**What do you like best about Hospitable.com?**

Everything seems to always work. We depend on this software and outside of a handful of times Airbnb changed their API, the software always works.

**What do you dislike about Hospitable.com?**

-The calendar function on the app needs to include multiple listings at one time. 
-On the web app the calendar should show more than 20 listings, having to scroll pages, takes too much time. 
-On the calendar when you have a "tag" selected and then you change the month, the "tag" is unselected. It should stay selected.

**Recommendations to others considering Hospitable.com:**

Take the time to set up all of the messaging function and AI features. It will return 10x the time save.

**What problems is Hospitable.com solving and how is that benefiting you?**

We have multiple Airbnb accounts, and the unified inbox, and automatic calendar blocking saves us SO MUCH TIME. The exporting data also is extremely helpful.

I like the automated nature of the messages, and especially how I have the opportunity to edit the scheduled messages for particular guests if I want to -- in order to give a bit more personalization if that is called for.  I also find the channel manager quite good.

**What do you dislike about Hospitable.com?**

I find it sometimes clunky when trying to type messages on my android phone.  Also, I would like it to integrate email or text messaging for direct booking websites.

I have spent much less time messaging guests, and the automation allows me to give the guests the attention they need.

It’s really simple to setup and use.  It has pre-formatted messages and types of questions to create canned responses for.  It has the ability to use rules and create rules that again are simple to implement once you get the basics

Sometimes there’s some technical glitches that need to be repaired through updates

If you have not implemented a smart messaging system into your short term rental on AirBNB or Vrbo I highly recommend SmartBnB.  It’s simplicity makes what seems like a daunting and complex task very easy.

Saves me a huge amount of time writing check-in, check-out messages and with pre-made responses to questions I can literally not have to personally respond to guests enquirers because the system can handle just about everything

Smartbnb is a great way to automate your Airbnb business. I love being able to automate Airbnb messages and email and SMS messages to team members. It is a great deal, and it makes running an Airbnb business much easier. I wouldn't want to be without it.

It would be great if they also had a direct booking product.

I host properties that are in a different time zone.  I like it that prospective guests get a response from me, even when I'm sleeping.

Sometimes it's so effortless, that reviews will go out without me editing them for accuracy.

Worth the money, as well as the time, energy and effort it takes to set it up.  Do it once, and you will save exponential time, energy, and effort on the other side of the setup.  Worth every dime!

My guests get a response from me any time of the day or night, allowing me to sleep easier, knowing my response rate isn't being affected when I'm not awake to respond to an inquiry from a perspective guest.

I love the automated messaging capabilities, customizability, and user-friendliness of Smartbnb. I like that I can share information with different team members and customize what is shared. For example, I can share 100% of the information with my partner while only sharing calendar information with the cleaners we use.

**What do you dislike about Hospitable.com?**

I wish it worked with Lodgify. 

Sometimes I noticed my syncing to other channels is a bit delayed but it's easy to tell when this happens and usually fixes itself. It does default to send you an email every time a message goes out, which can make for a lot of extra notifications, however, you have the ability to turn off notifications.

**Recommendations to others considering Hospitable.com:**

This tool is so robust, I suggest you plan out time to learn all of the capabilities. It is an expert tool but you need to become an expert on it to fully utilize and make your business system run as smoothly as possible.

**What problems is Hospitable.com solving and how is that benefiting you?**

I operate multiple short term rental units and keeping on top of the communication is nearly impossible without some automation tool. Smartbnb solves this issue and more with automated messaging tools and AI that even detects questions from guests and replies with the appropriate message. You have complete control over what messages go out, when, and how often. You can even set up team members to give out assignments such as scheduling cleaners.

It's extremely easy to set up, it's coming preconfigured with rules and templates for all I need. The customer support is very responsive and can advise on what's a good idea to do and where to start. For hosts that manage more than a couple of properties, this would save A TON of time.

**What do you dislike about Hospitable.com?**

I'd like to see more channels, as I was not able to connect my Booking account, but I hear they are building it as we speak (yey!)

**Recommendations to others considering Hospitable.com:**

If you are slightly afraid of automation or you think this will take the personality from guest communication, it'll be good to talk to them directly and ask for tips on how to 'not sound like a robot' - the tool really allows for that and guests really feel like they are talking to the host. I'm running the business with my parents and they are not tech savvy and they too love it - meaning if they can use it, it deserves a reward.

It was taking a lot of time to communicate with guests and answer all the questions they had, some of which were in the listing description. I was able to automate all of that and the amount of messages I need to reply to personally is now extremely low and only in extraordinary circumstances.

I have been able to save so much time with Smartbnb. I no longer feel like I need to check my phone as soon as I get a notification, because I know Smartbnb will handle most or all of the questions a guest may have.

The one thing I would like to see is an integration with the management software I use, although I have heard that that integration is in the works for next year.

**What problems is Hospitable.com solving and how is that benefiting you?**

Smartbnb has the ability to recognize certain questions that a guest sends, and can insert the answers to those questions into the middle of an automated response. In addition, I can tell it to only insert that answer during a certain time frame, or only for stays of a certain length, or a number of other parameters. I've never seen a messaging platform with this kind of power!

When the business grew we knew we needed a partner to help us scale. The fast response time on any issue or question that we may have, the messaging tools, and the constant improvement on the service are some of their best qualities.

The "create a response to a question" feature was removed since the level of customization was super high.

When the vacation rental platforms fail, Smartbnb data is there to help. Without it, we would lose important information when everything else fails. Saving precious time with inquiries from customers and scheduling the team is another way that Smartbnb has helped.

I love that once you set everything up, it will reliably do a lot of the work for you. I've been using it for over a month and it sends all the necessary messages to me and my staff. It makes keeping track of things so much easier. I don't need to constantly be reminded what to tell who to do.

So far its smartbnb has exceeded my expectations so i have nothing to complain about.

This is the perfect product to use if you have 1 or more short term rentals! The ability to give guests the right information at the right time is fantastic. The systems ability to also detect questions has made my life much easier in answering repeated questions.

I host short stay apartments in China so I get enquiries in both English and Chinese. I particularly love the function allowing auto-messages (pre-set in various languages) to be sent in the sender's default language. The long-list of options for automating replies, reviews and other enquiries are also extremely useful. I used to hire an assistant to manage the enquiries but smartbnb is reliable and good enough for me to replace the need to hire an assistant and just check in once a day to get to enquiries that I do not have an immediate auto-response for. I wish they were able to link this with Booking.com though.

Not supporting Booking.com and Ctrip.com

So far everything is great. I would prefer if they offer military discount towards their prices but other than that everything is good.

Streamlined messaging options with a control center like dashboard. There’s lots of options for customization and a companion iOS application.

The desktop application is fluid. The iOS app offers a lot of control, but could do well with some streamlining

Guest communications have never been easier.  Smartbnb allows me to respond quickly to all messages without the need for manual intervention. There’s a lot of features embedded that makes it easy to set up new automation across multiple listings/ accounts.  The service has Fred up a lot of my time as well.

I love the fact that it frees up my time and mind from constantly having to send messages at certain times dates etc. Smartbnb keeps track of this things much better than I do allowing me time to do other things. Its even more satisfying when my guest respond to auto messages.

Its not a dislike but I am looking forward to the AI to take over more of my communication.

Everything syncs up! When you get a new booking or change your nightly rate etc, SMARTBNB syncs all your platforms. And SMARTBNB automatically sends out messages to your guests if you prefer!

The app needs more functions. I do most of my work on the go, so this is frustrating but I think they are working on it.

It’s a great product! It takes the stress off and gives you that peace of mind that your guest will always be communicated with and you won’t double book!

There is little to no room for error, so I sleep better at night ;)  I’m saving lots of time by allowing SMARTBNB to do most of my communication automatically.

The metrics for guest tracking aren't too useful.

The metrics are a little vague. They really don't give too many insights into where guests are coming from. I would like to city guests on a city level not a country level.

Smartbnb has solved sending routine checkin/checkout messages to my guests. This has saved me a lot of time. It has eliminated any possibility of me forgetting to send a guest a message.

Automated messaging saves me time, keeps my response rate at 100%, and simplifies so many elements on the reservation process. I don't have to worry about messaging guests when they book, throughout their stay, and when they are all set to check out.

There is no direct integration with SmartThings to manage things like access codes.

Smartbnb is a robust, reliable and effective property management system. It allows us to simply automate guest communications, team tasks and reporting across all of our properties and hosting platforms. I would highly recommend it to any property manager looking to save time and take their hosting business to the next level.

The reporting dashboard it a little clunky but I know the team are refining some of these areas, so looking forward to seeing this being updated soon.

The smart language detection tool is really helping as I have travelers from all around the world who speak multiples languages!

Missing integration of Wheelhouse, NoiseAware, August or Remotelock & Booking.com. This will make Smartbnb a one stop shop for all STR business out there!

It is very user friendly, easy to operate and the automated communication with guest is the most reliable tool I have been using so far.

Loading is slow sometimes. When someone messages me sometimes I just go to airbnb to answer because it takes time to update the system.

A good system for scaling your vacation rental operation. It would simply be too much work to manage my listings any other way. Without this product, I probably would not bother.

I love all the automation features. I can send my cleaners info when a booking is made, and my guests messages at all stages. It's wonderful!

The naming of things a little cryptic, or at least not intuitive. When I need to edit a message that goes to guests, there wasn't a section that said "Automated Guest Messages" or something like that. "Experience" is a bit vague. I just have to remember that what I'm looking for is hidden somewhere.

It takes some setting up, but it's well worth the time put in.

I just wanted to automate the messaging, because I was always having to remember to send guest check in and check out info. That's why I signed up. But then I love the automatic messages to my cleaners, and some of the AI question answering.

I live the guest messaging automation and the automatic cleaner messaging when a booking happens. This saves me so much time! This is one of the easiest software interfaces in the Short term rental industry.  It also is a channel manager of the 2 main channels it focuses on which. are Airbnb and VRBO.

If they could add a few more channels like TripAdvisor and Booking.com it would be amazing!

Makes communication process from vetting to checkout much more streamlined. Product support always improving features.  The canned response feature is wonderful and love that they can be specific to the individual properties.

WIsh the metrics were more robust in terms of the data captured.

Vetting.  Makes it easier to decline vs going through Airbnb.  This has been very helpful during Covid.  We also utilize the canned responses to have property specific responses.

Smartbnb was a game changer for me. It takes some time to get everything up and running, but once you do it’s a real time saver. I have my life back, noe go hey yours back!

It’s difficult to get up and running. There is a steep learning curve.

There is not much room for human error once you automate your messaging. My level of communication has really improved. Guests give me 5 star every time for communication. They love my personal notes I send them. Except they ate all automated. : )

I rely on Smartbnb to respond quickly and consistently to inquiries. It also sends automatic updates to my cleaners, which is critical. It interfaces with my main listings and lets me focus on other aspects of my business.

I haven't had any problems with the system. When I didn't understand how to set up a response, the customer service team helped out immediately.

I have a day job, so Smartbnb responds for me when I am not available. This is critical to my success. And, when I am available to craft a response, the system allows me to intercept the automated response and edit it. The communication with cleaners is another necessary component.

Love the automation of routine communication.  Automates booking confirmation, allows you to schedule automated messages of all sorts, even has AI you train to answere common inquiries, like "nearby coffee shops" etc.

WIth SmartBnB message automation, we are super responsive our clients and they are always impressed with the info we stream their way to make their visit a 5 star experience.
We also find the dash board very helpful to quickly see at a glance what events (check 0in's , check-outs, etc) are on the horizon.
