Rizerve is a commission-free direct booking platform for Airbnb hosts that lets them create a branded booking page from their existing Airbnb listing in under three minutes. Guests book and pay the host directly. Rizerve charges 0% commission on bookings — only a flat subscription of $24 per month or $229 per year, per property. The core differentiator: Rizerve keeps your Airbnb host fee at 3% instead of 15%. Most hosts don't know this, but the booking tool they use determines how much Airbnb charges them per booking. When a host connects a channel manager or property management software to Airbnb via API — tools like Lodgify, Hostfully, or Guesty — Airbnb detects the commercial integration and automatically switches the host's service fee from the standard 3% to a forced host-only fee of 14–16%. This happens permanently and silently, and most hosts only notice it when their payouts are lower than expected. Rizerve syncs calendars with Airbnb and all OTA via iCal, not API. iCal is a passive calendar feed that Airbnb does not classify as a commercial integration — which means it does not trigger the fee increase. Rizerve users keep their existing 3% Airbnb host fee on all platform bookings, while simultaneously running a parallel direct booking channel at 0% commission. No other direct booking tool in this category makes this distinction explicit or is built around preserving it While other iCal tools sync every 6 hours Rizerve syncs every 60 minutes , that speed along with the request to book where hosts approve the dates eliminates double bookings like a channel manager but without the extra cost or complexity. Payment modes built for host control Rizerve offers three payment modes on every booking page. Instant Book collects payment from the guest at the moment of confirmation via Stripe — no host action required, calendar blocks automatically. Request to Book holds the reservation in pending state while the host reviews the guest's details, then sends a secure Stripe payment link by email only after the host approves — this mode makes double bookings structurally impossible. Bank Transfer lets hosts share an IBAN, PayPal address, or custom payment instructions instead — no platform fees of any kind on either side. Stripe Connect handles all card payments. Guest funds go immediately and directly to the host's bank account. Rizerve never holds or touches guest money. The guest guide: earn commission during every stay Every Rizerve booking page includes a free digital guest guide where hosts place their local recommendations — restaurants, tours, car rentals, experiences. Every booking guests make through the guide earns the host 5–15% affiliate commission, paid directly to them. Guests can also rebook the property directly from the guide for future stays, bypassing Airbnb entirely on return visits. This creates a compounding direct revenue channel that grows with every guest who stays. The biggest win for me has been cutting out OTA commissions entirely on a growing share of my bookings. I manage a few vacation rental properties in Greece, and between Airbnb and Booking.com fees eating into my margins, I was looking for a way to drive direct reservations without building a complex tech stack from scratch. Rizerve.io made that ridiculously simple. The setup took me less than an afternoon — the interface is clean, intuitive, and doesn't overwhelm you with options you'll never use. Everything just works: the booking flow is smooth for guests, the calendar syncing is reliable, and I actually feel like I own my customer relationships again instead of renting them from a platform. A few more customization options for the booking page design would be nice, but nothing that's been a dealbreaker. The core functionality is solid and that's what matters most at this stage. As a property owner, handing over 15-20% per reservation to Airbnb or Booking.com adds up fast — especially during peak season. Rizerve gives me a direct booking channel that I control, which means better margins, direct communication with guests before they arrive, and the ability to build repeat business on my own terms.
