Breezeway Reviews & Product Details

Breezeway is a property operations platform for short-term rental, hospitality, and residential property teams. It helps them coordinate, track, and verify the work required to prepare, maintain, and service properties for guests and tenants. The platform combines property data, intelligent messaging, task management, and field team coordination in one system. It gives property managers, housekeeping and maintenance supervisors, field staff, and service providers a shared view of what needs to happen at each property and when. Breezeway software and mobile apps have facilitated more than 30 million property tasks, serving thousands of short-term rental operators and hospitality professionals worldwide, in more than 25 countries. Breezeway includes: Operations: Simplify daily operations with customized workflows, streamlined coordination, and real-time visibility into maintenance, cleaning, and inspections across a property portfolio. Messaging: AI-powered messaging across SMS, WhatsApp, and Airbnb uses property and reservation data to suggest replies and send timely, automated updates that keep guests informed. Guide: A dynamic digital welcome book that puts property details and access info in guests' hands before check-in, and lets them report issues that automatically become tasks for the team. Assist: A team of hospitality professionals who respond to guest texts and calls at any hour, supported by AI and trained on each property to keep responses on brand. Upsells: Monetize guest services and offers, from early check-ins to add-on experiences, with the fulfillment tasks created automatically. Breezeway serves property managers overseeing a single property up to portfolios of thousands, along with cleaning, maintenance, and inspection service providers who support them. The platform was founded by the former founder of FlipKey, a vacation rental marketplace acquired by TripAdvisor, and is used across the vacation rental, hospitality, and residential property management industries.

Having used the product for property management, this reviewer appreciates Breezeway's effective task management capabilities, especially for scheduling service teams. But over time, it has been slow to address common core use cases, and its configuration can be complex and requires ongoing effort.

What do you dislike about Breezeway?

Overall as a user I have not experienced anything that I dislike, there may be an occasional delay or delicate task. There is still the job of reviewing all tasks. Review collected by and hosted on G2.com.

"Breezeway is great for active PMs"

4.5/5

What do you like best about Breezeway?

The app makes it easy to know what's happening when we're on the go and not at our computers. We can easily comment on tasks to keep clear communication with assigned staff, schedule tasks on the go, and check the dashboard to see all assigned tasks for a given day. The staff is much happier with the interface of Breezeway compared to our past scheduling platform. The desktop site is a great way to dial in the details of how we want things scheduled. There are also features like inventory tracking that we are very excited to utilize someday. Review collected by and hosted on G2.com.

What do you dislike about Breezeway?

It's a pretty detailed onboarding, and I need a lot of refreshers to ensure we're using the features to their fullest potential. I'm sure that with time, it will become second nature. Review collected by and hosted on G2.com.
