Rinsebase Reviews & Product Details

Rinsebase is the operations platform for professional vacation-rental cleaning companies — built for the businesses that serve Airbnb hosts, VRBO owners, and property managers, not for the hosts themselves. Residential and commercial cleaning are supported too, but Rinsebase is purpose-built for the turnover business: hundreds of properties, multiple crews, and a four-hour window between checkout and check-in. AUTOMATIC TURNOVER DETECTION When your client's guest books, Rinsebase detects the checkout, creates the turnover clean with the correct window, assigns the property's default crew automatically around availability and time off, and sends the reminders. Guest cancels? The clean cancels itself on the next sync. No manual entry, no missed turnovers, no last-minute scramble. CALENDAR CONNECTIONS • OwnerRez and Hospitable — Official Partners with real-time API sync: bookings, cancellations, and reschedules land instantly • Guesty and Hostaway — live API connections • Airbnb, VRBO, Booking.com, and any other platform — iCal sync Your client connects their own calendar through an invite from you — you never touch their PMS login, and new bookings flow straight to your schedule. RUN THE WHOLE OPERATION • Drag-and-drop scheduling with day, week, and per-property views • Live GPS dispatch board with route optimization • Recurring jobs with end dates, online booking forms, and quotes with auto-pricing • Payroll with hourly, flat-rate, per-job, and mixed pay — including different rates per property • Automated invoicing the moment a job completes, with Stripe payments, autopay, deposits, and retainers • Xero and QuickBooks sync • Reports on revenue, crew performance, and client churn risk, plus a forecast of upcoming demand, revenue, and staffing needs from your booked schedule A CREW APP IN ENGLISH, SPANISH, AND PORTUGUESE Every screen of the mobile crew app is fully translated — each crew member picks their own language. Clock in and out with GPS, follow the property's checklist, capture before-and-after photos (with an offline queue for dead zones), report supplies used, log mileage automatically, message the office per-job or in team chat, and reach smart-lock door codes when it's time to enter. An SOS button sends an emergency alert with live GPS location straight to the dispatch board. QUALITY YOU CAN SHOW, NOT PROMISE • Per-property checklists and required photo lists — the job can't close without the proof your client expects • Before-and-after photo verification with GPS-verified time on site • Quality inspections with defect tracking, cleaner scorecards, and corrective actions • Damage and incident reports with photo documentation, routed to you for review before anything reaches your client LINENS AND SUPPLIES Track linen par levels per property. Keep a per-property supply catalog; crews report usage and flag low stock from the app, restock alerts surface to you and your client, and usage history shows what each property actually consumes — so you restock before the guest notices, not after. YOUR CLIENTS GET A PORTAL UNDER YOUR BRAND STR hosts see live cleaning status, guest-ready confirmation, and photo proof of every clean. Property managers get a portfolio dashboard with per-property KPIs. Every client can pay invoices online, approve quotes, request cleans, block dates for personal stays, and manage their property's supply list — under your company's name and colors. It's how Rinsebase customers win and keep property-manager accounts: show the dashboard in the pitch instead of promising communication. White-label is available on higher tiers. Plus: per-property weather and power-outage alerts, gift cards, promotions and referral tracking, and a built-in CRM. YOUR BUSINESS, YOUR ACCOUNT Unlike tools built for hosts or property managers — where the cleaner is a vendor seat inside someone else's account — Rinsebase is yours: your clients, your crew, your brand, your data. And it's priced by crew size, never per property, so taking on more doors never raises your bill. Starting at $19/month with a free trial — no credit card required. Web, iOS, and Android.
