I use Crexi to obtain detailed property information, including zoning, tenants, owner, date purchase, purchase price, and location. Crexi makes finding the owners and contact information super easy. It also helps me quickly assess whether a property will be right for my client based on the zoning parameters. What I like the most about Crexi is that the information is the most accurate. Other platforms often have the owner information, but it is outdated. Crexi's information is always fresh and updated. I just started using the AI, and it is helpful in summarizing comps and putting it into a report that I can share with my client. The filters really need work. They aren't as user friendly as other platforms. Also, finding an address is sometimes a bit clunky. When I have a new property to search, I don't start in Crexi. I start in CoStar to get my initial information. After that, I jump into Crexi to get all of the info that the other platform is missing or has out of date. I do wish I could get more used to the filters and searching to save that one step. I don't like that I type in the address and it wouldn't come up unless I select sale, lease, or public record. I should be able to pull up the address and then see if it is for sale, lease, or just the public record. That should be the core of the platform. I do believe that search has improved over the last year. It took a little bit to get used to and I have a decade of software experience. I find it challenging to isolate my marketing to principals only while having the option to give brokers access to my materials. Right now, it's kind of an all-or-nothing situation. I either have to put the deal behind a CA, allowing everyone to sign up to get immediate access, or just give everyone immediate access without any restrictions. I'd recommend being able to put brokers in a "holding tank" meaning principal CA's are automatically accepted if you chose that option and brokers can be granted access once someone on our team gives them approval. The Crexi Intelligence subscription has proved to be a big waste of money. It's expensive, and the data quality for the purpose of finding off-market deals has turned out to be quite poor. For example, I would be searching for apartment buildings of a certain size in an area. Setting all the filters up, one would expect at least that most of the properties in the results would fit the filters. This has not been the case. Typically I'll weed through 40 properties and find that in actuality only 2 or 3 of them actually fit the filters. You'll get mobile home parks for apartment buildings, vacant land, etc. It's all over the place. The software also lacks the ability to differentiate between an arms-length transaction and a second mortgage or refi, so the mortgage valuations are dicey as well.
