**What do you like best about RealPage OneSite?**

It’s an all-in-one platform where you can do almost everything — leasing, accounting, maintenance, tenant screening, and document management. Everything is connected in one place. I work with both the OneSite and Financial Suite modules, and they work together perfectly. In OneSite, we can screen applicants for properties, while in the Financial Suite, we can manage accounting tasks and purchase orders efficiently.

**What do you dislike about RealPage OneSite?**

During financial PO (Purchase Order) processing, it doesn’t allow partial processing by amount. For example, if a PO has one item priced at $600, you can’t process $300 now and the remaining $300 later. Once a PO is processed, it automatically closes, which makes it difficult to handle partial payments or split transactions.

**What problems is RealPage OneSite solving and how is that benefiting you?**

RealPage OneSite helps manage multiple property management tasks in one system. It connects leasing, accounting, maintenance, and applicant screening, so there’s no need to switch between different platforms. This saves time and reduces errors. The Financial Suite also makes it easier to handle invoices, purchase orders, and accounting in one place, which helps keep everything organized and improves accuracy in financial reporting.

**What do you like best about RealPage OneSite?**

It’s the people at RealPage who truly make the company stand out! I’ve had the pleasure of working with Angie Procopio for years, and she consistently goes above and beyond. She’s incredibly knowledgeable about her product, always helpful and friendly, and gets things done quickly and efficiently. Working with someone like Angie makes all the difference! Dawn Amyx, Julia Manookin, Emmanuel Paz, Jamie Nile, and Jennifer Dodd are also incredibly supportive. They take such great care of our account that it feels like they’re part of our own team.

**What do you dislike about RealPage OneSite?**

With all software, there are glitches, but we can reach out to the support and get the issues fixed.  Could it be faster, yes.

**What problems is RealPage OneSite solving and how is that benefiting you?**

We are always in touch with RealPage and have Julia, our Customer Sucess Manager, who helps us work through any issues.

**What do you like best about RealPage OneSite?**

I find RealPage to be very user-friendly and it provides detailed information. It's efficient for calculating income and expenses, and makes it easy to track which vendor invoices are paid and which are still outstanding. Adding journal entries and invoices is straightforward.

**What do you dislike about RealPage OneSite?**

Sometime we facing issuing to edit the journal entry so i believe RealPage needs to improve this Error asap.

**What problems is RealPage OneSite solving and how is that benefiting you?**

I use RealPage to efficiently calculate income and expenses and track paid and outstanding vendor invoices, solving duplicate payment issues.

They offer products that cover the entire ecosystem of Commercial Real Estate Property Management for Multifamily properties. 
They export to excel.

**What do you dislike about RealPage OneSite?**

Many of their products have been bolt on acquisitions, meaning they do not communicate well between each other leading to double data entry or confusion on the product to use.
They charge a fee for everything - even including downloading your own data.

It is the backbone of our business, as everything runs through this software.

**What do you like best about RealPage OneSite?**

Fully integrated resident online payment, from online payment to the resident ledger.

**What do you dislike about RealPage OneSite?**

Where to start.  The core OneSite program GUI is completely outdated and not very user friendly. Real Page has been slow and unsuccessful to roll out a new GUI error-free, called "New Experience."   Migration is extremely slow and the process is not clear to the end-user.   Core program has numerous errors/bugs.  Bottomline Real Page has focused more on acquiring and adding modules, instead of improving the core software RPA and OneSite into a user friendly bug free experience.

Update 10/2023 - very disappointed.  Again the GUI is not intutitive and you often have to make numerious clicks in order to accomplish the most basic steps.   Customer Support and Sales Support is fragmented and often you get re-directed to other departments in order to resolve issues.   I am 3,000 unit operator (60% Conv / 20% HAP / 20% LIHTC) that has been using RPA/Onesite for about 18 months.  When I made the migration decision I took comfort that Real Page was one the largest providers in this space, but now I fear this is a hinderance to the sucess of the software and that Real Pages best days are now behind them.

Tend to be reactive not proactive, they address the errors as discovered, instead of preventing the error from occurring.

RealPage Onesite is a useful way to manage properties, record resident activities, and get reports. It has all the property management needs for the on-site staff to manage their property.

**What do you dislike about RealPage OneSite?**

With RealPage OneSite each property is a separate page. To go from one property to another in the portfolio, you have to leave the current property and go to the other one. You can not have two properties open at the same time.

RealPage Onesite is a way to manage the resident, applicant, and tenant activities all in one place. It also allows you to pull reports. It is all that is needed for the on-site staff to manage an apartment complex.

RealPage's accounting dashboard was pretty neat. Even though there were some glitches, & hiccups but nothing that their support can't handle. Really neat

There were some occassional glitches, nothing biggy but it can delete the entries and it can be cumbersome

When looking for criminal records, I feel like its a little inaccurate and I maybe approving prospects that have a criminal background

I'm sure there are benefits to the property managers, but not at all for the end users.

**What do you dislike about RealPage OneSite?**

Signing a lease on the realpage has been the most incredibly frustrating experience. It continually times out, requires multiple refreshes. I've had to have the the property management office re-send me links because the auth token would expire due to my continual refreshes to just complete the document. The images for signatures would not load. Pages took forever to load on the screen, sometimes showing up in duplicates. I've had to try signing my lease multiple times, and still might require me to go into the office to finalize.

Honestly, I liked absolutely nothing about RealPage OneSite.

The formatting and structure was a mess. The functionality of real page was not easily understood. Also changing the day everyday was really annoying. Oh and the fact that customer service was not very helpful and has you on hold for long periods of time.

I like that we know what the industry is looking like and what we can expect over the near future in return.

At first it was really hard to get things going. They seemed too busy to help and couldnt get responses to know what was going on. It would have been nice to have updates.

They are looking into how our portfolio will do in the future and giving us an understanding of what our other projects will be looking like as they come on over the next couple years.

**What do you like best about RealPage OneSite?**

The only upside is that after months of trying to become compliant with RealPage I can finally get paid by our customer.

**What do you dislike about RealPage OneSite?**

It is evident in every interaction that they just do not care,  they do not have time to talk to you.  The first person looks over everything and says it's good.  But then it goes to the actual person who makes that final decision (a person you can not talk to) and they do not bother to read all the provided information and they decline.  I went through that 5 times with this company.   You never get to work with the same person, each person declines for a different reason. Training is not standardized.  There is also a communication barrier because they are located in another country.  The 6th time I had my insurance agent on the phone with me and refused to get off the phone till it was approved.  My insurance agent had them refer back to the original email that had all their requested information and they approved it.  On that particular phone call, I was on the phone with them for about 45 minutes (including hold time).   This is our 3rd year with RealPage and it has gotten worse each year even though our Insurance has not changed at all.    Other companies that provide this same service are much easier to work with.

They verify I have the right coverages to work as a contractor for property managers.

Easy of access and the number of things you can do all in one site and Real Page! It simplifies everything for us and our community, stats, reports, Lease-ups, ETC.

Sometimes it lags or takes a long time to open certain things. It sometimes kicks us out and reloads the previous page instead of the one we need to open up at that time.

It is VERY VERY beneficial to all of our staff in property management. We all can use it for everything we need. Maintenance, Leasing Management, Receptionist even can use.

The only thing I don't like is how it can crash sometimes. Other than that, it's great!

Lease generation, active building for renter update interference, work orders and communication and reservations is awesome

Not User friendly, menus and selectable are not where you expect them to be. No quick search for residents or vehicle searchability. No way to pull prospect emails for mass distribution. Outgoing emails have no way to attach items.

OneSite has been the PMS that dominated the industry for the last 20+ years. It's intuitive and easy to use.

**What do you dislike about RealPage OneSite?**

The system has relatively been the same for the last 20 years and we have been anxiously waiting for the New Experience for the last 5 years.

OneSite does allow users to streamline their processes.

**What do you like best about RealPage OneSite?**

Realpage unifies many different functions/aspects of our business and as a web-based system makes accessibility and rollout fairly easy. Training new employees in the system is fairly straightforward and although the learning curve can be overwhelming at first they catch on quickly. When things work, they work well, and it is nice to have documentation filed so neatly and so easily accessible across the company.

**What do you dislike about RealPage OneSite?**

The migration from Windows 7 (Internet Explorer only!) into modern browsers and W10 has been rocky, slow, and many functions still aren't working correctly outside of Internet Explorer, which is increasingly becoming a security issue (as well as a compatibility issue). There are also frequent outages and end users aren't aware, so the IT Department ends up fielding a lot of tickets only to tell end users that there's an outage. Communication could be better. Tier 1 support often gives end users completely incorrect information and results in more work for us (and them) down the road.

**Recommendations to others considering RealPage OneSite:**

I think the platform is good and heading in the right direction, but I think their company structure probably needs revision, better support teams (esp t1) and if you adopt Realpage you'll need to be prepared for a lot of things to not work as expected right away.

**What problems is RealPage OneSite solving and how is that benefiting you?**

RealPage makes it so new equipment rollout is largely a non-issue and users are able to pick back up almost immediately. Once they learn the system, it works across all our portfolio. The new Unified Login is also a smoother experience--when it works.

**What do you like best about RealPage OneSite?**

Training initially was great. They had someone come to our office for 2 days to go over every question we had and we did have multiple training Zoom calls before we even started using the software. I do like that we can view multiple properties' information at the same time and it's relatively easy to navigate.

**What do you dislike about RealPage OneSite?**

It's very obviously meant for Residential Management but most features still work for us. However, the rent roll is awful, the reports are all very confusing and it seems like they didn't have an accountant set up anything. Rent amounts increase and we can't figure out why, sales reports don't add up correctly and we're still not able to use the late fee function. 

The customer support is AWFUL. We typically have to put in a request to support AND email 2 or 3 people just to even get a response. When we finally do get a response, no one seems to actually know how to resolve the issues. We have asked multiple times over the past 3 months to be trained on certain features of the program we need. We were recently told we were supposed to be getting monthly training sessions the entire time that we've had the software and have not heard anything about how to set that up or even who to talk to about it. It's so difficult to contact anyone at RealPage.

I will say, it's much better than Quickbooks because we have over 160 tenants. It does reduce the amount of time it takes for us create invoices and to apply credits since everything is on one place.

I like that each category is self explanatory and you could easily teach yourself how to use it.

It has some technical errors sometimes but I like using one site

It has made it very easy for screening and showing specific information that is helpful for rental verifications and showing all background information.

Real page is easy to navigate and their support team is a great resource. There are several different software types all linked in with real page.

N/A - I can't think of anything to dislike. Any issue that comes up is solved by their support team quickly.

It may be a bit more expensive but it's worth the money. Their help desk is really great with any trouble or problems.

Accounts payable, invoices, compliance tracking, affordable housing screening.

The main thing I loathe about RealPage is the way that they endeavor to do to much, for instance, they just discharged an update to the site GUI, they attempted to make it progressively instinctive, however it simply made it entangled and increasingly spread out. I wish there was a choice to utilize the old design.

Realpage Onesite can be confusing at first because there are so many things that can be utilized. There are a multitude of reports, tabs, widgets, etc. But at the very core, OneSite does exactly what you tell it to. Many of my colleagues overthink the browser because we're always assuming things are more difficult than they are. But with OneSite it will always do exactly what you tell it to. 

**What do you dislike about RealPage OneSite?**

There really isn't anything to dislike about the product. It works how you want it to.

We have solved many problems with OneSite, the reports help us with renewals, bonuses, and so much more. It is the core processor that we use to run our business and our day-to-day.

Onesite accounting; backed by realpage, is a one stop solution bridging accounting software, and management software. It is integrated with all of their products so its easy to upload an invoice, pay that invoice, track the payment, and credits. everything is in one place, from the GL reports, account balances, and invoice statements to statements of cash flow.

**What do you dislike about RealPage OneSite?**

They recently did a overhaul on the website and it their goal was to modernize but they just made it harder to find and use the same tools. They also changed the layout and the names of certain plugins, this makes it pretty difficult to use if you were used to the old layout. Now we all have to re-learn where everything is and how to run reports! 

**Recommendations to others considering RealPage OneSite:**

Because you would be a new user - i think there will not be as big of a learning curve as you don't have to unlearn then relearn the new layout - Onesite is a wonderful Accounting solution that ties directly into any Residential Management company, big or small, i would give them a try, you wont regret it.

**What problems is RealPage OneSite solving and how is that benefiting you?**

We are solving all of our accounting and property management needs, while only maintaining one program. This helps immensely as we do not need to go anywhere else and all of the information is in one place, which saves time, which saves money.

I enjoy all the reporting, there is a lot of information readily available to you. I also really enjoy that depending on your title you can have access to see what your team is doing. I'm able to view all their tasks and whether they have completed them or not.

I dislike that it only operates well on Internet Explorer. If it could be accessed through Chrome, my life would be much easier. Also, if reports could be pulled in real time.

I would recommend getting familiar with all the widgets and customizing your dashboard for ultimate optimization. The task feature is amazing. You can see what needs to be done at a glance, you're able to complete and make notes without having to leave the home screen.

Reports are my biggest benefit. It's nice to see such a breakdown for various things. You can create appointments and schedule follow ups which is so helpful.

The ease of use-- This platform is pretty easy to use and easy for a new employee to learn. It is a lot of click and point when it comes to using it, so as long as someone can read they should be fine.

**What do you dislike about RealPage OneSite?**

We had some issues when it came to random numbers being added on to work orders or work orders not being completely submitted and it took one site a long time to work out these kinks.

Ease of use is great, however when there are problems it is hard for One Site to fix them, it takes awhile to fix them and the team is left to suffer in the mean time. When it is working it is great, just takes awhile to get kinks fixed.

It is very easy to use this site to communicate between different members on the team. We can submit work orders and the maintenance team gets them immediately.

Once an applicant is screened and approved, making their lease fast and easy! The system accounts for deregulated and regulated leases so there it minimizes leasing mistakes. Additionally, it syndicates the applicant information into our accounting system - Yardi

**What do you dislike about RealPage OneSite?**

Adding a rider to a lease on one property or several properties can be a headache, support is not very responsive - you can always use the customizable rider option, but in many occasion that portion is needed for something else and it shouldn't be used instead of a rider which should be permanent. This is extremely frustrating when leases have to be made in a timely matter; however, this is a support issue rather than a software issue.

A mobile app would be amazinggggg and/or a more user-friendly mobile web experience. 

**Recommendations to others considering RealPage OneSite:**

It would be awesome, it there was some way for the system to collect first month's and security deposit electronically for use. It is a bit counterintuitive that we don't have tenant's come in to sign, but we make them come into the office to drop off payments. 

**What problems is RealPage OneSite solving and how is that benefiting you?**

E-signing has streamed-lined the signing and processing of leasing - someone wants to move in tomorrow? No problem! All the paperwork will be signed and countersigned then! 

A problem we have experienced is that sometimes the DHCR will not reflect increases at is should - it is most likely a glitch because it'll happen out of the blue rather than every single time.

**What do you like best about RealPage OneSite?**

Organization is the best aspect of the product. The way that each item is categorized into tabs that include ease of access is a great plus. Also, the program is very quick when changing between categories. From the moment you start using the program it is very easy to understand, and any new users, just take a few minutes to make yourself familiar with the program and you will begin loving it. I love the fact that out maintenance records are organized in such a convenient way which makes it easy for all the employees to be on the same page and work as a team. The leasing aspect of the program is great as well.

**What do you dislike about RealPage OneSite?**

It is hard to talk about anything that I dislike with such a great program, I do not think there are any improvements that I would make at this time.

**Recommendations to others considering RealPage OneSite:**

It is a very easy to understand program and you will find that it contains everything you may need to keep operations organized and running smoothly. It is an easy to learn program which makes it nice for any new employees without needing much time to explain its use.

Keeping all of our maintenance issues organized within a neat structure for ease of access. Residents each have a note tab for when any details about issues need to be resolved and is a great way for the team to communicate issues.

Onesite Accounting is a complete accounting system that handles all of your needs; from property accounting to Accounts Payable, Accounts Receivable and more.

I do not like that we have to use a separate company to handle our payment processing, this is something that should be easily handled but overlooked.

I would definitely recommend Real Page Onesite to others, Just be aware it is a fairly large infrastructure, so be ready for training.

The business benefits we are receiving from Onesite accounting is the ability to run all the needed reports quickly, with the ability to export in any format.

I have worked in onesite for 5 years now, and have never really enjoyed the experience. The one thing that I could say that I do like is the resident management piece. You can always find residents easily within their interface. 

**What do you dislike about RealPage OneSite?**

There is a lot that I dislike, but since I'm in marketing, I'll just focus on that piece. I HATE that you cannot successfully track why prospects signed with you in OneSite. There is really not an efficient way to gauge ROI and marketing outlets. You can pull a "source" report, however, it's not usually accurate, so you have to take everything on there with a grain of sand. 

**Recommendations to others considering RealPage OneSite:**

I would recommend looking at Entrada or Yardi before signing a contract with onesite.

**What problems is RealPage OneSite solving and how is that benefiting you?**

We utilize OneSite for resident and prospect management within a real estate management company. Unfortunately, there are not many benefits that we have realized.

I like that it has been upgraded to be more user friendly. Information is easier to access than before and the homepage can be customized. Resident information is easy to locate. All property information can be found within a single program rather than across multiple programs.

I dislike that training information is limited. If you are unsure how to complete a task, it isn't always easy to find the answer. I also dislike that I am unable to update pricing easily. There is no option to change lease terms.

**Recommendations to others considering RealPage OneSite:**

Continue to make the interface more user friendly. While the current upgrades have made a significant difference, there is still room for improvement. I'd like to see the reports page a little easier to understand. An explanation of the different reports would cut down on a lot of time spent trying to locate the proper report. Make inputting a lead a little easier. It asks for too much information when you're only trying input that someone has visited the property. The service request option could be more simple, make it to where multiple requests can be input for one unit without printing each request on a separate page. Make it full compatible with Google chrome. Make it so that each time you need to go to a different page, it doesn't open another window.

Realpage is an excellent property management software that helps maintain all current info on residents and prospects alike.

Loads faster, user friendly screening modules, generate reports clearly 
I think it's nice that OneSite allows you to clearly see any transactions in regards to rent, utilities, deposits. It also automatically pulls OneSite generated letters to send out to the communities that are universal throughout apartment communities.  

**What do you dislike about RealPage OneSite?**

Today's page needs updating since it does have a messy look to it. I think it needs to improve on the way it sends notifications to users in regards on who to send, for instance, to legal, a 3-day notice, or any emails to. There should be a simpler way to send mass emails out or add activity notes without doing those items one by one.

It does accurately sort everyone into their apartment communities in a clear orderly manner.

I like how easy it is to find someone's apartment information, and previous information for those who no longer live with us. Finding a resident's balance due is very simple. When waitlisting someone for a particular apartment relapage makes it very simple because it takes you through each step. 

**What do you dislike about RealPage OneSite?**

I do not like the recurring payment options- fixed, open, etc. Sometimes the resident ledger can be hard to understand and follow when there are many payments, late fees, credits, concessions etcetera. It becomes difficult to see who paid when it gets all jumbled up.

**Recommendations to others considering RealPage OneSite:**

I recommend doing research on other programs as well. 

**What problems is RealPage OneSite solving and how is that benefiting you?**

An easy way for residents to log in and pay their rent. Some benefits I of RealPage that I like is seeing in activity who talked to who when and what the issue was about. It makes it easier for everyone in the office to be aware of any ongoing issues.

Love the interface when you first login. Mistakes can be easily corrected versus using older property mgmt software.

Loading time and having to wait 2 minutes before advancing to the next date

Generating leases, entering payments & applicant info, etc. Conducting backfround checks from OneSite is a very helpful feature so I dont have to re-enter info into another 3rd party website.
