The Crexi Intelligence subscription has proved to be a big waste of money. It's expensive, and the data quality for the purpose of finding off-market deals has turned out to be quite poor. For example, I would be searching for apartment buildings of a certain size in an area. Setting all the filters up, one would expect at least that most of the properties in the results would fit the filters. This has not been the case. Typically I'll weed through 40 properties and find that in actuality only 2 or 3 of them actually fit the filters. You'll get mobile home parks for apartment buildings, vacant land, etc. It's all over the place. The software also lacks the ability to differentiate between an arms-length transaction and a second mortgage or refi, so the mortgage valuations are dicey as well.
