**What do you like best about TenantCloud?**

I've been using Tenantcloud for over a year now and have come to really enjoy the ability to do everything, all in one place. Previously, I was having to manage properties in one platform, advertise in another, and store documents in the cloud. With Tenantcloud, I can do it all in one place. Additionally, I can invite tenants directly from the app when I am mobile, or work from the desktop if I am in the office. As a midsize property management company, I get the efficiency and streamlined ease of use without paying through the roof!

**What do you dislike about TenantCloud?**

While the accounting is a perk and works (yes, it works), it could use a lot of work. For example, you have to process fees/payments one at a time rather than being able to process all at once by "selecting all". While this may seem minimal, it is a literal time killer having to process each transfer individually once a month. Additionally, the reconciliation tab isn't a huge help, so it would be nice to hide it all together.

**What problems is TenantCloud solving and how is that benefiting you?**

Managing all properties all in one place alongside account tracking, payments, and on demand user statements. I was having to do all that individually and reconcile each month individually prior to moving over to TenantCloud.

**What do you like best about TenantCloud?**

Easy to use- this is my first landlord software. Easy to self teach, but customer service available if you can't figure it out. 
Easy to edit tenants, billing, etc- I have a lot of month to month tenants. Easy to change their lease info, payments, 
Good customer service- usually in a few hours- but always helpful and give you step by step instructions on how to get to desired location or how to make required changes.

**What do you dislike about TenantCloud?**

ACH fees for customers- they complain about this. Most places will only charge for debit/credit card usage.

**What problems is TenantCloud solving and how is that benefiting you?**

Keeping track of all the leases and payments for our property.

**What do you like best about TenantCloud?**

I've been very happy with TenantCloud. The setup process was straightforward, and the platform has an impressive number of features without feeling overly complicated.

What I appreciate most is that it serves as a central hub for property management. We use it to store gate and key codes, keep records of paint colors and property details, track maintenance requests, manage tenant information, and organize important documents. Having everything in one place has made managing multiple properties much more efficient.

The software is intuitive, easy to learn, and continually adds useful functionality. For landlords and property owners looking for a comprehensive yet user-friendly property management solution, I would highly recommend TenantCloud.

**What do you dislike about TenantCloud?**

Some of my less computer savvy tenants have had some difficulty setting up payments, but customer service has been awesome.

**Recommendations to others considering TenantCloud:**

This is a perfect affordable sofware for the DIY landlord/property manager who is managing multiple properties.  I am easily managing 25 doors and will expand to 40 soon. Easy tracking of rents, maintenance request, lease expiration and report management.

**What problems is TenantCloud solving and how is that benefiting you?**

clear picture of all the properties i am managing:  lease expiration, payments, security deposits, etc... I am much more organized and spend less time looking up info.

**What do you like best about TenantCloud?**

One of the features I appreciate most about TenantCloud is its organization and reporting capabilities. The platform makes it easy to keep all property, tenant, lease, and maintenance information in one centralized location, which helps streamline day-to-day management. The automated reports are especially valuable, as they save time and provide quick access to important financial and operational data without requiring manual tracking or spreadsheet work. Having accurate reports generated automatically helps us stay organized, monitor property performance, and make informed decisions more efficiently. Overall, TenantCloud has simplified many administrative tasks and improved the way we manage our rental properties.

**What do you dislike about TenantCloud?**

One aspect of TenantCloud that I find limiting is the banking integration requirements for properties owned under a personal name. The platform does not provide much flexibility for linking personal bank accounts, which can create challenges for individual property owners and small landlords who manage properties outside of a business entity. While I understand the need for security and compliance, having more options for personal account integration would make the platform more convenient and accessible for independent property owners.

**What problems is TenantCloud solving and how is that benefiting you?**

TenantCloud solves the challenge of managing rental properties by bringing tenant information, lease documents, rent collection, maintenance requests, accounting, and reporting into a single platform. Instead of using multiple spreadsheets, software programs, and manual processes, everything is centralized and easier to track.

The biggest benefit for me is the time savings and improved organization. Automated rent collection, maintenance tracking, and financial reporting reduce administrative work and help ensure that important tasks don't get overlooked. Having all property-related information in one place makes it easier to manage tenants, monitor property performance, and make informed decisions. Overall, TenantCloud helps streamline property management operations and improves efficiency.

**What do you like best about TenantCloud?**

As a virtual assistant managing tasks for property owners, TenantCloud has been a huge time-saver. I love how everything is centralized—tenant communication, rent collection, maintenance requests, and lease documents are all in one place. It’s especially helpful that tenants can submit requests or pay rent online, which reduces manual follow-up. The dashboard is intuitive, and the automation features (like reminders and payment tracking) help me stay on top of everything. It also supports multi-user access, so I can manage multiple properties on behalf of my clients without needing separate accounts.

**What do you dislike about TenantCloud?**

While the platform is feature-rich, the mobile app can sometimes lag or crash during high-traffic times. Also, some advanced reporting features feel limited unless you're on a higher-tier plan. It would be helpful if report customization and export options were more flexible, especially when consolidating data for multiple landlords or properties. Lastly, customer support replies could be faster for urgent issues.

**What problems is TenantCloud solving and how is that benefiting you?**

TenantCloud helps me manage multiple rental properties on behalf of my clients in a centralized and efficient way. Before, I had to juggle spreadsheets, emails, and separate apps just to keep track of leases, payments, and maintenance issues. Now, everything is organized in one place—from rent collection to handling repair requests to storing signed lease agreements. It saves me hours of admin work each week and allows me to provide better service to both property owners and tenants. The automation of reminders, status updates, and financial tracking reduces errors and makes me more productive.

**What do you like best about TenantCloud?**

I like that it allows you to scale small to mid sized portfolios

**What do you dislike about TenantCloud?**

ACH fees are high, and the processing times can be slow.

The recent change to credit card processing was a downgrade because it removed the ability to manage everything in our own Stripe software. This gave us less control over our credit card management and dispute management.

The software is unable to sync with other third-party services like Buildium and Appfolio. This makes it difficult to integrate with our other business systems.

The software is sometimes updated without notice, which can cause disruption to our workflow.

**What problems is TenantCloud solving and how is that benefiting you?**

Online payments, maintenance requests, some accounting--helps to stay organized

**What do you like best about TenantCloud?**

It is super user friendly, clean user interface, the customer service is phenomenal too! The tenant facing portal has been reported as great from our clients. I love that my owner clients have access to their documents and reports. We use the system daily. It really is making a difference in my business. I explored a LOT of options and am so glad to have found TC!

**What do you dislike about TenantCloud?**

What we dislike is having to manually add my admin to each property, the matching in reconciliation is a bit difficult. I really wish the owners had the ability to view the application reports. I also would really like an easier way to understand sending leases out through the system for signing as I'm currently performing this task with Dotloop.

**What problems is TenantCloud solving and how is that benefiting you?**

It helps our tenant and landlord clients have a streamlined method for rental payments, service requests and communication.

**What do you like best about TenantCloud?**

I appreciate the integrations with TenantCloud from listing my apartment units when they are available to the ease in accepting applications and doing background checks.

**What do you dislike about TenantCloud?**

The payment gateway fees are too high. I don’t want to absorb this cost myself, and I also don’t want to pass it along to my tenants.

**What problems is TenantCloud solving and how is that benefiting you?**

Tenant Cloud provides a single platform for landlords to allow tenants to do everything required when renting a property to filing an application, background checks, signing a lease, an opening a maintenance requests. As a landlord, it helps me connect quickly with my tenants and vendor providers to schedule maintenance and pest control services effectively. As a landlord that does not reside near the rental units, it allows me to manage the property remotely, removing the physical paperwork by using digital signatures and leases, payment acceptance, bookkeeping, expense management and managing maintenance requests and approvals.

**What do you like best about TenantCloud?**

Great software for property managers looking for something different than the bigger, older platforms like Appfolio & Buildium for a lower overall cost.

**What do you dislike about TenantCloud?**

Some features that are advertised on the website don't actually work well. For example: you can't use the inspections functionality because it only allows you to send it to tenants to complete (not useful for CA Law, as we are required to document condition of property prior to move-in). Reconciliation doesn't work. The document signing works, but is not user friendly and missing features you would commonly see in docusign or dropbox sign.

**What problems is TenantCloud solving and how is that benefiting you?**

Very user friendly overall with a short learning curve. Being able to have tenant and owner portals with transparent reporting, accounting, and online payments is great.

**What do you like best about TenantCloud?**

TenantCloud is a solid, affordable property management platform that’s especially well-suited for small landlords and investors. It makes rent collection easy with online payments, offers a clean tenant portal for maintenance requests and communication, and keeps leases and documents organized in one place. While it doesn’t have the advanced accounting tools larger portfolios may need, it’s user-friendly, cost-effective, and a great option for owners who want simple, efficient property management without the overwhelmIing.

**What do you dislike about TenantCloud?**

TenantCloud has some drawbacks to consider. While it’s affordable and easy to use, many users find the accounting and reporting tools fairly basic, making it less ideal for larger or more complex portfolios. Customer support can be slow at times, and several useful features—like tenant screening—require paid add-ons. The mobile app works, but it’s more limited than the desktop version. Overall, it’s best suited for small landlords rather than growing property managers who need advanced tools.
