After initial training it's easy to navigate and move between modules to get to the correct data or detail.

I'm used to using Sage as a finance system and while there are similarities, there are also some differences that take time to get the hang of.

**What problems is MRI Property Management solving and how is that benefiting you?**

They are actively exploring with us alternative modules, add-ons and solutions to help us improve on what we currently have including additional training on building reports.

I wish I could retrieve batch reports after they have been posted. I wish I had the capability to edit invoices after they have been entered.

**What do you like best about MRI Property Management?**

MRI really is focused on the property management arena and based on this, is really catered towards that use case and decreases the friction to achieve effective property management. The PMX ERP solution is really unmatched in the industry, because it would take extensive customization to reach these outcomes from other ERP solutions. There are many partners and other solutions by MRI which fit well and play well with the PMX solution. The Global Professional Services (GPS) team is also world-class, and it helps greatly that you can leverage in-house MRI expertise and not have to rely on expensive third-party support. We've been a rather unconventional client in terms of our requirements, but MRI has gone out of their way to accommodate us and cater their products to our use-cases.

**What do you dislike about MRI Property Management?**

Due to some legacy systems used, it is very difficult to customize (hopefully the X7 update will address this) and because it is an enterprise ERP solution, there are many third-party solutions that don't integrate out of the box and you have to always consider solutions in the MRI ecosystem to cover the functionality you need.

**What problems is MRI Property Management solving and how is that benefiting you?**

Assist us greatly with billing and collections to ensure effective revenue management across all our properties. They also are quite open in their data-driven approach, the PMX product doesn't feel like a black-box but the database schema and data model makes sense and is accessible and therefore it is easy to inspect the flow of transactions and logs in the system.

The system can do a lot for you - calculate certain things and back bill etc, if you use it correctly.
For our organisation specifically, all teams can work on one product, which is very beneficial for us.

Due to complexities in the system, the set-up is very intensive. If something is not correct it is quite difficult to determine what is incorrect, as there are numerous things that could 
affect it. Errors from the system is not always straight forward to understand WHAT is wrong.
Support Team is not delivering as expected, majority of the time we have LONG delays and then 80% of the time core products are escalated to GPS team, resulting in additional costs from our side, to get a solution.

Difficult to pick just one thing I like best however i find the power generate and create reports and understand the data of our business is second to none. This allows us to be notice trends, develop and deploy new policies or projects to improve our CX and plan for the future.

**What do you dislike about MRI Property Management?**

I find that with so much data in the system, and insights into how users / businesses use this data, then MRI could learn from these repetitive trends and develop support systems to provide more powerful tool to our users. Automations like rent reviews based on leasing results / property data and populate a landlord + tenant script along with CMA and increase letter as well as recommend when the rent review date should be in alignment with legislation. This could be offered to other processes such as rental arrears and lease renewals for example.

**What problems is MRI Property Management solving and how is that benefiting you?**

At a basic level it is an exception property management tool however it has great features that allow us to plan and organize dollar productive services such as rent increases and lease renewals along with integrations with FLK it over, Inspection Manager and Bricks & Agent which allows my team to be as efficient as possible. The benefit of this means my team has capacity to manage more properties easier thus having a positive impact on our business.

**What do you like best about MRI Property Management?**

I started on MDA Property Manager windows app in 2015, and haven't looked back since. I've used this program for every working day since, so to say I've used it frequently is an understatement.
The modules are easy to use, concise and clear in the reporting and my favourite has to be the audit trails, sometimes it's handy for accountability but most times, there's tha one transaction that's throwing your whole report off and finding a needle in a haystack is always difficult for a reason. 
But with the audit trails, once you have the batch ID you can trace anything, absolutely amazing and has gotten me out of more jams than I can remember over these last 10 years. Not to mention the fact that support is always ready on hand to assits and go the extra mile to ensure they have at least an answer if not a full resolution.
Also the GTE, supplier and bank statement imports. Makes implementation of data intensive tasks a breeze on MDA app.
I'm excited to learn the new formats with MRI and love that most of the new introductions are actually either in line with or intergrate with MDA.

**What do you dislike about MRI Property Management?**

The three downsides to MRI that have personally affected me thus far are the file center being blocked from MDA - it used to be so easy to check if metering/any supporting docs uploads were done correctly, just type the tenant code, tab out and boom the display screen shows the necessary for the particular tenant. Tab back and you can check the next one.
MRI has made this function clunky and inefficient. When you have literally hundreds of tenants, the time taken to check each upload is stupidly wasted on MRI when compared to how easy it was on MDA app. I'm still sore over this.
The supplier and bank statement imports have this cluncky issue as well - suppliers transactions already on import files but not in currect use can just be skipped on MDA, but for MRI the entire import file gets rejected, then you have to amend each one that isnt in use and reimport, not much different from manually capturing each invoice - again inefficient and time wasted. MRI has definitely not improved on MDA in this one.
As for bank statement imports, I was told that I'd have to manually populate the sample file to import receipts on MRI or just do it manually, whereas on MDA I get the CSV from the banking platform and with a few clicks, those same hundreds of tenants' receitps are imorted with nary an issue.
As it is today, I wouldn't leave the MDA app for MRI because honestly, MRI introduces more work, is not as easy, efficient or useful as MDA for just these thee mondules so far - file center, supplier imports and bank statement imports. Who knows how future changes will affect.
Please don't ever remove supplier imports and bank statement imports. from the MDA app the way the file center was removed until MRI imports for these modules are as effortless as MDA.

MDA makes working with tenants a breeze, and the reporting fucntions to the landlords are always relevant. The need for mauanl reports is basically nil as you can get these directly form MDA, amazing.

**What do you like best about MRI Property Management?**

Easy to manage dashboard, detailed business insights and easy-to-run reports. There are also a lot of automations that make compliance/arrears management + rent reviews, routine inspections easy to track and manage. Our account manager, Amy, is also wonderful.

**What do you dislike about MRI Property Management?**

It would be great to have better year on year data comparisons that could be run for FY revenue comparisons etc. Would also be good if BDM's could use the program for pipeline management.

**What problems is MRI Property Management solving and how is that benefiting you?**

For us, it is a central management tool for our entire rent roll. It benefits us by creating consistency across the team, and ensuring that document keeping/procedures are all followed in the same way.

**What do you like best about MRI Property Management?**

I like the general running of the application. It is easy to find what you are looking for, particularly with the find menu items. If I am looking for anything in particular everything is also categorized making finding it smoother.

I like that is easy to raise any issues that we may have & that customer support get back to us in a timely manner so that our issues can be solved. 

I like that I can do pretty much everything for more role on MRI rather than using multiple applications, I therefore use MRI everyday in my work life.

**What do you dislike about MRI Property Management?**

Sometimes I find MRI can be very slow for a period of time and this sometimes causes the site to crash if you try and do too much

Along with this sometimes I find that sometimes errors occur in particular when it comes to Commercial Management invoices

It is helping with time management, as it helps get work done in a efficient time. As majority of what I need to do my role is in the same place

**What do you like best about MRI Property Management?**

Property Management X (PMX) is easy to integrate with other systems e.g. P2P and Data Warehousing. Our organisation uses PMX throughout the business day and the tool is reasonably easy to implement if you are an experienced consultant. 
Users can occasionally be confused by the vernacular in the product which may lead to additional training and development but the tool has a handy feature to change some of these terms with configuration.

**What do you dislike about MRI Property Management?**

Jurisdictions outside the US don't have the same level of product development as US use cases do for Property Management X which means that features are sometimes missing.
Support for the products can be lacklustre and often requires escalations before proper root causes and solutions are provided.

**What problems is MRI Property Management solving and how is that benefiting you?**

PMX handles the property accounting and some of the fund accounting for our assets. We are looking to onboard the property management and asset management parts of the business in the foreseeable future.

**What do you like best about MRI Property Management?**

MRI makes day-to-day property management much smoother. The system is flexible, and I really like how easy it is to pull reports and keep everything organised. It’s clearly designed with real users in mind — not overly complicated, but still powerful enough to handle the detail we need in block management.

**What do you dislike about MRI Property Management?**

It can take a bit of time to get to grips with everything, especially if you’re new to it. Some features aren’t immediately obvious and could do with better guidance or tutorials built in. Once you're past the learning curve though, it's great.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI is helping us stay on top of complex property and leasehold management tasks — everything from tracking service charges and budgets to managing repairs and communications. It cuts down on manual work and makes it easier to find what we need quickly, which means fewer mistakes and more time to focus on residents and strategy.

**What do you like best about MRI Property Management?**

We view our relationship with MRI as a partnership. The level of customer service provided to us has been exceptional. We aren't necessarily an easy client either; we make sure our opinions are known, especially when enhancements could be made to make the product better. Our voice is alwasy heard and we feel valued. 

MRI is our core software provider and we use it every day. When needed, MRI support is great. We have concierge level and feel that it is well worth the investment. Our sales team is top notch, responding quickly and professionally.

**What do you dislike about MRI Property Management?**

I feel the documentation associated with implementation is lacking. We ended up generating our own documents because very few were provided. 
When integrating with software that does not have a partnership with MRI, the connection can be challenging. It takes a lot of work.
I do think the suite of products offered, could integrate more seamlessly; however, we make sure that those requests for enhancements are given to our sales team and many of them have already been addressed.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI is working to better integrate with Engage through a SSO platform. This will be a huge benefit as our teams were used to one location where everything lived. We can't wait for this to roll out! The integration with RentPayment remains a challenge. We have worked closely with the RentPayment and TAM team to educate ourselves, our end users, and ultimately the residents who live onsite on how to best use the software. We are anxiously awaiting a custom report to make bank reconciliation easier for our accounting and onsite teams.

I appreciate the flexibility of this product, as it allows us to easily integrate both our own solutions and third-party vendors to support our internal processes and meet the needs of our clients. Additionally, MRI offers a solid core foundation that we can adapt to better align with our business requirements.

**What do you dislike about MRI Property Management?**

Since CBRE self-hosts MRI, whenever a bug is discovered or troubleshooting is required, it often takes a long time to receive support and implement code fixes. This results in a lengthy wait before a permanent solution is put in place.

Provides a consistent reporting package that is repeatable for the majority of our clients.

MRI property management is a system where all the reporting and data is in one place for you to easily use, analyze and report on. The benefit of using this system is to have everyone work on the same platform, data to be updated and use immediately and simultaneously. 
It's an international system where you can get a lot of exposure to international standards, assistance, support and property guidelines.
The technical support so far with the migration were exceptional which made the implementation much easier and the process of change more manageable.

**What do you dislike about MRI Property Management?**

Nothing to note at this point in time as we are still in the first year of migration.

**What problems is MRI Property Management solving and how is that benefiting you?**

MRI's support team is quite good, quickly and professional. If an issue was noted with the product, they will give you a work around in the mean time.

Some IRs have been open for too long. Performance remains a concern for high volume processing.  The regionalisation packs do not enjoy the same status as core product and roadmaps are not clear. Release notes are not searchable and tagged properly. There seems to be competition between partners and core product development that may not be good for clients in their regions.

The rent ledgers and reporting are excellent.  The customization of canned reports is very helpful and tracking works well.

The journal entry screen is easy to use and the bank reconciliations are greatly improved.  I like that MRI listens to user solutions and responds quickly to reviews. I use MRI on a daily basis.

For some of our business purposes, we have had to spend considerable time customizing solutions.

MRI is giving us a home master database of tenants, suites, capital projects and vendor payments. It is saving us time and money and saving us from human error.  It has reduced data duplication and increased efficiency.

Creating a new user login when we have used that email address is a nightmare. We should be able to edit the user and change the name.
