Waivr

Lien waivers are one of the most important documents in construction and one of the most mismanaged. For general contractors running multiple jobs, managing dozens of subcontractors, and processing payments on tight schedules, the waiver process has always been a weak link. Documents get lost in email threads. Subcontractors forget to sign. Office managers spend hours chasing signatures before a payment can go out. Project closeouts get delayed because one waiver is missing. And when something goes wrong, the consequences are not just inconvenient. They are expensive. Waivr was built to fix this. Not as a feature inside a bloated project management platform. Not as an afterthought in a construction ERP that costs thousands of dollars a month. As a purpose-built, dedicated lien waiver management platform designed from the ground up for the way general contractors actually work. We built Waivr because the problem deserved a real solution. The construction industry moves billions of dollars every year and the documentation that protects those payments is still being managed with paper forms, email attachments, and Excel spreadsheets. That is not a workflow problem. That is a liability problem. Every unsigned waiver is an open door for a mechanic's lien. Every missing document at project closeout is a potential dispute. Every manual process is an opportunity for something to fall through the cracks. Waivr closes those doors. WAIVER GENERATION Waivr generates state-specific lien waiver documents automatically based on your project location. We cover all 12 statutory states that mandate specific waiver forms: Arizona, California, Florida, Georgia, Michigan, Mississippi, Missouri, Montana, Nevada, Texas, Utah, and Wyoming. In statutory states, using the wrong form can render a waiver legally unenforceable even if it is signed by both parties. Waivr eliminates that risk by generating the correct statutory form every time based on the state you select when setting up a project. We support all four waiver types. Conditional progress waivers are used for partial payments and only take effect once payment is confirmed received. Unconditional progress waivers cover partial payments and take effect immediately upon signing. Conditional final waivers release all remaining lien rights once final payment is received. Unconditional final waivers release all remaining lien rights immediately upon signing. Waivr lets you select the appropriate waiver type for every situation so you always have the right document for the right payment. For disputed or partial payments, Waivr allows you to generate a waiver for any specific dollar amount giving you full control over exactly what lien rights are being released with each payment. ELECTRONIC SIGNATURE COLLECTION Once a waiver is generated, Waivr sends a secure tokenized signing link directly to your subcontractor via email. Your subcontractor does not need to create an account. They do not need to download any software. They do not need a printer, a scanner, or a fax machine. They receive an email, click the link, review the waiver document in their browser, and sign electronically in under a minute from any device including their phone on the job site. Every electronic signature collected through Waivr is designed to comply with the federal Electronic Signatures in Global and National Commerce Act and the Uniform Electronic Transactions Act. Each signature is time-stamped and captures the signer's IP address creating a documented audit trail for every signed document. The signing experience is intentionally simple. A framing sub on a job site in Texas does not have time to navigate a complex portal. They get an email, they tap the link, they sign, they are done. That simplicity is not an accident. It is the core of why Waivr works where other solutions fail. COMPLIANCE DASHBOARD AND PROJECT MANAGEMENT Every waiver you generate in Waivr is tracked in real time on your compliance dashboard. From a single view you can see every project, every subcontractor on each project, and the current status of every waiver. Statuses update automatically as documents move through the process. Sent means the signing link has been delivered. Viewed means the subcontractor has opened the document. Signed means the waiver has been executed. Pending means action is still required. Projects in Waivr are organized exactly the way your business works. Each project has a name, a state, a property address, and an owner. Under each project you add the subcontractors working on that job with their company name, contact name, email address, and trade. Waivers are generated and tracked at the project level so everything is organized and nothing gets mixed up between jobs. AUTOMATED REMINDERS Waivr sends automated follow-up reminders to subcontractors who have not yet signed their waiver. No more manual reminder emails. No more tracking who you have and have not followed up with. Waivr does the chasing so you do not have to. DOCUMENT STORAGE AND AUDIT TRAIL Every signed waiver in Waivr is stored securely in your account and accessible at any time. You can download a completed signed PDF directly from your dashboard whenever you need it. For project closeout, title company requests, legal documentation, or your own records, every document is right where you need it. The audit trail built into every signed document includes the signer's name, the date and time of signing, and the IP address from which the document was signed. This creates a legally defensible record for every waiver in your system. Documents are retained for up to seven years following account termination. TEAM AND ORGANIZATION MANAGEMENT Waivr is built for teams. Every Waivr account is organized at the company level meaning one subscription covers your entire organization. You can add team members with role-based access controls. Owners have full administrative access. Admins can manage projects, subcontractors, and waivers. Members have access to the features they need without exposure to sensitive account information. For general contracting firms with multiple offices or high-volume operations, the Enterprise plan includes dedicated account management, custom integrations, and API access for teams that need to connect Waivr to their existing technology stack. SECURITY AND DATA PROTECTION All data transmitted through Waivr is encrypted over HTTPS using SSL/TLS encryption. Your database is hosted on Neon PostgreSQL with encryption at rest. Payment processing is handled exclusively by Stripe which maintains PCI DSS compliance and never exposes raw card data to Waivr systems. Authentication is managed through secure JWT tokens. Subcontractor signing links are unique tokenized URLs that cannot be guessed or reused. PRICING AND PLANS Waivr offers three subscription tiers designed to grow with your business. The Starter plan is $49 per month and covers up to 5 active projects and 25 subcontractors. It includes state-specific waiver generation, e-signature collection, compliance dashboard, document storage, and PDF export. No free trial, no contracts. The Pro plan is $99 per month with a 14-day free trial and includes unlimited projects and subcontractors, everything in Starter, custom branding on waivers, priority support, and advanced reporting. No contracts, cancel anytime. The Enterprise plan is $199 per month with a 14-day free trial and includes everything in Pro plus API access, white-label options, a dedicated account manager, and custom integrations. No contracts, cancel anytime. Annual plans are available at a 20% discount. Starter annually is $470. Pro annually is $950. Enterprise annually is $1,910. All plans are flat-rate per company, not per user. WHY WAIVR The construction industry does not need another all-in-one platform that tries to solve every problem and ends up solving none of them well. General contractors need a lien waiver process that works every time without manual effort, without compliance risk, and without taking their team away from everything else that needs to get done. Waivr does one thing. It does it better than anyone else at any price point. It generates the right document, gets it signed fast, tracks everything in real time, and stores it securely for as long as you need it. Start your free trial today at lienwaivr.com. No contracts. No risk. Just a better process starting on day one.

Worql

Worql is a software delivery and commercial management platform for software services firms, IT consulting companies, and enterprises managing complex client engagements. It connects the terms of a signed statement of work (SoW) to daily execution, scope changes, client decisions, and finance handoff, giving both sides a reliable answer to what was agreed, what changed, what was delivered, and what was accepted. Most delivery organizations coordinate across contracts, emails, chat, project tools, source code, and spreadsheets. These systems show activity but rarely establish its contractual meaning. The resulting gaps create manual follow-up, unpriced changes, delayed approvals, disputes, and margin leakage. Worql creates a shared commercial record without forcing teams to replace their project management, PSA, or accounting software. Companies can generate or import SoWs, define milestones, deliverables, commercial terms, acceptance criteria, responsibilities, and exclusions, then establish a versioned, executed contractual baseline. Subsequent amendments preserve the previous agreement while changing the terms in force. Authorized integrations with Jira, Slack, and GitHub bring relevant delivery observations into the engagement. Worql correlates requests, issue changes, code activity, and evidence with contractual obligations; highlights potential scope drift, untraced work, blockers, missing proof, and pending decisions; and routes actionable items into a role-specific work queue. The system keeps observation separate from authorization: a completed ticket or casual chat message does not change a contract. Worql supports structured change requests, price and schedule impact assessment, approvals, signed amendments, and controlled updates to fees, deliverables, dates, rates, and time-and-materials caps. Adaptive governance adjusts review intensity based on financial exposure and contractual risk, while enforcing named decision authority, required evidence, separation of duties, and documented exceptions. For delivery completion, teams assemble criterion-linked evidence, submit immutable milestone packages, and record client acceptance, rejection, or acceptance with exception. Worql maintains financial review records and handoff status for fixed-price and time-and-materials engagements, without issuing invoices or handling payments. Clients can participate without purchasing their own subscription. AI assists with SoW preparation, contract and scope analysis, and evidence-grounded engagement questions, but cannot approve commercial decisions. An event-based commercial runtime and TypeScript/Python SDKs offer additional ways for enterprise systems to report activity and request governed actions. Access controls, party-private information boundaries, policy snapshots, and verifiable audit histories provide accountability across organizations. Worql helps delivery leaders reduce coordination overhead, control uncompensated work, improve approval speed, and protect margins. Its long-term objective is a trusted system of record for every dollar committed, changed, delivered, and accepted in software services.
