**What do you like best about Beyond?**

I like that Beyond is an easy-to-use and intuitive platform that provides valuable information for decision-making. Its ease of use helps reduce the workload in managing accommodation listings. Additionally, the initial setup was quite easy.

**What do you dislike about Beyond?**

I suggest improving or completing the information regarding some functionalities, including the performance indicator (and how to improve it); allow modifications from Beyond to the connected platforms (for example, blocking nights or manual rate modification); and allow access to comparative analytical information of the city (area), even if you have the basic subscription. Additionally, I had more difficulties with the channel markups, so I suggest highlighting their importance.

**What problems is Beyond solving and how is that benefiting you?**

I use Beyond to optimize my ads on hosting platforms. It facilitates the management of active ads and reduces the workload. It is an intuitive platform that provides valuable information for decision-making.

 Nothing really, I think there are some features, such as changeover days, that would be a nice addition. However, beyond is constantly evolving, and I'm excited to see what it comes out with next

Revenue optimisation, gap filler, occupancy maximisation and most of all, allows us to price according to seasonality and popular rates. Work that would have been very manual if not.

I’m really impressed with how they’ve integrated Neyoba. Being able to ask natural language questions about portfolio performance instead of hunting through data tables is a massive time-saver for any property manager. It makes the platform feel much more modern and accessible, allowing me to focus more on property strategy rather than manual spreadsheet analysis."

**What do you dislike about Beyond?**

While the 1% of revenue model is great for those starting out, it can become quite expensive for high-revenue luxury portfolios. I’d love to see Beyond offer a tiered or capped pricing model for professional managers who have high-performing properties like villas, where a flat fee might be more sustainable than a percentage of gross revenue.

**What problems is Beyond solving and how is that benefiting you?**

Beyond solves the challenge of manual revenue management by providing real-time competitive benchmarking against neighborhood-specific data. It eliminates the guesswork by offering actionable pricing suggestions based on actual market demand. The ability to automate last-minute discounts and dynamic minimum stays has been a game-changer for filling calendar gaps and maximizing our occupancy without sacrificing our average daily rate.

Beyond has gotten to know our specific company and market over the past years which has been very helpful in dialing in pricing. They also treat loyal customers very well.

Every time I think of something they can improve, it becomes a reality within a year or less. Most recently is the events that influence our rates. We can now see what those events are which is amazing.

Beyond has helped us get a better footing on maintaining competitive rates. Before Beyond, this was a manual process, from market research to updating each property's rates. This has made it much easier to stay on top of, especially as our portfolio grows.

Not having to constantly adjust rates for seasonality is a big plus and frees up more time for other projects. The pricing suggestions are always on point and very helpful!

Relay was just sunsetted, which was a great product for us.

Beyond helps us to navigate changing pricing, set automated and customized pricing settings, and flux with market changes. It also helps us pull real data to show current and potential owners what comparative properties are renting for at different price points, which helps us explain pricing and our value to owners.

Amazing team actually I don’t ever see a product with an amazing team like they have. I was dependent of a part of their product that was deprecated, the they keep it active for me, they are just amazing. They really listen and adapt their product based on user feedback.

The fact that they have professional representatives who speak your language and knows the market (in my case Portugal) and their customer service always available, as well as the key account manager Inês, which is very important for the company.

Nothing to complain. Maybe a "Quick reminder"  tutorial how to use the tools we are not using on a daily basis, as sometimes we forget how to use them.

I think the view of the calendars should be more user friendly, as well as a quick tool to block all or certain properties for a certain period at the same time.

What we like best about Beyond is the functionality and precise pricing elements to give us the best rate.

There isn't much if anything I dislike about Beyond, if I had to pick one thing, it would be the reservation grid is a bit too large in font and spacing so I cannot see all of my listings without scrolling, but that's being extremely nitpicky and not really an issue at all.

Beyond makes it so easy to set base and minimum pricing with as many or as little customizations as you want per listing or bulk edit a group of listings. Our revenue has only gone upward since using beyond.

**What do you like best about Beyond?**

Beyond has been incredible from the beginning. The onboarding process was simple and fast, the initial set up for pricing was in depth and strategic, the continued support and conversations around MY goals and MY strategy has been unwaivering. There are a lot of choices in the market place for pricing tools and many are cheaper than Beyond but what I have found is that Beyond is continuously adding new tools, improving old tools and asking for operator opinions to improve their software, it's functionality and success rate. They are truly partners in my pricing, if I do better, they do better so they are 100% invested in my success now and in the future.

**What do you dislike about Beyond?**

I haven't discovered one thing about Beyond that I dislike. Having the right customer success manager is crucial as they work closely with you over the course of time and see things you might not so they have to be in tune with your strategy and goals.

**What problems is Beyond solving and how is that benefiting you?**

Intelligent, dynamic pricing. Predicting market trends ahead of the booking window and actioning strategy in time frames that will lead to visible financial success. Time saving- it used to be a project to set rates for the season and dynamic pricing was a pipe dream. Now, I have my levers set and setting/ adjusting pricing takes a fraction of the time which leads to instant strategy implementation by season. Adjusting on the fly and in real time allows me to not leave money on the table and ensure I have a healthy balance of occupancy and rate to exceed my owners expectations.

We stopped using Beyond for our mid term properties (30 day minimums). One b/c the tool is not really setup for that type of property as it constantly will say the health score is poor becuasae it is too empty or too full. Two b/c the price to take care of the bookings is not worth in our opinion what is gained by using Beyond to price those types of properties.

Quickly able to manage many properties quickly, connection to PMS allows updates to flow through to OPMs easily.

Beyond pricing never made it clear that Airbnb’s Smart Pricing would override their service, making it useless. On top of that, their support team was rude and dismissive when I raised the issue.

We've been using Beyond Pricing for more than a year now, and we are satisfied on their smooth and easy pricing system in our website and international portals.

**What do you dislike about Beyond?**

In some cases, the rates are too high compared to our compertitors especially if there are holidays/events. 

For example, if the event is located in Downtown, the rates in Jumeirah Village Circle should not be affected because of the distance between the two locations. The base rate gives significant factor in the price, however there are times that it flactuates very high.

**What problems is Beyond solving and how is that benefiting you?**

Before we used to manually add the daily rate in Airbnb, and our own website does not have the same price as Airbnb. Now that we have Beyond, these two website are sync and we even add new international portal

The algorithm, the interface, the customization possibilities, the insights delivered, the support of a dedicated account manager. The integration and onboarding are also very well managed. The configuration and weekly price adjustment are easy to do yourself. Moreover, the insights delivered are easily actionable and quick to implement.

Beyond saves me so much time, instead of spending all of my time researching and coming up with rates I can put my times towards other things. I also love the additional tools it comes with such as the insights. I also love that they give weekly recommendations based off of what the unit is doing and the surrounding area. It is super easy to use and implement in your daily operation, I use it everyday. It was super easy to integrate and if you do have any questions the customer support is great.  I highly reccomend beyond to every property management company.

I really have not found anything that I dislike.

With the frequently changing market, Beyond Pricing easily keeps our rates in line with what the market is bearing to ensure our owners are receiving the highest possible ADR and occupancy rate. The team is extremely helpful and hands-on and very much an extension of our company.

The fact that the pricing is changing based on supply and demand is nice, we are seeing some additional last minute bookings and hope that overall will increase occupancy and therefore increase the overall revenue.

Some of the lesser reservations are lower than I would like, but most have been last minute so may not have been booked otherwise.

Pricing accurately based on supply and demand.  Getting those last minute bookings that may be discounted but otherwise may not have been booked.

Being able to customize the rates on each unit has been a great differentiator for our clients. We are using multiple products with Beyond and they have all be easy to use and the customer support is excellent. I love working with Marki!

I would be interested in using Relay if they added Marriott Bonvoy as a partner and if amenties would transfer to our channel partners.

the algorithim sometimes does not to the greatest job at prediticting out rates far in advance ie. Winter rates during the summer months- and I think theres some lost oppertunity there. It should use the previous years rates as a baseline and try to push the market upwards from there.

We no longer have static rates that we need to manuallly import which saves us alot of time- and its keeping up with market changes with revenue.

I love how easy it to use. from changes prices to checking Market data. If there is ever anything i m stuck on I can send a quick email asking for help and there is always someone on hand to help. there is never any complicated jargon to understand. Their replys are always quick and easy to understand. Their customer support is excellent.
But my absolute favourite part is the monthly review of the prices and performance of each property. The sugestions to raise or lower the prices, or keep them the same is just priceless.

I havent actually come across anything I dont like yet.

By suggesting price adjustments each month in line with the local market, we are able to increase our revenue by keeping our properties competitvely priced and the bookings rolling iin.

Beyond allows me to set pricing parameters based on pacing.  I can use the data they provide (along with Key Data) to maximize revenue based on booking windows.  Its easy to use and the support staff is great (if you need help beyond the tutorials.)  Onboarding 2 years ago was very smooth, with the staff making sure I was comfortable before jumping into the deep end.

The price syncing sometimes takes a few minutes.

The market insights tool is lacking in data in towns and cities outside London. For example, we cannot compare accurate data of 3 bedroom homes in Dartmouth

The understanding your pricing is taken care of and in line with the local market depending on the time of year is fantastic to know and have piece of mind on.  I also enjoy the data and historical trends they provide to use when talking with owners.

This is not a dislike but I wish beyond would be able to have easy to print out (or download) data for individual homes to be able to send to our homeowners.  A snapshot of time, EOY report, or something to the nature to easily be able to forward to someone about how well a home did

they solve the fogginess of trying to understand what a "X" bedroom home in a certain location should be priced at comparatively to others in the neighborhood

Beyond helped us the find the right pricing for the different seasons and consequently lead to higher occupation during lower month and maximum profit during high demand.

**What do you dislike about Beyond?**

1. You can't add a suplemt for short stays
2. Rules that allow to ONLY leave 2 day gaps between one and another booking or at least 6-7 days. 
3. Clearly guide to what all the tools are used for. 
4. Training on how to use all the tools to increase income.

Beyond makes pricing strategies  much easier and when a house is not selling well we can easly adjust in a few clicks the pricing strategy.
