While I think Yardi Breeze is a strong platform for small real estate operators, there are a couple of limitations that stand out compared to QuickBooks Online. The lack of automated bank feeds creates additional manual work, and I wish there were a dedicated Transfer Funds feature that would allow users to easily move money between cash accounts without having to record journal entries or offsetting transactions. Those enhancements would significantly improve the user experience, particularly for organizations transitioning from QBO and accustomed to a more streamlined cash management process. Yardi Breeze solves a common challenge for small real estate operators: managing property operations and accounting in separate systems. Many of our clients are coming from QuickBooks Online and spreadsheets, which often require manual processes and additional workarounds for real estate-specific needs. By moving to Yardi Breeze, they gain a purpose-built platform that combines property management, tenant management, leasing, accounts payable, owner reporting, and property accounting in one system. This provides better visibility into portfolio performance, streamlines month-end close processes, improves reporting, and reduces the need for manual tracking across multiple applications. The biggest benefit is that clients are able to operate on a real estate-focused platform at an affordable price point while establishing processes that can scale as their portfolio grows. Features such as property accounting, owner reporting, online payments, invoice processing, customizable financial statements, and job cost tracking help create a more efficient back-office operation than many clients had when using QuickBooks alone. There is no connectivity between Yardi and my gate management software. 2. Forced to take a payment when moving in a new tenant. Sometimes it's convenient to move them in and take the payment later. 3. Forced to do batches even if I only want to take one payment or write one check. To be fair, there are workarounds for this. The interface is simple and extremely user-friendly. I’m able to integrate it with my payroll system, which makes it easy to create payroll entries. I’ve never had any issues with Yardi not working correctly or causing errors in my reporting. Yardi Breeze has been a great fit for managing all of our assets because it’s user-friendly, cloud-based, and integrates key property management functions in one platform. I like how intuitive it is — it makes handling leases, rent collection, maintenance requests, and accounting much simpler for our team. The tenant and owner portals are a big plus. They make communication seamless and allow residents and commercial tenants to pay rent or submit work orders online, which really improves the overall experience.
