ReLeased enables us to do our job; collecting rent and service charges is probably the most significant thing it helps us with. The system can automatically email and text occupiers reminding them when payments are due or when they haven't paid. Having used the platform with a large agency and now in a smaller boutique setting, the system is user-friendly, super-efficient in its straightforward processes. For anyone looking to implement the program into their existing business, Re-Leased is the best product on the market. Any reasonably priced for everything you get! **What do you dislike about Re-Leased?** There isn't much to not like about this product. It solves all the day-to-day problems which arise in property management. **What problems is Re-Leased solving and how is that benefiting you?** Invoicing and receipting of tenant funds is quick and easy with Re-Leased's traffic light system for processing. It auto receipts funds where it can otherwise, it simply flags them for manual confirmation and finalization. It is clear, precise, functional, and just so easy to move around and has the information you require at your fingertips. I have been using it for 3 years now, and it just keeps getting better and better. It is no as 'clunky' as other platforms and even visually ticks all the right boxes. **What do you dislike about Re-Leased?** I guess at the moment, the only thing I dislike, and this isn't a Re-Leased problem, is user competency! Re-Leased ticked all the boxes on an initial look over and we were not disappointed! From day one, the team at Re-Leased helped us to set up the system with all of our stock and ensure that there were no issues with Xero integration (this was just the cherry on the cake!). That support has continued to be there whenever we need it. **What do you dislike about Re-Leased?** Erm, nothing? That may sound twee but genuinely, we simply haven't found anything we don't like! Seriously! **Recommendations to others considering Re-Leased:** I would have no concerns or hesitation in recommending Re-Leased. From day 1, the software has made our life so much easier than we could have anticipated. The staff are a pleasure to deal with, respond quickly to enquiries (unlike some other commercial property platforms I could name, from whom I am still awaiting a return phone call....and that's for a sales enquiry!), are knowledgeable and cannot do enough to help. This feature allows you to record any/all information about current maintenance at your properties. If you have a lot of properties, then it can be hard to remember every single detail about maintenance work. The maintenance task feature allows you to write in detail what has been done, by who and when. This feature comes in handy for your colleagues when they are picking up work when you are off work. **What do you dislike about Re-Leased?** The app is limited in what information you can see about a property. When I want to know something about a property (landlord's name, tenant's vacation date) I go to the property on the app, however there are many features missing from the app that the desktop version has. **What problems is Re-Leased solving and how is that benefiting you?** Re-Leased is able to hold everything you need to know about your properties and the tenant living there. When a tenant, contractor, or landlord contacts me, I can tell them all the information they need very quickly and effectively. From managing lease documentation to managing leases to integrating with accounting software, everything is in one place and just works! It is so robust; you could almost set it and forget it! **What do you dislike about Re-Leased?** Very little, if anything. Maybe some additional integrations, but I think that is in the works. **What problems is Re-Leased solving and how is that benefiting you?** Before we began to use Re-Leased, we had hard copies of our leases locked in a drawer in an office. As a result, we always forgot the exact terms of the lease, and we never added escalations on time. We also did not have a professional way to communicate with our tenants, manage maintenance requests and update CAM. Re-Leased has solved all of this as well as directly integrating with Xero for accounting purposes. And lastly, we would have never been able to manage our business remotely, which became necessary during the pandemic, without Re-Leased. On the app if you don't have your phone on landscape you can't see the full address of a property, and if you tap the address it wont let you see the full thing. Also I find sometimes when creating a new inspection it won't let you save it, so you can't do one until back at a desktop **Recommendations to others considering Re-Leased:** Very easy system to use that has good functionality **What problems is Re-Leased solving and how is that benefiting you?** It's good for being able to see debtors - it's good you can directly use the system to send chasers ### 19. It is a very user-friendly single source of truth to streamline their business processes. Information is updated in real-time and users all work from the same data. **What do you dislike about Re-Leased?** The rent review function (if missed during the setup), is quite manual i.e. you have to load each one in which can take time. Would be good if the auto function was able to be added here. Also the rent review function doesn't seem to always feed through to the actual rent charged (it doesn't always ask what the new rent is) so it might just say actioned 2% rent review with no further info. **What problems is Re-Leased solving and how is that benefiting you?** Working off spreadsheets in the past meant dealing with formulae errors and the inefficiency inherent in manual data entry. ### 20. Also on the report side absolutely LOVE that the reports if generated on screen are interactive and provides links to more details **What do you dislike about Re-Leased?** I do find some of trust accounting (ledgers) slightly confusing to find information, also I have not had a lot of hands-on with the maintenance options however I feel with my small amount of use that it could use some areas of improvement **What problems is Re-Leased solving and how is that benefiting you?** The detailed landlord statements (esp the end of financial year statements) have been life-changing. Favourite: The budget-vs-actual has saved our business hours upon hours of wages with staff no longer needing to manually complete. ### 21.
