It holds the three documents that stand between a pay application and a check — the lien waiver, the certificate of insurance (ACORD 25), and the W-9 — on one record per subcontractor, so a GC can see at payment time what is on file for the sub being paid, and who reviewed it.
AI extracts the fields from each document and shows the line it says it read them from, with the page number. Your team reviews the source document and records the decision under their own name. SubLien never issues a compliance verdict: it prints the recorded limits beside the minimums you configured, and names the person who signed off. That record is what defends a payment decision later.
Automated follow-ups chase your subcontractors on the days you would have sent them, a fixed number of times, and stop on their own — when the renewal lands, when the sub reports they are off the job, or when the last rung is reached. Subcontractors never create an account: they upload or sign from a phone through a secure expiring link.
Lien waivers cover the 12 states with statutory or state-specific forms, cited by statute section, and your own counsel approves any template before its first send. Certificate requirements are configurable company-wide, per trade, per state and per project, and the screen names the rule it used.
Works standalone over email — no PM system required. The Procore side panel and QuickBooks Online connections are optional and free on every plan.
Pricing is published on the website: $199, $399 or $799 per month, billed quarterly or annually. Every plan includes every feature and unlimited users, vendors and projects; only the monthly document allowance differs.
