"Easy, Targeted Leasing Outreach with Seamless Zoho CRM Integration"
4/5
What do you like best about Zoho Marketing Automation?

I like how Zoho Marketing Automation lets our small commercial real estate team run targeted outreach without overcomplicating our leasing workflows. I’m Violeta Andina, Commercial Real Estate Operations Manager at North Texas Commercial Advisors out of Dallas. My day-to-day covers leasing pipeline tracking, tenant coordination, property tour scheduling, and testing SaaS tools that fit our office, retail, and light industrial brokerage work. Before Zoho Marketing Automation, we juggled separate tools for sending prospect emails, tracking engagement, and compiling outreach results. It was tough to keep messaging consistent for tenant prospects, investor leads, and existing tenants, and every small tweak to a nurture sequence would eat up extra time.

What stands out to me is how approachable the campaign builder is, paired with native hooks into the rest of the **Zoho CRM** ecosystem. I don’t need much technical background to spin up segmented nurture tracks. Earlier this quarter, I built separate workflows for prospects looking for retail space, clients exploring light industrial leases, and past tenants we’re reconnecting with. When someone fills out our property interest form, they get a custom email with matching property listings and tour booking options. If they stay unresponsive, gentle reminders go out on a set schedule, and engaged leads get tagged so our brokers can follow up directly. I got this whole workflow up and running on my own, no outside help required. That’s a huge win when our brokers are out touring properties and keeping up with hot DFW market leads.

I also appreciate the flexible custom fields and audience rules. We log key details inside each contact record: preferred property type, target square footage, budget range, and move-in timeline. These data points populate automatically in emails, so our outreach doesn’t feel generic. Sending a prospect listings that line up with what they’re actually searching for makes a big difference in this competitive local commercial market.

The built-in dashboards are handy for our weekly check-ins too. I can quickly pull open rates, click activity, and lead source breakdowns to see which property campaigns are grabbing attention. Instead of guessing which listings resonate with tenants and investors, we have clear signals to adjust our copy or featured inventory.

For our lean commercial brokerage team of 11–50 people, Zoho Marketing Automation hits a nice balance. It connects smoothly with our Zoho CRM, is simple to learn, and gives us the automation we need for leasing outreach, without loading us down with unnecessary consumer marketing features that don’t fit our property deal workflow. What do you dislike about Zoho Marketing Automation?

The biggest frustration is that its journey builder and AI recommendation engine are not engineered around the nuanced, fluid milestones of commercial leasing, which creates a persistent mismatch with our day-to-day brokerage workflows. We track a wide range of deal-specific data points: property tour completion timestamps, LOI submission status, active lease negotiation stages, expiration dates for tenant proposals, and real-time availability for our office, retail, and light industrial inventory across the DFW area. While it is possible to create custom fields to store these leasing attributes, stacking multi-layered conditional logic inside the workflow builder quickly becomes unwieldy and difficult to validate. A few weeks ago, I attempted to build a segmented nurture workflow tailored to our leasing cycle. The design was meant to send targeted follow-up materials immediately after an in-person or virtual property tour, automatically pause all outreach once a prospect submits an LOI and enters active negotiations, and trigger a separate re-engagement sequence if the space they were interested in leases to another tenant before they finalize their agreement. Unfortunately, the nested routing rules kept misfiring during testing. We ultimately made an avoidable mistake: the system sent a prospect fresh marketing materials and availability details for a suite that had already been taken off the market. That error created confusion with the prospect and required extra outreach from our broker to correct the misinformation. Since that incident, every new nurture journey we build has to go through several rounds of manual test scenarios, checking each branch and status transition carefully before we enable it for live leads. This mandatory testing cycle piles on administrative overhead at a time when our team is already swamped coordinating tours, responding to tenant inquiries, and moving active deals forward.

Form functionality stands out as another meaningful weak spot for our commercial real estate use case. Our intake forms capture granular prospect requirements, including target square footage, preferred lease structure and term length, critical amenity needs, operating budget constraints, and the prospect’s ideal move-in window. The native form builder is simple to navigate for basic contact capture, but its file upload capabilities are limited, and the conditional branching becomes unstable once we add multiple property-type categories and qualifying questions. We regularly hit limits when trying to tailor the form experience for retail, office, and industrial prospects all within one form. As a workaround, we rely on **Typeform** to build our detailed intake questionnaires and push submissions into Zoho Marketing Automation via webhook. Even with this setup, any supporting documents that prospects upload within Typeform — such as business plans, credit references, or space requirement spreadsheets — do not transfer into Zoho Marketing Automation. Whenever a prospect submits those supporting materials, I have to toggle between the two platforms, manually cross-check the lead record, and attach links to the files separately. This constant context switching adds extra friction and creates more opportunities for important prospect documentation to fall through the cracks. Review collected by and hosted on G2.com.

"The best all in one marketing automation tool"
4/5
What do you like best about Zoho Marketing Automation?

I love how simple Zoho Marketing Automation makes it for me to automate the entire marketing process and integrate it with the marketing tools I've been using before. The tool has provided me a single place to manage everything related to digital marketing for my clients. I really love how intuitive it is; it's absolutely easy for me to use and set up with just one single click. Even as a non-marketing expert, I have been able to understand the entire workflow and use it effectively. I'm not a technical person, but I could set it up easily, which is really cool. What do you dislike about Zoho Marketing Automation?

I think this lags a lot. I mean, I have connected a lot of tools. It's working really well, but I think it lacks on the user interface and the experience. It's so easy to set up, easy to use. It's extremely good. But being to face somehow feels like it lags a bit. Review collected by and hosted on G2.com.

"Easy tool for managing campaigns and workflows"
4.5/5
What do you like best about Zoho Marketing Automation?

What I like best about Zoho Marketing Automation is how it brings campaign management, customer journeys, and performance tracking into one place, which makes daily work more organized.

The interface is quite clean and easy to navigate, so it doesn’t take too long to understand basic features like creating email campaigns and setting up workflows. The drag-and-drop style workflow builder is helpful and saves time when creating step-by-step customer journeys.

In terms of performance, it gives a clear view of campaign results, which helps in understanding what is working and what needs improvement. This makes it easier to take better decisions instead of guessing.

I also noticed that some AI-based suggestions and automation features help in speeding up small tasks like content or segmentation, which reduces manual effort to some extent.

Overall, it is a useful tool for managing marketing activities more efficiently and keeping everything structured. Review collected by and hosted on G2.com.

What do you dislike about Zoho Marketing Automation?

One thing I didn’t like much is that the interface can feel a bit confusing in the beginning, especially when setting up workflows or advanced automation. It takes some time to understand where everything is, which can slow down initial work.

Sometimes the platform also feels slightly slow when handling larger campaigns or data, which affects the workflow and takes extra time to complete tasks.

Another point is that some features are not very straightforward and require extra steps to configure, which can be frustrating for new users.

The AI features are helpful but still feel limited and not always accurate, so manual checking is still needed most of the time.

It would be better if the interface was more simplified, performance was improved for large data, and AI suggestions were more reliable.

Overall, it works well after getting used to it, but the initial learning curve and performance issues can be improved. Review collected by and hosted on G2.com.

"Effective Marketing Automation with Room for Improvement"

What do you like best about Zoho Marketing Automation?

I appreciate how Zoho Marketing Automation brings clarity and control where most businesses have chaos. It helps set up automation that actually makes sense and offers great value for money. I love the Zoho ecosystem effect, especially when paired with Zoho CRM, Zoho Forms, and Zoho Campaigns, creating the feel of one connected brain rather than different random tools. The software allows for customizations without breaking things and provides practical automation with strong control on segmentation. It's definitely built for real businesses. Review collected by and hosted on G2.com.

What do you dislike about Zoho Marketing Automation?

Initially, there's a learning curve that's not beginner-friendly. The dashboard feels overwhelming to first-time users. The UI is functional but not inspiring. Automation can get messy if not planned properly. The support experience is inconsistent and could be better. The onboarding isn't role-specific, it's the same for everyone. The templates are too generic. Review collected by and hosted on G2.com.

"Smart Automation, But Initial Setup Can Be Tricky"
4/5
What do you like best about Zoho Marketing Automation?

I appreciate the way Zoho Marketing Automation responds to genuine user behavior rather than imposing one-size-fits-all campaigns. This enables me to orchestrate follow-ups that are intentional and punctual, rather than robotic. It ensures that prospects feel guided rather than pursued, by automatically altering the messaging based on a user's actions. I also value that lead actions are transferred directly into the sales context without manual handoffs, primarily through Zoho CRM and our website CMS. Once the essential connectors were in place, the structure made sense and felt strong. Review collected by and hosted on G2.com.

What do you dislike about Zoho Marketing Automation?

At first, the setup may appear cumbersome, the learning curve could be more fluid with additional in-context guidance, and the configuration of certain potent features necessitates a significant amount of time. Review collected by and hosted on G2.com.

I appreciate how customizable the automation workflows are, allowing me to tailor campaigns precisely to different audience segments. The drag-and-drop journey builder and detailed analytics stand out. They make it easy to visualize customer journeys and optimize campaigns based on real data. I like the all-in-one capability—email marketing, lead tracking, and automation workflows are seamlessly integrated, which saves time and improves campaign effectiveness. Review collected by and hosted on G2.com.

What do you dislike about Zoho Marketing Automation?

The user interface can feel a bit cluttered at times, making navigation slightly confusing for new users. Customer support response times could be improved, especially for resolving technical issues. Some advanced features and integrations are not as robust compared to other marketing automation tools. Review collected by and hosted on G2.com.
