They also turned off tenant turner before our subscription ended and never turned it back on so we had no way of listing for the last month of use on our account which we paid for and were not reimbursed. Anytime I needed support they were unable to help or did not respond. **What problems is Buildium solving and how is that benefiting you?** Any helpfulness Buildium provided was lost when all our data was lost and now need to start over. **Official Response from Charlie Walsh:** > Thank you for your review, Alyssa. No more pulling out physical file drawers and searching through papers. Easy to use. Number of features and integration of these features. Love the text communication integration. **What do you dislike about Buildium?** Unable to reprint 1099. Only one email can be used for each vendor, landlord, tenant. Easy to add additional PDFs and Word documents, and mark the appropriate fields. **What do you dislike about Buildium?** There are some strange things you need to do where I had to call in their technical support to implement their work-around; their phone support has just about always have come up with a solution to get what I needed done. Would not recommend their email support, it takes too long (often a day or two). **What problems is Buildium solving and how is that benefiting you?** Before we did everything by hand, and generating tax paperwork was a nightmare. Now it is just a few clicks to get everything done at tax time - a HUGE timesaver - and administering lease renewals and documenting it with each tenant is a breeze. (I am involved in a commercial property with a few dozen units.) Thought about creating a Unit for the property, but then that affects the performance metrics. Inspection reports are not user friendly for me. I'm the construction manager that remotely determines what repairs and improvements need to be done. I'd like to be able to review the pictures sequentially, not have to back out and then pick another picture. Pictures are blurry unless the person taking the pictures holds the camera still for several seconds after taking the picture. **What problems is Buildium solving and how is that benefiting you?** History of tenants, Move in, move out condition. **Official Response from Charlie Walsh:** > Thanks for your review, Philip. If you ARE an administrator on your Buildium account, you can add pictures, notes, relevant files, and other information when you are on a specific property's record by clicking on it from the Properties page in the Rentals menu. For pictures, you should see an "Upload picture" link below the default image. Scrolling down from there, you will find a Notes section, Files section, and more. It can pay my vendors, collect rent/payments from tenants and collect & pay landlords all directly from the system. However, my purpose for rating it a 8star is because I cannot refund held deposits back to tenants. As I know this feature is in progress, I cannot wait until it is implemented. Lastly, Buildium in terms of financial support, is limited in nature. Owners can enter their banking information if they want to make a contribution to their property's cash balance, but for payments from you to them, you must enter the information. I also like the various financial reports it allows you to download very quickly. I use Appfolio with a different management company but it does NOT offer either of these features so Buildium is far superior! **What do you dislike about Buildium?** One of the main complaints we get from rental owners is their lack of visibility into certain tasks. For example, when a resident submits a Resident request, the owners cannot see this, even if we share a message with them from that task. It would be very helpful if we could open up the owners' visibility to certain requests on a case-by-case basis. **What problems is Buildium solving and how is that benefiting you?** We rely on Buildium every day to effectively manage our portfolio of properties. This is an often overlooked factor in their financial profile and allowing them to reap the rewards on on-time payment is an awesome feature. I also love now thedesign of the softward and online portal lend an air of credibility to our operation and creates a professional user interface through which we can communicate. **What do you dislike about Buildium?** I wish that the listing process was more transparent. When we enrolled with buildium we were sold a bill of goods that the system would allow us to post our housing vacancies across every platform simultaneously removing the need for multiple posts or services. While it certainly does allow access to some of the platforms it's far from all of them and doesn't meet the lofty vision sold to us by the sales team. **What problems is Buildium solving and how is that benefiting you?** Buildium allows us to have a proffesional portal through which our tenants pay, request service, and communicate with us. The entire leasing process, from start to finish, can be managed in one place. For property mangers like myself, who manage 400+ properties, efficiency is key. Buildium is the most efficient platform I have ever used. **What do you dislike about Buildium?** I wish Buildium offered automated bill entry. Similar to how you can create a lease template, with auto-filling fields, I think we should be able to create bill templates. When the bill is scanned, the review fields for that bill template should be able to extrapolate data from the bill and autofill the necessary fields when entering a bill. **What problems is Buildium solving and how is that benefiting you?** Efficiency. having everything in one place, all within a few clicks, helps my team be productive. We arent juggling apps and learning different systems. Pictures in work orders do not have the option to scroll or move to the next one, and we have to go back to each image, then click on the next one; it is very annoying.
