I've been using TenantCloud to manage my mid-sized portfolio for about 8 years now and I'm a huge fan. There's so much to like about this product! 1) Works great on PC and iPhone 2) The Accounting screen gives you a real-time status of rent collection and overdue amounts 3) All tenant deposits and payments (including partial payments) are tracked so I never have to worry about it, and tenants love it too 4) Easy to navigate from transactions to tenants to property info And two other things to add about TenantCloud's customer support: 1) When I first signed up for TC years ago, there was only email support and I was extremely nervous about being able to get help when I needed it. Now, 8 years later, I'm happy to report that it's some of the best support and problem resolution of any company I've dealt with, regardless of communication channel. I usually get a reply within hours (and sometimes minutes) of submitting a help request. And not just a generic response, but a detailed reply from someone who understands the issue and is often able to provide a solution or at least a workaround. 2) The second point about their support is that the issues I've faced sometimes lead me to suggest enhancements to the product and I've found TC to be incredibly open to new ideas, and even encouraging user suggestions. And they follow through, often releasing new features and enhancements quickly. This makes me view them as more than just a vendor but also a business partner. P.S. My tenants love it too! **What do you dislike about TenantCloud?** Not much to dislike about TenantCloud, but a couple of things come to mind: 1) As others have mentioned, the ACH payments can be slow (about 7 days from tenant payment initiation to deposit in my account). Seems the payments have to go through a couple of transfers taking a couple of days each as opposed to a direct debit from tenant and credit to landlord, so I do wish that could be improved. 2) Sometimes tenants have reported some confusion with the initial setup of automatic payments, but I'm not sure how much of that is a lack of clarity in the software and how much is user error or misunderstanding. In any case, once it's set up it's completely seamless for everyone. **What problems is TenantCloud solving and how is that benefiting you?** While I don't really use the Applications or Listings features, I rely heavily on TC's rent collection and accounting features. I never have to worry about tracking tenant's deposits or monthly payments, including tenants who sometimes pay partial amounts. I always know where I stand financially (as do my tenants). I also have started using the Property info features to track things like paint colors in various buildings so I don't have to guess anymore when it's time for renovations or touchups. Very convenient, everything in one easy to access place. I also feel like TenantCloud is constantly working to improve the product, taking into account feedback from users. ### 5. As a property manager, I have used AppFolio in the past and was extremely disappointed with how complicated it was to navigate! TenantCloud allows me to do exactly what I need to do in half of the time it took. As a property manager, I have so many other things to worry about, accepting payments and providing accounting for my landlords should be the easiest part and TenantCloud has fixed this part of my business! I also HIGHLY recommend the professional consultation. I had a wonderful two hour session with Kate who helped me get setup so that I could hit the ground running. I have had a great experience with the support team so far and they have addressed my questions quickly. **What do you dislike about TenantCloud?** The ONLY complaint I have is the inability to split payments or automatically deduct fees prior to paying out landlords. I would love to be able to pay my landlords directly through tenant cloud without having to set them up as an entity or use their banking login. For me, in Florida, I don't want to touch my landlords funds, but because I also want to get them paid quickly, I have to have them deposited to my account and disburse them OR have them set up and then bill them after for my fees. This just adds a step and now I have to bother them for my payment...I understand there is no way to split an ACH fee but even if we could set up two separate bills for the tenant to pay and then have it paid out to different "entities" this would fix the issue. For example if I have a $2000 rent and my fee is $200, have the tenant pay $1800 to the landlord (entity 1) for rent and then $200 to me for management (entity 2) so that I don't have to create more work for my landlord. Legally in Florida, because I don't have an "escrow" account I should not be even receiving landlord funds. Almost everyone does it, but it's not the right way to do it. Because of the software limitations, I now have to receive the funds in my own account and then wire transfer them to my landlords. Definitely not ideal for accounting. I understand that splitting an ACH would add time as well, so I also don't want to see that happen (I had this experience at AppFolio). Hopefully it's a feature or tweak that can be added in the future! :) My accountant would surely appreciate it come tax time! **What problems is TenantCloud solving and how is that benefiting you?** Handling rent payments and tenant management. ### 14. Being able to track expenses is a plus. Adding properties and tenants in bulk was a big help when I moved from my old software. Being able to message the tenants thru the system is great. Tenants can ask for maintenance, or ask questions as well. **What do you dislike about TenantCloud?** Not being able to quickly mark tenants as paid is a huge downfall. You have to click each tenant invoice and then click several more times to complete the transaction. I have around 100 units, so it takes almost 25 minutes to mark them as paid. My old software took about 5 minutes. If your tenants want to pay by E-Check, they have to go thru a verification process before they can pay rent. The filter on the accounting page works great as long as you don't leave the page. If you do, it resets. There is also no way to filter by property number or date, or ascending/descending. The software takes some time to get used to as most would. It can be a bit cumbersome at times. Hopefully the likes will eventually outweigh the dislikes, but currently not so. Update "9-8-2023" Many of the dislikes I had originally have not been changed. They have added some new features that are good. They now charge for EFT payments. **Recommendations to others considering TenantCloud:** If you have a lot of properties, you might want to go elsewhere until they improve the way you apply rents. **What problems is TenantCloud solving and how is that benefiting you?** None so far ### 24. We are not using the payment through the app anymore as it takes so long. They give the option to purchase a la carte add on's, which is a huge bonus. I use it for its base needs - Maintenance portal, tenant portal, and rent collection- and it sufficiently serves those functions. **What do you dislike about TenantCloud?** There is not enough efficient training when you purchase the system, just videos they publish online, which are nice, but do not answer all your questions sometimes. When you need help, no one has ever answered the phone. You must submit a help ticket via the portal, and sometimes the individuals attempting to assist you are not the most kind, empathetic people. They will eventually solve the problem, but it takes repeated action and follow-up from yourself; they seem more concerned about closing tickets as fast as possible instead of serving their customers. **What problems is TenantCloud solving and how is that benefiting you?** It is more affordable than some other property management software out there. I am on the growth plan and pay almost $500/year, which I think is a fair price. But they have a lot of minor things that need to be improved, and the rate of improvement seems to be going pretty slow in the past two years that I've been using them. I really like the templates but they limit you with no option to get more templates. I have a need for way more templates than they offer, which is something like 30 templates. I would really like them to improve the reports because I find myself short of information when running reports. Getting a reports for Certificate of Rent Paid (CRP) at the end of the year would save me many hours but I haven't been able to get that yet from them. They need a way to manage reports in bulk. I primarily chose TenantCloud because it allows tenants to pay with cash and electronic methods, and it allows tenants to interact with the App or the Desktop version. Some of the leading competitors don't have all of those functions **What do you dislike about TenantCloud?** I would like to be able to experience what the Tenants experience. My Tenants often ask if I can help them navigate something or another and I have no insight into how to use TenantCloud from the tenant side. I would prefer if payments came through faster than the 6-10 days it takes to hit my account. Also sometimes it is a bit of a hindrance that TenantCloud seems to be less well known that RentRedi or Cozy, etc. Tenants seem less likely to have used TenantCloud before. One Improvement that would truly make TenantCloud a one stop shop would be in a landlord internet phone number was provided similar to a Google Voice number. The messaging function only works for small things before I have to use my personal phone number to call tenants and I would prefer not to **What problems is TenantCloud solving and how is that benefiting you?** I use TenantCloud to create professional listings with their own URL which really sets me apart from the other rental listings in my area. The Tenant Screening is top notch and moving a tenant in, storing their info, sharing the lease and other important docs is easy as well. Then, rent collection is easy and invoicing/late payments are automatic. The accounting function allows me to track expenses well and generates a real-time PnL graph on my dashboard. I had a chance to use a few others on trial, and I felt TC gave the best user experience. I liked the ease with which you could create leases and applications, and it was a seamless process when sending it over to the tenant to sign or review. The listing syndication to various other websites made it easy to create one listing and have it populate in multiple places. The tenant screening process is simple. Customer service was fairly quick to get back to me when I reached out for support. **What do you dislike about TenantCloud?** I ran into an issue during the lease signing process where creating the application with custom fields was quite buggy. Whenever I would have a custom field that needed the tenant's signature, sometimes it would populate with something else (like the date or the address would populate the field when they clicked to sign). It was a frustrating experience overall, and I had to print a physical copy instead of doing an electronic lease because of that issue.
