**What do you like best about Funnel Leasing?**

What I like best about Funnel is the visibility it gives us into our entire leasing process. As someone who trains property managers and supports multiple communities, I can quickly see where our leads are coming from, how they're progressing through the leasing funnel, and where opportunities exist to improve conversion rates.

The marketing attribution reporting has been especially valuable because it helps us evaluate our advertising spend and make data-driven decisions instead of guessing which sources are performing. I also appreciate how easy it is to identify unassigned leads, coach onsite teams, and hold everyone accountable for follow-up.

Overall, Funnel has become an essential tool for both our leasing and marketing teams. It provides the insights we need to improve performance while remaining easy for our onsite teams to use every day.

**What do you dislike about Funnel Leasing?**

There isn't much to dislike, but I'd love to see more flexibility in customizing reports and dashboards at the portfolio level. As a corporate user, having additional filtering and reporting options would make it even easier to analyze trends across multiple communities. I'd also like to see more proactive alerts for items like unassigned leads or follow-up opportunities. That said, the Funnel team is very receptive to feedback and continues to improve the platform with new features and enhancements.

**What problems is Funnel Leasing solving and how is that benefiting you?**

Funnel has helped us centralize our lead management and gives us complete visibility into the leasing process from the first inquiry to a signed lease. Before using Funnel, it was much more difficult to identify where leads were coming from, monitor follow-up, and measure the effectiveness of our marketing efforts.

The platform allows us to track conversion rates, identify opportunities for coaching, and hold our onsite teams accountable for timely lead follow-up. It has also helped us make better marketing decisions by showing which advertising sources are generating the best results, allowing us to invest our budget more effectively.

From a corporate perspective, Funnel has become an invaluable tool for training, reporting, and improving operational performance across our portfolio.

Funnel is a great place to have centralized communication with the residents, especially in a multiperson office setting. Having emails, texts and conversations recorded is a great benefit for staff members to be ablwe to jump in where another coworker may have left off. it also helps avoid the "He said, She said" storyline.

I like that I am able to hear the full phone call, from when they first call in and for each transfer

I don't like that Action Required and Lead are separated. I kind of feel like that if we change it from a Lead we have obviously listened to the call or are on the call and action shouldn't be required at that time.

I have no issues. And as I stated before, it's good for training. My manager can go back on a call and let me know what I did right and wrong.

Leasehawk provides excellent training to help clients utilize this data packed platform to the max.  The support and options to customize reports and TPA surveys has really been impactful to our organization across all levels.

I honestly can't think of anything that I dislike.

**Recommendations to others considering Funnel Leasing:**

If you're looking for a platform that builds accountability, with consistent support, and TONS of useful data that can be used to improve your marketing and the experience of your customer, Leasehawk will exceed your expectations as an ideal fit.

**What problems is Funnel Leasing solving and how is that benefiting you?**

We are improving the experience for our customers through consistent evaluation and celebration of successes through the TPA segment of the LH platform. We track performance of our teams and individuals on a weekly basis, monthly basis, and celebrate wins annually at our Company Wide Celebration of Excellence. 
We love being able to see a quick snapshot of where our strengths and weaknesses lie in order to help our teams improve and grow. 
In addition to this, the validation of ad source performance is helpful in making high level marketing decisions so that we can make sure that our marketing dollars are truly working for us.

**What do you like best about Funnel Leasing?**

LeaseHawk Traditional TPA (Telephone Performance Analysis) is an outstanding tool for measuring employee telephone performance. It measures what is most important and employees with high scores achieve correlating business results with few exceptions. The scoring is conducted by well-trained individuals who apply logic and are able to understand the nuances of human communication so that nothing is missed. This results in the scoring system measuring accurately and doing soo on a consistent basis. LH TPA has become part of our company's culture.

**What do you dislike about Funnel Leasing?**

I did not care for the TPA scoring product which used artificial intelligence and machine learning. Human communication is very nuanced. A human scoring TPA can detect meaning in multiple layers (words, tone, volume, inflection, etc.). Machine learning cannot. Period. Not yet, anyway. We tried the AI scoring because the promise of more scored calls was appealing (bigger samples = more accurate assessments, right?), but the result was terrible. The high volume of incorrect scores had to be formally disputed and corrected. Even when they were, the validity of the program was called into question by employees. We had to stop it within two months and return to the traditional TPA program.

**Recommendations to others considering Funnel Leasing:**

In addition to the TPA product, I've also used the LeadScore product which is very helpful for accurately attributing telephone contacts with multiple sources (both paid and unpaid advertising/marketing sources). This tool helped our company trim thousands of dollars from our advertising expense, by eliminating the sources that didn't provide the most calls and the most successful calls (yes, you can go that deep into the data). We were able to not just eliminate sources based on call volume, but by caller engagement/and how likely the caller was to end up buying.

**What problems is Funnel Leasing solving and how is that benefiting you?**

Using LH TPA completely eliminates the need for traditional telephone shopping reports. It provides consistent reporting over time and the reporting tools are also user friendly.

**What do you like best about Funnel Leasing?**

I love LeaseHawk's CRM application. It is user friendly and helps keep all your contacts and communications in one spot. It is also great that it links with my OneSite so I don't have to worry about guest cards. I enjoy being able to see how many calls I've received. It makes me feel a bit better about how much I got done that day.

**What do you dislike about Funnel Leasing?**

I hate how there is no "mass" select with CRM. It makes it difficult to get caught up if you are out of the office or when someone covers who isn't familiar with the program. I also do not like that if you answer a call, you still have to select "no response" needed. I hate TPA, not so much because of LeaseHawk, but because if you don't follow the "script" or remember point changes, you can end up with a failing percentage even if you've made a bunch of leases. Scripted calls come across as fake to me.

**What problems is Funnel Leasing solving and how is that benefiting you?**

Before we got CRM, I used the daily email report to receive my "true" prospect calls. It helped me see who to call back for leasing and who I had already spoken with, but hadn't added yet. I've realized how much help I needed with organization of my communications. LeaseHawk has helped me stay on task.

**What do you like best about Funnel Leasing?**

I like the feature that allows us to hear our own calls so that we can know at what point in the conversations we need to improve upon.

**What do you dislike about Funnel Leasing?**

The automated scoring of calls is awful!  It's so bad that sometimes we receive very low grades and some, if not all, of the questions asked were correct, but the wording may not have been on point.  It would be great if this could be improved upon to make our scores more accurate.

**What problems is Funnel Leasing solving and how is that benefiting you?**

The benefits are:  Recording your calls so you can listen to them later and keeping track of your scores so you can see how well you've done in the past versus currently (how well you've improved or not in all areas to show what needs working on).  The biggest problem I have with LeaseHawk is:  The scoring of calls.  They're not always accurate as I've listened to some of my recorded calls and more often than not I've gone through each of the questions laid out in the Questionnaire for prospects and still get a low grade.  I find out that it's because a specific word wasn't said or the timing of what was asked should've been earlier or later in the call.  I honestly believe that if the scoring were improved upon, especially with key words that are picked out and verbalized by the person taking the call, scores would come up tremendously.

**What do you like best about Funnel Leasing?**

I like that I can log in and listen to my calls.  I have it set that to send my scores to me each week, but it has not been scoring my calls, so I now have to go in manually listen to my calls to make sure that they are being scored correctly.  If they aren't then I just send over the call evaluation report to my coworker who is working with LH to get this fixed.  Listening to my calls also helps me to improve my grade as well.  They also came out with the new Agent AI Chatbot.  Due to COVID-19, we have not been able to have prospects come into our office for any tours.  So now they can chat with Agent AI virtually and set up a time to do a virtual tour with one of our office staff via Facetime.

**What do you dislike about Funnel Leasing?**

The fact that it is very buggy.  It does not score my calls or score Agent AI's scores at all.  I am constantly reaching out to my coworker who works with our rep to get this fixed.  This has been going on since they started the new Agent AI and it's kind of frustrating because it also leave a blank note if anyone talks with the Chatbot and sends us a blank email.  We cannot follow up with the prospect in this manner if we do not have any information with them.  Also, due to COVID-19, we have set our chatbot so that leads cannot set up an in-office tour, but a virtual tour with us as our office is not open to the public.  It resets itself and still allows them to set an in-office appointment.  I also do not like how we cannot send pictures with LH.  We send a lot of media for our rental rates and information and it would be nice to send the pictures and fun colored emails in the CRM.

**Recommendations to others considering Funnel Leasing:**

LeaseHawk is great, but you must have patience.  And do not try to work with it in VMWare Horizion Client.  It will not work.  But other than that, it does the job and keeps all of your contacts in one place and organized.

**What problems is Funnel Leasing solving and how is that benefiting you?**

I like how I can keep all of my contacts in one central place instead of having to go into their resident file.  I can just type in a name and there it is.  One of the great benefits of LH is the recorded feature.  Especially when I am working on a future resident's profile.  Say I can't remember if they asked for a specific amenity like being close to the bus stop, I'll go back to their call and listen to it again or read the notes that I have typed in during our call.  This has helped me several times.  I have also benefited from being able to do download a call and email it.  There were several times that I was working at different property and they use LH.  The person who was working the phones at my office that day knew where I was and had my prospect call me at the office I was visiting.  So, when I finished my call, I downloaded it and emailed it to myself so I was able to upload the information into the prospects guest card later when I got back to my office.

I love how user friendly it is to use! It's so easy to listen to my calls and see exactly how my calls are scored. I really appreciate that I can see exactly what the scorecard is and how to utilize it for better future calls. My coworker and I are able to listen to the calls together and identify where we need to improve.

**What do you dislike about Funnel Leasing?**

I wish that the computer system is more intuitive. While it's great to review each call, I find that I mostly review the calls to catch the LeaseHawk mistakes. I do wish that the appeal process was easier when it comes to the scoring. I wish that actual people not just computers audited the calls. I think we lose a lot of the human aspect of this process by outsourcing it all to computers.

**Recommendations to others considering Funnel Leasing:**

I absolutely think LeaseHawk is an asset and I encourage everyone to use it at their properties to improve on their metrics and take the best calls and make the best impressions possible. We strive to drive sales and be the best ambassadors for our brand and LeaseHawk is an integral part of that equation.

**What problems is Funnel Leasing solving and how is that benefiting you?**

I am able to hear what my strengths and weaknesses are on calls and see just where I need to improve for next time. My coworker and I are able to listen to the calls together and identify where we need to improve. By reviewing the calls with my coworker, we are able to raise our property score and win company contests on TPA. We are leading the way in that department.

**What do you like best about Funnel Leasing?**

LeaseHawk integrates with our MRI Software database to provide a detailed and informative view into our leasing funnel. The desktop app is easy to use and has a pleasant UI. We are able to use tracking numbers and email addresses through LeaseHawk to get key insight into our marketing sources and their effectiveness. We are also able to easily listen to calls or view email transcripts for accountability and consistency in our leasing process as demonstrated by our leasing professionals that interact with our prospective renters.

**What do you dislike about Funnel Leasing?**

The integration between LeaseHawk and MRI Software is not perfect, so we feel that we're not able to take full advantage of all the features in LeaseHawk b/c of these API limitations. For example, we like to track our property traffic based on whether it was the first visit to the property or a return visit, but due to limitations  with the fields that the standard MRI API can update from LeaseHawk, we are unable to see this level of insight in our MRI reporting.

**Recommendations to others considering Funnel Leasing:**

If you are using MRI Software for your database management (if a multifamily real estate organization), make sure you hash out any field requirements that you deem necessary for LeaseHawk's API to update, otherwise you may need to look at customization further down the road.

**What problems is Funnel Leasing solving and how is that benefiting you?**

LeaseHawk really helps us to manage the leasing funnel by capturing leads as they come through from various ad sources - which allows us to track performance of lead sources individually - and integrating those leads into our MRI Software database as guest card records, which saves us time in manual entry. The LeaseHawk dashboard allows a user to easily see the status of various records and actions to complete, which helps with personal accountability and maximizing our marketing outreach.

**What do you like best about Funnel Leasing?**

The system is easy to use.  I can easily see who is following up, and who is not.  With a glance, I can see how many people are in our pipeline, and not just rely on the actual applications we have.  Because of this, our follow-up techniques (and abilities!) have improved, which has increased the number of applications we receive and, in turn, increased our occupancy.  I also like that I can look at certain reports and see what our ROI is.  Having the calls recorded have helped us in complaint and training situations.

**What do you dislike about Funnel Leasing?**

That eagle needs to stop squawking.  I have nightmares of it.  I also would like if the system would automatically merge, as it's taken a bit of extra work for someone to manually do that every week.

If you want to increase occupancy - get this program

Our occupancy has increased, based on what I said above.  I've also been able to hire additional staff because (through the Leasehawk program) I was able to show supervisors how many additional calls we received from the previous year.  Marketing that I'm doing can be checked and followed up on easily.

Very user-friendly and allows for extra user-specific settings that other CRM systems do not.

I like how you can listen to calls and take that time to improve on your phone and customer service skills. I also enjoy how you can follow up with prospects and residents in various ways such as via text, email, or phone call.

The problems I have solved with Lease Hawk is that while listening to calls, I am able to reach back out to prospects and residents if other staff members were unable to meet their needs during their initial call. The benefits of Lease Hawk include reviewing your calls for improvement, listening to coworkers calls and either gaining insight or giving them feedback on how to have a better call.

I like being able to pull reporting quick and easy from the Leashawk site. I log in and all the information I could need is at my fingertips. This allows me to review scored calls, and submit disputes to have increased score.

I dislike the response time with disputes. When submitting disputes I find the turnaround time may be longer than a week.

I recommend using LeaseHawk for those that care about quality and ensuring that their company is providing quality goods and services.

**What do you like best about Funnel Leasing?**

LeaseHawk has been great for our luxury apartment community. We inherited this service when we acquired this property, and are very happy that it was in place for us to pick up and use moving forward.  We love best that we are able to use different tracking emails and numbers by marketing source, so we can really drill down to where our interested renters are coming from. The LeaseHawk dashboard is intuitive with great notifications (and sounds) to alert our staff of an incoming lead, and helps us to respond much more quickly to incoming leads through a variety of methods.

**What do you dislike about Funnel Leasing?**

Honestly, we have not encountered any major downsides to this CRM at this time. We really have enjoyed working with LeaseHawk and it has been a great asset to our team. If we had to pick a dislike, it is that the standard MRI API does not solve for all of our  reporting needs. However, we are switching to Yardi soon, so this will likely improve.

**Recommendations to others considering Funnel Leasing:**

Make sure you consider your integration requirements and hash out all of them with LeaseHawk before implementing, that way you know all of the information you need from their CRM is being captured in your property management system.

**What problems is Funnel Leasing solving and how is that benefiting you?**

The biggest problem that LeaseHawk has solved for us is the streamlining of prospective resident communication and increased accuracy with our lead sources. With the tracking numbers and email addresses provided to us, we are able to easily see where our leads are coming from to measure ad effectiveness. We are also able to conduct quality control by having access to phone recordings and email transcripts of interactions with our prospects.

**What do you like best about Funnel Leasing?**

Sometimes I need to re-listen to a call, sometimes they are there.  I must HAVE a LOT of time to sit and wait for the spinning circle  at each call.  It's not typical I have that much time, so it has to be REALLY important.  Most of the time, it's not that important.  We pay a lot each month for this and it does not solve any real issues at all. In fact, it created more by being so hard to use.

**What do you dislike about Funnel Leasing?**

It's slow.   There is no way to put in any notes during or just after a phone call because of the slowness.  Also, We receive hundreds of scam, robo calls, or just dead air calls each week.  We can't block them and it's a huge waste of time to answer them.   it's loud.  The hawk sound often scares the office staff or potential renters that come in.

**Recommendations to others considering Funnel Leasing:**

Please don't do it.  It is so hard to use.  An old school answering machine is better.

None. It's so slow, to get any instant use is difficult.  You must allow a solid block of time to wait to get any real information.

That I can keep track of Prospects and they are added directly to One Site.

**What do you dislike about Funnel Leasing?**

EVERYTHING else. This program cannot properly transcribe a phone call. It is gibberish every time. When listening to calls, I have to go through the entire recorded message before hearing the actual messages from callers. The text messaging is useless because there are too few characters allowed to properly identify myself and say anything more. The templates are only able to be created and set up by our administrator and so cannot be easily changed when we need or want them to be. There is OFTEN an item that does NOT require any action...and even has a 0 in the "action required" area...but WON'T be removed from the "action required" tab. I have 2 in there now that have been completed for over a week :/ I HATE this program and only use it grudgingly and minimally because it is required by our company.

**Recommendations to others considering Funnel Leasing:**

I just can't think of any reason to promote this product. I feel like it is mainly used for management to monitor email, phone calls and texts of the employees. I'm sure there is a need for this at times (keep the honest people honest) but it is so inconvenient to use I just don't see any real benefit.

Yes, I recommend the product, I like that it pushes data into Yardi - I do hope that the model as a default for tours would be an option.  We do tour other vacant units but mostly our model. I also like how Lease hawk keeps adapting as giving us other options like a self guided tour during COVID 19

I didn't know for a long time that I could close appointments - I do wish that it was easier to close these out.  We get a lot of no shows and it would be nice if a no show it just closed out in one step.

I like that I can set the time frame to run the diagnostics and see what my average percentage is. I try to stay above an 85%. It helps challenge me and my coworkers and I make a competition out of it. It makes the work environment fun and encouraging.

I do find that the wording has to bel very specific in order for the AI to accept what I am saying.

Lease Hawk can do so much for you.  We've evolved using different services but from call tracking to determine add success is outstanding.  We lean heavily on the agent performance TPA scoring platform and it's a tool that has been successful with skills development for our teams.

There is not anything negative that I could say about Lease Hawk.  You use the tools correctly your teams and properties will benefit.

Missed call report has been beneficial to tell us how we need to improve or add features to make sure we do not miss those calls.  Also to train our teams on calls and presentations.

All aspects of the Hawkeye platform is fantastic.  I enjoy being able to clearly and cleanly see how our properties are performing as well as the breakdown of what ILS are performing best for each asset.

The constant delays in reporting and loading.  It is becoming an issue with the entire company and I am not aware of any improvements in motion.

I would suggest getting proper training in Hawkeye as it is the most beneficial aspect of Leasehawk.

I like that you can see what everyone has talked bout with prospects. This helps everyone stay on top of conversations that have been made in the past.

I do not like how you can't move all prospects from one bucket to another, you have to do each one individually.  Also with the AI unless you read it like a script you will have to listen to all your calls due to it not giving you the point you deserve. Not to mention it is taking a long time for conversations to load or you get pushed out of a guest card.

Make sure to look at all what it has to offer and compare it to what you have already. Some days its more of a hassle than a help.

Leasehawk is a great training tool to use for each property/management company to hit all desired points during a prospect phone call. Using this tool allows each employee to truly find out the future resident's needs and be able to gear the scheduled tour around said needs. It is also a great resource for weeding out unqualified traffic when necessary. The customer service that is evident during these conversational points varies from employees or sites that aren't using Leasehawk and make a tremendous difference.

Leasehawk is super easy to navigate and learn. You can add prospect information in, directly from a call. You can add notes, call summary, anything you need to notate! It makes following up with applicants and residents so easy as well.

It is frustrating constantly having to sort the "lead" bucket. It shows the phone number but doesn't recognize current residents. It is time-consuming have to find the person's phone number on OneSite.

Leasehawk allows our associates to listen to calls so that they can improve their telephone skills, which in turn leads to more rentals and more revenue for the properties.  This improves how they talk to people and sharpens their customer service skills.  When they are on top of their game everyone wins!

Sometimes the scoring is off and has to be rescored.  For those associates who do not take the time to listen to their calls the score can be inaccurate, and this can cause them to become frustrated and affect their motivation.

Better scores lead to more leases which in turn increases occupancy.

It is not the easiest to get reports from Hawkeye BI. Certain reports require putting in Excel format which do not format nicely.

I enjoy having a QA catalog where I can reference my calls, log information, and set appointments. It's also great having an email catalog where I can  read conversation threads between leads, my coworkers, and myself. The organization behind the application makes it easy to use and access.

I cannot take live notes on a call without receiving it through my computer, and my computer does not have phone capabilities. I use Yieldstar pricing and generate quotes and guest cards live. I cannot do a live sync with leasehawk, and I end up doing double work, making duplicate guest cards through OneSite and Leasehawk

It is a great tool to use for quality assurance, customer research, and support. A supervisor can use it to coach callers, and an employee can use it to remember names, voices, and build better habits. It's too slow to provide live card creation, but after the call ends the software works fine.

I am able to reference old conversations that may have been taken by other employees. I can also listen to calls before meetings and tours. This solves the problem of being out of the loop during office conversation, a follow up is faster when you can hear the old conversations.
