I think the AI search function is amazing because it helps me query data and create custom data tables from lease data. Instead of creating a custom report from scratch, I can ask the AI to create a template for all leases at a property for tenant insurance requirements, which saves me a lot of time. **What do you dislike about Prophia?** The integration of pushing lease data from Prophia to Yardi is something we have not been able to utilize due to the timing it takes Prophia to initially set up all of our leases and review them. **What problems is Prophia solving and how is that benefiting you?** Prophia's AI abstracts key lease data, saving us from reading full leases. It enables smart keyword searches and automates report templates, saving time on report creation and data verification. ### 2. It then abstracts every lease with a consistent method that is predictable and allows for the user to rely on the same data pattern to be utilized for every lease. **What do you dislike about Prophia?** As an initial user, most of the kinks have now been worked out, but I do still wish there was a way to export the stacking plan to Excel. **What problems is Prophia solving and how is that benefiting you?** As stated above, Prophia solves the problem of inconsistent abstracting. Often, when a property is purchased, the abstracting is done at the outset of the investment and quickly becomes dated and unreliable. Prophia take the inconsitency out of the equation, since all of the lease data is maintained in real time and may be relied upon by users at all levels. ### 3. We, as owners and asset managers, can quickly view the property snapshot, as well as each tenant's lease details, rent rolls, stacking plans. In the area of the lease/tenant summary, there are links that will take you to the exact lease section to read the details of everything from base years, free rent, what's included in CAM, termination rights, etc etc. My only complaint is that I wish I had this program many years ago when I was a Property Manager. It would have made my life so much easier! For all they offer, you can't beat the associated cost. (The cherry on top is everyone on their staff I have worked with is SUPER helpful and kind.) **What do you dislike about Prophia?** So far we have not found any areas of Prophia that don't work extremely well! Like I said, I wish I had access to the platform many years ago, but besides that- no complaints! **What problems is Prophia solving and how is that benefiting you?** Prophia helps us to save time!! We receive numerous questions every day that we can respond to much more quickly with Prophia. When we are on calls we can simultaneously search for property details on the fly to contribute value to the conversation. ### 4. Searching for pertinent information in documents is easy. Uploading and managing documents is a breeze and the customer service experience has been extremely pleasant with all reps being very helpful in organizing tenant information and answering questions. **What do you dislike about Prophia?** There is a bit of a learning curve in navigation. But anyone who has been in the CRE industry can figure out where to go after some time using the platform. **What problems is Prophia solving and how is that benefiting you?** Figuring out pertinent dates and information within lease documents has been quick and easy with the search functions vs scouring hundreds of pages of documents. This has saved me a tremendous amount of time when researching leases. ### 5. It also bookmarks key points of lease documents, making it easier for me to find certain sections. **What do you dislike about Prophia?** I have found instances where tenant rent schedules are incorrect. I also don't think the Notes functionality is super efficient - I would prefer these questions were aggregated and emailed to me. **What problems is Prophia solving and how is that benefiting you?** We previously did not have a central repository to store leases and amendments. Now, whenever we sign a new lease, I upload it to Prophia and trust that the Prophia team will update building information accordingly. ### 6. I appreciate in particular how easy it is to view lease terms that have changed over time from amendment to amendment. **What do you dislike about Prophia?** There are some reports that could be helpful to add that consolidate common terms across tenants from a building into a simple report. For example, showing all base years or pro-rata shares in a table. **What problems is Prophia solving and how is that benefiting you?** Time and headache. All software investments should either save time or money. The time Prophia saves me from digging through files is invaluable. I can work through a diligence process or answer questions much faster. ### 7. I dont use the reports feature often as I prefer MRI. **What problems is Prophia solving and how is that benefiting you?** I need to search information for different building and tenants and it is very easy to switch between as I often need to be in and out of files. Many other software systems require more steps to see information for different buildings. ### 12.
