**What do you like best about Qualia?**

I appreciate the ease of use and the seamless integration with other companies. The platform stands out for its accuracy and speed, and I have found the training provided to be very helpful. Reconciliations are straightforward, and the ability to work remotely is a significant advantage.

**What do you dislike about Qualia?**

The overall cost of the software is a concern for me, as is the requirement to meet a monthly order quota on Marketplace. I also find it challenging at times to locate information on specific topics within the knowledge base. It would be helpful if the document creation process were a bit more straightforward. Additionally, I wish there was an option to have certain files excluded from the monthly file count for accounting or quoting purposes. Another issue is with the Notary blocks, where we always have to manually update the state and county fields.

**What problems is Qualia solving and how is that benefiting you?**

Keeping track of reconciliations has been straightforward, and the speed at which we can prepare files and documents is invaluable. Having all the necessary information consolidated within a single program helps our office deliver prompt and professional services to our clients.

**What do you like best about Qualia?**

The main reason I don't just like Qualia, but truly love it, is because of how easy it is to use. The platform offers excellent workflow efficiencies, a high level of customization, and outstanding support and training resources, such as Qualia University and the Knowledge Base. Additionally, implementing new products and improvements is a smooth and straightforward process.

**What do you dislike about Qualia?**

I do not consider a dislike, but a recommendation of convenience would be for the automated calculation to split proceeds according to the percentage of ownership or distribution.

**What problems is Qualia solving and how is that benefiting you?**

Isn't it amazing when your platform provider addresses issues you weren't even aware existed? Qualia Clear AI has elevated our operations in ways I hadn't realized were possible. We've experienced greater workflow efficiency, more comprehensive audit reviews completed in less time, errors being caught and fixed before they escalate, and a noticeable boost in productivity throughout every department.

Qualia is very user-friendly and intuitive. The support is, bar none, the best if you ever need to use it! The integrations are seamless, and the performance is unparalleled compared to any other title software.

I like that Qualia offers two-way communication with our service providers.  The integration is most useful with reconciliation and disbursements made through the escrow account.

**What do you dislike about Qualia?**

I believe there is room for improvement in some of the features within the custom reports. For instance, when retrieving information on past files—such as the Listing Agent (including all contact details) and the Selling Agent (representing the buyer)—I would appreciate it if the Qualia system offered more file-specific criteria. Having access to details like the transaction value or price, as well as the location of the sold property, would be very helpful. This additional information would allow me to prospect the non-directing party more effectively.

I like how a lot of things are form fill, such as the title commitments. I enjoy the easiness of accessing documents and the organization of it, and how quickly it updates. It was great; it was very easy, and I enjoyed learning how to use it from watching the quality of training videos.

I would like to be able to search PDF documents.

I really like how simple it is to use and it is very user friendly. I like how you can also speak with vendors directly from within the marketplace.

**What do you dislike about Qualia?**

I wish there was a dedicated email to the file so when we receive incoming emails related to the file, it could be imported automatically to the file. I also which there was a way to add a POC to a contact when someone else is communicating on behalf of a client that is not a POA. Also, a lot of times it freezes, kicks me out and also does not sync correctly with Microsoft Word to edit documents.

**What do you like best about Qualia?**

It’s simple to drag and drop documents into the file, which makes organizing paperwork much more efficient. I appreciate being able to see the activity for anything that has been generated for signing, as it helps me keep track of progress. Editing Word documents directly in Word is also very convenient. The smart tags feature has been invaluable for automatically populating information across other sections, such as Commitment and Policy. Communicating with clients and sending documents is straightforward and hassle-free.

**What do you dislike about Qualia?**

They should incorporate Texas law to ensure that the Vendor's Lien is included when populating the insured mortgage description on LTPs for purchase transactions. When there are too many sellers for certain underwriters, it can create complications that prevent the policy from being generated in their system. In those cases, you have to manually create a file in the underwriter's portal to generate the policy there. Each integrated underwriter uses their own forms and has different labels for endorsements, so there is a lack of consistency. This means you have to stay vigilant and keep track of the specific requirements for each underwriter to minimize errors.

**What problems is Qualia solving and how is that benefiting you?**

When an endorsement rate code is entered incorrectly before funding and we remove it to add the correct endorsement after funding, the accounting section automatically generates a new endorsement—even if we have already collected it. This results in the file becoming unbalanced. Qualia support gave us detailed, step-by-step guidance to help resolve this issue within the accounting section.

**What do you like best about Qualia?**

With over 15 years of experience in this industry, I can say that Qualia is an outstanding closing software. It stands out as one of the top options available. Whether you are new to real estate or have years of experience, it proves to be an excellent choice all around. The tabs are straightforward and easy to navigate. We were able to integrate our existing processes at the firm and enhance them further with Qualia. It is always the first program I open on my computer. If Customer Support does not immediately have an answer, they follow up with an email and track the issue until a solution is found.

**What do you dislike about Qualia?**

Like with any new system, there have been some issues to address, and Qualia is no exception. I have observed its development from the beginning, and it has made significant progress over time. One feature that is still missing is an Amortization Schedule, which I have already requested. Having this built in would be very helpful when preparing owner financing documents, as it would eliminate the need to use a separate browser to access it for a transaction. Another unresolved issue I have encountered is that when opening a message from Marketplace through the bell notifications, it does not take you directly to the specific file. This can make it confusing to know which file you are currently working in.

Efficiency in business operations and the ability for all parties involved to receive live updates as the file moves toward closing are valuable features.

**What do you like best about Qualia?**

I love the Connect feature in Qualia because it provides a secure way for us to communicate with our customers. It also lessens the possibility of wire fraud or hackers obtaining sensitive client information. Additionally, it makes redundant tasks more efficient.

**What do you dislike about Qualia?**

Their billing model. Billing per file and charging for every new update or feature is ridiculous. It was already an expensive program, and we feel there is no customer loyalty as there is never an improvement without a cash grab. Eventually, the program features won't justify the cost and we will be forced to search elsewhere. When we're being charged $65 a file and the standard attorney fee is only around $500 in South Carolina, it makes it difficult to keep justifying it financially. Initial setup was also not easy, it took weeks.

Qualia makes redundant tasks more efficient and offers a secured way to communicate with customers, reducing the risk of wire fraud or data breaches.

**What do you like best about Qualia?**

I use Qualia for title/escrow services, and I appreciate how easy it makes the entire process for both myself and our clients. I like that we can input our fees as they are shown on a lender's CD, which makes balancing easy and efficient. I also love the automatic population of addresses, complete with the county when typing in an address. These features ensure easy balancing and quicker turnaround for our clients. Although it took a little while to get used to having more features than our last program, now it's very easy to use.

There are many buttons/features compared to our last program, so that part took a little while to get used to.

Qualia makes the title/escrow process easy for me and my clients, ensures easy balancing, and speeds up turnaround. I like how it auto-populates addresses with the county and makes fee input efficient.

I would like it to put the taxes in for me instead of me manually visiting website and grabbing them myself, if that could be streamlined or automated that would lessen the time to make estimated closing statements.

I like the easy upload feature in Qualia and appreciate its easy organization, which helps me find documents fast. The ability to communicate easily with others is another aspect I enjoy.

The Qualia email link at times does not work, which can be very frustrating. Also, having to adjust or edit documents through Word is inconvenient. Editing directly in the system would be much easier and faster. Additionally, it would be beneficial to have a space for renaming documents while uploading, instead of having to return to the file to find and rename the document afterward.

The ability to log in from anywhere, whether at the office or a mobile closing, is a massive advantage, and the "Connect" portal drastically reduces email clutter by giving Realtors and clients a secure, transparent way to track progress and upload documents. The automation features and built-in Marketplace for ordering searches create a seamless workflow that allows high-volume shops to process residential files significantly faster than legacy systems.

**What do you dislike about Qualia?**

However, that premium experience comes with a steep price tag, combining high monthly subscriptions with per-file fees that can be hard to swallow for smaller agencies or those with tighter margins. While the software is brilliant for standard residential deals, it can feel rigid when handling complex commercial transactions, and the customer support team, while responsive, often lacks deep title industry knowledge. Ultimately, if you are willing to pay for efficiency and want to impress tech-savvy partners, Qualia is the best tool on the market, but it requires a serious financial commitment.

I find Qualia really helpful for my work at a title company because it automatically populates the realtor commission to the correct company once entered. I like its ease of use—it's like reading a book. You can start from left to right so you never miss a spot where you need to add information. The initial setup was easy for me, and I'd definitely recommend Qualia with a score of 10 out of 10.

We had an issue where the signature line did not pull the middle name that we had entered in the contacts.

Sometimes clients do not believe Qualia to be user friendly. Changing phone numbers for accounts that clients have made prior, but changed their number, is a difficult fix.

I love the Qualia Connect feature where all emails are in one place. The chat feature is great for getting ahold of people outside my office since it's fast and user-friendly. I like the QR scan feature the best because once I'm done with a closing, I can just scan all documents at once, and they go right into the folder. I also like the speed of Qualia, and the initial setup was easy.

I don't like it gets stuck a lot.

I like that Qualia centralizes most parts of the process, which is really helpful for real estate closings and title insurance. I also enjoy being able to access it anywhere, as it allows me to work remotely and solve problems quickly if I'm out of the office. This flexibility is really valuable to me.

Data inputted accurately populating on forms Qualia generates, specifically notary and jurat verbiage.

I find Qualia very user-friendly, and I like the templates and document automation features.

**What do you dislike about Qualia?**

I don't like that there's an added cost for the marketplace feature. I have to pay an additional fee of $1200 per year to connect The Fund to Qualia. Also, I have to use a separate Lien Search company and order Title outside of Qualia because The Fund is not connected, which has caused delays in processing files.

Qualia helps with client management, title closing documents, and more. I like its user-friendly interface, templates, and document automation.

I really like the Connect feature of Qualia, especially the tasking and automated parts. Setting up Qualia was not hard, and Erica made it really easy. Even though it is time-consuming, getting everything right is simple.

Really, my main problem with Qualia would be the accounting side. Some of the accounting is a little bit different here, as far as what I need. And then, it's just that the prices of everything are kind of steep.

I find that the Task features are the most helpful to prioritize the work load.  The ability also to create notes on the task bar, on the already created  Homeowners Associtiation and/or Managment Company  The upside to this is the ability to keep taks separated according to escrow file and the efficiency to completing the task when you already have notes to work off of each time.

**What do you dislike about Qualia?**

There is not a downside to the note feature in the already built contact as we are able to edit the notes according to the changes within the company themselves.

**What problems is Qualia solving and how is that benefiting you?**

At this time,  I have not addressed a concern with the functionality of a specific feature re: a party not being a buyer, however  said party must be inputted into the system to create an escrow document. 

For example an inter-spousal grant deed the escrow unit will need to generate for a spouse not being an owner of record.   With that name being added into the system  while I am running with a task such as ordering HOA Documents or initiating a home sale solar lease transfer for the buyer and seller.   If this "non party" that an interspousal grant deed must be created for,  is in the system, it can make the process confusing as that party "is not" a party to the transaction as a principal  party but is the spouse of a principal party.  This party may be added to an HOA order when indeed they are not a principal party.

As a Title Officer, I use Qualia daily. I like that Qualia is a single program to manage with a robust FAQ section. Setting up templates is a dream. 

Between Title & Escrow we have very different needs, template wise, it's nice to be able to whip up what each team member needs and add it to our toolbox.

**What do you dislike about Qualia?**

It infuriates me to no end that I cannot drag and drop from this program. In today's world that is a basic human right, not something a company should have to pay extra for. An undo button would be great for when I delete the wrong exception/information.

My company was merged with our sister company a year into our implementation of Qualia. Migration was non existant, so that was very time consuming process. Once you're in Qualia, you're in. Maybe things would have been easier if we were on the highest paid option. We were on the basic plan.

Ease of integration was fairly easy. We sacrificed several team members to set up our templates and folders to what we needed in Alaska to get started. It was VERY time consuming up front but was a DREAM after we really worked out the kinks. Qualia is as friendly as you take the time to make it. 

Customer support was difficult to get started. We were only given access to the sales team, who could not answer our  technical questions. We had to wait a month into the program to get access to the tech side of the team. Setup would have been smoother, more efficient if we could have had answers direct from the source as soon as we were in use.

Qualia has been able to help us keep staffing down with connect and AI.  It's collecting a lot of necessary information upfront, electronically and automatically.  They are always asking what and how they can make things better and asking for our input.  I love that updates are done automatically and they don't effect the current pipeline.  We used Resware in the past and although Resware has it's advantages, Qualia by far out ways them.  I love that it's web based and easily accessible from anywhere.  The banking integrations are huge and BankUnited is a great partner to use along with Qualia.  We are a small title company and big or small company, I would highly recommend Qualia for ALL of your title needs.

**What do you dislike about Qualia?**

Really there are only a couple of items in regards to scheduling we wish could be a little more user friendly.  Scheduling 2 or more buyers/sellers at different times/places and having those appointments flow over to an outlook calendar.

Qualia seamlessly integrates with every vendor we work with—whether it's lenders, surveyors, lien search companies, or realtors—making the entire closing process incredibly smooth and efficient. The ability to easily generate reports, balance figures effortlessly, and manage back-end accounting and reconciliation has truly streamlined our workflow. Additionally, the platform allows us to create our own custom documents, which adds even more flexibility. It's clear that Qualia has thought of everything! And when they don't have a feature we need, they actively listen to user feedback and update the software accordingly. It's truly phenomenal!

**What do you dislike about Qualia?**

One small thing I’ve noticed is that commission splits aren’t yet an option directly in the commission tab and the commission splits are different now based on the new NAR ruling. Currently, splits need to be added and/or adjusted in a different area, which can be a bit inconvenient. However, I’m confident that this is something Qualia is aware of and will likely implement in the near future, as they’re always improving the platform based on user feedback. It’s a minor issue, but once addressed, it will make the user experience even better!

We do not have much time to train new employees but the Qualia training functions and Knowledge Base answer nearly every question a new employee has so it reduces the time that we have to spend on training new employees, which is vital for a small firm like we are.

One of the best features of Qualia is how easily it integrates every step of the title and escrow process, making complex tasks far more manageable. The platform's intuitive layout and automation tools are real time-savers, especially when dealing with repetitive data entry, scheduling, and document management. I particularly appreciate the built-in communication channels that keep everyone on the same page—clients, real estate agents, and title agents—making it easy to streamline updates and collaborate in real-time. The ability to track each transaction's status also gives a clear, organized overview, which is incredibly helpful for staying on top of deadlines. Customer Support is top tier, and for someone who using Qualia daily, that is a huge boon.
I am also very proud of Qualia's implementation of AI in the software and their conscious effort to limit it to menial tasks.

The only dislike I could think of would be that more people dont know about it.

The inability to have a name be hot link to a contact on the list.

Making the entire process from the start of inputting files with the AI assistance with contracts to disbursing and sending wires out, everything is handled quickly and efficiently.
The automated verification process that is integrated within Qualia is a help in avoiding fraud.  I appreciate being able to order title right from Qualia.  This saves us a great deal of time.
