simple things can take way more clicks than they should. It works best within the Yardi ecosystem and doesn't have a lot of use outside of it.
