Rent Manager: Over 450 reports and an API built for portfolios spanning residential, short-term, and association units. Does that reporting depth actually get used, or does it mostly sit unopened?

Smily: Engineered to scale from a handful of rentals to thousands without the data quality degrading as the portfolio grows.

CiiRUS: Centralizes income and expenses with owner statements distributed directly from the software, which matters once a manager is answering to multiple property owners at once.

Streamline: Positions itself around letting managers focus on the business rather than the technology, which is a fair test for anyone managing 20+ units solo.

iGMS: Connects multiple OTA accounts under a single interface so managers aren't logging in and out of separate channel dashboards all day.

Hostaway: Built for professional operators managing anything from a handful of properties to very large portfolios. Reviewers value having reservations, communication, financials, channel management, and automation in one place.

Guesty: A direct PMS fit for short-term rental operators that need bookings, guest communication, operational tasks, and financial information consolidated across properties.

Hospitable.com: G2 describes it as supporting portfolios ranging from a single listing to 1,000 properties, making it appealing to teams prioritizing communication and workflow automation as they scale.

On when operators switch: the trigger is usually not the number of doors, it's the moment you're managing units you don't own. Ten of your own properties can limp along on spreadsheets because the only person you answer to is yourself; three properties managed for outside owners cannot, because now you owe monthly statements, trust accounting, and an answer when an owner asks why their payout is short. That's why owner-statement automation is the feature that actually forces the upgrade, well before channel management does.
