**What do you like best about AppFolio?**

I like that AppFolio is widely used in the industry, which makes it a dependable and scalable platform. They consistently roll out new features and improvements, so the system keeps evolving with operational needs. It’s very user-friendly for both tenants and owners, which reduces confusion, cuts down on back-and-forth, and helps streamline communication, payments, and maintenance requests. From an operations standpoint, it centralizes accounting, reporting, and property management functions in one place, which improves efficiency and visibility. Their customer service is also a major advantage, responsive, knowledgeable, and genuinely helpful when troubleshooting issues or navigating more complex workflows.

**What do you dislike about AppFolio?**

One of the biggest downsides we’ve experienced with AppFolio is the lack of safeguards and recovery options for accounting data. We followed incorrect guidance from their AI chatbot on an accounting fix, which resulted in the permanent loss of about three weeks’ worth of accounts payable work. Unfortunately, there was no way to restore a prior version or recover the data, and everything had to be manually re-entered. That lack of version control or rollback capability is a significant risk.

Additionally, integration with other systems like QuickBooks Online is limited, which makes it harder to create a more flexible or redundant accounting workflow. Expanding integrations and improving data recovery options would make a big difference.

**What problems is AppFolio solving and how is that benefiting you?**

We use AppFolio to centralize and streamline all aspects of property management. It solves the challenge of tracking detailed property, tenant, and financial data in one place, which improves accuracy and visibility across our portfolio. It also simplifies maintenance coordination through work order management, making it easier to assign, track, and complete repairs efficiently. On the financial side, it helps us process vendor payments, owner distributions, and reporting in a structured way, reducing manual work and errors. Additionally, it supports compliance with California Department of Real Estate requirements, which is critical for maintaining proper trust accounting and regulatory standards. Overall, it allows us to operate more efficiently, stay organized, and scale our operations with better control.

**What do you like best about AppFolio?**

The most helpful thing about Appfolio is the user-friendly aspect for both property managers and residents. This program has made my job so much easier because it has everything in one place! Applications, leases, work orders, rent payments, renter's insurance. Plus there is a report for everything and it makes checking your work a lot easier!!

**What do you dislike about AppFolio?**

This is a blessing and a curse - but Appfolio is very date sensitive. It makes it hard sometimes to redo a lease if I make a mistake. I wish that we could add someone to the lease without having to retype the whole thing.

**What problems is AppFolio solving and how is that benefiting you?**

Appfolio is solving all sorts of problems for our property. We have been able to do away with a lot of reports that we were doing because everything is right here in Appfolio at the click of a button. It makes it easier to see our properties as a whole and also our properties seperately.

**What do you like best about AppFolio?**

The most helpful assets about Appfolio are the integration options, the most useful to me is appfolio and shomojo. The navigation of the software is very user friendly. I love that Appfolio keeps record of EVERYTHING, all communications with our investors, coworkers, and prospects & residents. This keeps everyone accountable and makes past needed information easily accessible .  The work flows help to handle heavy work loads, the performance of the entire program has minimal issues and great support available via AI for technical issues, that always get resolved quickly, and for marketing descriptions. The price and ROI are very competitive , and can be curated for the needs to each company.  Appfolio is always adding more perks and additional helpful features. I have nothing bad to say about appfolio.

**What do you dislike about AppFolio?**

I honestly have no yet found any down sides to appfolio. The only suggestion we have is that they integrate self showings so that we do not have to use outside programs like tenant turners. I know that Appfolio is working on this and being able to verify identity and have the same security with this feature because we just had a video meeting with appfolio and our leasing team about this. We look forward to the end result in the future.

Before using Appfolio, we struggled with records and running different reports. The amounts of customizable reports that can be ran at any time is a HUGE benefit in every department of the company.

**What do you like best about AppFolio?**

I love that AppFolio allows me to do literally everything on one platform, from having open communication with all residents and prospects to viewing accounting information. It's great that I can view, schedule, assign, cancel, and create work orders, and that I have the ability to control what is on our website. The texting feature is my favorite because it's so convenient to text instead of calling. I also appreciate the search bar feature where I can type in the last four digits of a phone number and immediately know who is calling. Overall, I enjoy everything about AppFolio, and it’s my favorite software to use for leasing and property management. It was also a breeze to set up.

**What do you dislike about AppFolio?**

I have nothing I dislike! I have never experienced any issues.

AppFolio eases communication with prospects and residents, especially with its texting feature. I can do everything on one platform, including communication, accounting, work orders, and website management. The search bar feature helps me identify residents quickly.

**What do you like best about AppFolio?**

Love the ease to contact tenants and look up property/tenant info without going through paper files. 
Love the application screening to verify income. It allows me to automatically screen applicants and verify their info for the credit check and verify banking.
The text blast to all the tenants make notifying tenants easy and I can even use AI to write the message or correct my original message with something more concise and professional.
The software is fast on the cellphone and make working out of the office easy.
The software price is competitive with other similar programs but worth every cent.
When ever I have any issues, I am able to easily connect to help through the help button and get a response in a timely manner.

**What do you dislike about AppFolio?**

I wish the email responses actually should the tenant's email so I can look up their file without having to search through the response for an idea of where they live.

**What problems is AppFolio solving and how is that benefiting you?**

Tenants call em about every issue from paying rent, maintenance, applications and general problems. I am able to follow what the tenant is experiencing through the notes on appfolio, easy access to their file and a log of their maintenance request. It is a one stop shop to handle their needs. I am able to quickly solve their issue without having to waste time calling other coworkers for a back story.

I really like AppFolio because of all its cool tools. I love how easy it is to navigate through it and enter the necessary information. **What do you like best about AppFolio?**

I love the ease of logging in and the navigation of the site on my phone . It’s easy to find the tasks that I need to do and very convenient as everyone on my team gets email updates for work orders, tenant requests, move outs, move in’s etc. it’s fairly easy to use and I appreciate the system.

**What do you dislike about AppFolio?**

I don’t think I have any items that I dislike. It’s great for my work purpose.

**What problems is AppFolio solving and how is that benefiting you?**

Same as what I mentioned up top, making my job easier as I don’t need to inform the team one by one, they all get an email update of what is happening with each work order, a move in or a move out etc. it’s a great system because tenants can also pay rent on there and there aren’t any fees associated unless you pay with a credit card. The other bonus is we can see all the ledgers etc all in one place.

**What do you like best about AppFolio?**

I love the mobility of Appfolio. I can do my work while I am out on the property. I can check balances at move-in, prior to releasing keys. I can check the status of who lives where when I am walking the property. I can basically work from anywhere and that has freed up my time for important issues when they arise.

**What do you dislike about AppFolio?**

I cannot think of anything further to improve. I mentioned last time that they should give a toggle button for a payment plan on each resident so if they are not in collections or paid in full, we can tag them as in an active payment plan.

**What problems is AppFolio solving and how is that benefiting you?**

It helps tremendously with a resident uploading their insurance and making sure it is correct. It helps me remember when I need to do a renewal. It helps me keep track of prior rent raises and if I am comparable with my rents for different areas. It helps me with leasing and keeping everything organized and able to advertise easily and in a more effortless manner.

**What do you like best about AppFolio?**

I love how AppFolio keeps all units, leases, tenants, and maintenance records in one place so nothing gets lost and everything stays organized. Tenants can pay rent online (ACH or credit/debit), and the system automatically posts payments into accounting, i also love that as a manager I can access this info on the go via a phone or tablet! Overall it is very easy to use and implement. Customer support has been great so far.

**What do you dislike about AppFolio?**

My only concern is with the unit inspection template. I really wish there were an option to generate a copy that includes the photos and notes. Having that capability would make sharing completed move-in inspections much easier and more efficient.

AppFolio helped reduce administrative workload, improved cash flow, increases operational transparency, and enhances communication, all of which have made managing properties more efficient and professional.

The system is easy to use and simplifies things, especially if you’re new to AppFolio.

**What do you dislike about AppFolio?**

I would like an actual inventory tab for site equipment. We’ve had issues with equipment going missing, and the current system isn’t detailed enough to track it properly. It would be helpful if you could incorporate a feature where we can specify the site and the employee, add equipment asset numbers for tracking purposes, and include dates for when the equipment was picked up and when it was returned. I’d also like the option to upload a picture of the equipment before it’s taken and then submit another picture after it’s returned, along with noting who signed off on it.

I’m still very new to the system, so I’m not able to specify much yet.

I find the customer support to be the biggest frustration, as it’s nearly impossible to reach a human and I often have to wait days for a response to my tickets. I also dislike the lack of flexibility in the reporting and ledger systems, which feel far more rigid compared to competitors like Yardi or Rent Manager. Finally, the "junk fees" and recent price hikes make me feel like I’m being overcharged for a platform that continues to remove live support options.

AppFolio solves the problem of "app fatigue" by centralizing my entire operation—from accounting to leasing—into one seamless, cloud-based platform. **What do you like best about AppFolio?**

As a community association manager with over ten years of experience, I've worked across a wide range of setups: four different third-party management companies and one self-managed association. Each one relied on its own software system for handling accounts receivable (AR), accounts payable (AP), financial tracking, owner interactions, resident communications, and day-to-day operations. Some were proprietary platforms built in-house by larger firms, while others came from smaller vendors or more basic tools. I've seen the good, the bad, and the frustratingly outdated.
When my current management company switched to AppFolio, it was a game-changer. I have to say—wow. Hands down, AppFolio is by far the best system I've used in my career. It outperforms the clunky proprietary software that big management companies often cling to, and it blows away the more limited options I've dealt with at smaller firms.

Communications are another huge win. The built-in email and text messaging tools work flawlessly for sending notices, reminders, violation letters, or updates to owners and residents. Everything is tracked in one place, templates make it efficient, and the multi-channel inbox keeps things organized. What really stands out is how user-friendly it is on the resident side. We get next to no calls or emails from homeowners asking for help with payments, viewing statements, submitting requests, or accessing documents. The resident portal (and owner portal) is intuitive—people just log in, handle what they need, and move on. That reduction in support calls alone frees up hours every week.

For HOA-specific needs like dues collection, violation tracking, architectural reviews, and community calendars, AppFolio handles it all in one unified platform without feeling bolted-together. It's cloud-based, mobile-friendly, and just works reliably.
If our management firm ever decided to switch to a different platform, I'd genuinely be heartbroken. After a decade of dealing with subpar systems, AppFolio feels like the gold standard—professional, powerful, and actually enjoyable to use. I recommend it without hesitation to any community association manager tired of fighting their software.

**What do you dislike about AppFolio?**

Only complaint would be I like to be able to insert images into emails to the residents. That's it only complaint more of a suggestion.

**What problems is AppFolio solving and how is that benefiting you?**

One of my favorite aspects is the financial module. The drill-down capabilities are exceptional. You can start with a high-level overview, spot something off in the numbers, and keep drilling in—layer by layer—until you reach the original invoice, payment detail, or transaction. It's seamless and saves so much time compared to the old systems where you'd have to export reports, cross-reference spreadsheets, or chase down paper trails. Variance reports are a snap too. If there's a budget overrun or unexpected difference, you see it clearly on the dashboard, click once or twice, and you're right there in the details—no hunting required. This level of transparency and ease makes month-end closes, board reporting, and answering owner questions so much smoother.

**What do you like best about AppFolio?**

It's so easy to use.  I not only can do my daily work quickly and efficently-research is so easy.  I love that I can just type an amount or word in the search engine and it will pull up everything with that amount or word.  Corrections are so simple-click "edit" and it's fixed.  And, if you are looking at financials and make a correction-hit refresh and the corrections are there.  There are so many good things about this software. The Help option in Support is awesome.  Most of the time if you have a question and type it in-the information is there in seconds.  Reporting is another amazing feature.  They are so "useable". You can download to pdf or Excel.  Changing the format and add columns are such a useful features.  The majority of the aspects of Appfolio is easy to understand and do.  Need to print 50 checks?-download bulk checks.  Need to do a large journal entry batch with 100s of lines? -download bulk journal entries.  I just can't say enough good things about Appfolio.

**What do you dislike about AppFolio?**

The only thing that I don't like about Appfolio-is getting assistantance from a customer rep.  I hate having to go through the bot and ask if I can speak to one.  I really wish we could have a dedicated customer rep that could help us in emergencies.  For example:  We had an echeck that was fraudulent.  We contacted Appfolio through support and it took days to get any help.  If the response had been faster, we could have recouped the $25K that was stolen instead of $900.

**What problems is AppFolio solving and how is that benefiting you?**

We reconcile over 100 bank accounts.  Being able to sync the transactions with the banks and reconcile has been a game changer.  The portal for tenants and owners have been a tremendous sucess.  Using echeck has been another vauleable tool.  Again, the ease of seaching what we need has been immeasureable.

**What do you like best about AppFolio?**

Ease of Use - the UI and workflows are are intuitive.

Customer Support - the help, training, "what's new" and support features are above average. If I am unable to work through an issue myself, the technicians that have helped me are top notch. I've always gotten an answer.

Database up-time is great.

Features - I am a 5-year customer, and AppFolio has released new modules and constant feature updates the entire time. The company does not let the software go stale.

**What do you dislike about AppFolio?**

It's honestly hard to come up with a negative.

The only downside is due to our particular company need. We are a WI company that manages properties through the WHEDA Rural Development program. AppFolio made a decision to not dedicate programming effort to supporting that subsidized program. We understand, but it has forced us to create a work-around.

**What problems is AppFolio solving and how is that benefiting you?**

Besides the obvious - property management accounting, a few features save us a lot of time and provide increased accuracy:

Tenant, Owner and Vendor portals - easier funds transfer & maintenance requests
Smart Bill Entry - electronic document retention, data entry reduction
Maintenance App - work order transparency, improved tenant relations
Plaid bank account integration - streamlines bank reconciliation processes

What I like best about AppFolio Property Manager is the ease of user experience. Throughout the software it is easy to navigate to any page or report for any property. The customizable reports are also very helpful when reviewing for certain metrics. AppFolio is also incredibly easy to integrate across multiple management portfolios.

**What do you dislike about AppFolio?**

The only thing I dislike about AppFolio is the timeline for implementing third-party vendors. We’ve spoken with multiple third-party vendors who were waiting on AppFolio integration. Customer service can be lacking - I do not like the move to chat only and miss the email chain. Need more options for various ideas, like multiple layers for management fee packages that can be assigned to specific GL codes, more options for letters that would allow us to send out property OR owner specific information about accrued information for a period of time (meaning too that we could "schedule" letters ahead of time or quarterly/annually, etc outside of owner statements) to the owners for reference or promotion of the "good" done on their behalf, and a lot of other fun tweeks needed to make it more unique and complete.

Our state requires the tax form called the certificate of rent paid to be sent to tenants. Although AppFolio has made some improvements, we would find it easier if there was another option to include for tenants. For example, currently, there is an option to categorize a tenant as financially responsible or other occupant. However, this does not work well with the CRP program. And it would be beneficial to add another category for dependents.

This was a big improvement over our previous software, which made everything more manual.

My dislike would have to be price because there is a big expense that comes with the software additionally, outside of that it’s seems that most of the stacks are required to pay an extra fee. I do feel like the stack should be included in the price point. I don’t like that you cannot do bulk updates for property pages and or unit pages. Additionally, I feel like the stacks that are offered or some of the stacks that are offered are offered because Appfolio does not want to dedicate time to making that product.

**What do you like best about AppFolio?**

I like that AppFolio Property Manager is user-friendly and has many features that come in handy. I enjoy the ease it provides with online payments for renters, especially since our office isn't open on weekends or holidays. I love the maintenance tracking feature that allows us to see all requests for a property and follow up, minimizing any chance of missing something. Communication is made easy with the ability to update information and send mass messages or emails with just the touch of a button. I also like the well-thought-out and efficient design for users. Through AppFolio, we also use rent check which enhances our inspection process with detailed reports. I often use reports like vacancies and delinquent reports and find them very useful.

**What do you dislike about AppFolio?**

I would like more for non-English speakers. We have some Spanish tenants I wish that there was a way to translate messages or documents for them and us. That would be the only thing I would say needs to be added.

**What problems is AppFolio solving and how is that benefiting you?**

AppFolio Property Manager solves communication gaps with renters, offers user-friendly features for maintenance tracking, and facilitates online payments. It makes staying connected with renters easy and efficient, ensuring we don't miss anything.

How clean the UI is. I like the visuals a lot.

**What do you dislike about AppFolio?**

Data is not always consistent. Metrics that show on the 'metrica' page don't always match those shown in Box score or the relevant report, even when date range is identical.

**What problems is AppFolio solving and how is that benefiting you?**

I like the applications manager a lot. AppFolio also makes it pretty easy to handle the marketing functions by having property/unit pages that I can add lots of information too. I like the integration with Zillow, etc.

**What do you like best about AppFolio?**

I like how AppFolio is very easy to work with and self-explanatory. It's helpful for making guest cards and keeping up with our prospects, solving all communication between us and them. I can see all our listings, which I use a lot to show prospects, do applications, and check the process. The initial setup was VERY easy and self-explanatory.

**What do you dislike about AppFolio?**

The suggestion box gets in the way sometimes, but it is helpful. Sometimes it sends suggestions when it's not what I want. I'd prefer if it could be moved to the side of the screen.

**What problems is AppFolio solving and how is that benefiting you?**

AppFolio helps us create guest cards and keep up with prospects, solving communication issues between us and them.

I like the updated CRM for prospects. Easy to look at all the information a prospect provided, view all conversations (text & email) and view notes I've made on their file all on 1 page.

It's nice because I do have access to both of my properties without having to switch in between properties like I've had to do before with Yardi.

It helps keep your property organized, with work orders and financial information in a format that we can understand and use to make sense of the community.

**What do you dislike about AppFolio?**

There are lots of options, with menus nested in various places because of the complexity of homeowner associations and the related financial and documentation needs. Since there isn’t a single, consistent way to organize everything, we’re often looking things up in the help pages and training materials. With so many menus and functions, it can feel daunting at first, and the learning curve is steep before you really master it.

**What problems is AppFolio solving and how is that benefiting you?**

Financial recording and reporting are the best features I like about AppFolio Property Manager, and there are many ways to slice and dice the data. However, the output isn’t very polished, and there’s no API to extract the data for use elsewhere automatically other than relying on Excel or CSV exports.

I have been using AppFolio Property Manager for 4 years, primarily for leasing purposes. **What do you like best about AppFolio?**

Everything is very straightforward. All tasks are organized, and navigating the system is incredibly easy. Customer support is always very quick to respond to questions, and the Help section is full of walkthroughs and detailed explanations of tasks. I use the software every day in my professional life and have found it superior to the previous software I've used.

**What do you dislike about AppFolio?**

My biggest caveat with the software is that it does not allow for tenants to be refunded via ACH for overpayments. I love that you can refund security deposits using the tenant-confirmed stored banking information, but they do not permit any other funds to be transferred in this manner.

**What problems is AppFolio solving and how is that benefiting you?**

I manage both commercial and residential real estate. The ability to communicate with tenants, address work orders, review ledgers, execute leases, and manage payables all in one easy-to-use software is the biggest problem solver in itself!
