**What do you like best about Fenix AI?**

I really like the data it provides me as a community manager.

I would like it to have more uses than to simply record my teams phone calls.

It is being utilized as a valuable learning tool when discussing way to improve our leasing phone calls.

**What do you like best about Fenix AI?**

I like that I am able to hear the full phone call, from when they first call in and for each transfer

**What do you dislike about Fenix AI?**

I don't like that Action Required and Lead are separated. I kind of feel like that if we change it from a Lead we have obviously listened to the call or are on the call and action shouldn't be required at that time.

I have no issues. And as I stated before, it's good for training. My manager can go back on a call and let me know what I did right and wrong.

**What do you like best about Fenix AI?**

Leasehawk provides excellent training to help clients utilize this data packed platform to the max.  The support and options to customize reports and TPA surveys has really been impactful to our organization across all levels.

**What do you dislike about Fenix AI?**

I honestly can't think of anything that I dislike.

**Recommendations to others considering Fenix AI:**

If you're looking for a platform that builds accountability, with consistent support, and TONS of useful data that can be used to improve your marketing and the experience of your customer, Leasehawk will exceed your expectations as an ideal fit.

**What problems is Fenix AI solving and how is that benefiting you?**

We are improving the experience for our customers through consistent evaluation and celebration of successes through the TPA segment of the LH platform. We track performance of our teams and individuals on a weekly basis, monthly basis, and celebrate wins annually at our Company Wide Celebration of Excellence. 
We love being able to see a quick snapshot of where our strengths and weaknesses lie in order to help our teams improve and grow. 
In addition to this, the validation of ad source performance is helpful in making high level marketing decisions so that we can make sure that our marketing dollars are truly working for us.

**What do you like best about Fenix AI?**

LeaseHawk Traditional TPA (Telephone Performance Analysis) is an outstanding tool for measuring employee telephone performance. It measures what is most important and employees with high scores achieve correlating business results with few exceptions. The scoring is conducted by well-trained individuals who apply logic and are able to understand the nuances of human communication so that nothing is missed. This results in the scoring system measuring accurately and doing soo on a consistent basis. LH TPA has become part of our company's culture.

**What do you dislike about Fenix AI?**

I did not care for the TPA scoring product which used artificial intelligence and machine learning. Human communication is very nuanced. A human scoring TPA can detect meaning in multiple layers (words, tone, volume, inflection, etc.). Machine learning cannot. Period. Not yet, anyway. We tried the AI scoring because the promise of more scored calls was appealing (bigger samples = more accurate assessments, right?), but the result was terrible. The high volume of incorrect scores had to be formally disputed and corrected. Even when they were, the validity of the program was called into question by employees. We had to stop it within two months and return to the traditional TPA program.

**Recommendations to others considering Fenix AI:**

In addition to the TPA product, I've also used the LeadScore product which is very helpful for accurately attributing telephone contacts with multiple sources (both paid and unpaid advertising/marketing sources). This tool helped our company trim thousands of dollars from our advertising expense, by eliminating the sources that didn't provide the most calls and the most successful calls (yes, you can go that deep into the data). We were able to not just eliminate sources based on call volume, but by caller engagement/and how likely the caller was to end up buying.

**What problems is Fenix AI solving and how is that benefiting you?**

Using LH TPA completely eliminates the need for traditional telephone shopping reports. It provides consistent reporting over time and the reporting tools are also user friendly.

**What do you like best about Fenix AI?**

I love LeaseHawk's CRM application. It is user friendly and helps keep all your contacts and communications in one spot. It is also great that it links with my OneSite so I don't have to worry about guest cards. I enjoy being able to see how many calls I've received. It makes me feel a bit better about how much I got done that day.

**What do you dislike about Fenix AI?**

I hate how there is no "mass" select with CRM. It makes it difficult to get caught up if you are out of the office or when someone covers who isn't familiar with the program. I also do not like that if you answer a call, you still have to select "no response" needed. I hate TPA, not so much because of LeaseHawk, but because if you don't follow the "script" or remember point changes, you can end up with a failing percentage even if you've made a bunch of leases. Scripted calls come across as fake to me.

**What problems is Fenix AI solving and how is that benefiting you?**

Before we got CRM, I used the daily email report to receive my "true" prospect calls. It helped me see who to call back for leasing and who I had already spoken with, but hadn't added yet. I've realized how much help I needed with organization of my communications. LeaseHawk has helped me stay on task.

**What do you like best about Fenix AI?**

I like the feature that allows us to hear our own calls so that we can know at what point in the conversations we need to improve upon.

**What do you dislike about Fenix AI?**

The automated scoring of calls is awful!  It's so bad that sometimes we receive very low grades and some, if not all, of the questions asked were correct, but the wording may not have been on point.  It would be great if this could be improved upon to make our scores more accurate.

**What problems is Fenix AI solving and how is that benefiting you?**

The benefits are:  Recording your calls so you can listen to them later and keeping track of your scores so you can see how well you've done in the past versus currently (how well you've improved or not in all areas to show what needs working on).  The biggest problem I have with LeaseHawk is:  The scoring of calls.  They're not always accurate as I've listened to some of my recorded calls and more often than not I've gone through each of the questions laid out in the Questionnaire for prospects and still get a low grade.  I find out that it's because a specific word wasn't said or the timing of what was asked should've been earlier or later in the call.  I honestly believe that if the scoring were improved upon, especially with key words that are picked out and verbalized by the person taking the call, scores would come up tremendously.

**What do you like best about Fenix AI?**

I like that I can log in and listen to my calls.  I have it set that to send my scores to me each week, but it has not been scoring my calls, so I now have to go in manually listen to my calls to make sure that they are being scored correctly.  If they aren't then I just send over the call evaluation report to my coworker who is working with LH to get this fixed.  Listening to my calls also helps me to improve my grade as well.  They also came out with the new Agent AI Chatbot.  Due to COVID-19, we have not been able to have prospects come into our office for any tours.  So now they can chat with Agent AI virtually and set up a time to do a virtual tour with one of our office staff via Facetime.

**What do you dislike about Fenix AI?**

The fact that it is very buggy.  It does not score my calls or score Agent AI's scores at all.  I am constantly reaching out to my coworker who works with our rep to get this fixed.  This has been going on since they started the new Agent AI and it's kind of frustrating because it also leave a blank note if anyone talks with the Chatbot and sends us a blank email.  We cannot follow up with the prospect in this manner if we do not have any information with them.  Also, due to COVID-19, we have set our chatbot so that leads cannot set up an in-office tour, but a virtual tour with us as our office is not open to the public.  It resets itself and still allows them to set an in-office appointment.  I also do not like how we cannot send pictures with LH.  We send a lot of media for our rental rates and information and it would be nice to send the pictures and fun colored emails in the CRM.

**Recommendations to others considering Fenix AI:**

LeaseHawk is great, but you must have patience.  And do not try to work with it in VMWare Horizion Client.  It will not work.  But other than that, it does the job and keeps all of your contacts in one place and organized.

**What problems is Fenix AI solving and how is that benefiting you?**

I like how I can keep all of my contacts in one central place instead of having to go into their resident file.  I can just type in a name and there it is.  One of the great benefits of LH is the recorded feature.  Especially when I am working on a future resident's profile.  Say I can't remember if they asked for a specific amenity like being close to the bus stop, I'll go back to their call and listen to it again or read the notes that I have typed in during our call.  This has helped me several times.  I have also benefited from being able to do download a call and email it.  There were several times that I was working at different property and they use LH.  The person who was working the phones at my office that day knew where I was and had my prospect call me at the office I was visiting.  So, when I finished my call, I downloaded it and emailed it to myself so I was able to upload the information into the prospects guest card later when I got back to my office.

**What do you like best about Fenix AI?**

I love how user friendly it is to use! It's so easy to listen to my calls and see exactly how my calls are scored. I really appreciate that I can see exactly what the scorecard is and how to utilize it for better future calls. My coworker and I are able to listen to the calls together and identify where we need to improve.

**What do you dislike about Fenix AI?**

I wish that the computer system is more intuitive. While it's great to review each call, I find that I mostly review the calls to catch the LeaseHawk mistakes. I do wish that the appeal process was easier when it comes to the scoring. I wish that actual people not just computers audited the calls. I think we lose a lot of the human aspect of this process by outsourcing it all to computers.

**Recommendations to others considering Fenix AI:**

I absolutely think LeaseHawk is an asset and I encourage everyone to use it at their properties to improve on their metrics and take the best calls and make the best impressions possible. We strive to drive sales and be the best ambassadors for our brand and LeaseHawk is an integral part of that equation.

**What problems is Fenix AI solving and how is that benefiting you?**

I am able to hear what my strengths and weaknesses are on calls and see just where I need to improve for next time. My coworker and I are able to listen to the calls together and identify where we need to improve. By reviewing the calls with my coworker, we are able to raise our property score and win company contests on TPA. We are leading the way in that department.

**What do you like best about Fenix AI?**

LeaseHawk integrates with our MRI Software database to provide a detailed and informative view into our leasing funnel. The desktop app is easy to use and has a pleasant UI. We are able to use tracking numbers and email addresses through LeaseHawk to get key insight into our marketing sources and their effectiveness. We are also able to easily listen to calls or view email transcripts for accountability and consistency in our leasing process as demonstrated by our leasing professionals that interact with our prospective renters.

**What do you dislike about Fenix AI?**

The integration between LeaseHawk and MRI Software is not perfect, so we feel that we're not able to take full advantage of all the features in LeaseHawk b/c of these API limitations. For example, we like to track our property traffic based on whether it was the first visit to the property or a return visit, but due to limitations  with the fields that the standard MRI API can update from LeaseHawk, we are unable to see this level of insight in our MRI reporting.

**Recommendations to others considering Fenix AI:**

If you are using MRI Software for your database management (if a multifamily real estate organization), make sure you hash out any field requirements that you deem necessary for LeaseHawk's API to update, otherwise you may need to look at customization further down the road.

**What problems is Fenix AI solving and how is that benefiting you?**

LeaseHawk really helps us to manage the leasing funnel by capturing leads as they come through from various ad sources - which allows us to track performance of lead sources individually - and integrating those leads into our MRI Software database as guest card records, which saves us time in manual entry. The LeaseHawk dashboard allows a user to easily see the status of various records and actions to complete, which helps with personal accountability and maximizing our marketing outreach.

**What do you like best about Fenix AI?**

The system is easy to use.  I can easily see who is following up, and who is not.  With a glance, I can see how many people are in our pipeline, and not just rely on the actual applications we have.  Because of this, our follow-up techniques (and abilities!) have improved, which has increased the number of applications we receive and, in turn, increased our occupancy.  I also like that I can look at certain reports and see what our ROI is.  Having the calls recorded have helped us in complaint and training situations.

**What do you dislike about Fenix AI?**

That eagle needs to stop squawking.  I have nightmares of it.  I also would like if the system would automatically merge, as it's taken a bit of extra work for someone to manually do that every week.

If you want to increase occupancy - get this program

**What problems is Fenix AI solving and how is that benefiting you?**

Our occupancy has increased, based on what I said above.  I've also been able to hire additional staff because (through the Leasehawk program) I was able to show supervisors how many additional calls we received from the previous year.  Marketing that I'm doing can be checked and followed up on easily.
