Facilio is the agentic platform for facilities management. It combines a facilities-built CMMS with AI agents that run real estate operations and maintenance. Facilio Connected CMMS runs work orders, planned maintenance and PPM schedules, assets, meters, inventory, inspections, and vendors across every site. Each work order carries its safety plan, tasks, costs, photos, and time against SLA, and dashboards and portfolio analytics show PM compliance, backlog, and live equipment readings. Atom is Facilio's family of AI agents that work on that data. Atom Helpdesk answers requests by phone, WhatsApp, web chat, and email, raises tickets, and assigns the right technician using dispatch policies you write in plain English. Other Atom agents coordinate vendors, validate invoices, plan maintenance, and answer questions about your operations, with reports built from live data. When a process needs its own agent, Facilio's FM Ops Engineers build it with your team and take it live in weeks. Connected Buildings and Connected Refrigeration add energy monitoring, fault detection, and refrigeration performance across sites. Facilio has built facilities software since 2017 and serves 150 customers across four regions, including building owners, FM service providers, retailers, universities, hospitals, and data centers.

Having worked with several CMMS platforms, this reviewer finds Facilio to be the only one that meets all their needs. They have not encountered any issues that were not addressed.

What do you like best about Facilio?

The team members at Facilio are very attentive and answer questions quickly. They work to help understand any concerns, come up with potential solutions, review those with you and how they would or could work, and take action if agreed upon. Basant and William both have been fantastic during our 2 years with Facilio. Facilio is super easy to use especially when compared to what we used to use which was more of an IT ticketing system. What do you dislike about Facilio?

I would say the challenges that we've had with Facilio were more on the implementation period. We didn't have a lot of resources so getting all of the information for our first time FMS was challenging and timelines were not always met. Review collected by and hosted on G2.com.

What problems is Facilio solving and how is that benefiting you?

The main issue that we had was tracking not only vendors that we were using for the 140+ locations that we have but also tracking tickets, expenses to those tickets, frequency of incidents, as well as warranty claims associated with those. I wish I could say how much money this has saved us but I don't have a great benchmark to really compare apples to apples. I do know that the service level has gone up that our facilities team has been able to provide to our stores as well as the vendor communication and service levels. What do you like best about Facilio?

Facilio has exceeded our expectations. They have delivered a work order system, a refrigerant management system and a utility management system that has given me visibility and data that allows me to manage my world in real time. Review collected by and hosted on G2.com.

What do you dislike about Facilio?

What problems is Facilio solving and how is that benefiting you?

Facilio has made managing our vendors easy and they have allowed me to see real time stats on vendor performance and the true cost of repairs per asset. Their refrigerant Management System works in tandem with the work order/asset management system which makes keeping compliant simple. Nothing can fall through the cracks. Their Utility Management System has allowed me to compare sites based on customer count and sales which is real data. Square footage to square footage is a guess without sales and customer count.
