I actually came across Turbo tenant while helping a client who got burned by a tenant with a fraudulent reference. So when I started recommending tools to my other clients I wanted something with a proper audit log. I like document retention of Turbotenant and also the way it timestamps every single interaction. Recently I had a situation about 8 months ago where a landlord client was accused of mishandling a security deposit and I was able to pull the entire history from TurboTenant.. This is a bit niche but the thing that gets me is how the tenant screening reports handle UK data. I noticed about a year ago that some of the credit data they were pulling for my clients tenants wasn't matching what we were seeing from Experian UK. Before TurboTenant I used to get maintenance requests out of phone calls and into a system where I could track them. But it was not efficient. Now we use the maintenance portal of TurbotTenant. Tenants can log in and submit a request with photos and it automatically creates a ticket. No more playing phone tag trying to figure out what's wrong. The property managers get a notification and they can assign it to one of our maintenance staff. I also like the photo upload feature of Turbotenant where tenants can take a picture of the problem and attach it right there. Our maintenance guys love that because they know what tools to bring before they even show up. It saves so much time. TurboTenant is clearly built for landlords managing a few properties not for a company managing hundreds. The maintenance workflow works okay for now but I can see it hitting a ceiling. There's no real inventory management. Another thing that bothers me is the language support. We're in Sweden and while our team speaks English fine our tenants sometimes prefer Swedish. We had different property managers using different lease templates. Some were using PDFs some were using Word docs. There was no consistency and when you manage over a thousand homes that's a problem. We picked TurboTenant to solve the lease standardization problem. I am in IT Support and When I started here about two years ago we had this ancient system where property managers would print lease agreements walk them to the tenant's apartment wait around and then bring the signed papers back to scan them. It was so inefficient. Our company started using TurboTenant to solve the lease management problem. I set up the accounts and did a quick team training and most people figured it out on their own. The integration with our accounting software Yardi has not been easy. There's no direct connection. So our finance team has to export reports and manually import them which takes hours each month. Okay so here's my German engineering brain talking but the reporting is not great. Like at all. The user permission are limited too. In Germany we have strict data privacy rules. We have different levels of staff and I need to control exactly who sees what. Some assistants should only see applications for the buildings not for the whole portfolio. So my official title is digital workflow specialist which basically means I am the person who has to get our team to actually use the software we pay for. We had a major problem before TurboTenant. Our property managers were still printing out lease agreement and scanning signed copy back into a shared drive that was a total mess. The payout times are something I have to constantly explain to our managers. When a tenant pays through TurboTenant it takes awhile to actually hit our bank account. In France we were used to things moving faster. It creates a disconnect because the system says paid but our bank account doesn't show it yet. This platform for property, tenant, and renter management has rapidly become one of the most effective all-in-one solutions I have ever encountered. To clarify, it has genuinely impressed me—surpassing what I would normally consider amazing—particularly in how it enables you to oversee everything from adding property, adding renters, communicatimg, payments to accountability within a single, unified system.

What stands out to me is the ease with which you can list properties and specify their locations. After adding a property, you can quickly search for, locate, and manage tenants and renters. The platform streamlines the process of sending applications, sharing rental information, and inviting tenants,and renters via secure invitation links, ensuring they receive all essential details directly through the system.

Another feature I find exceptional is the team collaboration capability. This platform is especially advantageous for properties managed by companies or groups, as it allows multiple team members to work together efficiently. You can assign particular roles and responsibilities to each person involved in property management, which keeps everything organized and operations running smoothly.

The communication hub is also a major asset, offering a centralized area for clear and effective communication with both your team and your renters. This helps reduce misunderstandings and accelerates response times.

I was especially impressed by the renters agreement functionality. The platform facilitates electronic document signing, making it straightforward to send agreements, have them signed digitally, and collect payments all within the same system. The inclusion of various payment methods further enhances convenience for both property managers and tenants.

One of the main difficulties I have faced with TurboTenant is its restriction to use within the United States. If you attempt to access or download the app from another country, it might not appear in the app store. This poses a problem for users who travel frequently or have relocated, as property management often demands uninterrupted access no matter where you are.

For those of us who live or work internationally, it is essential to have our management tools available at all times so we can continue to oversee properties, tenant details, and payments even when outside the USA. Unfortunately, in certain regions, the app can become sluggish or entirely inaccessible, which undermines both productivity and reliability.

I like having leases, tenant communication, rent tracking, maintenance items, and documentation all in one place.
