Both are useful in their own way. I also find the 'save as' option very useful to create a lease with similar features to the old one. I like the drag and drop option in the Documents tab. The user manual is also very useful when in doubt. The same goes for the extra explanation/description tabs in the massive upload templates. **What do you dislike about Visual Lease?** The system and especially the generation of reports is a bit slow. I also don't like the fact that you have to click on the 'Finances' tab before you can navigate between the various sub-tabs. It would be easier if there was some sort of drop-down option and you did not have to click so many times and wait so long. It would be really useful to have the drag and drop option with the bulk upload (aka Import Lease Information). In the Accounting Feed Run menu, when you want to create a feed, the date is always in the next year (2024 or 2025). I do not find this very user friendly or logical. If you update the dates in the "General" tab and then update the description, when you save the updated description you are often asked if you want to update the dates in the financial entries. The amortization is not idential to our general ledger and it comes from having 2 ASC842 amortization schedules from the same Real Estate location created during the year. **What problems is Visual Lease solving and how is that benefiting you?** It has been a life-saver for handling are Real Estate leases and Vehicle leases. Our FY2022 audit was a success, which was improtant since we implemented ASC842 on 1/1/2022. Also, the customer service has alwasy been very helpful and have answered all of my questions in a professional manner. With that said, we renvewed our subscription with Visual Lease for another year, and expect to have their platform for Florida Cancer Specialist for the foreseeable future. ### 20. I appreciate that their very adaptable to changes and their customer support is very quick to respond. They're very receptive to construction feedback. **What do you dislike about Visual Lease?** I dislike that they don't completely provide all of the individual feedback. They have an overall guideline on the formulas used for their visual lease accounting calculations, but you're not able to review specifically into the calculations itself in the exported schedules. **What problems is Visual Lease solving and how is that benefiting you?** Visual Lease solves the issue of running each individual lease and calculations, as well as providing information all lease related. After making any minor changes, all entries reflect these changes and has created a smoother process. Once all information is input and calculations are run, Visual Lease provides the entire schedule of the lease term, as well as journal entries detailing the balances needed to record. This takes out the human error factor in recording each journal entry every month. ### 21. It houses the documents for the lease, calculates everything, provides key dates, etc. It also has the ability to setup appropriate segregation of duties throughout our organization, which enhances our controls. I think the calculations are easily setup for our team and there is a thorough amount of required documentation to coincide with the ASC 842 requirements. **What do you dislike about Visual Lease?** I think the reporting functionality in VL could use some work. It is not as easy to navigate and has some quirks that can result in weird reports. For instance, if you need a YTD rollforward, you have to be sure to check the first month, but sometimes, it will return something from the end of that month (i.e. one month is missing). I also don't like that you need to have comparative years to run a number of key reports. I only want current periods, but if I don't select a comparative period, the report will not run and I'll have to start from scratch. **What problems is Visual Lease solving and how is that benefiting you?** We have a large number of leases (more than 250). Having it be a one-stop shop for all of our leases, including for our legal department, helps us streamline the various requirements under ASC 842. They were able to pinpoint the exact issues. We have had to perform a lot of work manually in the system to import FX rates from our ERP so that we don't have reconciliation differences between VL and NS for our foreign leases. Spreadsheets require painstaking detail, without exception. This slowed down the batch import process significantly. **What problems is Visual Lease solving and how is that benefiting you?** We use Visual Lease to streamline lease management and also run complex accounting calculations for our leased properties (both as landlord and as tenant). ### 38. The response time is excellent and they are very good at explaining the answers and solving the problems. They are patient with their consumers and understanding of the fact that the lease accounting standards were implemented with many companies having no knowledge of the processes. I am also very Impressed with the amount of calculations the lease software does so that we don't have to! Less stress concerning mistakes! **What do you dislike about Visual Lease?** I don't have a lot of downsides to Visual Lease. I will say that it was a challenge transitioning and implementing, but that can be said of any new process and software. I think the biggest thing I have negative is that they do their updates on Saturday mornings which is when I want to work on the leases. But, it's fine because they are always releasing new updates with improvements to streamline the process and become even more user friendly. **What problems is Visual Lease solving and how is that benefiting you?** Visual Lease is assisting us with lease standard compliance. If we would have had to manually do the process to comply with FASB 842, we would be in a very stressful situation with a great probability of errors and failing to remain in compliance. Thankfully we have Visual Lease to keep us in compliance and transparancy. ### 39. Integrating new plants post acquisition is efficient with the various upload templates allowing you to create many new leases at once. The customer support team responds in a timely manner and the senior leadership of the company is focused on continued enhancements, with the input of their customer base. **What do you dislike about Visual Lease?** The inability to customize reports to your specific company's needs is a bit of a hinderance but for the most part, we have the reporting we need. **What problems is Visual Lease solving and how is that benefiting you?** VL has allowed us to get our arms around our entire global lease portfolio to make better, more informed decisions. ### 40. I can search for what I'm looking for with limited information or specific codes used by our company. I like how everything is clearly identified when examining a lease folder and it houses information I need for quick reference such as Landlord contact information. **What do you dislike about Visual Lease?** I'm not great at running reports and I haven't been trained to input data. It would be great if there were an online tutorial that could give you independent help. The system has many useful reports that are esay to download including journal entries and footnote support. We use Visual Lease often for monthly and yearly journal entries and quarterly and year end procedures. Implementation is very smooth as Visual Lease provides great customer support throughout the process and coaches uses along the way. Overall the integration was easy and helped us get ASC 842 implemented in a timely manner. **What do you dislike about Visual Lease?** There isn't much to dislike about Visual Lease. **What problems is Visual Lease solving and how is that benefiting you?** Visual Lease helped us implement ASC 842, keeps track of our leases, and assits us in recording monthly journal entries as well as reports for quaterly and year end procedures. ### 42. For example, if we had a lease (Lease A1) from 1/1/22 to 12/31/24 and reported on the balances as of 8/31/23, and then realized that there was a modification effective 8/15/23 (Lease A2), and back dated it with the correct date, we would be unable to run reports that showed us our original balances at 8/31/23 that we reported on. This is generally an issue due to our volume of leases and frequent modifications -Reporting can be clunky and not very customizable with the types of leases and the information we need -There are many fields that you cannot mass update creating manual efforts and risk of error **What problems is Visual Lease solving and how is that benefiting you?** It maintains all of our 842 leases and houses lease payment information. Due to the volume of our leases (900+) it's a great tool for us to keep everything organized ### 43. Many databases I have used in the past have crashed on several occassions or I have experienced long periods of down town which has impaired my work day. I have not had this experience as of yet with VL. In the past year I've experienced two slow periods and they were resolved rather quickly. **What do you dislike about Visual Lease?** I use VL everyday as my main source for Lease Administration. I have been in Lease Administration for 20 years and have used multiple databases. I absolutely do not like the layout of the rent screen. It is visually difficulty to see payments. There so much scrolling or sorting that has to be done. You cannot easily find an invoice that was paid. An export of payments has to be done then a search through the export. The payment field is difficult to deal with. Searching for a lease is also difficult. There is limited search availability. I cannot type in Belgium for example and VL find leases in Belgium. That should be a simple search function. **What problems is Visual Lease solving and how is that benefiting you?** Visual Lease was seleted by the company that we are handling the account for so speaking from that aspect I would believe it is solving the problem maintaining portolio management end to end however, there is a lot of improvement that needs to be done to be more user friendly. The account our company is handling the management for is global and Visual Lease doesn't seem to be able to handle the variations that come along with global accounts requirements. VL is more for a U.S. based Lease Administration. VL needs to look into the restrictions and guidelines of global lease administration and make adjustments based on those requirementst to be mor user friendly. I like having all of the information on an easily sorted spreadsheet and I can use that to ensure nothing gets missed when submitting values on these properties. **What do you dislike about Visual Lease?** Nothing - it works well for the purpose that I would use it for. **What problems is Visual Lease solving and how is that benefiting you?** I use another site to input an annual property value assessment among our various locations throughout the company, to include not just building, but contents as well. It is important to cover the entire company and not miss a location - I know that the reports that are pulled from Visual Lease are always up to date and provide the information I need in order to make sure my inputs are complete and include all of the possible business locations we have. ### 45. This means we need to coordinate with our facilities group which is slightly cumbersome but since they're a joy to work with, it all works out in the end! **What problems is Visual Lease solving and how is that benefiting you?** Visual Lease provides us with the footnote data we need for our year-end financial statement preparation. The true value is the lease administration. With over 500 leases, VL was able to categorize both leasee and lessor for us. The product is intuitive so learning is easy, even for nonaccountants. If we have any questions, the team is always an email away from the answer. I appreciate how affordable this solution was. I shopped other lease accounting and administration solutions and was very pleased with the value VL provided. **What do you dislike about Visual Lease?** There is nothing to dislike. They are flexible on the purchase side. You can never have too much training but they are willing and able to provide training. **What problems is Visual Lease solving and how is that benefiting you?** With over 500 leases across 17 states, that have extensions, amendments, and modifications, VL is the tool that first organizes then allows for quick retrieval of all of our leases. ### 50.
