**What do you like best about CoStar Real Estate Manager?**

What I appreciate the most is having both the approval workflow and the accounting functionalities integrated into a single tool, along with the ability to manage many tasks directly via email. It is easy to use and ot implement. We have not integrate with other of our tools, but i know that it is possible.

**What do you dislike about CoStar Real Estate Manager?**

I use the tool often, but occasional slow performance can hinder efficiency. However i have alweys received a feedback from the customer support.

CoStar Real Estate Manager helps streamline the management of all active leases by centralizing both the approval workflows and accounting processes into a single platform. This integration significantly reduces manual work and improves efficiency. One of the features I find most beneficial is the ability to handle many tasks directly via email, which simplifies communication and speeds up operations. Although occasional system slowness can be a challenge, the overall impact on lease management and process control has been very positive

**What do you like best about CoStar Real Estate Manager?**

I use CoStar’s search filters and map tools to quickly find properties by location, size, and type. The contact details help me reach the right people faster. Additionally, as a rent payment analyst, I find the expense screen in CoStar very easy to use—you can view expenses clearly without having to click on each month.

Overall, these features make my work much easier. Being able to pull reports and data quickly saves me hours each week.

**What do you dislike about CoStar Real Estate Manager?**

So far, I haven’t encountered any issues or concerns with CoStar. The features I use regularly work well, and the system is reliable for my day-to-day tasks.

**What problems is CoStar Real Estate Manager solving and how is that benefiting you?**

It’s not really a problem, but in the Financials tab, there’s a quick add option where you can easily enter details like the amount, description, and account code. What I find most helpful is the ability to copy charges, which saves time and makes the process more efficient.

The most valuable aspect of CoStar is its extensive property database and ability to quickly pull market and ownership information.

CoStar Real Estate Manager can be challenging to use from an operational standpoint. For example, option charges cannot be exercised in bulk, which creates inefficiencies when managing multiple sites. It is also difficult to set up options with multiple payees, requiring workarounds that add time and complexity. Additionally, the reporting functionality is not very intuitive, making it harder to quickly generate meaningful insights without extra effort.

**What do you like best about CoStar Real Estate Manager?**

CoStar automatically calculates the number of days between two dates, which is really helpful. Uploading files is easy and quick. After I select a vendor for the first payment, it automatically fills in that same vendor for subsequent payments, which saves time. The expenses page is also straightforward to filter, and it makes viewing payments simple.

**What do you dislike about CoStar Real Estate Manager?**

Very rarely, I run into an issue where CoStar kicks me out. It’s only a problem if I’m in the middle of creating an abstract and haven’t clicked “apply” in a while, because anything since the most recent save gets deleted.

**What problems is CoStar Real Estate Manager solving and how is that benefiting you?**

CoStar makes it easy to correct our recurring lease expenses and to retroactively adjust payments back to the date they became effective. This helps ensure we’re accurately capturing our lease liability, and it also makes it simple to view our payment schedule. Creating leases in CoStar is also very straightforward. All of the required information is well organized and easy to enter, which saves me hours during lease setup and creation.

**What do you like best about CoStar Real Estate Manager?**

I appreciate that CoStar Real Estate Manager manages a lot of cases and handles bulk data quite nicely. It's doing a very good job when it comes to matching data and considering the scope. I also like how the costs are integrated with another software while still offering the flexibility to calculate or modify the costs as needed. The feature that allows for the calculation of present value is also something I really like, as it provides calculations derived by the software quite nicely.

**What do you dislike about CoStar Real Estate Manager?**

There are downtimes with CoStar Real Estate Manager where it's really of no use for us. Sometimes, the values derived are not consistent or correct, leading to issues with calculations. Additionally, we've experienced instances where retrospective adjustments are either calculated incorrectly or not present at all.

I use CoStar Real Estate Manager for managing leases for various clients. It handles bulk data well, integrates with other software, and allows cost calculations, offering solutions tailored to our needs.

There is no specific observation for CoStar tool as its perfect for managing lease accounting & reporting for large organizations.

In our organization, implementation of new Lease accounting standard was a challenge and very difficult to address using ERP system. Then, our team approached CoStar for management of leases and do its proper accounting & reporting. CoStar team is full of professionals having extreme expert knowledge on this area which helped our company to be compliant with Lease Standard. 

All our leases are managed by CoStar application since last 6 years and its working flawlessly.

CoStar Real Estate Manager is user-friendly, and the ability to choose projects through a single sign-in makes navigation efficient and convenient. Adding an extra layer of security, such as a one-time password (OTP) authentication feature, would further enhance the platform. Additionally, in the expense module, it would improve usability if comments could be viewed directly through a dropdown option instead of having to open each item individually.

I find CoStar Real Estate Manager easy to understand and appreciate its fast processing. The ability to create custom reports and views really enhances my experience, and it's super easy to export data. The software is essential to my day-to-day activities and helps me avoid payment delinquencies. The initial setup was a breeze thanks to the good tutorials.

**What do you dislike about CoStar Real Estate Manager?**

Unsubmit - Unapprove charges is a little limited and should have a shortcut in the first page, similar to the approve charges section. I'd prefer it to be a homepage instead of needing to download, modify, and re-upload an Excel file.

**What do you like best about CoStar Real Estate Manager?**

I like the fact that there are a multitude of data fields to quickly retrieve info as well as a robust report extract. The integration of data with Power BI and ArcGIS for mapping strategy is also quite beneficial. It serves as a singular platform with multiple uses, which helps in managing the company's real estate portfolio.

**What do you dislike about CoStar Real Estate Manager?**

I don't know if the function already exists but it would be nice to be able to rename files in the system. The dashboard could be improved with relevant data and better graphics. There was a lot of trial and error getting the rent payments processed the first time.

**What problems is CoStar Real Estate Manager solving and how is that benefiting you?**

CoStar Real Estate Manager is a singular platform serving multiple uses. I like its multitude of data fields for quick info retrieval and robust report extraction.

Compliance with ASC842 reporting requirements.

**What do you dislike about CoStar Real Estate Manager?**

Overall, the latest Accounting 2.0 and 3.0 enhancements are a disappointment. First, in some cases, the UI is better; however, removing the ability to drill into the details of each accounting event makes review significantly harder. Review process requires a user to display all accounting event columns (data inputs) and exporting to excel to review. This is extremely inefficient! 

Second, were no significant dataset / reporting enhancements. Certain reports, for example, account reconciliation and rollforward reports, just don't work correctly. 

Third, I like the usage of expense/revenue vs lease option section; however, it's strange that the charges in the lease option section only appear in the accounting events and not within the recurring GL transaction section. Data isn't displayed consistently throughout the lease record, which isn't ideal. 

Fourth, (and this very well could be a configuration issue in our solution) changing between Operating and Financing lease classification/schedules within the same lease record somehow messes up our rollforward reporting. This seems odd to be as it's one of the main selling features of the CoStar Real Estate Manager solution.

Finally, (again, this could be a configuration issue in our solution) ERP integrations seem non-existent. The export to SFTP function was removed, but what was the replacement? Manually extracting, manipulating, and uploading datasets is a big let down.

Compliance reporting under US GAAP.

I find CoStar Real Estate Manager incredibly helpful for Lease Administration since all needed information is easy to get, easy to input, and easy to retrieve if needed. I particularly like the ability to create our own reports, which is very useful given how different each client is.

**What do you dislike about CoStar Real Estate Manager?**

Sometimes it doesn't work properly when accessed through Google Chrome. Some prompts don't work. We had issues when trying to use Google Chrome, like needing to run exports and the popup window that we have to select the sections to run the export doesn't pop up, just using Edge.

**What problems is CoStar Real Estate Manager solving and how is that benefiting you?**

I use CoStar Real Estate Manager for lease administration. It makes information easy to get, input, and retrieve. I also like creating my own reports, which is useful with diverse clients.

I really like how easy it is to view the different fields and sections. The system’s fields are very intuitive, and I can access all areas quickly since everything is well integrated. Support is also easy to reach and responds fast whenever I need something.

Sometimes the site slows down or even breaks, but it’s always resolved very quickly afterward.

CoStar has all the fields we need to know about a Lease document, so that is very helpful. It shows everything we need in just one view, it helps to quickly find something we need to find and you don't have to be entering and searching in the document every time, because the information is easily findable.

Furthermore, I have never had major problems with the system, as it is quite intuitive.

I love how it helps us stop missing important dates and makes tracking our monthly rent super easy. I appreciate how easy it is to find information. I really like how easy it is to create expense lines and visualize all our payments. It keeps everything super organized. The initial setup was simple and straightforward, and the platform is really intuitive to use.

The process for unexporting, unsubmiting, and unapproving is way too tedious. It takes too many steps and should be made much more efficient.

I like that CoStar Real Estate Manager standardizes all leases in a portfolio to make information easier to find. It helps me find information about buildings and which leases are located in them in a very straightforward way by having separate building IDs and information pages from the lease abstracts.

**What do you dislike about CoStar Real Estate Manager?**

CoStar Real Estate Manager could improve on having several tabs open to easily edit subsections of a lease abstract. It's frustrating to edit contacts since both their companies and the contact field in a specific lease abstract need edits. Additionally, having a history of pages visited easily accessible in one of the top menus would be helpful to prevent edits from being made on the wrong lease abstracts.

I really like how CoStar Real Estate Manager allows me to add and edit multiple Rent Lines at once. It's super handy when I have to change the Vendor or quickly update the Description of the Rent Lines. Additionally, the clearly labeled subsections minimize guesswork, letting me know instantly what to look for in the Lease. Overall, using it wasn't particularly hard—I just needed some experience with it.

Contact has been, and still is very slow/buggy, also the system kicks us out quite frequently, even when we are actively working on something. The main problem is that how frequently CoStar kicks users out. Sometimes in a middle of creating an Option, and upon clicking on Apply, it send me to the login page.

I think it's intuitive to use on a daily basis. I have to manage 3 big portfolios in costar, linked to multiple different clients. It integrates well with Salesforce, providing individual IDs and a fast performance. The support has recently helped me out with an issue with a mistaken building, which was great. I don't currently use AI while working with Costar, but it's a great product for its price.

**What do you dislike about CoStar Real Estate Manager?**

I think it could be better when you need to change the building to which the records are linked. Since I don't have admin privileged, I need to ask my supervisors to check if anything that is not immediately editable can be changed. This could be a bit more flexible based on the trust between analyst and management.

**What do you like best about CoStar Real Estate Manager?**

What I enjoy most is the user interface, especially when it comes to accounting schedules. I primarily use CoStar for lease accounting. Our business has a portfolio we use for our clients, and we also maintain our lease register in CoStar.

I really like being able to view schedules immediately, without having to work through a clunky, manual interface.

The integrations with our accounting system are also extremely helpful. They allow me to post journals each month directly from the schedule, without needing to do it manually.

I can’t speak to pricing, since the business purchases the product and I’m just a user.

I haven’t needed support, so I can’t comment on that.

I also haven’t seen any AI usage on the accounting side.

**What do you dislike about CoStar Real Estate Manager?**

The downside, though, is the lack of automation: there are multiple steps required to post integrated journals, and I wish this could run each month with fewer steps. If this is already possible, I’d like the process to be outlined more clearly. This makes the integration quite tedious.

Performance is quite slow, and many of the reports in CoStar feel very outdated from a UI perspective. Additionally, we’re unable to save filters when running reports, which becomes a huge time sink. Each time I adjust a filter, the system re-filters immediately rather than letting me enter all inputs first.

Finally, there doesn't seem to be a way to mass update leases using a CSV template or equivalent. I recently had to do a lease cleanup and was required to edit each lease one by one. This makes it easier to make an error.

I would like to be able to toggle between currencies (USD and local) in the Finance Calendar View mode. I would like to be able to do more 'what-if' scenario planning. The initial setup was challenging when migrating data from Harbor Flex because not every field from the old database to the new one corresponds one-to-one.

Additionally, I find that CoStar is very dynamic and easy to learn, with a layout that makes data visualization easier and more dynamic.

What I would like to be improved are the filters of Expensies, so that they become either easier to use, or other filters.

I would say user functionality is the best thing about CoStar since it has an easy UI. It is also easy to setup security groups and define which modules you;d like the group to have access to

Probably the security aspect in that it is a bit difficult to understand which modules control what at first. Also the inability to add a user to an 'inactive' primary group is a huge dislike. Especially since they show up on the audit report as being inactive but still belonging to whichever primary group they belong to previously.

Probably the ability to have easy access to all of our leases

In a shared environment, the invoicing feature needs significant improvement. The prior balance is consistently incorrect, so I can’t rely on CoStar to bill my 150+ subtenants accurately. Also, when creating Ad Hoc reports, I wish the data sets included clear descriptions; that would save me time and help me get the results I’m looking for.

The platform also efficiently separates the clauses within the document, making it much easier to validate all the contract information. Additionally, the platform is very intuitive, greatly facilitating my work. The initial setup was relatively easy, taking only a few days to adapt.

The document download section could be more specific, and with options to only view the document.

After upgrading the system, we found several bugs in the software. However, after raising queries, we received resolutions quickly. Now the system’s performance is improving. I found navigation in the system simple.

I have faced issues exporting journals several times. During the export process, Co-star often throws an error, and sometimes the processing time is longer than usual.

**What problems is CoStar Real Estate Manager solving and how is that benefiting you?**

After the software upgrade, the accounting section screen now shows the selected cost information. Now we can see, in one place on the accounting section screen, which costs are selected for a particular REM. Before the upgrade, we had to open the specific REM to check which costs were selected.
