Coverage can vary by market, with some locations more complete than others. The V3 comparable engine would benefit from additional filtering capabilities, such as sorting by property type (e.g., single-family, townhouse). We’ve also observed some data latency, where pricing updates reflected on the MLS are not immediately available through the API. • To my best knowledge, their pricing structure is the most competitive in the industry.

• Their Developer Agent and PropGPT API shows they’re pushing forward on cutting-edge tools.

• Their Discord community needs more customers to be more effective, and the Developer Agent needs more use/training but it’s still in beta.

Data accuracy of property lookup results is inaccurate or out of date more often than not. For example, data points like 'property type' and 'units' are consistently incorrect and county recording data is often inconsistent with REAPI search results. I am basin my comments off of a sample size of 2,000-5,000 property lookup searches spread across a range of counties throughout the United States. I have compared the accuracy and utility of REAPI lookup results with those obtained through far cheaper alternatives; the latter (e.g., RentCast) typically outperform REAPI lookup results. I have used several products, such as the MLS APIs and Public Record APIs, and everything functions smoothly. The API documentation is straightforward and easy to understand. Lukas and the team are always helpful and respond promptly to any inquiries. After trying 4 other API providers that did not perform as well, I chose RealEstateAPI.com.
