**What do you like best about Uplisting?**

For rental property software, it's relatively cheap.

**What do you dislike about Uplisting?**

The software is extremely glitchy, the support team is helpless, and the tech team is non-existent. My team of four often does not receive messages from guests. Promo codes are the only way to offer a discount and can frequently block checkout. Their site just stopped taking reservations one day after they made an update. Chat "Couldn't send" messages happen frequently. Hours-long to day-long delays for responses from support team. The same responses from different support people even after clarification in the thread. No way to send a booking page for specific dates and price. No scheduled SMS messages in Outbound. No edits to the Outbound messages other than basic text. No edits to the direct booking website other than basic text and tiny space for a logo. Direct booking website amenities icons are wrong & spelling is not localized. iCal links for multi-unit listings not available. Door code field is now missing from listing summary page. Price of listing was different than defined and did not update with bulk price update. Calendar is glitchy and needs to be manually refreshed. Calendar is hard to view, cannot change view/number of days on screen. No dynamic tags in direct messages.

**What problems is Uplisting solving and how is that benefiting you?**

It helps me book direct bookings and manage my calendar to make sure there are no overlaps with Airbnb or Vrbo. It does not do this well.

**What do you like best about Uplisting?**

It gets easily integrated with all the booking platforms and gives me an real time overview to know about any availability or to check in customers easily.

**What do you dislike about Uplisting?**

It would be better if it had the feature of informing about the customer going in and out of the property, it will help with the cleaning duty delegation.

**What do you like best about Uplisting?**

I've been using Uplisting to manage my Airbnb business for over a year and I can't say enough good things about it. 

Uplisting is an awesome property and channel management software that makes it so much easier to manage my properties. It's got a user-friendly interface and a ton of great features, like automatic pricing and discounts, automated guest communications, detailed reports and analytics, and more. Plus, the customer service is top-notch. They're always quick to respond and provide detailed, helpful answers. 

All in all, uplisting is a great tool and I highly recommend it to anyone looking for a comprehensive property and channel management software.

**What do you dislike about Uplisting?**

The only downside to Uplisting is the monthly subscription fee, however it's a small price to pay for the convenience it provides.

**What problems is Uplisting solving and how is that benefiting you?**

Uplisting is solving the problem of managing multiple airbnb properties with ease. By streamlining the process of managing bookings, communications with guests, listing information, and more, it has made it much easier and more efficient to run my business. I no longer have to worry about manually managing all of these tasks, as Uplisting has automated the process and allowed me to focus on other aspects of my business.

**What do you like best about Uplisting?**

I think that Vince and team have built every module thus far smartly. Uplisting, in 2022 when we started, was not as feature-rich as other PMS but everything was designed smartly and works well for our nearly 100 units.

**What do you dislike about Uplisting?**

Many folks complain about the UI, lack of fully functional mobile app, lack of scrolling calendar. I would like to see a few more integrations (ones I use :P ) but for now it's all livable and the team has many popular concerns roadmapped.

**What problems is Uplisting solving and how is that benefiting you?**

Uplisting is helping us run our property management business. It is simple and intuitive to use, yet very powerful. There is configuration to do as with other PMS, but to be live (even for a larger portfolio) was relatively quick and with not too much friction. The "Outbound" messaging feature is really nice.

**What do you like best about Uplisting?**

Uplisting helps us coordinate our 7 rental properties with ease. We love the integration features. The automatic messaging and reviews saves us much time and aggravation.

The Direct Booking feature is wonderful. The site looks professional and is perfectly integrated with our Airbnb site. Looking forward to making more use of Direct Booking with past & future guests. 

We also love the calendar which coordinates all of our bookings from all bookings sites. All very useful. 

The folks at Uplisting are also eager to listen to suggestions and make needed software updates. This is a huge plus!  

Overall, we are very happy with Uplisting and look forward to future integration improvements that will make this system even better!

**What do you dislike about Uplisting?**

Looking forward to complete integration with VRBO. Currently, this is the biggest flaw, but I understand a fix is in the works.

**What do you like best about Uplisting?**

Uplisting is amazing for two main reasons. First they offer innovative ideas like the guest portal, and exclusive offers like Google Vacation Rentals. Second, they have live customer service. None of this 'send a ticket in'. When I have sn issue, I need it fixed now, not two days from now. I always have an immediate answer abd if I still don't get it, they send out a video on how to fix it. Brilliant.

**What do you dislike about Uplisting?**

Downsides is that there are still something's missing that I want yesterday - amenities, integration with a solution I need. But I know it's just a matter of time.

**What problems is Uplisting solving and how is that benefiting you?**

Ability to see all properties in one place. Google Rentaks integration. Guest portal is very slick. Attributes is also slick.

**What do you like best about Uplisting?**

Uplisting is excellent for automating guest messages, and deposits. I also love the direct booking option with the short term rental agreement. Genuinely don't think I could run my business without this software, plus it's really affordable in comparison to others.

**What do you dislike about Uplisting?**

The app definitely needs improving (which I know they're working on). I would like an owners report for invoices as currently that's a really manual process (it would be great if the owners portal was more in depth too). Another thing would be to  create listings from the PMS system.

**What problems is Uplisting solving and how is that benefiting you?**

Uplisting automates my guest messages which saves me hours a week. The direct booking website looks really professional and I'm able to convert bookings from OTAs by using stripe to collect payments.

Daily booking information  and also send daily booking report which is good, but it should also send  cancellation information.

Ease of use and support. These are the two most important things assuming the software has the functionality, reliability and can scale.

There are no significant issues for my use.

Uplisting.io acts as a property management system for me.  It allows me to manage multiple short term rental properties across multiple booking sites, AirBnB, VRBO, Booking.com and other sites.  It also allows me to easily publish my own booking site.
Uplisting.io benefits me by automating and enhancing the management of my properties whilst eliminating human error.  I can do more, with less time and effort as well as offer my clients a better service.

Quick and easy multichannel addition to complement users who are only on Airbnb right now. Uplifting makes listing on VRBO and Google vacations a one click addition which raises revenue 30-40% immediately.

The pre authorisation feature can sometimes worry guests if it looks like money is leaving their account multiple times.

Very easy to use and love that it breaks down pricing when bookings come from OTA's

**What do you dislike about Uplisting?**

Revenue reports are not very clear or concise. Have to be adapted before sending to Landlords. Do not like the 48 hour cancellation if not confirmed as there are no notifications to warn you of this We have been caught out quite a few times.

Very quick and easy to put a reservation in. Lots of reminders and notifications

**What do you like best about Uplisting?**

We've used Uplisting for the past 2 years and during that time we've grown from 100+ properties to 300+ properties, Uplisting's software has allowed us to scale and automate our business through their complete management software and their integrations with Zapier, Pricelabs, Wishbox and more.

**What do you dislike about Uplisting?**

It's hard to find things to truly dislike as the team behind the scenes are always there to help and truly take on user feedback when building new features which is something quite rare in the industry.

**Recommendations to others considering Uplisting:**

If you're thinking about switching, the team are more than happy to help you to get you onboarded. When we first signed up we had to move over a lot of properties and they guided us every step of the way. They even uploaded our email templates!

**What problems is Uplisting solving and how is that benefiting you?**

We use Uplisting for channel management, automating guest messaging, guest reviews, pricing management, we've launched a direct booking website and we also connect to our accounting software through Zapier. We tried 5 or 6 similar software products before finding Uplisting and it really has allowed us to scale our business as quickly as we have done.

**What do you like best about Uplisting?**

Pricing, Functionality, Reliability.

There are a LOT of PMS solutions out there, each with their own unique advantages. For us, we knew we were going to grow our business a lot over the coming years and choosing the right PMS upfront is really, really important because it's challenging to change that later (you become embedded with them!), so for us, making sure the pricing structure and functionality was right for growth was paramount.

Unlike many other PMS solutions, Uplisting does NOT take a percentage of revenue, they only take a flat, tiered rate which LOWERS when you add more properties. So for us, the difference looks like this...

at 25 homes, avg revenue of $60k/home...
- Uplisting = $5,400/year
- Competitor (@ 2% revenue) = $30,000/year

HUGE, huge difference. But pricing isn't the full equation, it's also about functionality. Uplisting is always releasing new features and continuing to get better and better. If you ever don't know how to do something, their support team is top notch.

Lastly, it always works. When you're working with rules-based systems, in order to have peace of mind you have to KNOW it's going to be reliable and work when you tell it to work. I am very happy to report we have had ZERO instances of the platform not doing what it would say it would do. 

Real Top-Notch PMS. No question.

**What do you dislike about Uplisting?**

Early integration is a bit clunky, like it is with many PMS solutions, but once you understand the nuances it's becomes like second nature. My recommendation would be to...

a) ASK QUESTIONS - make sure when you're setting everything up you're asking the right questions to understand how and why the system works the way it does.
b) BE PATIENT - any PMS is going to be a bit challenging to set up. Hang in there! It gets better :)

Scaling, affordably. We can add properties worry-free, and don't have to worry about getting price-gouged by a PMS.
